Which place fits your actual locations and property requirements?
Summerlin is a master-planned community on the west side of the Las Vegas Valley. Henderson is an incorporated city with multiple neighborhoods and master-planned communities. They are different kinds of places, so neither area name establishes a home’s fees, school assignment, commute or features.
| Your requirement | Summerlin check | Henderson check |
|---|---|---|
| A particular destination or commute | Test the route from the exact village to work, Downtown Summerlin or Red Rock Canyon. | Test the route from the exact neighborhood to work, Water Street, Lake Las Vegas or another destination you use. |
| Predictable ownership costs | Identify the applicable master/private-village association, any neighborhood dues and any assessment balance. | Check the particular community’s associations, current budget, maintenance responsibilities and assessments. |
| A school assignment | Use CCSD’s address search for the enrollment year and confirm with the district. A community name, nearby campus or listing description is not an enrollment guarantee. | |
| A new home or specific floor plan | Compare Summerlin new construction, then verify the exact lot, completion stage and included specifications. | Compare Henderson new construction, then verify those same items rather than assuming equivalent inventory. |
| A home you can tour now | Browse Summerlin homes and check status, price and location. | Browse Henderson homes using the same budget and property requirements. |
The tradeoff depends on the address. A shorter drive to one destination may mean a longer trip to another; more included exterior maintenance may mean higher association dues. Test routes at the times you travel and compare the total monthly budget before choosing.
What did same-month closed sales show?
NREG’s October 27, 2026 analysis of Las Vegas REALTORS MLS data through Repliers compares single-family residences with actual closing dates from August 1–31, 2026. It uses the same month and property type for both areas; it does not compare today’s asking prices with older sale prices.
| Report area | Median closed price | Closed sales | Median days on market |
|---|---|---|---|
| Summerlin ZIP sample | $675,000 | 193 | 33 days |
| Henderson city sample | $533,375 | 382 | 37 days |
- Summerlin ZIP sample: Las Vegas MLS city plus ZIPs 89134, 89135, 89138, 89144 and 89145; a ZIP-based area, not the master-plan boundary.
- Henderson city sample: MLS city field: Henderson; includes different neighborhoods and property price ranges.
Method: sale transactions marked sold, single-family residences only, filtered by actual closing date. August was chosen as a complete month more than 33 days past month-end. Median days on market is the MLS field and measures listing to contract for this board, excluding escrow. This is a dated sample, not a live price quote; late or corrected records can change later analyses.
Property mix, condition, lot, association costs and incentives are not controlled in these medians. The Summerlin ZIP sample extends beyond the master-plan boundary. Use recent comparable homes for an individual valuation. Source methodology: Repliers distinguishes closing-date and contract-date statistics.
How should you compare two actual homes?
- Match the property: compare similar ownership type, size, age, condition, lot and location. A condo and a townhouse label are not enough to establish who maintains the roof or exterior; review the recorded documents.
- Itemize the cost: use the actual price, lender’s Loan Estimate, property-specific insurance, taxes and each association or assessment bill. Include any immediately needed repairs or separately priced new-home options.
- Check access and restrictions: verify the gate arrangement, staffing, parking and amenity membership. “Gated” is not proof of a staffed guard gate, and a gate is not a neighborhood safety rating.
- Compare timing and condition: for a resale, review disclosures and inspections; for new construction, check the exact completion stage, inspection access and written warranty. Use the new-construction versus resale checklist.
- Record what could change your choice: an insurance quote, assessment balance, inspection finding or a different commute can outweigh the area-level median.
For Summerlin, the association worksheet and worked budget example show how to put differently timed bills on the same monthly basis. For either location, a written shortlist of required features is more useful than a universal “best neighborhood” label.
Which evidence supports this comparison?
- Summerlin developer maps and guides: master-plan geography and address research.
- Summerlink association structure: master associations and private-village exceptions.
- City of Henderson history: the incorporated city, distinct from a single master plan.
- CCSD zoning: address-level school lookup and district confirmation.
- CFPB Loan Estimate explainer: payment, closing costs and separately paid expenses.
- FTC new-home warranty guidance: coverage, exclusions and service-contract differences.
