What is Downtown Summerlin?

Downtown Summerlin is the retail and office core of the Summerlin master plan, the 22,500-acre community Howard Hughes has been developing on the west side of Las Vegas since 1990. It sits just east of the 215 Beltway between Sahara Avenue and Charleston Boulevard, in unincorporated Clark County. The shopping center itself covers 106 acres of a 400-acre district that also holds three Class-A office buildings, three rental apartment communities, a minor-league ballpark and an NHL practice arena. The Howard Hughes Corporation opened it on October 9, 2014, with an opening weekend that featured many of its 125 stores, restaurants and entertainment venues, and Howard Hughes Holdings owns and operates it today through Howard Hughes Communities, its real estate platform.

The layout is an open-air street grid rather than an enclosed mall. The Lawn, nearly 60,000 square feet of Bermuda grass, hosts festivals, concerts and the weekly Fitness on The Lawn, and the Las Vegas Farmers Market sets up under the Pavilion on Saturdays from 9 am to 2 pm, according to the center's fact sheet and website. What are the hours, and where do you park?

The center posts one set of retail hours and notes that hours may vary by tenant; its fact sheet adds that dining hours vary by restaurant. The ballpark and arena run on their own event calendars. The table below is the posted range, checked on October 18, 2026.

The official Concierge page lists complimentary valet at three east-side locations: Harlo Steakhouse & Bar, The Dining Arroyo, and Dave & Buster's and Regal. The fact sheet describes parallel and covered parking and a variety of valet locations but publishes no space count, and Howard Hughes described the parking as free when the center opened in 2014. On Aviators game days, MiLB lists free fan parking on the surface lots east of the ballpark off Spruce Goose Street, an estimated 2,500-plus spaces, with overflow parking on the west side of the retail area and a designated walkway through the shopping district and across Pavilion Center Drive. The list below is the official directory as published by Howard Hughes at summerlin.com on September 5, 2026, grouped by the center's own eight categories. Some tenants appear in two categories on the official site (Dave & Buster's is both dining and entertainment; most salons are both health and wellness and services), and we kept that so the counts match the source. Entries the center marks as opening soon, relocated or closed for relocation carry that note. If a business you expect is missing, it was not in the official directory on that date.

What are Las Vegas Ballpark and City National Arena?

The two sports venues are the reason Downtown Summerlin functions as a regional draw and not only a neighborhood center. Both sit on Pavilion Center Drive, just east of the shopping center, and both opened after the retail did.

For buyers the practical effect is event traffic. The Aviators' 2026 schedule had 75 regular-season home games at the ballpark between March 27 and September 13, in Tuesday-to-Sunday series with league-wide Mondays off. Games on the final homestand started at 7:05 pm Tuesday through Saturday and 12:05 pm on Sunday, and that Friday was a fireworks night. City National Arena adds open skates, classes and youth, adult and college hockey on its two rinks. MiLB's game-day page also warns of construction sites around the district that can force detours. Rather than rely on anyone's description of game-night traffic or noise, visit a home you are serious about at about 6:30 pm on a game night with the windows open, and again on a weekday.

What else is in the district besides retail?

The directory's office category carries 77 tenants. Most are in the three Class-A office buildings the center's fact sheet names. According to a November 2023 Howard Hughes leasing announcement, ONE Summerlin covers 207,307 square feet, TWO Summerlin 147,139 and 1700 Pavilion 266,000. ONE Summerlin was announced with the shopping center in 2014 as a nine-story building, TWO Summerlin was planned for completion in summer 2018, and the ten-story 1700 Pavilion, beside the ballpark, held its grand opening on February 9, 2023. The directory also tags a few office tenants to the Meridian building, The Suites and Aristocrat's campus on Aristocrat Way. Which neighborhoods are closest to Downtown Summerlin?

No homes are for sale inside the district, so ownership starts across the roads that bound it. Summerlin's HOA map (updated September 2026) labels Summerlin Centre west across the 215, and a June 2018 Summerlin.com article puts the village of Summerlin Centre just west of the 215 and south of Charleston. The name reaches east of the 215 too: Summerlin's history page describes a 1,004-acre village whose amenities include Summerlin Centre Community Park, which sits east of Town Center Drive; the HOA map shades the district itself for the Summerlin Centre Association, one of Summerlin's four master associations; and MLS subdivision names east of Town Center Drive, such as Parkside at Summerlin Centre, carry it as well.
