Kagari means "evening glow" in Japanese, and Shawood designed the plan around gathering: a great room, dining area and covered patio in the middle, a secondary bedroom wing with its own bonus room on one side, and a primary suite with a separate retreat room on the other. At 3,698 square feet with a four-car garage, it is the second-largest of the four plans Shawood sells at The Orchards in northwest Las Vegas. Where the larger Towa spends its space on a study and a reading room, the Kagari puts a bonus room in the bedroom wing and a private retreat off the primary bedroom.
Our Kagari video, published October 11, 2026, follows our Towa video at The Orchards. Julie Schaff and Isabella Munoz walk every room, call out which finishes are upgrades and close with three mistakes they see buyers make. Our Shawood Towa tour already covers the community, the builder's history and its energy packages in depth, so this companion summarizes those topics and spends its space on what is different about the Kagari. It also adds what we found when we checked Shawood's pages, Clark County's parcel and tax records and the MLS on October 19, 2026.
The Shawood Kagari is a 3,698-square-foot plan at The Orchards in northwest Las Vegas with four bedrooms that each have a private bath, 4.5 baths, a bonus room, a primary retreat and a four-car garage, shown on one level in our tour. Shawood listed it from $1,449,950 on October 19, 2026. Price the backyard, cooktop, laundry pair and homesite before comparing it.
- Shawood listed the 3,698-square-foot Kagari from $1,449,950 on October 19, 2026, $140,000 below the Towa.
- County records place The Orchards in unincorporated Clark County, tax district 125, at $2.7264 per $100.
- The first eight recorded lots on Aspen May Court measure 0.46 to 0.55 acre in county records.
- The tour flags the gas cooktop, the laundry pair and the backyard as costs beyond the base price.
- Seventeen comparable northwest one-story closings had a $1,225,000 median; only one closed above the Kagari's base.
What Is the Shawood Kagari, and How Does It Differ From the Towa?
According to Shawood's Kagari plan page, the Kagari has four bedrooms, 4.5 bathrooms, a four-car garage and 3,698 square feet, starting at $1,449,950 when we read it on October 19, 2026. The page describes a great room, dining area and covered patio that flow together for entertaining, a prep kitchen, a private secondary bedroom wing with a bonus room, an en suite bath for every secondary bedroom, and a primary retreat with a spacious walk-in closet and a bath with a freestanding tub. One small inconsistency is worth knowing: the page's summary box lists 4.5 baths, while its "Home Details" tab lists 4. The tour shows three secondary bathrooms, a primary bath and a powder room by the entry, which is 4.5.
Shawood's pages do not state a story count. The video description calls the Kagari a single-story home, and our footage shows every room on one level. In the video's closing recap, the starting price is given as "1.4," a rounded sales-floor figure; the plan page's $1,449,950 is the number to work from, and it carries an asterisk pointing buyers to Shawood's sales team for pricing on available homes.
The comparison most buyers make at The Orchards is Kagari versus Towa, because they are the only two plans there with four garage bays and 4.5 baths. The Towa costs $140,000 more for 438 more square feet, about $320 for each added foot. What that money buys is a different layout rather than more of the same rooms: the Towa adds a study and a reading room with its own covered patio, and its primary suite has dual walk-in closets. The Kagari keeps the four en-suite bedrooms and the four bays, swaps the study for a bonus room inside the bedroom wing, and adds a retreat room off the primary bedroom.
| Dimension | Kagari | Towa |
|---|---|---|
| Starting price | $1,449,950 | $1,589,950 |
| Square feet | 3,698 | 4,136 |
| Base price per square foot | About $392 | About $384 |
| Bedrooms and baths | 4 bedrooms, 4.5 baths | 4 bedrooms, 4.5 baths |
| Garage bays | 4 | 4 |
| Flex rooms | Bonus room in the secondary bedroom wing | Study plus a reading room with a covered patio |
| Primary suite | Walk-in closet, freestanding tub, separate retreat room | Dual walk-in closets |
The per-square-foot figures are our arithmetic on Shawood's starting prices, before any lot premium or option. As usual with a plan lineup, the bigger plan carries the slightly lower base cost per foot.
Where Is The Orchards, and Which Government Covers It?
Shawood lists the sales address as 6771 Aspen May Court, Las Vegas, NV 89131, in the northwest Las Vegas corner of the valley near Centennial Hills. Our Towa post walks through the commute trade-offs, the landmarks Isabella uses in the videos and the nearby large-lot alternatives, so we will not repeat them here. What we checked for this post is a question the "Las Vegas" mailing address does not answer: which local government actually covers these homes.
According to Clark County's GIS parcel layer, the eight lots recorded so far on Aspen May Court sit in a subdivision mapped as "Rainbow and Elkhorn," list Clark County rather than the City of Las Vegas as their jurisdiction, and carry tax district 125. In other words, The Orchards is in unincorporated Clark County, even though its ZIP code and postal city say Las Vegas. City of Las Vegas parcels in tax district 200 sit within about half a mile, which is why the distinction is easy to miss in this part of the valley.
That answer changes three practical things. The property tax rate is the county district's rate, not the city's, which we cover below. Any special improvement district would be a county district, not a city one. And county land-use rules, not the city's, govern options like the separate RV garage or standalone casita that Shawood lists for the community; our guide to building a casita or ADU in Clark County explains how those reviews work.
The county records also list the owner of all eight lots as Woodside Homes of Nevada LLC. According to Woodside Homes' disclosures, the Woodside Homes companies are owned, directly or indirectly, by Sekisui House U.S., the same parent behind Shawood. Ask which entity will be the seller on your purchase agreement and which one issues the warranty. If you also want to see what the same parent company builds at a lower price, our Woodside builder page lists its Las Vegas communities.
How Big Are the Lots at The Orchards?
Shawood's community page still does not publish lot sizes, and the Towa tour gave only the sales team's "half-acre" description. The county's parcel records now give a firmer answer for the lots recorded so far. The eight parcels on Aspen May Court measure from 0.46 to 0.55 acre, with a midpoint of about 0.49 acre. That is roughly 20,000 to 24,000 square feet of land per homesite. Four of the eight show a 2026 construction year in the county's records, consistent with the model homes on the street, and four were still vacant land.
For the Kagari, that land matters in two ways. First, it leaves a large rear yard after a 3,698-square-foot house and a four-car garage, which is why the backyard mistake in the tour is about money, not space. Second, lot size will vary from homesite to homesite, and Shawood's pricing note points buyers to its sales team for available homes. Large-lot communities usually price the best homesites with premiums, and our lot premium negotiation guide shows how to compare them.
Eight recorded lots is a small first phase, and it says nothing about how many homes The Orchards will eventually have. Ask the sales team for the full site plan, which homesites are released, and the plot plan for any lot you like, with its dimensions, setbacks, easements and the buildable area left after the house. If you are weighing an RV garage, a casita or a pool, ask Shawood to sketch it on that plot plan before you pick the lot, not after.
For context, the median lot among the 17 comparable northwest one-story closings in our MLS pull, described below, was 0.46 acre. The Orchards' recorded lots sit at or slightly above that, so the Kagari is not buying unusually large land for the area; it is buying a typical northwest estate lot.
How Does the Kagari's Secondary Bedroom Wing Work?
The bedroom wing is the clearest difference between the Kagari and the Towa. From the entry, Isabella turns left into a hallway at about 2:26 in the video that holds all three secondary bedrooms and the bonus room. The first bedroom has oversized windows, a walk-in closet and an en suite bath; the model adds a storage desk area that Isabella calls an upgrade. The second bedroom repeats the layout with built-ins beside the bed and a full bath with a tub-and-shower combination. Julie takes over for the rest of the hallway. The third bedroom, staged with a basketball theme, has a walk-in closet on one side and a bath with a sink, toilet and tub-and-shower combination on the other.
The bonus room, shown at about 3:53, is furnished in the model as a sitting area with a small office corner. Julie says it can also be a game room or a fifth bedroom. Shawood's community page says standard bedroom counts at The Orchards range from four to five and lists "options for additional bedrooms," so the fifth-bedroom version appears to be a floor-plan option rather than a conversion you would do later. Ask for the option drawing and its price, and whether the fifth bedroom gets its own bath and closet or shares one.
Putting the bonus room inside the bedroom wing makes that wing work as its own zone, with a shared sitting room and three private suites away from the great room. That layout works well for long guest stays or for a home office kept away from the kitchen. It also means the Kagari has no separate study by the front door, which the Towa does.
Every secondary bedroom having its own bath is a resale point in this price band, but it is also four full bathrooms of tile, fixtures and water use to maintain. The tour shows tub-and-shower combinations in at least two of the secondary baths; if you want walk-in showers, price that change at the design studio.

Why Does the Kagari's Great Room Feel Larger Than Its Footprint?
Isabella starts the living-room segment at about 5:05 with the ceilings: 10 feet at the entry, rising to 12 feet in the great room. Her favorite detail is the exposed wood beams across the ceiling, which she says are the same wood Shawood uses to frame the house. An accent wall carries an electric fireplace, with a television above it and low cabinets on either side in the model.
The two features the tour calls proprietary to Shawood are the floor-to-ceiling windows and what the tour calls Clear View: the ceiling accents continue from the great room out over the covered patio, so the two spaces read as one room when the glass is open. Shawood's plan page describes the same idea in plainer words, listing an "expansive great room and covered patio designed for gathering" among the Kagari's amenities.
The practical questions follow from the glass. A long wall of west- or south-facing windows in the northwest valley takes strong afternoon sun from late spring through early fall, so ask which way the great room faces on the homesites you like, what glass and shading come standard, and whether an extended patio cover or exterior shades are options. Shawood lists extended covered patios among The Orchards' floor-plan options.
The 12-foot ceiling and the glass also leave fewer ordinary walls for a television, speakers and storage. If you want a media wall, decide before drywall where the power, data and blocking go; moving them after closing means opening finished walls. In the model, the fireplace wall is the obvious focal point, so plan seating around it rather than around the staging. The beam detail itself is worth confirming as standard on the Kagari rather than a model upgrade, since the tour does not say either way.

What Should You Budget for the Kagari's Backyard?
The first buyer mistake in the tour, at about 7:01, is assuming the rear yard comes finished. Isabella's point is that most builders hand over the backyard as dirt, and that Shawood can finish it and wrap the cost into your home loan. The model's yard shows what that can look like: an outdoor grill area, artificial turf, pavers, an outdoor fireplace and a shade structure. She adds that Shawood works with its own pool builders if you want a pool.
We did not find the backyard program on Shawood's published pages, so treat it as a sales-office statement until it is in your purchase agreement. The questions to get answered in writing are whether the backyard package is priced as a builder option, which lender and loan program will finance it, whether the appraisal must support the added value, who warrants the work, and whether the pool is a builder option or a separate contract with its own permit.
The lot size is what makes the budget real. On a homesite of roughly 20,000 to 24,000 square feet, even a simple first phase of hardscape, irrigation, desert landscaping and lighting covers a lot of ground, and Shawood did not publish backyard package prices. Financing it is not free either: at Freddie Mac's 7.40% average 30-year rate as of October 15, 2026, every $10,000 added to a 30-year loan adds about $69 a month in principal and interest, and $100,000 adds about $692.
The association will also have landscape rules and an approval process once it is set up, and many new-home associations set a deadline for finishing the yard. Our new-construction landscape requirements guide explains how those rules typically work. With the covered patio already in place, phasing the yard over a few seasons is a reasonable way to keep the loan smaller.
Which Kitchen Features Are Standard, and What Is Mistake Number Two?
Julie opens the kitchen at about 8:17 with the island. The model's T-shaped island seats three on each side and joins a dining table, so she counts room for about 10 people. The model has quartz countertops and two-tone cabinets, and she says the builder customized the whole kitchen.
The second buyer mistake comes at the range. The model has an induction cooktop, which Julie calls energy-efficient, and she says buyers often do not know they can upgrade to gas. In our Towa tour, the team said the gas cooktop in that model was an upgrade and an electric cooktop was standard. Ask which cooktop comes standard on the Kagari, what the gas upgrade costs, and whether a gas line is stubbed to the kitchen if you might switch later.
The rest of the main kitchen has a dishwasher, with room for a second one that Julie says buyers can add, an undermount sink, a wine refrigerator, a freezer, extra cabinets and a full refrigerator. Behind it, the prep kitchen has its own refrigerator and dishwasher plus a large pantry with storage drawers. Shawood's plan page lists the prep kitchen as part of the Kagari, but the tour does not say which appliances are included, and in the Towa tour the built-in refrigerator was not. Near the garage entry, the model also has a built-in pet crate.
The laundry room, shown at about 13:10, has cabinets, a sink and countertops, and the model holds two washer-dryer units. Julie says they are not included, and that a buyer's agent can try to negotiate items like these into the contract. Whether a builder agrees is the builder's call, so put the request in writing early.
| Item in the model | What the tour says | What to get in writing |
|---|---|---|
| Cooktop | Induction shown; gas is an upgrade buyers miss | Standard cooktop, gas option price, gas stub |
| Second dishwasher | Can be added | Location and price |
| Two washer-dryer units | Not included | Hookups, venting and whether the seller will include them |
| Bedroom 1 storage desk | Upgrade | Price, or plan to add furniture instead |
| Primary shower soap niches | Can be added | Count, size and price |
| Finished backyard | Can be built by Shawood and financed with the home | Package scope, price, lender and warranty |
The broader lesson is the one in our guide to model-home upgrades that are not included: price the kitchen you would actually buy before comparing the Kagari with a resale home that already has a gas range, a refrigerator and laundry.

What Is in the Kagari's Four-Car Garage and Zero Energy Setup?
The four-car garage is one of the Kagari's genuine differences in the northwest market. Isabella calls it exceptional for a one-story home at about 10:36, and the MLS bears her out: among the 17 comparable one-story closings in our pull, only one had four or more garage spaces. The model has a workshop built out along one wall, which looks like a model build-out rather than a standard feature, so ask before you count on it.
The garage is also where Shawood shows its Zero Energy equipment. Isabella describes a smart electrical panel that sends stored energy where it is needed during an outage, Tesla Powerwall batteries and electric-vehicle chargers; the model's equipment wall carries SPAN-branded panels next to the batteries. She adds that every Shawood home includes a water softener, which matters with Las Vegas hard water, and points out the model's electric water heater. Our hard-water and water softener guide explains what a softener does and does not fix.
The model has the upgraded package, which Isabella describes as two EV chargers, four batteries and 24 to 30 solar panels. The standard Essential package, per the tour, has one charger, one battery and about 20 to 25 panels. Shawood's own figures differ slightly. Its zero-energy page, in an Internet Archive capture from May 14, 2026, described Essential as standard on every Shawood home with one battery, 19 to 27 panels and one EV charger, and Resilience with four batteries, 24 to 36 panels and two chargers, noting that quantities vary by community. By October 19, 2026, the live page redirected to Shawood's precision page, which no longer lists package contents. Our Towa post compares the two packages side by side. For your home, the equipment list in the purchase agreement is the only number that counts.
Solar deserves a document check even when it is included. Confirm the system is owned, not leased; get the panel, inverter and battery warranties; ask how it connects to the utility; and ask which circuits the Essential package backs up, since one battery will not run a whole house. Our guide to buying a Las Vegas home with solar lists the paperwork to request.

What Makes the Kagari's Primary Suite and Retreat Different?
The primary bedroom, shown at about 13:55, opens with a beverage bar, then a king bed and nightstands under a large window. In the bathroom, Julie points out a darker tile you can choose differently, two shower soap niches that she says can be added, a freestanding tub, a dual vanity with a quartz countertop, a separate toilet room that Julie calls a powder room, and two linen closets. The walk-in closet is oversized; Julie suggests there is room for an island or a seating area in the middle.
The feature that sets the Kagari apart comes next, at about 15:29: a separate room off the primary suite that Shawood calls the primary retreat. The model stages it as a quiet sitting room with wood-paneled walls; Julie says it could also be an office or a workout room. Shawood lists "Private primary retreat" among the Kagari's amenities, which suggests the room itself is part of the plan. The paneling and furniture are the kind of finishes to confirm separately.
Compared with the Towa, the Kagari trades the second walk-in closet for that extra room. Which is better depends on how you live. A retreat room gives you a door to close for early calls, a workout bike or a reading chair without using a secondary bedroom. Dual closets matter more if two people share a large wardrobe. Either way, the primary suite is on the opposite side of the house from the bedroom wing, which keeps the two zones separate.
Before choosing finishes, ask whether the retreat has its own HVAC zone or shares the primary bedroom's, where the outlets and data ports are if it becomes an office, and whether the beverage bar's sink and refrigerator are standard or options.

How Is a Shawood Home Built, and Which Claims Can You Verify?
The construction segment starts at about 16:10 and covers the same ground as the Towa tour, so here is the short version with what has changed on Shawood's pages. According to Shawood's framing page, each frame uses factory-cut posts, beams and metal joints made for that specific home instead of lumber nailed together on site; Isabella describes the same system as metal joints, bolts and drift pins with no nails.
In this tour, Isabella says the framing wood comes from Scandinavia and is aged about 80 years. When we wrote the Towa post, we could not find the wood's origin or age on Shawood's pages. Shawood's sustainability page now says its timber has matured for 80 to 120 years in colder climates, comes from certified forests, and that two trees are planted for every one used. It does not name Scandinavia, so treat the country of origin as the sales team's statement.
The history lesson in the sales office says Sekisui House began in Japan and that a major earthquake there led to Shawood's disaster-resistant design. According to Shawood's tradition page, Sekisui House opened in 1960 and deepened its focus on safety after the 1995 Great Hanshin Earthquake. That page gives no count of homes lost, so we have not repeated the figure the tour gives.
Julie's beam demonstration, in which a laminated beam with the hard wood outside flexes less than one with the hard wood inside, is a good sales illustration but not a structural rating. The Bellburn ceramic exterior is the other proprietary feature. According to Shawood's Bellburn page, the panels are fired at about 2,012 degrees Fahrenheit and help keep interior wall temperatures below 212 degrees when nearby flames reach about 1,500 degrees; those are the builder's own descriptions. The useful buyer questions are about the structural warranty, the inspection schedule, how a damaged panel is replaced and whether your insurer gives any credit for the cladding.
Are There HOA Dues or Special Assessments at The Orchards?
The third mistake in the tour comes at the very end, at about 18:36. The team says The Orchards is a brand-new community with an association that has not been established yet, and that as of the video the HOA should be under $200, with no special or local improvement districts. The video does not say whether that $200 is monthly or quarterly, and it is a secondhand figure from the sales team. We found no published dues figure on Shawood's pages on October 19, 2026.
For the assessment question, we did our own check. Assessment Management Group's database covers assessment districts in Clark County, the City of Las Vegas, North Las Vegas and Henderson, among others. Its parcel search returned "No Records" for all eight Aspen May Court parcels on October 19, 2026, while a Summerlin West parcel we ran as a control did return assessment records. The Clark County Public Works special improvement district page lists districts for the Laughlin lagoon, Strip and Boulder Strip maintenance, and Las Vegas Boulevard from St. Rose Parkway to Pyle Avenue, none in the northwest. That supports the tour's statement for the lots recorded so far. It does not rule out a district formed later or a parcel created after our check.
According to the Clark County Treasurer's SID page, special assessments are billed separately from property taxes and are a lien on the property until paid, which is why they are worth a written answer even when the sales team says there are none. Our SID and LID guide walks through how to check a parcel yourself.
On the HOA, Nevada's common-interest community law requires the developer to give the first buyer of each home a public offering statement, and NRS 116.4103 sets out what it must contain. Ask for it along with the first-year budget, the dues schedule, any working-capital or transfer charges and the governing documents. A new association's first budget is an estimate made before any owners live there, so ask what it covers and what happens when the developer hands control to the owners.
How Much Property Tax Would a Kagari Owner Pay?
Because The Orchards is in unincorporated Clark County, the Kagari is taxed at tax district 125's rate. According to the Clark County Treasurer's rate table for district 125, the fiscal 2026-27 total is $2.7264 per $100 of assessed value, made up of county, school, library, police, fire and state levies with no city levy. The City of Las Vegas district 200 rate for the same year is $3.2782, so the county address carries a lower rate than a city address a short drive away.
According to the Clark County Assessor, taxable value is the market value of the land plus the replacement cost of the improvements less statutory depreciation, and assessed value is 35% of taxable value. Your tax is figured on that taxable value, not your purchase price, so the numbers below are an upper bound that assumes taxable value equals the base price.
| Assumption | District 125, The Orchards | District 200, City of Las Vegas |
|---|---|---|
| Rate per $100 of assessed value | $2.7264 | $3.2782 |
| Assessed value at 35% of $1,449,950 | $507,483 | $507,483 |
| Annual tax if taxable value equaled the base price | About $13,836 | About $16,636 |
| Monthly equivalent | About $1,153 | About $1,386 |
The abatement rules matter for a new build. According to the Clark County Assessor's tax abatement page, new construction does not qualify for any cap in its first fiscal year and receives the 3% primary-residence cap or the up-to-8% cap starting the following fiscal year. The 3% cap applies only to the owner's primary residence and has to be claimed with the Assessor; until it is, the up-to-8% cap applies. Our 3% versus 8% tax cap guide explains the postcard and the timing.
What Would a Kagari Cost per Month at Today's Rates?
Shawood's pages do not publish a rate, an incentive or a payment example for The Orchards, so any monthly figure has to be built from public numbers. Here is a transparent version for the base price, with every assumption named.
Start with the loan size. With 20% down on $1,449,950, the down payment is $289,990 and the loan is $1,159,960. According to the Federal Housing Finance Agency, the 2026 conforming loan limit for a one-unit home in most of the country is $832,750, so this loan is a jumbo mortgage, and jumbo pricing and down-payment rules vary by lender. Our jumbo loan and all-cash guide covers what lenders look for at this price.
For a reference rate, we used Freddie Mac's Primary Mortgage Market Survey, which put the 30-year fixed average at 7.40% as of October 15, 2026, unchanged from the week before. At 7.40%, principal and interest on $1,159,960 come to about $8,031 a month. Adding the property-tax upper bound of about $1,153 a month from the table above and $200 for the tour's under-$200 HOA estimate brings the total to roughly $9,384 a month before homeowner's insurance and utilities.
Three things move that number. A jumbo quote can land above or below the survey average, depending on the lender, your credit and the down payment. Every option you add, including a financed backyard, raises the loan; at 7.40%, each $10,000 adds about $69 a month. And the standard solar-and-battery package should lower your electric bill, but Shawood publishes no savings estimate for The Orchards, so we have not counted one.
If a builder or lender quotes you a lower payment, ask for the rate, the APR, the points or buydown cost and how long the rate lasts, and compare the rate with that week's Freddie Mac average.
How Does the Kagari's Price Compare With Recent Northwest One-Story Sales?
To see where the Kagari sits, we pulled MLS data through Repliers on October 19, 2026 for one-story single-family homes built in 2024 or later with 3,300 to 4,100 square feet in ZIP codes 89131, 89143, 89149 and 89166. We windowed closed sales by closing date, October 1, 2025 through September 30, 2026, and checked for pending sales and active listings the same day. Closings from the last weeks of September may still be posting, so that month could rise slightly.
| Measure | Result | Kagari base for comparison |
|---|---|---|
| Closed sales, October 1, 2025 through September 30, 2026 | 17 | No Orchards sales appear in the MLS |
| Median closed price | $1,225,000 | $1,449,950 |
| Median price per square foot | About $332 | About $392 |
| Closed price range | $990,000 to $1,675,000 | Only 1 of 17 closed above $1,449,950 |
| Median lot size | 0.46 acre | 0.46 to 0.55 acre on recorded Orchards lots |
| Homes with 4 or more garage spaces | 1 of 17 | 4 bays standard |
| Pending sales on October 19, 2026 | 1, a 3,313-square-foot Crestwood Ranch home listed at $1,100,000 | No Orchards listings in the MLS |
| Active listings on October 19, 2026 | 6, median list $1,222,475 | 2 of 6 listed above $1,449,950 |
The closings are spread across the year, with no month carrying more than four, so no single month drives the median. The sample is small because the filter is tight, which is the point: these are the homes a Kagari buyer would actually cross-shop.
The Kagari's base price sits about $225,000 above the comparable median and about 18% higher per square foot, before options and lot premiums. Part of that gap is what is standard: four garage bays, the solar-and-battery package and Shawood's construction system. Part of it is simply Shawood's pricing compared with the other new-home builders in this part of the valley. The closest size match closed on September 25, 2026: a 3,691-square-foot one-story home in Crestwood Ranch, the Toll Brothers community, sold for $1,248,000 after an original list price of $1,400,000. For wider monthly context on the valley, see our Las Vegas market report.
How Does the Kagari Compare With Toll Brothers' Mesquite and Shawood's Bristlecone?
Two other new-home plans make useful benchmarks. Toll Brothers' Mesquite is almost exactly the Kagari's size, and Shawood's own Bristlecone at Arcadia in Summerlin is almost exactly its price.
| Dimension | Shawood Kagari, The Orchards | Toll Brothers Mesquite, Crestwood Ranch | Shawood Bristlecone, Arcadia |
|---|---|---|---|
| Starting price | $1,449,950 | $1,232,995 | $1,444,990 |
| Square feet | 3,698 | 3,691 and up | 3,176 |
| Base price per square foot | About $392 | About $334 | About $455 |
| Bedrooms and baths | 4 bedrooms, 4.5 baths | 4 bedrooms, 3.5 baths | 3 bedrooms, 4.5 baths |
| Garage | 4 bays | 3 to 4 bays; RV garage optional | 3 bays |
| Stories | One, per our tour | One, per Toll Brothers | More than one; Shawood lists a first-floor guest suite and a loft |
| Lot | 0.46 to 0.55 acre on recorded lots | Homesites up to half an acre | Not compared |
| Quick move-ins listed | None | 2 | 2 |
According to Toll Brothers' Crestwood Ranch page, the community offers four single-story designs from about 3,313 to 4,288 square feet on homesites up to half an acre, starting at $1,204,995, with the Mesquite listing an optional multi-generational suite and an optional RV garage. Toll also listed two quick move-ins: an Arroyo marked move-in ready at $1,210,000 and a Portwood marked "Quick Move-In 6/2027" at $1,430,000. Our Toll Brothers builder page tracks its other Las Vegas communities.
According to Shawood's Arcadia page, the Bristlecone starts at $1,444,990 for 3,176 square feet, although the page's summary range still began at $1,584,990, and two Arcadia homes were marked move-in ready: a Juniper on homesite 39 at $1,899,950 and a Pinyon on homesite 37 at $1,799,950. Those Arcadia prices are lower than when we checked for the Towa post on September 28, 2026. See our Shawood at Arcadia community page for Summerlin context.
The Orchards had no quick move-ins on Shawood's page on October 19, 2026. The page carried a "Now Selling" banner over plans and starting prices only, with a "Coming soon" label still beside its contact form, and no Orchards home appeared in the MLS. A Kagari there is a build-to-order purchase, so ask for an estimated completion date in writing.
How Can Nevada Real Estate Group Help You Compare the Kagari?
Julie says it in the video: she represents the buyer, not the builder. Shawood's sales consultants represent Shawood, and their job is to present the Kagari well. It is not their job to point out which entity the county lists as the lots' owner, that comparable one-story homes nearby closed for less per foot, or which model features carry an extra charge. Nevada law requires a licensee acting as an agent to disclose each source of compensation in the transaction under NRS 645.252, so ask any agent you work with, including us, to put that in writing at the start.
Nevada Real Estate Group has closed more than 9,600 transactions with more than $4.85 billion in total sales volume, with 150+ agents, 16+ years in business and 9,097+ verified five-star reviews. In 2025 alone, our team closed 789 homes and more than $361.5 million in volume.
When you are ready, we will register you with Shawood before your first visit, request the site plan, the plot plans for the homesites you like, the option pricing for the fifth bedroom and backyard package, and the association's public offering statement. We will also build a side-by-side of the Kagari you would actually buy against the Towa, a Toll Brothers Mesquite and the one-story resale homes on the market that week. If one-story living is the draw, our single-story next-gen homes guide and our guide to whether you need a Realtor for new construction are good next reads.
Call or text us at (702) 637-1759 or email info@nevadagroup.com. Tell us what stood out in Julie and Isabella's tour, whether you would use the bonus room as a fifth bedroom, and what you plan to park in four garage bays.
Frequently Asked Questions
How much does the Shawood Kagari cost?
Shawood's Kagari plan page listed a starting price of $1,449,950 on October 19, 2026, for 3,698 square feet, four bedrooms, 4.5 baths and a four-car garage. The October 11, 2026 video rounded that to about $1.4 million. Both are base prices before the homesite premium and options such as a gas cooktop, a fifth bedroom or a finished backyard, so ask Shawood for an itemized price for the lot and options you want.
Is the Kagari a one-story home?
Our tour shows every room on one level, and the video description calls the Kagari a single-story home. Shawood's own plan page does not state a story count, so confirm it on the floor plan for your homesite. Our earlier Towa tour said all four plans at The Orchards are one story.
Can the Kagari's bonus room become a fifth bedroom?
The tour says the bonus room in the secondary bedroom wing can be an office, a game room or a fifth bedroom. Shawood's community page lists "options for additional bedrooms" at The Orchards and says standard bedroom counts range from four to five. Ask for the option drawing and its price, including whether the fifth bedroom has its own bath and closet.
Is The Orchards in the City of Las Vegas?
No. Clark County's parcel records list the eight recorded lots on Aspen May Court as Clark County jurisdiction in tax district 125, even though the mailing address is Las Vegas, NV 89131. That means county rather than city tax rates, special districts and land-use rules apply. The fiscal 2026-27 district 125 tax rate is $2.7264 per $100 of assessed value.
Are there HOA fees or special assessments at The Orchards?
In the October 11, 2026 video, the team says the association had not been established and that the HOA should be under $200, with no SIDs or LIDs. Assessment Management Group's parcel search returned no assessment records for the eight recorded Aspen May Court lots on October 19, 2026. Request the association's public offering statement, budget and dues schedule before you sign.
What energy features come with the Kagari?
The tour says every Shawood home includes a solar-and-battery package and a water softener. Per the tour, the standard Essential package has one battery, one EV charger and about 20 to 25 solar panels, while the upgraded package in the model has four batteries, two chargers and 24 to 30 panels. Confirm ownership, warranties and the equipment list in your purchase agreement.
Are there quick move-in Kagari homes available?
Not as of October 19, 2026. Shawood's Orchards page showed plans with starting prices under a "Now Selling" banner but no quick move-in homes, and no Orchards home appeared in the MLS that day. A Kagari is a build-to-order purchase, so ask for the estimated completion date and the contract terms for delays.
