Every statistic on this page is sourced from a primary or government dataset, and we refresh these numbers monthly. Because Discovery is an active-builder village with new releases and resales mixed in the same ZIP codes, we present area statistics (89134/89138) as area benchmarks — not village-only claims — and note where builder data differs from resale data.
