Build a property-specific budget using a lender quote, the parcel tax estimate, insurance quotes and association documents. The starting amounts below are editable illustrations, not current local rates or verified fees. Compare the result with your Loan Estimate, and budget separately for maintenance, utilities and closing costs.
Inputs are assumptions, not a loan offer, insurance quote or parcel tax calculation. This simplified fixed-rate example applies the selected PMI rate below 20% down; actual mortgage-insurance eligibility, cost and cancellation depend on the loan. Maintenance, utilities, closing costs and special assessments are additional. Review the CFPB housing budget guide and confirm amounts with the relevant providers.
BUYING AND RENTING
Compare actual homes that meet the same needs over your expected time in the area. A purchase price and an advertised rent alone do not establish which option costs less. Use current quotes and separate monthly cash flow, upfront cash, and the amount you might recover when moving.
Start with the down payment, lender and closing charges, and any immediate repairs. Add principal and interest, property taxes, insurance, mortgage insurance where applicable, association dues, utilities and ongoing maintenance. Identify expenses paid outside escrow so they are included in your household budget.
For a later sale, model the remaining loan balance and selling expenses. Appreciation is uncertain; compare unchanged-price and lower-price cases as well as any growth assumption. Principal repayment builds an ownership interest, but that does not guarantee a profit or make every cash payment recoverable.
Use an actual lease offer and confirm the term, deposit, renewal provisions, parking, pet charges, utilities and renter's insurance. Record which maintenance services are included and any costs or restrictions associated with an early move. An advertised starting rent may not include every required charge.
Keep the comparison consistent: use the same time period, household needs and moving assumptions. Include the cash that remains available when a down payment is not used, without assuming a guaranteed investment return. Your need for flexibility and responsibility for repairs also matter alongside the financial figures.
There is no verified community-wide holding period or five-year equity gain shown here. Ask your lender to explain financing assumptions and have a tax professional assess any claimed tax benefit for your circumstances. Keep a copy of the quotes and dates so you can update the comparison before making an offer.
PROPERTY-SPECIFIC ASSOCIATION COSTS
A community name does not establish a property's current dues or all the associations that govern it. Obtain the applicable resale package, budget and governing documents for the exact address. Confirm the effective date and payment frequency of each fee with the association or its manager.
Identify master and sub-association dues separately. Check whether utilities, exterior maintenance, insurance, amenities or club access are included, optional or billed separately. A listing's monthly figure may omit a quarterly or annual charge, and an advertised amenity does not establish membership rights.
Ask about transfer, document, capital-contribution and other transaction fees, as well as approved or proposed assessments. Confirm who pays each item under the contract. Review available reserve and budget information; historical dues are not a guarantee of future charges.
Verify the actual rules for leasing, pets, parking, property changes and amenity access. Age restrictions and gate staffing require their own current documentation. Do not assume neighboring subdivisions or similarly named communities have identical rules, services or fees.

Quick Answer
A finished quick move-in home closes on the schedule in Toll Brothers’ contract; on October 8, 2026 Toll listed one move-in-ready Glenrock home and one with a November 2026 quick move-in date. A to-be-built Toll home typically takes 6 to 12 months on average, per Toll’s FAQ. Resales close through a Nevada escrow company on the date the purchase contract sets.
Quick Answer
That depends on the loan. Toll’s base prices (from $1,398,995 on October 8, 2026) and Glenrock’s September 29, 2026 MLS listings ($1,500,000 to $1,760,000) are all above the 2026 conforming loan limit of $832,750 for a one-unit home (FHFA), so any mortgage above that amount is a jumbo loan with the lender’s own down-payment rules. VA loans have no loan limit for borrowers with full entitlement. At $1,398,995, 20% down is $279,799.
Glenrock FAQ — 16 Answers
Toll Brothers listed base prices from $1,398,995 (Blackwood) to $1,889,995 (Westcliff) for Glenrock’s eight designs on October 8, 2026, and two quick move-in homes at $1,700,000 and $1,760,000. In the MLS, Glenrock’s plat held 4 homes listed at $1,500,000 to $1,760,000 on September 29, 2026, and recorded 7 closings from September 2025 through August 2026 (August provisional) at a $1,795,615 median — so sale prices have run above the “starting at” figures. Toll was also running an October 3–18, 2026 sales event with savings of up to $150,000 on select home sites for new deposits, not valid with any other offer.
Toll Brothers calls Glenrock “a gated community” and lists “Gated” among its amenities; its Glenrock page (read October 8, 2026) does not describe a staffed guard gate. An earlier version of this page called it guard-gated — that was not supported. Confirm how the gate works, and who maintains it, in the association documents before you buy.
Toll Brothers. Its Glenrock page lists eight single-family designs from 2,897 to 4,557 square feet with 3–5 bedrooms, up to 6.5 baths and 3- to 4-car garages: two single-story plans (Blackwood and Grey Crest) and six two-story plans, including two lower-level “Terrace” designs with walk-out terraces — Grey Crest Terrace lists a finished basement. Toll also offers optional multi-gen suites and selections at its Design Studio.
Inside Summerlin’s Grand Park village, per Toll Brothers and Summerlin’s own home search. Howard Hughes places Grand Park west of the 215 Beltway and north of Far Hills Avenue, and Toll’s site plan labels Far Hills Avenue and Grand Park Boulevard. The sales center is at 360 Talon Heights St, Las Vegas, NV 89138. In the MLS, Glenrock is recorded as “Summerlin Village 29 Parcel C & D.”
ZIP 89138, inside the City of Las Vegas (Census geocoder). The whole ZIP had a median list price of $826,357 and 41 median days on market in NREG’s latest pull of Las Vegas REALTORS MLS data — figures for all of 89138, which takes in much more than Glenrock.
Toll Brothers describes a private community park and lists common space, parks, views, walking trails, an event lawn, a fire pit, outdoor BBQ and a gate (October 8, 2026); no pool or clubhouse is on that list. Glenrock also has access to Summerlin’s master-plan amenities — Toll cites more than 200 miles of trails connecting Summerlin’s villages — and Howard Hughes says Grand Park, the village’s namesake park, will be more than 90 acres.
We do not publish a figure because we have not verified one. Ask Toll Brothers for the current budget and dues of every association the home belongs to — and any capital or transfer charges due at closing — before you sign; on a resale, the resale package carries the same information.

Downtown Summerlin is 8 to 11 minutes away. Rush-hour trips run longer.
Glenrock is inside the City of Las Vegas. The Clark County Treasurer lists the fiscal 2026-27 rate for district 200, Las Vegas City, at 3.2782 per $100 of assessed value (every Las Vegas City district is 3.2782 or 3.2732), and assessed value is 35% of the taxable value the Assessor sets (NRS 361.225) — not the purchase price. A primary residence can claim a 3% cap on annual increases (NRS 361.4723); until it is claimed, the general cap of up to 8% applies (NRS 361.4722). A sale does not reset the base, and a newly built home has no cap in its first fiscal year. Confirm the parcel’s tax district and any special-assessment charges before you close.
Toll Brothers lists the Clark County School District. CCSD assigns public schools by address, and boundaries in a new village can change, so look up the exact home site with CCSD’s zoning search and see each school’s state data on the Nevada Report Card. Private and charter schools set their own admission rules.
Yes, if you want an agent to represent you. Toll Brothers’ FAQ says registration “happens by accompanying your client(s) on their first visit to each Toll Brothers community,” so bring your agent to that first Glenrock visit rather than adding one later. Compare the two side by side. A quick move-in home is finished or nearly finished — Toll listed a Rosendale Cottage at $1,700,000 (move-in ready) and a Rosendale Hill Country at $1,760,000 (November 2026) on October 8, 2026, both 3,956 square feet with 5 bedrooms. Toll Brothers calls Glenrock “a gated community” and lists “Gated” among its amenities; its Glenrock page (read October 8, 2026) does not describe a staffed guard gate.
Both: it is in Summerlin’s Grand Park village (Toll Brothers; Summerlin’s home search) and inside the City of Las Vegas (Census geocoder), with Las Vegas, NV 89138 addresses.
Toll’s eight designs had base prices of $1,398,995 to $1,889,995 on October 8, 2026; 4 MLS listings ran $1,500,000 to $1,760,000 on September 29, 2026, and 7 closings had a $1,795,615 median (September 2025–August 2026).

Glenrock’s designs, prices and amenities come from Toll Brothers; village facts from Howard Hughes, the master developer; listings and closings from Las Vegas REALTORS MLS records; area figures from the Census. ZIP 89138 figures cover much more than Glenrock, so every figure is labeled with its area and date. Follow any link below to verify a figure.
Methodology: Listing counts, prices and days on market are NREG's analysis of Las Vegas REALTORS MLS data received through the Repliers feed; this page refreshes them about once a day, and each market figure carries its date or window. Census and BLS figures are the published vintage named beside them and change only when the agency releases new estimates. Confirm details for a specific home with its listing and the responsible agency.
