Henderson has far more than four, and the difference between them is not a matter of taste; it shows up in the numbers. Eleven communities in the city run staffed guard gates, and in the 12 months ending September 18, 2026 they closed 318 MLS sales at medians ranging from $1,125,000 in Provence Country Club to $8,500,000 in Ascaya, with days on market from 26 in the Foothills at MacDonald Ranch to 91 in Lake Las Vegas SouthShore. The distinction sounds pedantic until you see it on an HOA statement. A guard-gated community has a staffed gatehouse, usually 24 hours a day, where a person checks every non-resident against an authorized list, logs the visit and opens the gate; most also fund roving security patrols and maintain a perimeter wall. A gated community, in the way listing agents use the term, has an electronic gate opened by a transponder, a keypad code or a phone call, with nobody on duty. Both keep the casual through-traffic out, but only one screens who comes in, and only one costs the association a payroll. The practical consequence is cost. First, volume: Anthem Country Club closed more homes than the next two communities combined and did it with the lowest months of supply among the seven-figure communities except Provence, which is why it anchors the luxury tier below. Second, price: the MacDonald Ranch foothills, meaning MacDonald Highlands, Ascaya, the Foothills and the Canyons, produced every Henderson sale above $10,000,000 in the window, and the Canyons' $16,133,950 closing at 3 Climbing Canyon on May 29, 2026 was a 15,000-square-foot house. Third, liquidity: Roma Hills at 24 months of supply, SouthShore at 16.1 and Ascaya at 16.0 are markets where a buyer holds the leverage as of September 18, 2026, while Provence at 2.8 months, the Foothills at 3.4 and Anthem Country Club at 3.6 are still seller-favorable.

Why Do MacDonald Highlands and Ascaya Lead the Ultra-Luxury Tier?

MacDonald Highlands is the most active ultra-luxury address in Henderson and the one most buyers picture when they say guard-gated. It climbs the McCullough Range above the Green Valley floor, wrapped around DragonRidge Country Club, and its plats recorded 64 MLS closings in the 12 months ending September 18, 2026 at a $4,300,000 median, a $5,410,344 average and $835 per square foot, with 70 median days on market. The top sale was $17,000,000 at 555 Magma Peak on January 16, 2026, a 10,000-square-foot home, and four more Highlands closings landed between $13,000,000 and $14,250,000 at 621 Majestic Rim, 607 Alpine Summit, 681 Tranquil Rim and 716 Dragon Peak. Per our community page, the community runs a 24-hour staffed main gate on Stephanie Street and a second staffed gate at the Dragon Rock enclave, HOA dues run $350 to $1,200 a month by enclave, and DragonRidge membership is priced separately. As of September 18, 2026 there were 68 actives at a $5,499,000 median ask, or 12.8 months of supply, so the ultra-luxury resale side has room to negotiate even as the trophy sales keep printing.

Ascaya is the price leader. Its 12 closings in the window carried an $8,500,000 median, an $8,549,583 average and $1,206 per square foot, the highest per-foot figure of any community in Henderson, and its 59-day median DOM is faster than the Highlands despite the price. The top sale, $17,250,000 at 3 Heavens Edge on July 1, 2026, was a 9,588-square-foot home that sold in 31 days, and the next five closings ranged from $9,850,000 to $12,950,000. According to Ascaya's developer page, the community is a guard-gated residential community in the McCullough Mountain Range about 20 minutes from the Strip, with a private clubhouse offering dining and fitness, a zero-edge pool with Olympic-sized lap lanes and private cabanas, tennis and pickleball courts, event spaces, a family park and miles of maintained trails, and it currently lists estate homesites from $1,000,000, Canyon Residences from $2,900,000 and Desert Design Study homes from $11,600,000. Per our community page, Ascaya covers 313 homesites behind a single 24-hour staffed gate with HOA dues of $600 to $1,500 a month. With 16 actives at a $9,995,000 median ask and 16 months of supply as of September 18, 2026, Ascaya is a buyer's market at the very top, and the lot-plus-build path is often the better value than a finished resale.

How Do the Foothills and the Canyons at MacDonald Ranch Compare?

The two other staffed-gate enclaves on the MacDonald Ranch hillside are the ones most buyers overlook, and they are opposites. The Foothills at MacDonald Ranch is the established, tightly held one: 14 closings in the 12 months ending September 18, 2026 at a $2,840,000 median, a $3,207,500 average, $501 per square foot and a 26-day median DOM, the fastest of any guard-gated community in Henderson, with a $7,250,000 top sale. Only 4 homes were active as of September 18, 2026, at a $5,199,999 median ask, which is 3.4 months of supply and a market where a well-priced listing gets multiple showings in its first week. Per our community page, the Foothills is roughly 350 homes behind a 24-hour staffed gate with patrols and perimeter walls, with HOA dues of $300 to $800 a month and no golf course inside the gate; DragonRidge is next door for those who want it.

The Canyons at MacDonald Ranch is the volatile one, because it mixes custom trophy lots with semi-custom homes. Its 31 closings carried a $1,400,000 median but a $2,074,144 average, and that gap is explained by one number: the $16,133,950 sale at 3 Climbing Canyon on May 29, 2026, a 15,000-square-foot estate that was the third-highest sale in the entire valley's guard-gated market for the year. Strip out that closing and the Canyons is a $1,300,000 to $2,500,000 semi-custom community with a 42-day median DOM, 20 actives at a $1,299,900 median ask and 7.7 months of supply. Per our MacDonald Ranch page, the golf-estate and custom enclaves inside the broader plan are gated with private security, and their sub-association dues run $200 to $500 a month on top of a master range that starts near $50. Together, the MacDonald Ranch and Highlands grouping closed 145 homes at a $1,775,000 median and $500 per square foot in the window, with 87 actives and 7.2 months of supply, which makes it the single largest luxury market in Henderson by dollar volume.

What Makes Anthem Country Club the Most Active Guard-Gated Market in Henderson?

Anthem Country Club is the community I recommend most often to buyers who want a staffed gate, golf and a real chance of finding a home in the current inventory, because it has all three. It recorded 98 MLS closings in the 12 months ending September 18, 2026, more than any other guard-gated community in Henderson and the most closings of any community in the valley with a seven-figure median, at a $1,625,000 median, a $1,848,083 average, $444 per square foot and 33 median days on market. The top sale was $8,259,780, and 8 of the 98 closings landed in the third quarter to date through September 18, 2026. Actives stood at 29 with a $2,850,000 median ask, which is 3.6 months of supply and, together with Provence and the Foothills, the tightest guard-gated inventory in the city.

The reason it moves is scale and range. Anthem Country Club is a large community inside the broader Anthem master plan, with resale product from golf-course villas to custom estates on the ridge, so it serves a $1,000,000 buyer and a $5,000,000 buyer at the same time. Per our community page, the gate is staffed 24 hours with patrols, HOA dues run $350 to $800 a month by neighborhood, and the private golf club membership is separate and optional, so an owner who does not play is not paying for the course. That optional-club structure is a big part of why the resale side stays liquid: it broadens the buyer pool well beyond golfers.

Context from the rest of Anthem shows how much the gate is worth here. The full Anthem master plan closed 548 homes at a $649,990 median in the same window, and Sun City Anthem, the 55-plus community next door, closed 343 at $585,000 with 36 median days and 4.4 months of supply. Anthem Country Club's $1,625,000 median is two and a half times the plan-wide figure, and the difference is the staffed gate, the golf frontage and the elevation. According to Walk Score, Sun City Anthem rates 13 for walking and the foothill plans score in the single digits and teens, which is the honest trade-off: nothing inside these gates is walkable to a store, and residents walk the Anthem trail network instead. According to the City of Henderson Parks and Recreation Department, the city maintains over 300 miles of trail and 77 parks, and Anthem's hillside paths connect into that network.

Is Lake Las Vegas SouthShore Worth Its 16 Months of Supply?

Lake Las Vegas SouthShore is the only guard-gated community in Henderson with a lake in it, and that single fact drives both its appeal and its numbers. The staffed-gate section of the Lake Las Vegas master plan recorded 29 closings in the 12 months ending September 18, 2026 at a $1,950,000 median, a $2,434,277 average, $527 per square foot and a $6,400,000 top sale. It also carried a 91-day median DOM, the longest of any guard-gated community in Henderson, and 39 actives at a $2,145,144 median ask as of September 18, 2026, which is 16.1 months of supply. That is a buyer's market by any definition, and it has been for a while; the broader Lake Las Vegas plan is at 11.8 months of supply with 264 closings at a $659,900 median.

What you get for the wait is unique. According to the SouthShore at Lake Las Vegas community site, the enclave is an exclusive guard-gated community where the 18-hole Jack Nicklaus-designed SouthShore Country Club course meanders throughout the property, touching new and established homes, with eleven distinct neighborhoods offering everything from condominiums and semi-custom homes to custom lots. Per our community page, the gate is staffed 24 hours with patrols and perimeter walls, and HOA dues run $400 to $1,000 a month depending on whether a home carries lakefront dock rights. According to Lake Las Vegas's own trails page, the River Mountains Loop Trail runs 34 paved miles past the community toward Lake Mead, which no other gated address in the valley can claim.

My honest read: SouthShore is the right choice for a buyer who wants water and is willing to be patient on resale, and the wrong choice for a buyer who expects to sell in three years. The supply overhang means you should negotiate hard on the way in, insist on a lakefront or golf-frontage lot rather than an interior one, and underwrite a longer hold. The tradeoff for that patience is a $1,950,000 median for a guard-gated golf-and-lake lifestyle that would cost double in the MacDonald Ranch foothills.

How Do Seven Hills' Estate Parcels and Roma Hills Stack Up?

Seven Hills is a large master plan where only the estate parcels sit behind a staffed gate, so I report the gated section separately. Those guard-gated plats recorded 14 closings in the 12 months ending September 18, 2026 at a $2,975,000 median, a $3,117,778 average, $568 per square foot, a $6,500,000 top sale and a 36-day median DOM, with 16 actives at a $3,990,000 median ask and 13.7 months of supply as of September 18, 2026. The full Seven Hills plan, gated and open sections together, closed 118 homes at a $655,000 median with 31 median days, 66 actives and 6.7 months of supply, so the gate multiplies the median by more than four. Per our community pages, every vehicle entering the estate section passes a 24-hour staffed gate, and Terracina, an enclave of roughly 180 homes, adds a second staffed gate with HOA dues of $300 to $600 a month against $200 to $600 for the master and sub-associations elsewhere in the plan. Rio Secco Golf Club runs through the middle. According to Walk Score, Seven Hills rates 20 for walking and 12 for transit, which is typical of the foothill plans.

Roma Hills is the smallest and least liquid guard-gated community in the city, and that is a feature for the right buyer. It is a custom-home enclave on the hillside between MacDonald Highlands and Ascaya, and its 4 closings in the window carried a $1,775,000 median, a $1,799,500 average, $292 per square foot and a $2,300,000 top sale in 35 median days. With 8 actives at a $2,588,888 median ask as of September 18, 2026, Roma Hills sits at 24 months of supply, the highest in Henderson. Per our community page, the 24-hour staffed main gate is backed by a second inner gate at the Obsidian enclave, HOA dues run $200 to $800 a month by tier, and the community keeps a small park with tennis inside the walls. The $292 per-foot median is the lowest of any guard-gated Henderson community by a wide margin, which means Roma Hills buys the most house per dollar behind a staffed gate in the city; the price of that value is thin resale and long marketing times if you ever need to exit quickly.

Which Green Valley Guard-Gated Enclaves Offer the Best Value?

The flat, mature part of Henderson has its own staffed-gate communities, and they are consistently cheaper per foot than the hillside ones because they trade views for trees. Provence Country Club is the standout on the data: 38 closings in the 12 months ending September 18, 2026 at a $1,125,000 median and a $1,130,113 average, a tight $1,425,000 top sale, $328 per square foot and 31 median days, with just 9 actives at a $1,269,000 median ask as of September 18, 2026. That is 2.8 months of supply, the tightest guard-gated market in Henderson, and 7 of the 38 closings came in the third quarter to date. Per our community page, Provence is 286 homes behind a 24-hour controlled-access gate with a community pool and perimeter walls, and, despite the name, there is no golf course and no club dues, which is why the HOA runs a modest $200 to $300 a month. It is the best entry point into staffed-gate Henderson for a buyer near $1,000,000.

The Fountains and Quail Ridge Estates are the two custom-estate enclaves off Green Valley Parkway and Eastern Avenue, each with 7 closings in the window. The Fountains closed at a $2,000,000 median, a $2,139,286 average, $373 per square foot and a $2,800,000 top sale in 57 median days, with 6 actives at a $2,400,000 ask and 10.3 months of supply; per our community page it is 400-plus homes behind a 24-hour staffed gate with patrols, tennis courts and HOA dues of $250 to $600 a month, the highest in the Green Valley corridor. Quail Ridge Estates closed at a $1,475,000 median, a $1,610,714 average, $352 per square foot and a $2,400,000 top sale in 31 median days, with 4 actives at a $2,500,000 ask and 6.9 months of supply; per our community page it is fewer than 200 custom homes on 150 acres, established in 1997 behind a 24-hour staffed gate, with HOA dues of $300 to $700 a month.

Legacy at Green Valley rounds out the corridor. It did not fall out of the Repliers pull as a distinct plat, so there is no 12-month row for it, but per our community page it has run a 24-hour staffed gate since 1989, one of the longest continuously guarded communities in the city, covering roughly 600 homes on 400 acres around the Legacy Golf Club with HOA dues of $200 to $500 a month. For a buyer who wants a staffed gate, golf frontage, mature trees and a Green Valley address in the $800,000 to $1,500,000 range, Legacy is the community to tour alongside Provence.

Where Are Henderson's Attainable Gated Communities?

The attainable tier splits into two groups: staffed-gate communities that happen to be priced below the luxury names, and electronically gated sections of open master plans. Madeira Canyon leads the first group. Per our community page, it is a hillside community of 1,200-plus homes in ZIP 89011, east of Anthem and adjacent to Roma Hills, with a 24-hour staffed guard gate covering every home at every price tier, a recreation center with a pool, a trail system and HOA dues of $150 to $400 a month. It did not surface as its own plat in the Repliers pull, so I will not invent a median, but its parent ZIP closed 1,234 homes at a $480,000 median in the 12 months ending September 18, 2026, and Madeira Canyon resales sit above that figure. Tuscany Village is the other: per our community page, it is a fully guard-gated golf community in the same ZIP with 24-hour staffed entry, roughly 450 acres, about 1,200 households, a full recreation center and HOA dues of $150 to $350 a month, with resales near $550,000 and townhomes lower. Do not confuse it with Tuscany Residential next door, which is not guard-gated and carries $50 to $120 dues.

The second group is where most buyers who say they want a gated home actually end up, because the price is right. Sun City Anthem, the 55-plus community that closed 343 homes at a $585,000 median in the window, is an open plan with gated entry on select villages; Pinnacle Village is the one true gated section and the Terra Bella condos have their own gate, both electronic, and per our Terra Bella page the guard-gated 55-plus alternative is Solera at Anthem. Green Valley Ranch is an open master plan with a handful of card-gated sub-associations and HOA dues of $60 to $180 a month, in a ZIP that closed 906 homes at a $635,000 median. MacDonald Ranch gates its golf-estate enclaves electronically with private patrols on $50 to $500 dues. Calico Ridge is largely open with gated sub-neighborhoods rather than a single perimeter, on $75 to $200 dues, in a ZIP, 89002, that closed 482 homes at a $469,370 median. According to Walk Score, Calico Ridge rates 6 for walking, and the guard-gated hillsides are no better, so the electronic gate costs you nothing in walkability that the staffed gate would have delivered.
