Inspirada is the south Henderson master plan people describe by its parks. There is no golf course, no guard gate and no lake. What there is instead is a chain of seven association parks with pools, splash pads, dog runs, a skate area and an amphitheater, stitched together by a trail network that lets most residents walk to one of them. That is the pitch, and after eighteen years of construction it is largely delivered rather than promised.
What buyers actually need in 2026 is narrower than a brochure: which pod they are buying into, what that pod trades for, what the recurring costs really are, and how much new construction is genuinely left. This guide answers those from the closing record rather than from marketing copy. Every market figure below comes from MLS data pulled through Repliers on September 22, 2026, scoped to Inspirada and South Edge plat names inside ZIP 89044, and it is our own measurement of the closing record rather than an official Las Vegas REALTORS statistic.
Inspirada is a park-forward master plan in south Henderson, ZIP 89044. In the 12 months ending September 21, 2026, 379 Inspirada homes closed at a median of $543,750 and $254 per square foot, with 34 median days on market and 154 homes active. Prices rose about 4.6 percent year over year, but the median home also got bigger, so price per square foot slipped. Shop the pod, not the master plan.
- Inspirada logged 379 closings at a $543,750 median in the year ending September 21, 2026.
- Pod pricing spans $470,000 in Town Center to $725,000 in Pod 3 over the same window.
- The Inspirada Community Association base assessment is $255 per quarter, not per month.
- Improvement-district assessments are billed separately and Nevada's tax abatement caps do not cover them.
- New construction is nearly gone: KB Home shows final opportunity, and Tri Pointe's Highview read sold out October 5.
According to the U.S. Census Bureau, the 2019-2023 American Community Survey five-year estimates put ZIP code tabulation area 89044 at 28,319 residents, a median household income of $106,875, and 9,707 of 11,710 occupied housing units owner-occupied, which is about 83 percent. That owner-occupancy share is the single most useful demographic number for an Inspirada buyer, because it tells you the resale comp set is dominated by people who live in their homes rather than by investors rotating rentals.

What Exactly Is Inspirada in 2026?
Inspirada is a master-planned residential community in southern Henderson, Nevada, launched under the name South Edge and built out in numbered pods across eighteen years. The span is visible in the transaction record: across the 533 Inspirada homes that either closed in the trailing 12 months or sat active on September 22, 2026, the year built runs from 2008 to 2026 with every single year in between represented. The original-name history still shows up in the closing record: of the 55 distinct plat names that produced an Inspirada closing in the 12 months ending September 21, 2026, several are still filed as "KB Home at South Edge" or "Kimball Hill Homes at South Edge" rather than under the Inspirada brand. Those South Edge plats are the community's oldest housing stock, and they behave differently in resale than the Inspirada-branded pods do.
The defining fact about Inspirada in 2026 is that it has crossed from a building community into a trading community. MLS data pulled through Repliers on September 22, 2026 shows 379 Inspirada closings in the trailing 12 months against 154 active listings. Of those 154 actives, only 14 carry a year built of 2025 or later and only 10 carry a year built of 2026. In other words, roughly nine out of every ten homes a buyer can tour in Inspirada today is a resale, and the new-construction tail is measured in dozens of houses rather than hundreds.
That matters because it changes what you are underwriting. In a mid-build master plan you are betting on amenities that do not exist yet and on a builder's phase-release pricing. In Inspirada you can walk the parks, read the association's published budget, and price a home against 379 arm's-length closings from the last year. The trees are in. The pools are open. The pod boundaries are set. What you give up is the option to pick a lot and a floor plan from a full menu, which is the trade our clients weigh most often when they compare Inspirada against Cadence across town.
Volume is healthy rather than frantic. Monthly Inspirada closings over the trailing year ran from a low of 21 in August 2026 to a high of 48 in June 2026, with 43 in January and 42 in March. That is a community absorbing roughly 30 to 45 homes a month with no single month collapsing, which is the profile of a settled resale market rather than a distressed one. For a fuller picture of how the valley is moving around it, our Las Vegas market report tracks the metro-level numbers month by month.

Where Is Inspirada and Why Does the South Henderson Location Matter?
Inspirada sits in the far southern Henderson corridor off Via Inspirada and Bicentennial Parkway, south of the I-215 beltway and north of the Sloan Canyon foothills, with ZIP code 89044 covering the whole master plan. One practical quirk shows up immediately in the MLS: Inspirada closings are filed under both "Henderson" and "Las Vegas" as the city field depending on the listing agent, which is why any search scoped only to the city of Henderson will silently miss part of the community. Every figure in this guide is scoped to ZIP 89044 instead, which captures the full plat set regardless of how the city field was typed.
The commute question is the one relocating buyers ask first, and it deserves a real number rather than a marketing estimate. According to the U.S. Census Bureau, the 2019-2023 American Community Survey puts the mean travel time to work for 89044 workers at 28.7 minutes. That is a genuine measurement of what residents actually experience across all destinations and all departure times, and it runs a few minutes longer than the valley's core suburbs because Inspirada sits at the southern edge of the metro. Anyone quoting you a flat twenty-minute Strip commute is quoting a best case, not an average.
What you buy in exchange for those extra minutes is the southern edge itself. According to the Bureau of Land Management, Sloan Canyon National Conservation Area covers approximately 48,438 acres immediately south of Henderson, including the 14,790-acre North McCullough Wilderness, and its petroglyph site holds more than 300 rock writing panels with nearly 1,700 individual designs. Buyers planning around it in 2026 should note the access change: BLM has Nawghaw Poa Road and its parking area temporarily closed from November 12, 2024 to November 11, 2026 while the Sloan Canyon Visitor Contact Station is built, with the Petroglyph Canyon Trail and the 101 Trail rerouted and parking relocated to Democracy Drive.
The neighbors also matter. ZIP 89044 is shared with Sun City Anthem, Anthem Highlands, Solera and Provence, which is why the ZIP-level demographics read older than Inspirada itself. The same Census release puts the 89044 median age at 46.6 years, a figure pulled upward by two large age-restricted communities inside the ZIP rather than by Inspirada's own household mix. If an age-restricted community is what you actually want, start with our guide to 55-plus communities in Las Vegas instead, because Inspirada is not one.
What Villages and Pods Make Up Inspirada?
Inspirada is organized into numbered pods plus a Town Center district, and the pod number is the single most useful shorthand a buyer can learn. Pods 1 and 2 are the oldest housing, Pods 3 through 5 carry the mid-build stock, Pods 6 and 7 hold the newest detached product, and Town Center is the dense townhome and small-lot district near the commercial core. The marketing names layered on top of those pods are the ones you see on our community pages: Arden at Inspirada, Park at Inspirada, Solista at Inspirada and roughly thirty more.
The table below is the closing record by pod for the 12 months ending September 21, 2026. Read the median year built column first, because it explains most of the price spread: Pod 1 homes are fifteen-year-old houses, Pod 6 homes are two years old, and the price gap between them is as much about age and size as it is about location.
| Pod | Closings | Median Sale | Median $/Sq Ft | Median Sq Ft | Median Days on Market | Median Year Built |
|---|---|---|---|---|---|---|
| Pod 1 | 44 | $521,950 | $239 | 2,046 | 36 | 2010 |
| Pod 2 | 39 | $645,000 | $245 | 2,528 | 34 | 2016 |
| Pod 3 | 43 | $725,000 | $271 | 2,434 | 27 | 2017 |
| Pod 4 | 26 | $577,000 | $261 | 2,185 | 22 | 2018 |
| Pod 5 | 66 | $625,000 | $266 | 2,276 | 30 | 2021 |
| Pod 6 | 58 | $487,500 | $237 | 1,921 | 40 | 2024 |
| Pod 7 | 45 | $534,750 | $256 | 2,044 | 46 | 2020 |
| Town Center | 47 | $470,000 | $259 | 1,822 | 41 | 2023 |
Eleven additional closings landed in plats that do not carry a pod number, including the Landings and Gardens neighborhoods, and those are excluded from the pod rows above to keep the comparison clean. The pattern that survives every slice of the data is that Pod 3 is the price leader and Pod 6 and Town Center are the entry points, and that the fastest-clearing pods are not the most expensive ones. Pod 4 cleared at a 22-day median and Pod 3 at 27 days, while Pod 7 sat for a 46-day median despite pricing in the middle of the range. If your criterion is "will I have competition," Pods 3 and 4 are where you should expect it.
What Do Inspirada's Seven Parks and Trail Network Offer?
The park chain is the reason most buyers choose Inspirada over a comparably priced Henderson subdivision, so it is worth naming the parks rather than describing them in the abstract. According to the Inspirada Community Association, the association operates seven parks: Attesa, Aventura, Capriola, Montagna, Potenza, Sentiero and Solista. Three of them carry published acreage: Aventura at more than 20 acres, Montagna at 26 acres and Sentiero at 4.8 acres.
Each park has a distinct program rather than a repeated template, which is what makes the chain work. Aventura is the athletic hub, with a splash pad, a resident pool, volleyball, basketball and tennis courts, multi-purpose fields, a dog park and a children's play area. Montagna is the largest, carrying multi-use sports fields, pickleball courts, dog parks, a walking trail and splash pads. Solista is the social center: the association lists a community center with a catering kitchen and wireless internet, two resident pools, bocce courts, an outdoor amphitheater, grills and an Italian deli and cafe on site. Potenza adds a teen skate area and a heated resident pool, Capriola adds an amphitheater and soccer fields, Attesa adds dog parks and a pool, and Sentiero adds a pool, barbecues and shade structures.
Two facilities are not open to everyone, and buyers get this wrong constantly. According to the same association facilities listing, the Toll Brothers Clubhouse, which includes swimming and lap pools, a gym, a lounge and a conference room, is exclusive to Toll Brothers residents. The Overlook is listed as open space with valley and Las Vegas views. If a listing agent tells you a home "includes clubhouse access," confirm in writing which clubhouse they mean, because the Toll amenity is tied to specific neighborhoods and carries its own additional assessment.
The resident pools have a published season. The association notes that the pools at Attesa and Potenza are heated from mid-March to mid-October, which is the practical swimming window in the southern valley. That seasonality is worth knowing before you pay a premium for a pool-adjacent lot, and it is also why private pools still trade at a premium here. MLS data pulled through Repliers on September 22, 2026 shows that of 141 active Inspirada listings, 102 list community or association pool access while only about 13 list a private in-ground pool of their own.

Which Schools Serve Inspirada in 2026?
Inspirada is served by the Clark County School District, and the assignment pattern is visible directly in the listing data. MLS data pulled through Repliers on September 22, 2026 shows that across 141 active Inspirada listings, the reported elementary school is Robert and Sandy Ellis on 78 listings and Shirley and Bill Wallin on 61, while Del E. Webb Middle School appears on all 141 and Liberty High School appears on all 141. So the community splits at the elementary level between two schools and consolidates at middle and high school. Always confirm your specific address on the district's own zoning search, because attendance boundaries are redrawn and a listing's school field is agent-entered.
The district's own map data agrees. We queried CCSD's 2026-27 zoning layer, the data behind its zoning search, at two points inside the master plan on October 5, 2026. Solista Park, home of the resident community center, is zoned to Robert and Sandy Ellis Elementary, Del E. Webb Middle School and Liberty High School. Montagna Park, in the southwestern part of the community, is zoned to Shirley and Bill Wallin Elementary, with the same middle and high schools.
This guide reports zoning only and does not rate or rank schools. Charter and magnet seats are assigned by application, not address.
What Does the Inspirada HOA Actually Cost Each Quarter?
This is the single most misreported number in Inspirada listings, and it is worth getting exactly right. According to the Inspirada Community Association, "All residents in Inspirada pay a base assessment of $255 per quarter." Assessments are payable quarterly with due dates on the first of January, April, July and October. That works out to $85 a month for the base master assessment, which is low for a Henderson master plan carrying seven staffed parks.
The confusion shows up in the MLS field. Among the 379 Inspirada closings in the 12 months ending September 21, 2026, the reported homeowners association fee was entered as $255 on 111 closings and as $85 on 86 closings. Those are the same assessment typed two different ways, one quarterly and one monthly, by different listing agents. If you are comparing two Inspirada listings and one shows $255 while the other shows $85, you are almost certainly not looking at a three-times difference in carrying cost. You are looking at a data-entry difference, and you should verify against the association's own figure.
Where real differences exist, they are sub-association charges layered on top of the base. The association states that residents in gated neighborhoods, in service areas, or with Toll Brothers Clubhouse access pay an additional quarterly fee on top of the base amount, without publishing those amounts. The closing record shows that layering clearly: beyond the $255 and $85 entries, 42 closings reported $480, 18 reported $160 and 9 reported $186. According to Tri Pointe Homes, its Highview townhome neighborhood inside Inspirada publishes a $191 monthly association fee, which is a sub-association figure rather than the master base and is consistent with what the townhome districts report in the MLS.
The practical rule for a buyer is simple. Treat $255 per quarter as the floor for any Inspirada address, treat anything above it as a sub-association or service-area charge that must be documented, and get the actual number from the resale package rather than from the listing remarks. Nevada common-interest community law requires the seller to deliver a resale disclosure package, and you should request it within 48 hours of contract acceptance so you have time to read the budget and reserve study before your due-diligence period closes.

How Do SID and LID Assessments Work on an Inspirada Parcel?
Inspirada's infrastructure was financed through improvement-district bonds, and the repayment of those bonds is a genuine carrying cost that sits outside both the HOA dues and the ordinary property tax. Nevada calls these Special Improvement Districts and Local Improvement Districts, and the City of Henderson bills its versions as LIDs. Getting the mechanism right matters more than memorizing a dollar range, because the amount is parcel-specific and changes as bonds amortize.
According to Nevada Revised Statutes Chapter 271, a local improvement district is a geographic area designated by the governing body containing the tracts benefited by a project. Assessments may be levied on a front-foot, zone, area or other equitable basis under NRS 271.045, and they may not exceed the estimated special benefit or the market value of the tract under NRS 271.365. The assessment becomes a lien on the tract created by ordinance under NRS 271.050, and that lien is recorded with priority under NRS 271.420. Critically, the statute treats these assessments as distinct from taxes: NRS 271.230 defines "taxes" as general ad valorem taxes, a separate category from special assessments.
That distinction is the one Inspirada buyers most need to understand. Nevada's partial tax abatement statutes, NRS 361.4722 through 361.4724, cap year-over-year increases in ad valorem property taxes. Because an improvement-district assessment is not an ad valorem tax, those caps do not shelter it. According to the Clark County Treasurer, "Special assessments are different than real property taxes, and are billed separately," the penalty for late payment is substantial, and within 60 days of a delinquency the county commences foreclosure proceedings. An assessment you did not budget for is not a minor annoyance.
So do not accept a range from anyone, including us. Verify your own parcel. According to Assessment Management Group, which administers assessment billing for districts including City of Henderson districts, an owner can search the database by parcel number, owner name or street name, and reach the office at 702-796-0082 for the remaining balance, the term, the rate and any prepayment terms. Do that before you remove your due-diligence contingency, and ask your title company to show the assessment on the preliminary title report. For the full mechanics of how these bonds are structured, who pays at closing and how payoff is calculated, see our deeper explainer on Inspirada's LID T-18 and why Cadence has no SID or LID.
One measurement we can offer, with an explicit caveat. Among the 379 Inspirada closings in the 12 months ending September 21, 2026, the median MLS-reported annual tax figure was $4,480, which is 0.81 percent of the median sale price. Across the non-Inspirada closings in the same ZIP over the same window, the median was $3,224, or 0.56 percent. Inside Inspirada the ratio climbs with build recency, from 0.55 percent in Pod 1 to 0.94 percent in Pod 6 and 0.91 percent in Town Center. That gradient is consistent with newer parcels carrying fresher district balances and less abatement history, but the MLS tax field is agent-entered and we cannot confirm from it whether an assessment installment is included. Treat it as a directional signal and confirm the real number at parcel level.
What Is the Inspirada Resale Market Doing Right Now?
Here is the current state of the market in one place. MLS data pulled through Repliers on September 22, 2026 shows 379 Inspirada closings in the trailing 12 months at a median sale price of $543,750 and a median of $254 per square foot, on a median 2,114 square feet. Median days on market was 34, though the mean was 50, which tells you the distribution has a long tail rather than a fat middle. The median sale-to-list ratio was 98.8 percent, and the median sale price came in at 97.2 percent of the original list price. Closings ranged from $350,000 to $1,150,000.
On the supply side, 154 Inspirada homes were active on September 22, 2026 at a median list price of $549,625 and $256 per square foot, with a median 25 days on market and a range from $385,000 to $1,129,000. Against the trailing-12 absorption rate of roughly 31.6 closings a month, that is about 4.9 months of supply, which in the Southern Nevada context is a balanced-to-buyer-leaning market rather than a seller's market. The middle of the range is the thickest: 52 of the 154 actives are priced between $450,000 and $550,000.
Buyer leverage is real and measurable here, and it does not require guessing at concession rates that no one publishes. Of the 379 closings, 313, or 82.6 percent, closed below their original list price. A price reduction appeared on 180 of them, or 47.5 percent, with a median reduction of $17,550, about 3.2 percent off the original ask. That is the honest evidence of negotiating room: nearly half of sellers cut before they sold, and more than four in five accepted less than they first asked.
Speed is bimodal, which is the most actionable thing in the dataset. Of the 379 closings, 91 went under contract within 14 days and another 84 within 30, while 57 took more than 90 days. Inspirada does not have a single clearing speed; it has correctly priced homes that go fast and mispriced homes that sit. For sellers, that gap is the whole game, and it is the argument for pricing to the pod comp rather than to the master-plan median. Our seller resources walk through how we set that number.
How Has Inspirada Moved Year Over Year?
A snapshot without a comparison is a number without a direction, so we pulled the prior 12-month window on the same basis. MLS data pulled through Repliers on September 22, 2026 shows 317 Inspirada closings in the 12 months ending September 21, 2025 at a median of $520,000 and $259.84 per square foot, on a median 2,037 square feet, with 29.5 median days on market and a 98.95 percent median sale-to-list ratio.
| Measure | Year Ending Sept 21, 2026 | Year Ending Sept 21, 2025 | Direction |
|---|---|---|---|
| Closings | 379 | 317 | Up 19.6 percent |
| Median sale price | $543,750 | $520,000 | Up 4.6 percent |
| Median price per square foot | $254.10 | $259.84 | Down 2.2 percent |
| Median square feet sold | 2,114 | 2,037 | Up 77 sq ft |
| Median days on market | 34 | 29.5 | Up 4.5 days |
| Median sale-to-list ratio | 98.8 percent | 99.0 percent | Down 0.2 points |
| Closed below original list | 82.6 percent | 72.9 percent | Up 9.7 points |
The headline is the divergence between the two price measures, and it is the most commonly misread thing about this market. The median sale price rose 4.6 percent while price per square foot fell 2.2 percent. Both are true, and they do not conflict: the median home that traded this year was 77 square feet larger than last year's. Mix shifted toward bigger houses, which pushed the headline median up even as the per-foot value of space edged down. Anyone quoting only the median price is overstating appreciation, and anyone quoting only the per-foot figure is overstating softness.
Everything else in the table points the same direction, toward a market that loosened for buyers without breaking for sellers. Closings grew nearly 20 percent, so demand is not the problem. But homes took four and a half days longer to sell, the sale-to-list ratio slipped, and the share closing below the original asking price jumped almost ten full points to 82.6 percent. That last figure is the one to carry into a negotiation. A year ago, roughly one Inspirada seller in four got their original number. Today it is closer to one in six.
For sellers reading this, the implication is not panic, it is arithmetic. The market is absorbing more homes than it did a year ago at a higher median, so the demand is there. What is gone is the tolerance for an aspirational first list price. The cost of testing a high number is now measured in the 47.5 percent reduction rate and the 57 listings that took more than 90 days, and those two numbers are almost always the same houses.

Which Inspirada Pods Command the Biggest Price Premium?
Pod 3 is the price leader and it is not close. Over the 12 months ending September 21, 2026 its 43 closings ran a $725,000 median at $271 per square foot, the highest per-foot figure of any pod, on a median 2,434 square feet and a 27-day median market time. Pod 2 follows at a $645,000 median, though on the largest median footprint in the community at 2,528 square feet, which drops its per-foot figure to $245. Pod 5 sits third at a $625,000 median and $266 per square foot across the highest closing count of any pod, 66.
The entry points are Town Center and Pod 6. Town Center closed 47 homes at a $470,000 median on a median 1,822 square feet, and Pod 6 closed 58 at a $487,500 median on 1,921 square feet. Both are recent construction, with median years built of 2023 and 2024 respectively, which surprises buyers who assume newer means more expensive. It does not here, because the newest Inspirada product is also the smallest and densest product. Pod 6 posted the lowest per-foot figure in the community at $237, and Town Center posted $259, higher than Pod 6 despite a lower price, because Town Center homes are smaller still.
Pod 1 is the interesting case for a value buyer. Its 44 closings ran a $521,950 median at $239 per square foot on a median 2,046 square feet, with a median year built of 2010. You are buying fifteen-year-old construction at close to the lowest per-foot figure in the master plan, on lots that are generally the most mature in landscaping terms, in the pods originally platted under the South Edge name. The trade is dated finishes and older mechanical systems, which is exactly what an inspection contingency is for.
Market time by pod is the signal most buyers ignore and should not. Pod 4 cleared at a 22-day median and Pod 3 at 27 days, while Pod 7 sat at a 46-day median, Town Center at 41 and Pod 6 at 40. The slower pods are the ones with the most competing inventory relative to demand, and they are where a well-prepared offer has the most room. That is also where the remaining builder inventory sits, which is not a coincidence: a resale seller competing against a builder's finished spec home down the street is negotiating against an opponent with a different cost structure.
Should You Buy a Single-Family Home or a Townhome at Inspirada?
Inspirada is not one market, it is two, and the split is the cleanest dividing line in the community. MLS data pulled through Repliers on September 22, 2026 shows 274 of the 379 trailing-12 closings were single-family residences and 105 were townhomes. The two segments price differently, size differently, age differently and sell at different speeds.
| Measure | Single-Family | Townhome |
|---|---|---|
| Closings in trailing 12 months | 274 | 105 |
| Median sale price | $605,000 | $425,000 |
| Median price per square foot | $258 | $243 |
| Median square feet | 2,388 | 1,759 |
| Median days on market | 32 | 41 |
| Median year built | 2019 | 2022 |
| Active listings, Sept 22 2026 | 101 | 51 |
| Median active list price | $595,000 | $459,000 |
The $180,000 gap in median price is mostly a size gap, not a quality gap. The median townhome is 629 square feet smaller than the median detached house, and once you normalize for that the per-foot difference narrows to about $15. The townhome is newer by three years at the median, which usually means better insulation, tankless water heating and a floor plan designed around current buyer preferences. What you give up is yard, garage width and the ability to add a private pool.
The speed difference is the practical consideration. Townhomes took 41 median days to sell against 32 for detached houses, and they represent a third of active supply at 51 of 154 listings while producing only 28 percent of closings. That is a mild oversupply, and it works in a buyer's favor. It also means a townhome buyer should think carefully about exit liquidity, because the same condition that gives you negotiating room today will exist for the person who buys your home later.
Who should pick which is usually settled by one question: do you need a private backyard? Inspirada's park chain genuinely substitutes for a yard in a way most master plans cannot, because seven parks with pools and dog runs are within a walk of nearly every address. The townhome trade is stairs and less private outdoor space: in our own pull of Las Vegas MLS data through Repliers on October 5, 2026, none of the 112 townhomes that closed in the 12 months ending August 31, 2026 was recorded as single-story, against 68 of 260 detached homes. Households that entertain outdoors, want a pool, or need a three-car garage should stay in the detached segment, and should probably concentrate in Pods 2, 3 and 5 where the larger floor plans cluster.
How Much New Construction Is Actually Left at Inspirada?
Very little, and the builders themselves are now saying so on their own pages. As of September 22, 2026, four builder communities were identifiable inside Inspirada, and two of them were explicitly labeled as closing out. On October 5, 2026, Highview read sold out and Lennar's Lucere collections were actively selling.
| Builder Community | Status as Published | Price as Published | Size Range |
|---|---|---|---|
| Landings at Inspirada, KB Home | Final Opportunity; sales office shown closed | From $549,750 | About 1,150 to 2,469 sq ft |
| Gardens at Inspirada, KB Home | Last Chance | From $489,750 | About 1,558 to 2,044 sq ft |

According to KB Home, Landings at Inspirada is listed as a final opportunity with one move-in ready home and a sales office shown as closed, priced from $549,750. Its sister community, Gardens at Inspirada, is labeled last chance and priced from $489,750 across floor plans of roughly 1,558 to 2,044 square feet. If you want a KB plan in Inspirada, you are choosing from what is standing rather than from a build queue. Our walkthrough of the KB Home Plan 2469 at Landings covers the largest of those plans in detail.
Tri Pointe's Highview has since closed out. According to Tri Pointe Homes, its Highview townhome neighborhood was marked now selling on September 22, 2026, with three floor plans from the $500s, 1,640 to 1,924 square feet, two to three bedrooms and 2.5 baths, a published $191 monthly association fee, and three move-in ready townhomes listed between $509,153 and $541,830. On October 5, 2026, the page read "Sold Out." Tri Pointe's earlier Inspirada neighborhood, Vela, no longer appears on the builder's Las Vegas community list, which is consistent with a sellout; our Tri Pointe Vela Plan 3 guide remains useful as a resale reference for those homes.
Lennar is also selling. According to Lennar, its two Inspirada collections were actively selling on October 5, 2026 at $578,990 to $727,827, with six homes available: Lucere Place, single-family plans of 2,590 to 2,770 square feet, and Lucere Square, 3,000 to 3,335 square feet.
On the luxury end, the picture is different from what most buyers expect. According to Toll Brothers, its active Inspirada product is the Amiata Collection, and it is townhomes rather than estate homes: eight quick move-in homes from $525,000 to $760,000 across 1,803 to 2,154 plus square feet, with delivery dates from September through December 2026. Anyone who has read that Toll Brothers sells million-dollar detached houses at Inspirada is reading stale information. The community's highest trailing-12 closing was $1,150,000, and the top of the active market is $1,129,000.
The one thing genuinely being added at scale is commercial. According to Hoodline, reporting on February 27, 2026, Centurion 2 LLC, a subsidiary of Sansone Companies, broke ground on February 26, 2026 on a roughly 24-acre mixed-use project at Inspirada with about 78,756 square feet of retail anchored by a Sprouts grocery store, plus roughly 600 apartment units, with the retail phase carrying an estimated $60 million price tag and a target opening by December 31, 2026. Confirm current status before you underwrite a walkable-grocery premium, because construction schedules move. How Does Inspirada Compare With Cadence for a Henderson Buyer?
Inspirada and Cadence are the two master plans most often shortlisted together by relocating Henderson buyers, and the choice is genuinely close. Both are non-gated, both are amenity-led rather than golf-led, and both sit roughly the same distance from the Strip on opposite sides of the city. Inspirada parcels can carry an improvement-district assessment; according to Cadence's FAQ, Cadence has no SID/LID fees. The other differences that decide it are build status, density and geography. Buyers weighing Inspirada against the west valley instead can read our Summerlin vs Inspirada comparison, which sets prices, dues, tax rates and drive times side by side.
Inspirada is the finished choice. The parks are open, the trees are mature, the association has years of audited budgets, and the resale comp set is deep at 379 closings a year. Cadence is the still-building choice, with a longer new-construction runway and a larger central park program, which means more floor-plan selection and more construction traffic. If you want to pick your lot and your finishes, Cadence has more to pick from. If you want to see the actual neighborhood you are moving into on the day you tour it, Inspirada does.
Density is the second axis and it cuts against Inspirada for some buyers. A third of Inspirada's active supply is townhomes, Town Center is a genuinely dense district, and the Centurion project will add roughly 600 apartments alongside the retail. That is a positive for walkability and a negative for anyone whose mental image of a Henderson master plan is quarter-acre lots. Buyers who want space and detached-only streets should concentrate in Pods 2, 3 and 5, or look north toward Anthem and Seven Hills, where the lot sizes and the detached share are both higher.
Financing is a wash between the two and is driven by the rate environment rather than by the community. According to Freddie Mac, the Primary Mortgage Market Survey put the 30-year fixed rate at 6.95 percent and the 15-year at 6.26 percent for the week ending September 17, 2026. At that level, the builder-preferred-lender incentives attached to the remaining builder inventory are worth real money against a resale purchase, and that incentive gap is often the tiebreaker for a buyer who is otherwise indifferent. For the lifestyle side of the Cadence comparison, our Cadence lifestyle guide covers it in the same format as this one, and first-time buyers weighing either should start with our first-time buyer resources.
Frequently Asked Questions
How much do homes cost at Inspirada in 2026?
In the 12 months ending September 21, 2026, 379 Inspirada homes closed at a median of $543,750 and a median of $254 per square foot, with closings ranging from $350,000 to $1,150,000, according to MLS data pulled through Repliers on September 22, 2026. Detached single-family homes ran a $605,000 median and townhomes a $425,000 median. As of September 22, 2026, 154 Inspirada homes were active at a median list price of $549,625. Pod matters more than the master-plan median: Town Center closed at $470,000 and Pod 3 at $725,000 over the same window.
Is Inspirada still building new homes?
Barely. As of September 22, 2026, only 10 of the 154 active Inspirada listings carried a 2026 year built and only 14 carried 2025 or later. On builder websites read the same day, KB Home lists Landings at Inspirada as a final opportunity with one move-in ready home and Gardens at Inspirada as last chance, Tri Pointe Homes listed Highview as now selling with three plans (sold out by October 5, 2026), and Toll Brothers lists eight quick move-in homes in its Amiata Collection with delivery from September through December 2026. On October 5, 2026, Lennar's Lucere collections were also actively selling at $578,990 to $727,827. Anyone who wants brand-new construction in Inspirada is shopping standing inventory, not a build queue.
What are the HOA dues at Inspirada?
The Inspirada Community Association publishes a base assessment of $255 per quarter for all residents, payable on the first of January, April, July and October, which works out to about $85 a month. Homes in gated neighborhoods, in service areas, or with Toll Brothers Clubhouse access pay an additional quarterly amount that the association does not publish. Listing data is unreliable here: among the 379 trailing-12 closings, 111 reported the fee as $255 and 86 reported it as $85, which is the same assessment typed quarterly and monthly. Get the real figure from the resale disclosure package.
How do Inspirada's SID and LID assessments work?
Inspirada's infrastructure was financed with improvement-district bonds repaid by assessments on each parcel. Under NRS Chapter 271 these assessments are levied on an equitable basis, become a recorded lien on the tract, and are legally distinct from ad valorem property taxes, which means Nevada's partial tax abatement caps do not shelter them. The Clark County Treasurer states that special assessments are billed separately from property taxes and that foreclosure proceedings begin within 60 days of delinquency. Amounts are parcel-specific, so look up your own parcel through Assessment Management Group rather than relying on a published range.
Which schools serve Inspirada?
Across 141 active Inspirada listings on September 22, 2026, the MLS-reported elementary assignment was Robert and Sandy Ellis on 78 and Shirley and Bill Wallin on 61, with Del E. Webb Middle School and Liberty High School on all 141. CCSD's 2026-27 zoning data, queried October 5, 2026, agrees: Solista Park is zoned to Ellis, Webb and Liberty, and Montagna Park to Wallin, Webb and Liberty. Confirm your specific address on the district's zoning search, since boundaries change.
Is Inspirada guard-gated?
No. Inspirada is an open master-planned community with association governance, maintained common areas and seven association parks, but no perimeter guard gate. Some individual neighborhoods inside the master plan are gated and carry an additional quarterly assessment for it, which is different from a guard-gated master plan with staffed entry. Buyers who specifically want staffed gate access in Henderson generally look at Anthem Country Club, MacDonald Highlands or the gated enclaves inside Seven Hills, all of which price well above Inspirada's $543,750 trailing-12 median.
How long does it take to sell a home in Inspirada?
The median was 34 days across the 379 closings in the 12 months ending September 21, 2026, but the average was 50, because the distribution splits. Ninety-one homes went under contract within 14 days and 57 took more than 90. Pods 3 and 4 cleared fastest at 27 and 22 median days; Pod 7, Town Center and Pod 6 were slowest at 46, 41 and 40. Price discipline drove the split: 180 of the 379 sellers, 47.5 percent, cut their price before selling, with a median reduction of $17,550.
Is Inspirada a good place to buy in 2026?
It depends on what you are optimizing for. Inspirada offers a finished amenity program, an unusually low $255 quarterly base assessment, 83 percent owner-occupancy across its ZIP, and a deep comp set of 379 annual closings. Against that, it carries improvement-district assessments outside the tax caps, a 28.7-minute mean commute for the ZIP, and a market where 82.6 percent of sellers closed below their original asking price. For a buyer who values delivered amenities and negotiating room over floor-plan choice, it reads well.
Ready to Tour Inspirada With Nevada Real Estate Group?
The most common mistake we see in Inspirada is buyers shopping the master plan instead of the pod. A $543,750 median across 1,700-odd acres and eight distinct districts is a number that describes nothing in particular. The buyer who wants a large detached house on a mature street is shopping Pods 2, 3 and 5 and should expect competition and a 27-day clearing speed. The buyer who wants the lowest entry price into the park chain is shopping Town Center and Pod 6 and has considerably more room to negotiate. Those are two different searches with two different offer strategies, and running the wrong one costs either money or a house.
The second mistake is treating the recurring costs as a footnote. Between the $255 quarterly base assessment, whatever sub-association or service-area charge applies to the specific neighborhood, and a parcel-specific improvement-district assessment that Nevada's tax abatement caps do not cover, two homes at the same price can carry materially different monthly costs. We verify all three before our clients remove contingencies, because that is the number that decides whether a payment is comfortable in year three.
What we bring to that is volume. Across the 9,600-plus closings we have represented as a team, and the 789 homes we closed in 2025 alone, we have a working read on which Inspirada pods trade cleanly, which listings are priced to sit, and which builder incentives are real versus decorative. If you are selling, we will price to the pod comp rather than the master-plan median, because the 57 Inspirada listings that took more than 90 days are almost entirely homes priced off the wrong benchmark.

Which Sources Inform This Inspirada Guide?
Market figures come from MLS data pulled through Repliers on September 22, 2026, scoped to Inspirada and South Edge plat names inside ZIP 89044 across three windows: closings from September 22, 2025 through September 21, 2026, closings from September 22, 2024 through September 21, 2025, and active listings as of September 22, 2026. These are our own measurements of the closing record and are not official Las Vegas REALTORS statistics. Non-market claims trace to: the Inspirada Community Association for the park roster and the assessment schedule; Nevada Revised Statutes Chapter 271 for improvement-district law; the Clark County Treasurer for how special assessments are billed and enforced; Assessment Management Group for parcel-level assessment lookup; the U.S. Census Bureau American Community Survey 2019-2023 five-year estimates for ZIP code tabulation area 89044 demographics and commute time; the Clark County School District zoning search and its 2026-27 zoning data, queried October 5, 2026, for attendance zones; the Bureau of Land Management for Sloan Canyon acreage and current trail closures; KB Home, Tri Pointe Homes (Highview rechecked October 5, 2026), Lennar (read October 5, 2026) and Toll Brothers for their own published community status and pricing; Cadence's FAQ for its statement that the community has no SID/LID fees; Hoodline for the Centurion at Inspirada groundbreaking; and Freddie Mac for the Primary Mortgage Market Survey rate for the week ending September 17, 2026.
