Mountain’s Edge is a master-planned community in unincorporated Enterprise, on the southwest edge of the Las Vegas Valley, generally south of Blue Diamond Road and west of Rainbow Boulevard, per Clark County’s planning library. Its homes carry Las Vegas mailing addresses, the MLS spells its name “Mountains Edge,” and its three association-maintained parks are County-owned, as is the Regional Park.
Its parks and its peak. Exploration Peak Park covers nearly 80 acres around the 2,846-foot Exploration Peak, with trails to the top, per Clark County. The master association also maintains Nathaniel Jones Park, the community’s only dog park, and Paiute Park, and the County runs Mountain’s Edge Regional Park. Paseos and walking trails run through the neighborhoods, per the association.
Mostly single-family resales. In our October 5, 2026 MLS pull, 223 of the 249 closings in the 12 months to August 2026 were single-family homes, at a median 1,991 square feet; 187 were two-story and 50 single-story, and the median home was built in 2007. Attached plats sold at the low end, such as Pod 101 at a $335,000 median.
By Clark County and its associations. The County Commission approved the plan in September 2002 and cancelled its development agreement in January 2022, so new development is reviewed under the County’s Master Plan and Title 30 code. The master association maintains common areas and benefitted neighborhoods; sub-associations own and maintain any private roads and gates.
In the unincorporated town of Enterprise, generally south of Blue Diamond Road and west of Rainbow Boulevard; Clark County puts the project area at about 2,500 acres. The Census counted 221,831 residents in the Enterprise CDP in 2020 and estimates 240,464 for 2020–2024. Inside Mountain’s Edge, new supply now comes from resales: none of the 249 homes that closed on its plats in the 12 months to August 2026 was built in 2025 or later.
Clark County cancelled the Mountain’s Edge Development Agreement in January 2022, and new development is now reviewed under the County’s Master Plan and Title 30 code. Inside the plan, no home that closed in the 12 months to August 2026 was built after 2019.

Four parks, all owned by Clark County: the master association maintains three of them, and the County runs the Regional Park, per the master association’s park page. Paseos and walking trails run through the neighborhoods, and Red Rock Canyon’s visitor center is about 29 minutes away in free-flowing traffic (our routing).

Compare actual homes that meet the same needs over your expected time in the area. A purchase price and an advertised rent alone do not establish which option costs less. Use current quotes and separate monthly cash flow, upfront cash, and the amount you might recover when moving.
Start with the down payment, lender and closing charges, and any immediate repairs. Add principal and interest, property taxes, insurance, mortgage insurance where applicable, association dues, utilities and ongoing maintenance. Identify expenses paid outside escrow so they are included in your household budget.
For a later sale, model the remaining loan balance and selling expenses. Appreciation is uncertain; compare unchanged-price and lower-price cases as well as any growth assumption. Principal repayment builds an ownership interest, but that does not guarantee a profit or make every cash payment recoverable.
Use an actual lease offer and confirm the term, deposit, renewal provisions, parking, pet charges, utilities and renter's insurance. Record which maintenance services are included and any costs or restrictions associated with an early move. An advertised starting rent may not include every required charge.
Keep the comparison consistent: use the same time period, household needs and moving assumptions. Include the cash that remains available when a down payment is not used, without assuming a guaranteed investment return. Your need for flexibility and responsibility for repairs also matter alongside the financial figures.

Ask your lender to explain financing assumptions and have a tax professional assess any claimed tax benefit for your circumstances. PROPERTY-SPECIFIC ASSOCIATION COSTS
A community name does not establish a property's current dues or all the associations that govern it. Obtain the applicable resale package, budget and governing documents for the exact address. Confirm the effective date and payment frequency of each fee with the association or its manager.
Identify master and sub-association dues separately. Check whether utilities, exterior maintenance, insurance, amenities or club access are included, optional or billed separately. A listing's monthly figure may omit a quarterly or annual charge, and an advertised amenity does not establish membership rights.
Ask about transfer, document, capital-contribution and other transaction fees, as well as approved or proposed assessments. Confirm who pays each item under the contract. Review available reserve and budget information; historical dues are not a guarantee of future charges.
Verify the actual rules for leasing, pets, parking, property changes and amenity access. Age restrictions and gate staffing require their own current documentation. Do not assume neighboring subdivisions or similarly named communities have identical rules, services or fees.

Single-family homes ran $465,000 across 223 sales and townhomes $360,000 across 24. Counting only plats inside the master plan’s boundary, 239 closings ran a $445,000 median.
No. Mountain’s Edge is in the unincorporated town of Enterprise, governed by the Clark County Commission, even though its homes have Las Vegas mailing addresses. Most parcels fall in Enterprise tax districts 625 and 635, at 2.9328 per $100 of assessed value for fiscal 2026-27, per the Clark County Treasurer. Clark County maintains the public roads and owns the parks; sub-associations own and maintain any private roads.
The master association charges $135 a quarter in 2026, due January 1, April 1, July 1 and October 1. Many homes also pay a sub-association: the association lists 39 sub-associations, and its assessments page warns that additional neighborhood assessments may apply. On a resale, the master association charges a $270 capital contribution, $202.14 for the resale disclosure package and $162.29 for a statement of demand. Ask for the full dues stack on the specific address.
Clark County owns them. According to the master association’s park page, Exploration Peak, Nathaniel Jones and Paiute parks are County-owned, maintained by the master association with help from owners’ assessments, and run under County park rules plus the association’s own rules. Mountain’s Edge Regional Park is not part of the master association; it is owned, managed and maintained entirely by Clark County.
Nearly 80 acres, of which 24 are developed and the rest kept as open space and trails, according to Clark County’s park locator. Its focal point is the 2,846-foot Exploration Peak, with walking and bike trails to the top. The master association lists a playground, splash pad, pickleball courts and pavilions at the park.
The master plan’s district appears to be retired. Clark County Special Improvement District No. 142 financed the plan’s infrastructure with $92,360,000 of 2003 bonds, and its later 2012 bond series had a final maturity of August 1, 2023. The County’s June 30, 2024 annual report no longer lists District 142 among outstanding bonds, and the Assessment Management Group schedule lists no Mountain’s Edge district. Still check the specific parcel’s APN and title report before closing.
Enterprise districts 625 and 635 carry a fiscal 2026-27 rate of 2.9328 per $100 of assessed value, and district 636 carries 2.9278, per the Clark County Treasurer. Assessed value is 35% of the taxable value the Assessor sets (NRS 361.225), so every $100,000 of taxable value means $1,026.48 of tax at 2.9328 before any abatement. A primary residence’s bill can rise at most 3% a year once the owner claims it (NRS 361.4723); otherwise the general cap of up to 8% applies (NRS 361.4722). A sale does not reset the base, so file the claim when you close.
The master association publishes two lists: 39 sub-associations, from Alturas and Beacon Hill to Quintessa, Stonehurst and Yellowstone, and 25 benefitted neighborhoods, including Aspire, Chaco Canyon, Coldwater Crossing and Tierra Vista, where the master association maintains the common areas. Names such as Cornerstone, Suncrest, Canyons Edge and Vistas at Mountains Edge, which earlier versions of this page used, appear on neither list. A plat name in the MLS is not membership either, so confirm the association in the resale package.
The Red Rock Canyon Visitor Center is 17.5 miles and about 29 minutes from Mountain’s Edge Regional Park, and 17.1 miles and about 26 minutes from the master association’s office on Blue Diamond Road, in free-flowing traffic by our OSRM routing on October 5, 2026. According to the Bureau of Land Management, timed-entry reservations are required for the Scenic Drive from October 1 through May 31 for entry between 8 a.m. and 5 p.m.
From Mountain’s Edge Regional Park, Caesars Palace at the center of the Strip is 12.2 miles and about 21 minutes away, Terminal 1 at Harry Reid International Airport is 12.2 miles and about 22 minutes, and the Smith Center downtown is 15.9 miles and about 25 minutes, in free-flowing traffic by our OSRM routing on October 5, 2026. From the association office on Blue Diamond Road, near the plan’s northern edge, the same trips are 10.8 miles each, about 16 minutes to the Strip and 18 to the airport. Rush hour adds time.
Very little. None of the 249 closings in our pull for the 12 months ending August 31, 2026 was built in 2025 or later. Eight were built from 2022 to 2024, all in the Fort Apache and Mountains Edge plats, which share the name but sit outside the master plan. Inside the plan, no closing in the window was built after 2019, and the newest home listed inside the plan on October 5, 2026 was built in 2018. With the County’s development agreement cancelled in 2022, Mountain’s Edge is a resale market.
The Clark County School District assigns schools by address, and attendance zones in a plan this size can change from one street to the next. Put the exact address into CCSD’s zoning search and confirm the assigned schools for the enrollment year before you write an offer; the Nevada Report Card publishes each school’s state data. We do not publish school ratings.
Mainly on price, dues and distance to Red Rock. In the same 12 months, Summerlin’s four core ZIP codes (89134, 89135, 89138 and 89144) closed 2,453 homes at a $650,245 median against $448,000 on Mountain’s Edge plats, and the average price per square foot was $373 against $239. Summerlin’s master assessments are $69 to $76 a month against $135 a quarter here. Downtown Summerlin is 6.6 miles from Red Rock’s visitor center; Mountain’s Edge Regional Park is 17.5 miles.

That depends on the loan. On the $448,000 median closing price for Mountain’s Edge plats, 20% down is $89,600, and principal and interest on the $358,400 loan come to about $2,452 a month at Freddie Mac’s 7.28% 30-year average for the week of October 1, 2026. That median sits below both the 2026 conforming loan limit of $832,750 (FHFA) and Clark County’s one-unit FHA limit of $541,287 (HUD); VA loans have no limit with full entitlement.
Nevada purchases close through an escrow company rather than an attorney, and the contract sets the closing date. Order the association resale package early: under NRS 116.4109 a buyer may cancel by written notice until midnight of the fifth calendar day after receiving it, and the master association charges $202.14 for the package plus $100 to expedite.
On October 5, 2026, our MLS pull found 111 active listings on plats named for Mountain’s Edge, 9 of them under contract, leaving 102 available; inside the master plan’s boundary, 93 were available at a $499,900 median ask. Measured from list date, the median available home had been listed for 47 days, and 47 of the 102 (46.1%) had cut their price at least once, by a median $18,000.

Enterprise. Clark County describes Mountain’s Edge as a master-planned community within the unincorporated town of Enterprise; its homes use Las Vegas mailing addresses, but the Clark County Commission, not the Las Vegas City Council, governs it.
89178 and 89179. In our October 5, 2026 MLS pull, 170 of the 249 closings on plats named for Mountain’s Edge were in 89178 and 79 in 89179; none was in 89141. Both ZIPs also hold homes outside the plan.
Focus Property Group, which describes the plan as beginning with 3,500 acres of raw land. Clark County approved the plan in September 2002, puts the project area at about 2,500 acres, and cancelled its development agreement in January 2022.

Yes. Exploration Peak Park has walking and bike trails to the top of the 2,846-foot Exploration Peak, per Clark County, and the master association lists paseos and walking trails through the neighborhoods.
Three parks it maintains — Exploration Peak, Nathaniel Jones and Paiute — plus paseos and walking trails and the Legends Rooms at its offices, which can be rented for events. Its amenities page lists no pool or golf course. The Regional Park is run by Clark County.
The median home that closed in the 12 months to August 2026 was built in 2007: 144 of the 249 were built in 2009 or earlier and 97 from 2010 to 2019. The 8 built from 2022 to 2024 were all in plats outside the master plan.
