Downtown Summerlin is the retail and office core of the Summerlin master plan, the 22,500-acre community Howard Hughes has been building on the west side of Las Vegas since 1990. The shopping center itself covers 106 acres of a roughly 400-acre district that also holds three office buildings, two apartment communities, a minor-league ballpark and an NHL practice arena. The Howard Hughes Corporation opened it on October 9, 2014, with 85 of a planned 125 stores ready on day one, and Howard Hughes Holdings owns and manages it today under its Howard Hughes Communities brand.
The layout is an outdoor street grid rather than an enclosed mall: tree-lined walkways (the developer planted about 400 palm trees), a central lawn that hosts programming such as Fitness on The Lawn, restaurant row along the ballpark side, and the department stores at either end. Parking is free. The district has about 6,400 spaces split between the north garage, the south garage and surface lots, plus two paid valet stands near the restaurants. On Aviators home dates and Golden Knights practice days the same garages serve the venues, so the south garage fills first.
