Anthem Country Club is the guard-gated golf neighborhood inside the Anthem master plan in Henderson, the community Del Webb opened in 1998 together with Sun City Anthem and Anthem Coventry. Behind its gate sit homes built mostly between 1999 and 2004 around a private course by Hale Irwin and Keith Foster. The Anthem Country Club community page carries the live listings.
For this update I pulled every Anthem Country Club sale that closed in GLVAR's MLS between October 1, 2025 and September 30, 2026, counted by closing date, along with the same window for MacDonald Highlands, Seven Hills and Red Rock Country Club in Summerlin. Earlier versions of this guide carried figures I could not trace to a source, including a 1,510-home count, a $1.42 million median, $245 to $310 monthly dues, sub-village names, the wrong schools and membership costs; they are replaced by the MLS record and by what the club, the association and the school district publish. The method is at the end.
Anthem Country Club is the guard-gated golf neighborhood inside Del Webb's Anthem master plan in Henderson, ZIP 89052. In GLVAR MLS closings from October 1, 2025 to September 30, 2026, 101 homes sold at a $1,630,000 median, or $448 a square foot, from $550,000 to $8,259,780. The private club, with its Hale Irwin and Keith Foster course, sells memberships separately and publishes no fees.
- 101 Anthem Country Club homes closed from Oct 1, 2025 to Sep 30, 2026 at a $1,630,000 median.
- MacDonald Highlands closed at a $4,300,000 median and Seven Hills plats at $700,000 in that window.
- MLS fee entries point to association dues of about $386 a month in 2026, probably billed quarterly.
- Club membership is separate from the HOA, needs a member's sponsorship, and has no published fees.
- Homes sold without a price cut went under contract in 18 days; homes with a cut took 91.

Where Does Anthem Country Club Sit Inside Henderson?
Anthem is the master plan on the southern edge of Henderson, climbing into the foothills below Black Mountain. According to the Anthem Country Club Community Association, the homeowners association for the gated neighborhood, the Country Club covers "one thousand-plus acres" behind a guarded gate. According to the Las Vegas Review-Journal's 1998 grand-opening report, Del Webb secured the Anthem land in a swap with the Bureau of Land Management, and the development measured 4,758 acres; a 1999 follow-up put the holding above 5,000 acres.
All 101 closings and all 34 current listings in the Anthem Country Club parcels carry ZIP 89052; none of the plats in 89044, which covers Anthem Highlands and part of Sun City Anthem, belongs to the Country Club.
Elevation figures in circulation disagree. The club's golf page describes the course as "resting at 2,600 ft elevation in the foothills of Black Mountain" and "just 15 minutes South of the Las Vegas Strip." Those are the club's figures for the course, not a survey of every lot, so test the drive at the hours you would make it. I dropped the old claim that the gate runs 4 to 6 degrees cooler than the Strip; no weather-service source supports it.
Views are best checked lot by lot. On the 101 closings, listing agents recorded a city view on 23 and a golf-course view on 25; 45 had no view recorded. According to the Bureau of Land Management, Sloan Canyon National Conservation Area, designated in November 2002, covers about 48,438 acres and "forms the southern mountainous skyline" of Las Vegas and Henderson. According to the Bird and Hike trail guide, the Black Mountain Trail (BLM 404), a strenuous 7.6-mile round trip, starts on the paved Anthem East Trail from a public trailhead in Anthem's neighborhoods; I found no source for the old claim of a trailhead inside the gate.
What Did Del Webb Build at Anthem Country Club?
Del Webb, now a PulteGroup brand, launched Anthem as three subdivisions at once. According to the Review-Journal's report on the October 24, 1998 grand opening, about 2,000 people walked through the 13 model homes at Anthem Country Club that day, while two golf courses, one at Sun City Anthem and one at the Country Club, were nearing completion. The 1999 follow-up reported that the Country Club opened its course in April 1999 and a 13,700-square-foot athletic club in May, the same 13,700 square feet the club lists today for its fitness center and pool.
Del Webb was not the only builder. According to the Las Vegas Sun, Henderson planners approved a 43-lot single-family development on 26.5 acres inside Anthem Country Club for Terravita Home Construction in August 1999. (Earlier versions said the land came from American Nevada Corporation; the contemporary reports describe the federal exchange.)
The MLS shows what stands there now. Of the 101 homes that closed in the window, 96 were built between 1999 and 2004; the newest was a 2012 build. Seventy were single-story, 29 two-story and 2 three-story. The median home had 3,537 square feet on a 0.29-acre lot, with lots running from 0.14 to 1.2 acres and 6 of the 101 at half an acre or more. Sixty-two listed a private pool.
The MLS has no sub-village names. Every sale is recorded under a numbered plat, "Anthem Cntry Club Parcel" plus a number, up to Parcel 43; 33 parcels had a closing or listing in the window, and Parcel 43 had the most closings, 10. Ask for the parcel number on any home you tour, because the resale documents and any second association fee are tied to it, and exterior changes go through the association's Architectural Review Committee.
How Much Do Anthem Country Club Homes Cost in 2026?
The median Anthem Country Club home closed at $1,630,000, or $448 a square foot, in the 12 months to September 30, 2026. Closings ran from $550,000 for a 1,720-square-foot home to $8,259,780 for a 15,873-square-foot estate on a one-acre lot; the middle half fell between $1,025,000 and $2,275,000.
For scale, according to News 3's report on Las Vegas REALTORS figures, the median existing single-family home in Southern Nevada sold for $470,000 in September 2026, the same as a year earlier. The Anthem Country Club median is about 3.5 times that, though one figure covers a month and the other 12. (The Las Vegas REALTORS statistics page still showed July on October 26, 2026.)
Price tracks size and lot more than anything else. Here is how the 101 closings break down:
| Price band | Closings | Median size | Median price per sq ft | Single-story | Median lot |
|---|---|---|---|---|---|
| Under $1M | 24 | 1,942 sq ft | $374 | 24 of 24 | 0.18 acre |
| $1M to $1.5M | 19 | 2,678 sq ft | $402 | 13 of 19 | 0.24 acre |
| $1.5M to $2M | 25 | 3,693 sq ft | $474 | 20 of 25 | 0.33 acre |
| $2M to $3M | 20 | 4,000 sq ft | $579 | 10 of 20 | 0.34 acre |
| $3M to $5M | 10 | 6,297 sq ft | $547 | 3 of 10 | 0.44 acre |
| $5M and up | 3 | 14,975 sq ft | $520 | 0 of 3 | 1.0 acre |
Three readings matter. First, a quarter of the closings were under $1 million, all single-story homes with a median of 1,942 square feet, so the claim, still found online, that Anthem Country Club starts at about $1.2 million is not what the MLS shows. Second, the 70 single-story homes closed at a $1,290,000 median ($446 a square foot, 2,858 square feet) and the 29 two-story homes at $2,300,000 ($466 a square foot, 4,793 square feet); most of that gap is size, not a per-foot premium. Third, price per foot peaks at about $579 in the $2 million to $3 million band. The old per-foot premiums for view, fairway, single-story and pool homes had no source and are gone.
Don't read a trend into small samples. Monthly closings ran from 3 in October 2025 to 13 in January, March and April 2026, with 4 each in August and September; September can still rise slightly as late records post. The 55 closings from October through March had a $1,460,000 median and the 46 from April through September $1,740,000, a difference in which homes sold, not appreciation. On October 26, 2026, the MLS showed 31 active listings, 2 coming soon, 1 active under contract and 1 pending; the 33 active and coming-soon homes had a $2,595,000 median asking price, from $660,000 to $5,950,000. At the past year's pace of about 8.4 closings a month, 31 active listings are roughly 3.7 months of supply.
What Does Anthem Country Club Golf Membership Cost?
The club does not say. Anthem Country Club, the private club, is separate from the homeowners association, whose site states that the "social and golf membership club are a separate entity and by membership only." Buying behind the gate does not make you a member.
According to the club's membership page, it is "an Arnold Palmer Golf Managed Private Club" with "Membership by Invitation Only": every new member receives an invitation from, and is sponsored by, an existing member, and newcomers can be introduced through an ambassador committee. The same page says membership "does not require residency inside the gated community." The club's membership types page lists three categories:
- Social membership: the six tennis courts, four pickleball courts, multi-sport court, fitness center and classes, resort-style pool, dining rooms and events, without golf.
- Golf membership: everything in social plus the 18-hole course and practice area.
- National Golf membership: for members who live outside the Las Vegas area, with 24 rounds of golf a year per member.
None of those pages publishes an initiation fee, dues, food-and-beverage minimum or assessment, and neither does the association. Earlier versions of this guide quoted dues and initiation in one section while saying in another that none was published; that figure is gone. Ask the membership office for the current schedule in writing, including whether a membership can transfer with a home: in the window, one listing advertised a golf membership as included and another called it negotiable, and the club's rules, not the listing, decide it.
The course is well documented: the membership types page describes a par-72, 7,373-yard championship course "designed by Hale Irwin and Keith Foster," with six lakes, canyons and bentgrass greens.
How Does Anthem Country Club Compare to MacDonald Highlands and Seven Hills?
On the same 12-month window these three Henderson golf communities sit at very different price points. I measured each from the MLS plats that carry its name, single-family homes only:
| Dimension | Anthem Country Club | MacDonald Highlands | Seven Hills (plats beginning Seven Hills) |
|---|---|---|---|
| ZIP | 89052 | 89012 | 89052 |
| Closings | 101 | 71 | 100 |
| Median closing price | $1,630,000 | $4,300,000 | $700,000 |
| Closing price range | $550,000 to $8,259,780 | $1,315,000 to $17,000,000 | $340,000 to $6,500,000 |
| Median price per sq ft | $448 | $765 | $304 |
| Median days, listing to contract | 33 | 50 | 28 |
| Median lot | 0.29 acre | 0.40 acre | 0.16 acre |
| Year built, homes that closed | 1999 to 2012 | 35 of 71 built 2020 or later | Median about 2000 |
| Golf course | Anthem Country Club, Hale Irwin and Keith Foster, par 72 | DragonRidge Country Club, Jay Morrish and David Druzisky, par 72 | Serket, formerly Rio Secco, Rees Jones, par 72 |

MacDonald Highlands closed at about 2.6 times the Anthem Country Club median, and the year-built row explains much of it: 35 of its 71 closings were homes built in 2020 or later, while Anthem Country Club has had no new construction in years. Per square foot it ran about 1.7 times Anthem's figure. Its count includes the plats recorded as Foothills at MacDonald Ranch, which the City of Henderson's homeowners-association map places inside The Foothills at MacDonald Ranch Master Association, the association it also lists as MacDonald Highlands. (The earlier table's $3.85 million and $1.05 million medians do not match the MLS.) The MacDonald Highlands buyer's guide covers that community's lot and custom-build questions.
Seven Hills is harder to measure cleanly. The plats whose recorded names begin with Seven Hills closed at a $700,000 median, about 57% below Anthem Country Club, but several Seven Hills neighborhoods are recorded under other names, so this column describes the Seven Hills-named plats, not the whole community. The Seven Hills buyer's guide breaks those neighborhoods out. The golf facts come from the DragonRidge page on the MacDonald Highlands site, DragonRidge Country Club and Serket, "formerly Rio Secco Golf Club." The old rows for total homes, Strip-view share and "best for" had no source.
Which Schools Are Zoned for Anthem Country Club?
According to the Clark County School District's zoning data for the 2026–27 school year, Anthem Country Club is zoned to:
- Elementary: Frank Lamping Elementary School, 2551 Summit Grove Drive
- Middle: Del E. Webb Middle School, 2200 Reunion Drive
- High: Coronado High School, 1001 Coronado Center Drive
I checked this by testing the map coordinates of the 135 Anthem Country Club sales and listings in the window (133 distinct points) against the district's attendance-zone layer, and every one fell in the same three zones. That corrects earlier versions of this guide, which named John C. Vanderburg Elementary and Liberty High School and attached ratings to them. I don't rate schools here; the district publishes the zones and the state publishes school report cards.
Zones change, and the address is what counts. Before you write an offer, enter it in the district's zoning search and keep a copy of the result with your due-diligence file. Magnet programs admit by application, not address, so ask the district about deadlines if one matters to you.
What Are the HOA Fees and Who Runs the Amenities at Anthem Country Club?
Every owner pays the Anthem Country Club Community Association, whose assessment page sits behind a homeowner login. So I read the fee where buyers first see it, in the MLS association-fee field on the 101 closings, and the entries follow a clear pattern.
Sixty-two listings entered a figure between $1,062 and $1,159, and 24 entered one between $354 and $386. The pairs line up at three to one: $1,157 against $386, and $1,064 against $355. Listings entered in 2026 mostly show $1,157 or $386, and 2025 listings mostly show $1,064 or $355. The simplest reading is one quarterly bill, which some agents enter per quarter and others per month. On that reading the 2026 association fee is about $386 a month, or about $4,628 a year, roughly 9% above the 2025 entries. Eight of the 101 listings also showed a second association fee, and 15 carried some other figure in the main field. Get the exact assessment and any sub-association fee from the resale package, which the association delivers through HomeWiseDocs, according to its resale packages page.

The bigger correction is about amenities. Earlier versions said the association fee covered a pool, fitness room, tennis and pickleball courts. The club's pages list the pool, the 13,700-square-foot fitness center, six tennis courts and four pickleball courts as membership amenities, while the association's public pages point to the guard gate and security, architectural review, landscape and deed-restriction enforcement as its work. A non-member owner pays for the gate and common areas, so price a social membership in if you want the pool and courts. The old trail, park and open-space figures had no source.
For context across the valley, the Henderson HOA fees guide shows how master and sub-association dues stack in other communities.
What Should Buyers Know About Anthem Country Club Resale Values?
The MLS answers the two resale questions that matter: how fast homes sell and how close to asking. In the 12-month window, the median home went under contract 33 days after listing. GLVAR's days-on-market count stops at the contract, so this measures listing to contract, not listing to closing; the median closing came 20 days after the contract. Homes closed at a median 96.9% of their final asking price and 95.0% of their original asking price.
The split that matters is whether the price was cut. The 75 homes that sold without a cut went under contract in a median 18 days at 96.7% of their asking price; 26 of them went under contract within a week at a median of full asking price, and 10 of the 75 sold above asking. The 26 homes that cut their price took a median 91 days and sold at 89.1% of their original asking price. That is the clearest evidence in the data for pricing a home against the most recent closings in the gate on the first day rather than testing the market.

For the wider market, according to the Federal Housing Finance Agency's all-transactions house price index for the Las Vegas metro, prices rose about 1.1% from the fourth quarter of 2024 to the fourth quarter of 2025, and about 2.8% in the year to the second quarter of 2026. The earlier claims of 6.4% metro growth in 2025 and a 6.8% gain on a 38-month hold had no support and are gone.
Anthem Country Club is a resale market of homes mostly 22 to 27 years old, so condition separates prices more than the address does. For a fresh comp set on a specific street, ask for closings from the same parcel number within the last six months, and read the Las Vegas luxury home market report for how the $1 million-plus tier is moving across the valley.
How Does Anthem Country Club Compare to Red Rock Country Club Across the Valley?
Red Rock Country Club in Summerlin is the closest west-valley match, a golf neighborhood of similar age. Measured the same way:
| Dimension | Anthem Country Club | Red Rock Country Club |
|---|---|---|
| Location and ZIP | Henderson, 89052 | Summerlin, Las Vegas, 89135 |
| Closings | 101 | 74 |
| Median closing price | $1,630,000 | $2,027,500 |
| Closing price range | $550,000 to $8,259,780 | $1,100,000 to $6,300,000 |
| Median price per sq ft | $448 | $552 |
| Median days, listing to contract | 33 | 38 |
| Median lot | 0.29 acre | 0.22 acre |
| Year built, homes that closed | 1999 to 2012 | 1999 to 2006 |
| Single-story share | 70 of 101 | 33 of 74 |
| Main MLS association-fee entry, 2026 listings | $1,157 or $386 (about $386 a month) | $900 or $300 (about $300 a month) |
| Golf | One 18-hole course, Hale Irwin and Keith Foster | Two Arnold Palmer courses: Mountain (private) and Arroyo (semi-private) |
Red Rock Country Club closed about 24% above Anthem Country Club at the median and about 23% above it per square foot, on smaller lots, with fewer single-story homes. Its fee entries show the same three-to-one pattern. According to Summerlin's golf guide, Red Rock Country Club has "two Arnold Palmer-designed championship courses," the private Mountain Course and the semi-private Arroyo Course; TPC Summerlin is a separate private club. The earlier table's 975 homes, $1.55 million median and drive times could not be verified. The Red Rock Country Club guide goes deeper on that side of the valley, and The Ridges in Summerlin is another west-valley guard-gated option.
Which Buyer Requirements Does Anthem Country Club Fit?
Match a stated requirement to what the record shows:
- Budget near $1 million to $2 million. Forty-four of the 101 closings fell between $1 million and $2 million, and the median was $1,630,000. Under $1 million, the 24 closings were all single-story homes with a median of 1,942 square feet.
- Single-level living. Seventy of the 101 homes that closed were single-story, including every sale under $1 million.
- A larger lot without a custom build. The median lot is 0.29 acre, larger than the Seven Hills plats' 0.16 and Red Rock Country Club's 0.22, though only 6 of 101 closings sat on half an acre or more.
- A guarded gate with optional club costs. The association fee covers the gate; golf, pool and courts are optional club memberships.
- A financed purchase above the conforming limit. Of the 101 closings, 84 were above the 2026 conforming loan limit of $832,750, and 74 were above $1,040,938, the price at which a 20% down payment still leaves a jumbo loan.
Where it does not fit: a buyer who wants a new home (none of the 101 closings was built after 2012, while 35 of 71 MacDonald Highlands closings were built in 2020 or later), a budget below about $550,000, or a requirement to live on the west side of the valley, where Red Rock Country Club and The Ridges are the counterparts. For other gate-and-golf choices, see the guard-gated communities page and the golf communities page.
What Hidden Costs Should Country Club Buyers Plan For?
Four line items sit outside the purchase price and the association fee.
- Club membership, if you want it. The club publishes no initiation, dues, food-and-beverage minimum or capital assessment, so get the current figures in writing from the membership office before you remove contingencies. A social membership is the price of using the pool, fitness center and courts.
- A second association fee. Eight of the 101 listings showed a second fee in MLS, and the City of Henderson's association map lists the Anthem Community Council as the master association above Anthem Country Club. The resale package shows whether a specific parcel carries a second fee, whether the bill includes a master assessment, and what each is for.
- Property taxes after closing. The seller's annual tax bill shown in MLS had a median of $7,566 across the 101 closings, with the middle half between roughly $5,300 and $9,900. Your bill depends on the assessed value and on claiming Nevada's primary-residence cap; the Nevada 3% versus 8% property tax cap guide explains the claim, and a sale does not reset the cap on its own.
- Age of the house. Ninety-six of the 101 homes that closed were built between 1999 and 2004, so original roofs' underlayment, HVAC systems, water heaters and pool equipment are 22 to 27 years old unless replaced. Order a full inspection plus a roof and pool inspection, and ask for replacement dates in the seller's disclosure.
What Should Investors Know About Country Club Rentals?
In the 12 months from October 1, 2025 to September 30, 2026, 55 Anthem Country Club homes leased through the MLS, dated by lease signing, at a median of $3,195 a month, from $2,100 to $26,000. Most leased homes were the smaller ones: the median leased home had 1,942 square feet.
Set rents against prices of similar size and the yields are thin. Homes under 2,500 square feet leased at a median $2,950 a month (37 leases) and sold at a median $723,500 (24 closings), a gross yield of about 4.9% before dues, taxes, insurance and vacancy. Homes of 3,000 square feet and up leased at a median $6,500 (13 leases) against a median sale price of about $2.0 million (66 closings), about 3.9% gross. According to Freddie Mac, the 30-year fixed rate averaged 7.32% on October 22, 2026, so a financed purchase at those yields costs more to carry than it earns.
The old rent ranges and corporate-rental rates could not be reproduced and are replaced by these lease records. Before buying to rent, read the association's governing documents for lease minimums and registration rules, and check Henderson's short-term rental rules directly with the city.
Frequently Asked Questions
Is Anthem Country Club the same as Sun City Anthem?
No. Both sit inside the Anthem master plan, but they are separate subdivisions with separate associations. Anthem Country Club is the guard-gated, all-ages golf neighborhood in ZIP 89052; Sun City Anthem, which its association describes as a 55+ community, is covered in the Sun City Anthem 55-plus guide. Its association says Revere Golf Club is a separate entity, not affiliated with it, that offers residents discounted green fees.
Do I have to join the club to buy in Anthem Country Club?
No. The association states that the social and golf club is a separate entity, open by membership only, and the club says new members are sponsored by an existing member and need not live inside the gate. Owners who don't join still pay the association fee, an estimated $386 a month in 2026 based on MLS entries; the association's own assessment page is for homeowners only.
How does Anthem Country Club compare to Anthem Coventry?
Coventry Homes at Anthem is a separate neighborhood outside the Country Club gate at lower prices. In the same window, the 22 closings under the Coventry Homes at Anthem plats had a $692,500 median, from $575,000 to $950,000. The club sells memberships to non-residents, so living outside the gate doesn't rule out joining. The Anthem master plan buyer's guide compares every Anthem neighborhood side by side.
What happens if I buy in Anthem Country Club but never play golf?
You pay the association fee and nothing to the club. The fee covers the guarded gate and common areas; the pool, fitness center, tennis and pickleball courts are club amenities that need at least a social membership. Neither the club nor the association publishes how many owners are members.
Are there age-restricted sections within Anthem Country Club?
No. Anthem Country Club is not age-restricted; Sun City Anthem, the master plan's large 55+ community, has its own association and amenities. What Anthem Country Club does have is a high share of single-level homes: 70 of the 101 that closed between October 1, 2025 and September 30, 2026 were single-story.
How does the Anthem Country Club course compare with other Henderson golf?
Nearby alternatives include DragonRidge Country Club in MacDonald Highlands and Serket, the former Rio Secco. I won't hand you a ranking; the ones quoted in community write-ups are usually unattributed. What is documented is the design: a par-72, 7,373-yard Hale Irwin and Keith Foster course that the club places at 2,600 feet. Play it before you buy for it.
What financing do Anthem Country Club buyers need?
Most need a jumbo loan or cash. Of the 101 closings, 84 were above the 2026 conforming limit of $832,750 set by the Federal Housing Finance Agency, and 74 were high enough that 20% down still leaves a jumbo loan. Freddie Mac's 30-year fixed average was 7.32% on October 22, 2026; jumbo pricing varies, so compare written quotes. The luxury financing guide covers jumbo and all-cash options.
Which Sources Inform This Anthem Country Club Guide?
Method. The market figures are my pull of GLVAR MLS records through Repliers on October 26, 2026. Anthem Country Club is the 39 plat names in ZIP 89052 beginning "Anthem Cntry Club Parcel," "Anthem Ctry Club Parcel" or "Anthem Cc Parcel." Closings are windowed by closing date, October 1, 2025 to September 30, 2026, because GLVAR's sold date is the contract date. Days on market run from listing to contract. MacDonald Highlands is the ZIP 89012 plats named MacDonald or McDonald Highlands, MacDonald Foothills, Foothills at MacDonald Ranch, Palisades and Highlands; every one of its closings falls inside The Foothills at MacDonald Ranch Master Association (MacDonald Highlands) on the City of Henderson's association map. It leaves out Terrazzo, which sits inside that map area but which MLS records describe as its own gated community with its own association, and Neo, Obsidian and Ascaya. Seven Hills is the ZIP 89052 plats whose names begin with Seven Hills (or 7 Hills). Red Rock Country Club is the ZIP 89135 Red Rock Country Club and Red Rock Golf Club plats. All four comparisons use single-family homes only. Leases are dated by lease signing and cover every Anthem Country Club parcel name in the lease records, including Parcel 23 and abbreviated "Am" spellings. Every Anthem Country Club closing in the window also falls inside the Anthem Country Club Community Association on the City of Henderson's association map. The association-fee reading is my interpretation of MLS entries, not a published figure.
