Rewritten October 18, 2026. An earlier version of this guide described condo towers and prices that do not exist, along with other details that were wrong. This version is rebuilt from the sources cited in the text, and its market figures are dated.
Most questions I get about Downtown Summerlin are two questions: what is it, and what can I live in near it? This guide answers both from Howard Hughes' own records, Clark County and Nevada tax records, the Summerlin South budget and our pull of every MLS sale within a mile of the mall.
Downtown Summerlin is Howard Hughes' open-air shopping, dining and office district at 1980 Festival Plaza Drive, opened October 9, 2014 on 106 acres east of the 215 between Sahara and Charleston, in unincorporated Clark County. No condos are for sale inside it; its homes are rental apartments. Within one mile, 189 homes closed from September 2025 through August 2026 at a $620,000 median, including 58 condos and townhomes at $450,000.
- Downtown Summerlin opened October 9, 2014, on 106 acres and sits in unincorporated Clark County's Summerlin South.
- Constellation, Tanager and Tanager Echo are rental apartments; ONE Summerlin is an office building, not a condo tower.
- Within one mile, 189 homes closed between September 2025 and August 2026 at a $620,000 median price.
- Homes south of Charleston pay $2.9328 per $100 of assessed value in FY 2026-27, on 35% of taxable value.
- Claim the 3% primary-residence tax cap at or after closing; until then, Clark County's 8% general cap applies.
What Is Downtown Summerlin, and Where Exactly Is It?
Downtown Summerlin is the commercial core of Summerlin, the 22,500-acre master plan Howard Hughes has developed on the valley's western edge. According to Howard Hughes' 2014 opening release, the company "officially opened Downtown Summerlin on Thursday, October 9th" with an opening weekend featuring many of its 125 stores, restaurants and entertainment venues. An earlier May 2014 release described that shopping center as a 106-acre, 1.6 million-square-foot first phase of a future 400-acre Downtown Summerlin.
Both numbers are still in use. The current fact sheet, revised May 29, 2026, calls Downtown Summerlin "a 400-acre walkable, mixed-use urban destination" at 1980 Festival Plaza Drive, Las Vegas, NV 89135, and presents it as a Howard Hughes Communities property; that company is the real estate platform of Howard Hughes Holdings. The 106 acres is the mall; the 400 acres adds the offices, apartments, ballpark, arena and the Whole Foods center at Sahara Avenue and Town Center Drive.
The boundaries are easy to picture. A 2017 Howard Hughes release describes the district as "just east of the 215 Beltway, between Sahara Avenue and Charleston Boulevard," and a January 2026 Summerlin.com story puts Constellation, its oldest apartment community, on the district's "easternmost edge at Town Center Drive." Red Rock Casino Resort Spa is its neighbor to the north, south of Charleston.
The mailing address says Las Vegas, but Clark County's jurisdiction map service places 1980 Festival Plaza Drive in "CC Summerlin South," unincorporated Clark County. Summerlin's HOA map makes Charleston Boulevard the dividing line: City of Las Vegas to the north, unincorporated county to the south. That decides the tax district, the master association and who reviews building plans.

What Shops, Restaurants and Offices Are in Downtown Summerlin Today?
I pulled the official directory from summerlin.com on October 18, 2026. It held 231 listings: 78 office tenants and 153 shops, restaurants, services and venues. Our Downtown Summerlin directory lists them by name.
The anchors in that pull are Macy's, Dillard's, Nordstrom Rack, Apple, Trader Joe's and Whole Foods Market. Regal Downtown Summerlin and Dave and Buster's are among the entertainment listings. Restaurants in the directory include Maggiano's Little Italy, Lazy Dog Restaurant and Bar, True Food Kitchen, Harlo Steakhouse and Bar, Shake Shack, Marufuku Ramen and JING. Several names older guides attach to the district were not listed that day, including Honey Salt, Other Mama, Andiron, BJ's, Wahlburgers, Pottery Barn and Williams Sonoma. Treat any tenant list, this one included, as dated.
The fact sheet also counts three Class-A office buildings. According to a November 2023 Howard Hughes leasing announcement, ONE Summerlin covers 207,307 square feet, TWO Summerlin 147,139 and 1700 Pavilion, a ten-story building that opened February 9, 2023 beside the ballpark, 266,000. ONE Summerlin, announced in 2014 as a nine-story office building, has never held condos.
| Place | What it is | Size or capacity | Key date |
|---|---|---|---|
| Downtown Summerlin shopping center | Open-air retail, dining and entertainment | 106 acres, 1.6 million sq ft (first phase) | Opened October 9, 2014 |
| Las Vegas Ballpark | Home of the Las Vegas Aviators | 8,196 capacity on 7.65 acres | Opened April 9, 2019 |
| City National Arena | Golden Knights practice rink and front office | 146,000 sq ft, two rinks of 600 seats each | Opened to the public September 18, 2017 |
| ONE Summerlin | Class-A office | 207,307 sq ft, nine stories | Announced May 2014 |
| TWO Summerlin | Class-A office | 147,139 sq ft | Completion planned for summer 2018 |
| 1700 Pavilion | Class-A office | 266,000 sq ft, ten stories | Grand opening February 9, 2023 |
| Constellation, Tanager, Tanager Echo | Rental apartments | 124, 267 and 294 units | Constellation opened 2016; Tanager 2019; Tanager Echo open by February 2024 |
Who Plays at Las Vegas Ballpark, and Who Owns It?
Las Vegas Ballpark sits on the district's east side at 1650 South Pavilion Center Drive. According to the Aviators' ballpark page on MiLB.com, it opened April 9, 2019 on 7.65 acres with a listed capacity of 8,196, plus berm seating. Crowds can run past that: the team's September 5, 2026 release reported a record 12,390 on April 25, 2026.
The tenant is the Las Vegas Aviators, the Triple-A Pacific Coast League affiliate of the Athletics. Ownership is the part most guides get wrong: the team and the stadium belong to Seaport Entertainment Group, which separated from Howard Hughes in August 2024. According to Las Vegas Sports Business (January 23, 2026), Seaport owns the Aviators and "also owns Las Vegas Ballpark in Downtown Summerlin." I found no announced sale as of October 18, 2026.
Attendance claims need care too. According to the Aviators' 2025 final season notes, the team led all of minor league baseball in 2019 with 650,934 fans, and MLB.com's 2026 attendance leaders ranked Las Vegas third in the Pacific Coast League in 2026 at 459,069.
The A's own stadium is a separate project on the Strip. According to MLB.com (June 12, 2026), it is rising on the former Tropicana site at Las Vegas Boulevard and Tropicana Avenue with a capacity of 33,000, and News 3 reported on October 8, 2026 that completion "remains on track for the 2028 MLB season." Until then the A's play home games at Sutter Health Park in West Sacramento, with a few at the Summerlin ballpark: June 8 to 14 in 2026, and six games set for May 31 to June 5, 2027. Our A's ballpark and real estate guide covers the Strip project.
What Else Is Nearby: City National Arena, Red Rock Casino and Recurring Events?
City National Arena, at 1550 South Pavilion Center Drive, is the Vegas Golden Knights' practice rink and front office. According to the Review-Journal's 2017 preview, it is a 146,000-square-foot building with two NHL-size rinks, seating for 600 at each and team offices on the second floor, and a December 2017 Review-Journal column records that it opened to the public September 18, 2017. Foley Entertainment Group's venue page lists The Arsenal team store and MacKenzie River Pizza, Grill and Pub inside, and the arena's own pages describe its Learn to Skate and Learn to Play programs and a youth house league.
Red Rock Casino Resort Spa, the Station Casinos resort at 11011 West Charleston Boulevard, is older than the mall. According to 8 News Now (April 17, 2026), it opened April 18, 2006, and Downtown Summerlin followed eight years later.
The event calendar is real and recurring, and none of it involves the Las Vegas Festival Grounds, which is on the Strip. The 30th Summerlin Festival of Arts ran October 9 to 11, 2026 on The Lawn, its home since 2015. The fact sheet puts the Las Vegas Farmers Market under the Pavilion on Saturdays from 9 a.m. to 2 p.m. The free Parade of Mischief runs along Park Centre Drive at 6 p.m. on eight October nights, through October 24. Cultural parades run through the year, such as the Latin Heritage Parade on September 16.
The ballpark adds its own. According to FOX5, the Enchant Christmas light maze runs November 20 through December 27, 2026, and FOX5 reported on October 16, 2026 that a three-game Banana Ball series is set for March 18 to 20, 2027.
Can You Live Inside Downtown Summerlin?
Yes, as a renter. The fact sheet lists three apartment communities, "Constellation, Tanager and Tanager Echo," and nothing for sale. According to Howard Hughes' 2014 announcement, Constellation was planned as a 124-unit, gated, three-story complex, and a 2017 Howard Hughes release records that it opened in 2016 with 124 residences. Tanager, on Spruce Goose Street, was announced in January 2019 with 267 residences of 660 to 1,300 square feet, and Summerlin.com reported in October 2019 that its first residents had moved in. Summerlin.com describes Tanager Echo as a 294-unit apartment community with floor plans from 566 to 2,632 square feet. Summerlin.com's Live Here page gives their addresses as 1350 Spruce Park Drive (Constellation), 2375 Spruce Goose Street (Tanager) and 2255 Spruce Goose Street (Tanager Echo).
More rentals are coming. According to the Las Vegas Review-Journal (September 3, 2026), Clark County commissioners approved Howard Hughes Holdings' plans for a five-story, 354-unit apartment complex with 6,556 square feet of street-level commercial space on a nearly 4-acre site along Spruce Goose Street.
Renting inside the district buys you the walk to the ballpark and the grocery store; every for-sale option is a longer walk or a short drive away, and the sections below show what those cost.
Is There a Condo Tower for Sale in Downtown Summerlin?
No. There is no residential high-rise in Summerlin today, for sale or for rent. The nearest thing to one is a proposal. Howard Hughes Holdings and Discovery Land Co. have filed Clark County plans for Summit House, two 21-story condo towers with 260 units east of the mall, and on October 18, 2026 the county's portal showed application 26-101519 still in prereview. No price, HOA budget, timeline or reservation process has been published. Our Summit House guide covers what the filing shows and what Nevada condo law requires before anything is sold.
So the for-sale choices near the mall are condos, townhomes and single-family homes in the neighborhoods around it, none of them in a high-rise. The newest is The Loughton by Toll Brothers. According to Summerlin.com (March 18, 2026), it is a gated community of 102 two-story condominium homes of 1,003 to 1,370 square feet in the Summerlin Centre village, on West Charleston Boulevard just west of Downtown Summerlin. When I read Toll Brothers' Loughton page in a browser on October 18, 2026, plans started at $449,995 and five quick move-in homes were listed from $450,000 to $600,000, two of them labeled completing December 2026. It was the only new-home community Summerlin.com listed in Summerlin Centre that day. Our Loughton tour walks through the floor plans.

What Have Homes Within a Mile of Downtown Summerlin Sold For?
I pulled every Las Vegas MLS sale that closed within one mile of the mall's address between September 1, 2025 and August 31, 2026, through Repliers on October 18, 2026, by closing date and straight-line distance from each listing's map point. September 2026 is left out because its closings are still posting. Monthly counts ran from 12 to 22, highest in May and June.
The answer: 189 homes closed inside that circle at a median of $620,000. The spread is wide because the circle takes in both older townhomes and Red Rock Country Club, the guard-gated golf community west of the 215, so the table splits them out.
| Segment | Closings | Median price | Middle half of sales | Median price per sq ft | Median days on market |
|---|---|---|---|---|---|
| All homes | 189 | $620,000 | $492,000 to $1,210,000 | $325 | 32 |
| Single-family, all | 131 | $750,000 | $565,000 to $1,812,500 | $344 | 27 |
| Single-family outside Red Rock Country Club | 91 | $621,000 | $527,500 to $799,944 | $318 | 24.5 |
| Red Rock Country Club | 40 | $2,127,500 | $1,731,250 to $2,726,250 | $527 | 34.5 |
| Condos and townhomes | 58 | $450,000 | $380,750 to $552,487 | $279 | 47.5 |
| Condos only | 28 | $413,500 | $360,000 to $488,750 | $317 | 56 |
| Townhomes only | 30 | $535,000 | $416,000 to $571,875 | $262 | 45.5 |
On the evening of October 18, 2026, the same circle held 95 active listings for sale: 64 single-family homes at a median asking price of $772,450 (19 in Red Rock Country Club), 13 condos at $525,000 and 18 townhomes at $545,000, with 20 more under contract. Asking prices are not sale prices; live inventory is on our Summerlin homes for sale page.
Which Condo and Townhome Communities Sell Near Downtown Summerlin?
The 58 attached sales in that circle came from a short list of communities, named here as the MLS records them. None is a high-rise.
| Community (MLS name) | Type | Closings | Median price | Price range | Median size | Year built | Where |
|---|---|---|---|---|---|---|---|
| Affinity ("Charleston and 215 aka Affinity") | Condo | 15 | $399,000 | $300,000 to $530,000 | 1,297 sq ft | 2017 to 2021 | West of the 215 near Charleston |
| Affinity ("Charleston and 215 aka Affinity") | Townhome | 12 | $600,000 | $530,000 to $690,000 | 2,091 sq ft | 2017 to 2022 | West of the 215 near Charleston |
| Summerlin Village 19 Phase 2 (Belmont Lake Drive, Plaza Centre Drive) | Townhome | 13 | $405,000 | $378,000 to $542,000 | 1,603 sq ft | 2007 to 2013 | West of the 215 |
| Amber Ridge (The Arbors) | Condo | 9 | $389,000 | $325,000 to $485,000 | 1,410 sq ft | 2000 to 2002 | North of Charleston, ZIP 89144 |
| Parkside at Summerlin Centre | Townhome | 3 | $450,000 | $415,000 to $570,000 | 1,475 sq ft | 2002 | East of the 215 |
| Summerlin Lofts (Allerton Park Drive) | Condo | 3 | $850,000 | $599,000 to $865,000 | 2,256 sq ft | 2007 | West of the 215 |
| Thrive, City Loft and Charleston Modern | Townhome and condo | 3 | $555,982 | $511,000 to $579,799 | 1,495 sq ft | 2023 to 2025 | West of the 215 |
Affinity is the volume leader, with 27 of the 58 attached sales. Summerlin.com's 2018 village overview places the Summerlin Centre village "just west of the 215 Beltway and south of W. Charleston Blvd." and names Affinity, built by William Lyon Homes, as one of its neighborhoods. The lowest medians came from the Amber Ridge condos ($389,000), the Affinity condos ($399,000) and the Village 19 townhomes ($405,000); Summerlin Lofts sits at the top with bigger units and the highest dues. Attached homes also sat longer, a median of 47.5 days against 27 for single-family. Current attached listings are on Summerlin condos for sale and the Summerlin Centre page.

Which Neighborhoods Border Downtown Summerlin?
Summerlin's HOA map, updated September 2026, shades the district itself for the Summerlin Centre Association, a commercial owners' group, and shows the villages around it:
- North, across Charleston and east of the 215: The Arbors, in Summerlin North and the City of Las Vegas. Amber Ridge, in the table above, is an Arbors condo community.
- North of Charleston and west of the 215: The Vistas.
- West, across the 215: the Summerlin Centre village, which holds Affinity and The Loughton, with Red Rock Country Club south of it.
- South, across Sahara: The Willows.
- East: Summerlin South neighborhoods running out toward Hualapai Way.
Our MLS pull fills in the names. On the district's east side, between Sahara and Charleston, single-family closings came from subdivisions recorded as Gresham Park, Springfield, Madison Place, Pinedale, Fairfield and Westwood; south of Sahara, from Willow Springs, Wood Glen, Heather Glen, Kingsway Ridge, Woodridge, Willow Glen and Willow Creek. All 91 single-family sales in the circle outside Red Rock Country Club closed at a $621,000 median.
Two corrections to older guides, this one's earlier version included. The Mesa is not next door: Summerlin.com's history page describes it as a 497-acre residential village, and the HOA map places it far to the south near Russell Road. The Crossing sits to the northeast near Summerlin Parkway, not beside the mall. School assignments follow the street address rather than the village, so check any home in the Clark County School District's zoning search before you rely on a school.
How Are Property Taxes Figured Near Downtown Summerlin?
Nevada does not tax a home at a percentage of its price. Under NRS 361.225, property is assessed at 35 percent of its taxable value, which under NRS 361.227 is the land's value plus the buildings' replacement cost, less 1.5 percent depreciation a year. The district's rate then applies per $100 of assessed value.
The homes south of Charleston around the mall sit in Clark County tax district 420, "Summerlin Town." According to the Nevada Department of Taxation's FY 2026-27 tax-rate tables, certified June 25, 2026, district 420 carries a combined rate of $2.9328 per $100 of assessed value for July 1, 2026 through June 30, 2027, unchanged from FY 2025-26. It combines state, school district, county, fire, Metro police, library and Summerlin town levies. Homes north of Charleston are in the City of Las Vegas and a different district.
The cap is where buyers get caught. According to the Clark County Assessor's tax abatement page, "Any ownership document recorded will remove your Owner Occupied 3% abatement." A sale does not reset the bill to a new base, but the new owner has to claim the primary-residence cap under NRS 361.4723, on the declaration of value at closing or on the Assessor's postcard. Until it is claimed, the general cap under NRS 361.4722 applies, which the Department of Taxation's 2026-27 cap factors set at 8.0% for Clark County, against 3.0% for an owner-occupied home.
For a quick estimate, multiply a price by 35% and then by 2.9328%: a $450,000 home works out to about $4,619 a year. Treat that as a rough guide: taxable value can land above or below the price, and the cap can hold the actual bill lower. Underwrite the parcel's current bill from the Treasurer's site. Our Nevada 3% versus 8% cap guide walks through the mechanics.
What HOA Dues and Special Assessments Should You Expect?
The master association depends on which side of Charleston you buy. South of it, the homes around the district belong to the Summerlin South Community Association. According to its 2026 ratified budget, the master assessment is $76.00 a month for January 1 through December 31, 2026, split $37 to the Summerlin Council and $39 to Summerlin South. The Summerlin Council's January-February 2026 newsletter lists a $456 capital contribution fee for Summerlin South and gives the 2026 assessments north of Charleston: $74 for Summerlin North, which covers The Arbors, and $69 for Summerlin West, which covers The Vistas. The association's annual budget ratification meeting is October 22, 2026, so the figure can change in January.
Many neighborhoods add a sub-association, and the MLS fee field does not show it cleanly: in my one-mile pull, most condo and townhome listings entered $65 to $76, which looks like the master assessment alone, while the three Summerlin Lofts sales showed $228 to $940. Get the real figures from the resale package; Summerlin South charges $50 for its documents.
Special improvement districts are the other line to check. Summerlin's SID map labels Summerlin Centre west of the 215 as SID 128, the block east of it between Charleston and Sahara as SIDs 108 and 128, and The Willows as SID 108. When I looked up 13 home parcels within three-quarters of a mile in Assessment Management Group's parcel search, which Clark County's SID page links to, every one showed SID 128 paid off, with a final payment on December 1, 2020. None of those records listed SID 108, and I could not confirm its status, so check any address in a 108 area. The mall's own parcels carry an active SID 128A through December 1, 2030. Our SID and LID resale guide explains how to read those records.
What Would a Month of Ownership Cost Near Downtown Summerlin?
Here is a worked example built from the medians above. According to Freddie Mac's Primary Mortgage Market Survey, the 30-year fixed rate averaged 7.40% on October 15, 2026, unchanged from the week before; the 15-year averaged 6.71%. I assume 20% down, a 30-year fixed loan at that average, district 420's rate applied to 35% of the purchase price, and the $76 Summerlin South assessment.
| Line item | Condo or townhome at $450,000 | Single-family at $621,000 |
|---|---|---|
| Down payment (20%) | $90,000 | $124,200 |
| Loan amount | $360,000 | $496,800 |
| Principal and interest at 7.40% | $2,493 | $3,440 |
| Property tax estimate | $385 | $531 |
| Summerlin South assessment | $76 | $76 |
| Monthly total before insurance and sub-HOA | $2,954 | $4,047 |
A sub-association can add hundreds of dollars a month at some condo communities, your own rate quote can differ from the PMMS average, and the parcel's actual tax bill can come in lower. Closing costs sit outside this table; Clark County's transfer tax alone is $2.55 per $500 of value, or $2,295 on a $450,000 sale.

What Is It Like to Live Next to a Ballpark and a Shopping District?
It depends on the calendar. According to the Aviators' September 5, 2026 release, the 2026 season had 75 home games. The 2026 schedule announcement set opening night at Las Vegas Ballpark for March 27, and the last regular-season homestand ran September 8 to 13. Series ran Tuesday through Sunday with Mondays off. For that final homestand, Tuesday-to-Saturday games started at 7:05 p.m. and the Sunday finale at 12:05 p.m., and the September 11 game was a fireworks night.
Layer on the Saturday farmers market, eight October parade nights, the Festival of Arts weekend, the Enchant light maze and the A's visits, plus year-round hockey at City National Arena. Rather than guess at game-night traffic, test it yourself: visit any home you are serious about at about 6:30 p.m. on a Friday home game, windows open, and again on a market Saturday morning.
Construction is the other thing to price in. Clark County approved the 354-unit apartment project in September, Summit House is in prereview, and the 400-acre plan is not finished, so expect cranes near the district for a while. In return you get two grocery stores, a theater, dozens of restaurants and two pro-sports venues within a short drive. For a wider view of the area, our Red Rock Country Club guide and Summerlin market reports cover the rest of the west side.

Methodology. Closed-sale figures come from our October 18, 2026 pull of Las Vegas MLS records through Repliers: sales with an MLS closing date from September 1, 2025 through August 31, 2026, within one mile (straight line) of 1980 Festival Plaza Drive, measured from each listing's map coordinates. Two records whose MLS map coordinates did not match their addresses were dropped. "Middle half" is the 25th to 75th percentile range. Active and under-contract counts are from the same circle on October 18, 2026. These are not official Las Vegas REALTORS statistics.
This guide was prepared independently of Howard Hughes Holdings, Seaport Entertainment Group and the builders named. Prices, dues, tax rates and schedules are dated in the text and will change.
