Henderson has a reputation as a drive-everywhere suburb, and the citywide numbers back that up: Walk Score rates the city as a whole at 30 out of 100, which its scale labels car-dependent. But a citywide average hides the real story. A one-mile stretch of Water Street scores 85, Green Valley Ranch sits at 52 with more than a hundred restaurants inside the neighborhood, and two of the newest master plans in the city, Cadence and Inspirada, were designed around parks and trail grids that Walk Score has not even mapped yet. Where you land inside Henderson decides whether the car stays in the garage on a Saturday.
I have sold homes in every one of the neighborhoods below, and walkability comes up in more buyer conversations every year, usually from people relocating out of a California or Pacific Northwest city where they walked to coffee. This guide ranks the most walkable neighborhoods in Henderson using three things I can actually verify: Walk Score's published neighborhood scores, the City of Henderson's own parks and trails inventory, and Las Vegas MLS data pulled through Repliers on September 19, 2026 for closings in the 12 months ending September 18, 2026. The most walkable neighborhoods in Henderson are the Water Street District downtown (Walk Score 85 at City Hall), Green Valley Ranch (52), Southfork (51) and Whitney Ranch (42), followed by the park-built master plans Cadence and Inspirada. Henderson's citywide Walk Score is only 30, so pick the block, not the city: Green Valley Ranch's ZIP closed at a $635,000 median in the 12 months ending September 18, 2026, while Water Street's 89015 closed at $405,000.

What Does Walkable Actually Mean in Henderson?
Walkability in Henderson is a different animal from walkability in Portland or Chicago, and it helps to define the term before ranking anything. Walk Score, the most widely used measure, scores an address from 0 to 100 based on how many errands you can complete on foot: groceries, restaurants, coffee, schools, parks and shopping within roughly a quarter mile to a mile, with penalties for long blocks and low intersection density. According to Walk Score, Henderson as a city rates 30 for walking, 25 for transit and 44 for biking, and the scale labels anything under 50 as car-dependent, meaning most errands require a car. Only one neighborhood in its Henderson ranking, Green Valley Ranch, clears 50, and even that lands in the somewhat-walkable band where some errands can be accomplished on foot.
That number understates what Henderson residents actually do on foot, because Walk Score measures errands, not recreation. According to the City of Henderson Parks and Recreation Department, the city maintains 77 parks, 8 recreation centers, 105 athletic fields and over 300 miles of trail, and a huge share of daily walking in this city happens on those trails rather than to a store. A family in Cadence can walk to a 50-acre park, a lap pool and a splash pad without ever crossing an arterial, and Walk Score gives that neighborhood no score at all because the retail sits on the perimeter.
So this ranking uses both lenses. For errand walkability I use Walk Score's published neighborhood scores as of September 19, 2026, and for recreational walkability I use the city's trail inventory and each master plan's own park network. Then I attach what homes actually cost, using Las Vegas MLS data pulled through Repliers on September 19, 2026, so you can see the trade-off between walkability and price in dollars rather than adjectives. Which Henderson Neighborhoods Rank Highest for Walkability?
The table below is the ranking this whole guide hangs on. Walk Score, Transit Score and Bike Score are Walk Score's published neighborhood figures as of September 19, 2026, and Water Street uses the score for 240 South Water Street, the City Hall address, because Walk Score does not publish a downtown-Henderson neighborhood page. Cadence and Inspirada have no published neighborhood score, and I say so rather than guess. Two things jump out of that table. First, errand walkability and price are not correlated the way people assume. The most walkable address in the city, Water Street, sits in the cheapest ZIP in the ranking, and the least walkable, Lake Las Vegas, carries the highest master-plan median and the longest days on market at 59. Second, the top three named neighborhoods, Green Valley Ranch, Southfork and Whitney Ranch, are all 1990s-era Green Valley product, which tells you that walkability in Henderson is mostly a function of age and retail adjacency, not new design. The newer plans make up for it with parks, which is the next several sections.
Why Is the Water Street District Henderson's Most Walkable Address?
Downtown Henderson is the one place in the city where the Walk Score label flips from car-dependent to very walkable. According to Walk Score, the City Hall address at 240 South Water Street rates 85 for walking, 37 for transit and 54 for biking as of September 19, 2026, and its description reads that most errands can be accomplished on foot. Nothing else in Henderson comes within 30 points of that. The reason is simple urban form: Water Street is a one-mile, pre-master-plan main street running from Ocean Avenue at the south end to Lake Mead Parkway at the north, with short blocks, storefronts on the sidewalk, and civic anchors clustered together.
The city has been rebuilding this corridor deliberately for three decades. The Henderson Redevelopment Agency was formed in 1995 to revitalize the older parts of the city, and in 2002 the city branded the downtown core as the Water Street District. According to the Henderson Redevelopment Agency, the district's vision is an authentic downtown core that is welcoming to everyone, combining community gathering space, retail, professional services, family and nightlife entertainment, employment centers and places to call home, and the agency backs that with flexible downtown zoning, Opportunity Zone funding and New Markets Tax Credits that are not available elsewhere in the valley. The anchors are already on the ground: Henderson City Hall, the Henderson Events Plaza, the practice arena used by the Henderson Silver Knights, The Pass casino with its 2024 Atwell Suites hotel, and a run of independent breweries, coffee houses and restaurants along the street, plus a farmers market, parades, festivals and the Super Run car show that close the corridor to traffic several times a year.
The housing reality is that most of the homes within walking distance are older single-family and duplex product in Old Town Henderson, ZIP 89015, plus new mixed-use apartments coming online on the corridor itself, including The Watermark's 151 units. In the 12 months ending September 18, 2026, ZIP 89015 recorded 638 MLS closings at a $405,000 median and 30 median days on market, with 18% of closings built in 2025 or later, and 262 actives at a $445,000 median ask as of September 18, 2026. That is the most affordable walkable ZIP in Henderson by a wide margin. The trade-off is housing age and lot-by-lot variability; I tell buyers to walk their target blocks at different times of day before writing an offer.

How Walkable Is Green Valley Ranch and The District?
Green Valley Ranch is the most walkable named neighborhood in Henderson, and it is the one I show first to buyers who want a cafe within a ten-minute stroll rather than a trailhead. According to Walk Score, Green Valley Ranch rates 52 for walking, 28 for transit and 46 for biking, with 14,013 residents, about 111 restaurants, bars and coffee shops inside the neighborhood, and an average of 2 such places reachable within a five-minute walk. Walk Score labels it somewhat walkable, meaning some errands can be accomplished on foot, and it is the only Henderson neighborhood to earn that label.
The engine behind that score is The District at Green Valley Ranch, the open-air town center on Green Valley Parkway at Paseo Verde. Our community page for the area counts 40-plus shops and restaurants at The District, with condos and townhomes stacked above and beside the retail, the AAA Four-Diamond Green Valley Ranch Resort next door, and a small central green. Buy in the District's own residential buildings, or in the Green Valley Ranch streets just west of the parkway, and you can genuinely walk to dinner, a movie, a grocery run and a park. Paseo Verde Park, Discovery Park and Cornerstone Park's lake loop are all inside the neighborhood or on its edge, linked by the landscaped parkway paths.
What it costs: Green Valley Ranch is mostly ZIP 89052, which recorded 906 closings at a $635,000 median and 34 median days on market in the 12 months ending September 18, 2026, with 384 actives at a $675,000 median ask as of September 18, 2026, and 14% of closings condos or townhomes. That ZIP also includes Seven Hills and part of Anthem, so the single-family Green Valley Ranch house tends to sit below the ZIP median while the newer District condos sit well below it. The broader Green Valley MLS grouping closed 262 homes at a $485,000 median in just 22 median days, the fastest pace of any Henderson master plan in the pull, which tells you how deep the demand for this mature, walkable corner of the city really is.

What Makes Southfork, the Parkway Corridor and Whitney Ranch Work on Foot?
Southfork is the surprise in the Walk Score ranking. It is a small gated pocket of roughly 3,100 residents tucked between Green Valley Parkway and the I-215, and according to Walk Score it rates 51 for walking, 35 for transit and 58 for biking, second in the city on walking and first on biking. Walk Score counts about 160 restaurants, bars and coffee shops within its radius and an average of 3 reachable in five minutes, because the neighborhood sits within a short walk of The District to the south, the Green Valley Parkway retail strip, and Cornerstone Park's lake loop. Southfork is 89052 product, so the same $635,000 ZIP median and 34-day pace apply, though the gated-townhome and smaller-lot mix inside tends to trade under the ZIP figure.
The Green Valley Parkway corridor running north from the 215 to Sunset Road is where most of Henderson's walkable retail actually lives, and the neighborhoods on either side of it inherit that. According to Walk Score, Green Valley South rates 38 for walking with 21,722 residents and 56 restaurants, and Green Valley North rates 37 with 38,498 residents and about 85 restaurants, bars and coffee shops, both labeled car-dependent but with some public transportation. In practice, a home within a quarter mile of the parkway or of Sunset Road walks far better than the neighborhood average, because the score is dragged down by the interior cul-de-sacs. Green Valley South is mostly ZIP 89074, which closed 623 homes at a $455,000 median in 30 median days in the 12 months ending September 18, 2026, with 25% of closings condos or townhomes; Green Valley North is largely 89014, at 382 closings, a $420,000 median, 25 median days, and a 35% condo and townhome share, the highest of any Henderson ZIP.
Whitney Ranch rounds out the top three named neighborhoods. According to Walk Score it rates 42 for walking, 34 for transit and 40 for biking with 9,232 residents and about 127 restaurants, bars and coffee shops, ranked third in the city. It is an established plan of modest single-family homes with no gates and no clubhouse, but it has the roughly 15-acre Whitney Ranch Recreation Area in the middle, Cornerstone Park on its edge, and Water Street about five minutes away. Its ZIPs, 89014 and 89015, are the two cheapest in this ranking at $420,000 and $405,000 medians, which makes Whitney Ranch the best walkability-per-dollar buy in Henderson for a buyer who does not need new construction.
How Does Cadence's Central Park and Trail Network Change the Walkability Math?
Cadence is the neighborhood where the Walk Score method and the lived experience diverge most. Walk Score publishes no neighborhood score for Cadence as of September 19, 2026, because the plan is new and its retail sits along the Lake Mead Parkway and Boulder Highway edges. Yet Cadence was drawn around walking from the first plat. According to Cadence's own amenities page, Central Park is a 50-acre expanse of turf areas, an amphitheater, pickleball courts, children's play areas, a six-lane lap pool, a 2,000-square-foot splash pad and free wifi, with a second splash pad, a fitness court, a dog park, a resident-only pool with panoramic Strip views, and the Sunset Road Linear Park with bounce pads, table tennis and cornhole. Every village connects to that core by an internal trail grid, so a kid can bike to the pool and a retiree can walk to the amphitheater without touching an arterial.
That is recreational walkability at a level nothing in old Green Valley can match, and the trade-off is errand walkability: the retail and the coffee are on the perimeter, a ten-to-fifteen-minute walk from the interior villages rather than five. Cadence also sits about five minutes from the Water Street District by car, and the city's trail plan is stitching the two together, which is the single most interesting walkability story in Henderson for the back half of this decade.
The market side is the biggest in the city. According to Las Vegas MLS data pulled through Repliers on September 19, 2026, Cadence recorded 633 MLS closings in the 12 months ending September 18, 2026, second only to Summerlin valley-wide, at a $485,000 median, $248 per square foot and 40 median days on market, with 248 actives and 4.7 months of supply as of September 18, 2026. Fully 63% of those closings were homes built in 2025 or later, so this is largely a new-construction market; the single busiest subdivision plat in Henderson, Cadence Neighborhood 5 Village Parcel C-2, closed 65 homes at a $483,740 median, 61 of them new. The parent ZIP, 89011, is the busiest in the entire valley at 1,234 closings, a $480,000 median and a 23% condo and townhome share. What Do Inspirada's Parks and Trails Offer Walkers?
Inspirada in southwest Henderson is Cadence's counterpart on the other side of the city, and it takes a different route to walkability: instead of one giant park, it distributes pocket parks, plazas, pools and splash pads through each village and links them with trail loops. Walk Score publishes no neighborhood score for Inspirada as of September 19, 2026, so I will not invent one. What I can say from the plan itself, and from our Inspirada community page, is that the master association funds a network of village parks, pools, splash pads and plazas plus a community park of roughly 20 acres, and the design puts most homes within a short walk of at least one of them. The paseos are shaded and the villages are compact, so the daily dog walk, the stroller loop and the kids' bike ride all happen on foot.
Errand walkability is the weak spot. Inspirada's retail is on its St. Rose Parkway edge, so groceries and dining are a drive for most residents, and RTC coverage is thin this far south. If you want to walk to a coffee shop, this is not your neighborhood; if you want to walk to a pool with your kids every evening in July, it is one of the two best in Henderson.
The market is deep and steady. According to Las Vegas MLS data pulled through Repliers on September 19, 2026, Inspirada recorded 332 closings in the 12 months ending September 18, 2026, at a $559,900 median, $256 per square foot and 34 median days on market, with 143 actives and 5.2 months of supply as of September 18, 2026, and a 14% new-build share, so the plan is now mostly resale. The parent ZIP, 89044, closed 741 homes at a $533,000 median and 34 median days, with 280 actives at a $545,000 ask and 4.5 months of supply. Inspirada also appears near the top of our best neighborhoods in Henderson list for families for exactly this reason: the parks are the point.

Can You Live Car-Light at Lake Las Vegas Village?
Lake Las Vegas is the paradox in this ranking: the lowest Walk Score in Henderson and, for a narrow slice of residents, one of the most walkable lifestyles. According to Walk Score, the Lake Las Vegas neighborhood rates 5 for walking and 14 for biking with 1,130 residents and about 16 restaurants, bars and coffee shops, and the label is car-dependent, almost all errands require a car. That is accurate for the resort as a whole, which spreads custom homes, golf villages and condos across a big footprint east of the city. But the lakeside village itself, with its shops, restaurants, the Lake Las Vegas Sports Club and Seasons Grocery and Deli, plus The Westin and the Hilton resorts, is a genuinely pedestrian place if you live in one of the condos or villas wrapped around it. A resident of the village buildings walks to dinner, to the marina and to a grocery run without a car.
Where Lake Las Vegas truly excels is trail walkability. According to Lake Las Vegas's own trails page, the River Mountains Loop Trail runs 34 miles of paved path with scenic views and wildlife sightings, the 2.1-mile Wetlands Trail Connector is popular for hiking, inline skating and mountain biking, the Lava Butte and Rainbow Gardens loop is 4 miles, and the historic Lake Mead railroad trail passes through 5 railroad tunnels toward Hoover Dam. No other Henderson neighborhood sits on that much trail. The same page quotes the city's trail system at 184.61 miles, an older figure than the 300-plus miles the Parks and Recreation Department now publishes, which itself tells you how fast the network has grown.
The market is the slowest in Henderson. According to Las Vegas MLS data pulled through Repliers on September 19, 2026, Lake Las Vegas recorded 264 closings in the 12 months ending September 18, 2026, at a $659,900 median, $329 per square foot and 59 median days on market, with 259 actives and 11.8 months of supply as of September 18, 2026, and a 34% new-build share as Del Webb and the lakeside builders keep delivering. That supply overhang means a patient buyer has leverage here that does not exist in Green Valley. If a lake view and a 34-mile trail out the front door are the priority, this is the only address in Southern Nevada that offers it; if walking to a coffee shop is the priority, keep reading in Green Valley Ranch.

How Do MacDonald Ranch, Seven Hills and Anthem Score for Walking?
The foothill master plans in south Henderson are where buyers pay for views and gates, and walkability is the price of admission. According to Walk Score, MacDonald Ranch rates 38 for walking, 22 for transit and 31 for biking with 12,284 residents and about 79 restaurants, bars and coffee shops, ranked fourth in the city and labeled car-dependent, with an average of 0.9 restaurants reachable within a five-minute walk. That fourth-place finish reflects the Horizon Ridge Parkway retail along the plan's northern edge more than anything inside it. Guard-gated MacDonald Highlands next door scores 30, 25 and 23, and Seven Hills scores just 20 for walking and 12 for transit. Inside the gates, the walking is on paseos and to the clubhouse; the errands are a drive.
Anthem is the same story with a trail twist. According to Walk Score, Sun City Anthem rates 13 for walking and 21 for biking, with no transit score at all, and Solera at Anthem rates 4. But Anthem's master association maintains a hillside trail network, so the residents of Sun City Anthem walk constantly; they just walk for exercise and to the three clubhouses rather than to a store. Prices reflect the premium for hills and gates rather than any walkability discount. According to Las Vegas MLS data pulled through Repliers on September 19, 2026, MacDonald Ranch and MacDonald Highlands together recorded 145 closings at a $1,775,000 median in the 12 months ending September 18, 2026, Seven Hills 118 closings at a $655,000 median and 31 median days, and the full Anthem master plan 548 closings at a $649,990 median, with Sun City Anthem alone at 343 closings and a $585,000 median. ZIP 89012, which covers MacDonald Ranch, closed 558 homes at a $549,900 median and 28 median days, with 288 actives at a $660,000 ask and 6.2 months of supply as of September 18, 2026. You are buying a view corridor, not a sidewalk cafe, and that is fine as long as you know it going in.
How Does Henderson's Trail System Connect These Neighborhoods?
The trail network is what turns Henderson from a collection of car-dependent subdivisions into a city you can actually walk across, and it deserves its own section because Walk Score ignores it. According to the City of Henderson Parks and Recreation Department, the system now totals over 300 miles of trail, alongside 77 parks, 8 recreation centers and 105 athletic fields, and the city's Open Space and Trails Plan commits to an interconnected network of protected desert, off-street trails and open space threaded through the built environment. The department's own history notes the system has been growing for decades, and the jump from the 184.61-mile figure still quoted on the Lake Las Vegas trails page to the current 300-plus shows how much of that growth is recent.
The spine on the east side is the River Mountains Loop Trail, 34 paved miles that circle the River Mountains and link Lake Las Vegas, the Boulder City line and the Lake Mead National Recreation Area, with the 2.1-mile Wetlands Trail Connector tying it toward the wetlands on the city's northern edge. On the west side, the Anthem and MacDonald Ranch foothill trails climb into the McCullough Range, and the Paseo Verde and Green Valley Parkway corridors carry landscaped multi-use paths past Cornerstone Park, Paseo Verde Park and Discovery Park. Cadence's internal grid connects to the Sunset Road Linear Park and toward Water Street, and Inspirada's loops feed the St. Rose corridor.
What this means for a buyer is that trail proximity is a checkable amenity, not a marketing phrase. I ask every relocating client two questions: how far is the nearest trailhead from the front door, and does the route to it cross an arterial? A home in Green Valley Ranch within a block of Paseo Verde Park, a Cadence home on the Central Park side of its village, or a Lake Las Vegas condo on the loop trail each answers those questions well. A beautiful foothill home in Seven Hills that requires a drive to reach any path does not, however high the ceilings. What Is Public Transit Like in Henderson?
Transit is the honest weak point of Henderson walkability, and it is worth setting expectations plainly. According to Walk Score, the citywide Transit Score is 25, and the best neighborhood figures are Midway at 38, South Valley Ranch at 36, Southfork at 35, Whitney Ranch and Gibson Springs at 34, with Green Valley Ranch at 28, MacDonald Ranch at 22, Seven Hills at 12, and no published score at all for Sun City Anthem, Solera and Lake Las Vegas. Walk Score's label for most of the city is some transit, meaning a few nearby public transportation options, and for the foothill plans it is minimal transit.
The Regional Transportation Commission of Southern Nevada runs the fixed-route system, and its Henderson coverage follows the arterial corridors rather than the neighborhoods: Green Valley Parkway, Eastern Avenue, Sunset Road, Stephanie Street, Boulder Highway and the Water Street corridor carry the routes that matter, with express service along Boulder Highway toward downtown Las Vegas and the resort corridor and cross-valley routes connecting Horizon Ridge and the Cactus corridor to Boulder City. The pattern is consistent with the Walk Score numbers: the closer a home sits to the Green Valley Parkway, Sunset Road or Boulder Highway corridors, the more usable transit becomes, and inside the gated foothill plans it is effectively not an option. Across the closings our team has handled in Henderson, I can count on one hand the buyers who planned to commute by bus; the realistic use case is a car-light household with one vehicle, a walkable neighborhood for daily errands, and transit as an occasional backup.
Biking fills some of that gap. According to Walk Score, Henderson's citywide Bike Score is 44, with Southfork at 58, Valley View at 52, Green Valley South at 49, and Green Valley Ranch, Green Valley North and Gibson Springs at 46. The city's bike lane network runs along the same parkways the buses use, and the trail system doubles as a commuting grid for the growing number of e-bike riders I see in Green Valley and Cadence. If car-light living is the goal, a Green Valley Parkway-adjacent home with an e-bike in the garage is a far more realistic Henderson plan than a bus pass.
What Do Walkable Henderson Homes Cost Compared to Car-Dependent Ones?
Buyers assume walkability carries a premium, and in most American cities it does. In Henderson the relationship is nearly inverted, because the most walkable areas are the oldest and the least walkable are the newest and most exclusive. The table below lines up the primary ZIP code for each walkable area against its Walk Score, using Las Vegas MLS data pulled through Repliers on September 19, 2026 for closings in the 12 months ending September 18, 2026 and actives as of September 18, 2026.
