Seven Hills is the 1,300-acre golf master plan in south Henderson — home to Rio Secco Golf Club (Rees Jones design and host of the Butch Harmon School of Golf), the guard-gated Estates at Seven Hills with its Terracina ultra-luxury enclave, and the widest luxury price range in the Henderson hills. In the 12 months ending September 15, 2026 the community closed 115 homes at a $650,000 median while its custom estate parcels closed 13 at a $2.95 million median. The 2026 buyer-side map of every sub-enclave, school zoning, HOA structure, the Sloan Canyon access story, and how Seven Hills compares to MacDonald Highlands and Anthem Country Club.

Seven Hills is the 1,300-acre master plan in south Henderson that, for two decades, has been the quietest of the three flagship Henderson luxury communities. The community sits on the south-Henderson hillside between Anthem to the south and the Green Valley corridor to the north, with the Rio Secco Golf Club at its center — a Rees Jones-designed championship course best known as the home of the Butch Harmon School of Golf, one of the top private golf instruction programs in the United States. Home prices in 2026 run from condos in the low $200,000s and resale single-story product from about $500,000 in the established enclaves up to the $6.5 million top estate closing recorded in the 12 months ending September 15, 2026.

What separates Seven Hills from neighboring MacDonald Highlands and Anthem Country Club is the breadth of the price range inside a single master plan. Where MacDonald Highlands concentrates above the $2 million entry point and Anthem CC sits in the $1 million to $4.5 million sweet spot, Seven Hills spans everything from established $500,000 resale family homes up through multi-million-dollar Terracina trophy estates. The result is a community that genuinely works for buyer profiles ranging from move-up family homeowners trading up from Green Valley to ultra-high-net-worth households building or buying behind the staffed gate of the Estates at Seven Hills — all inside the same Henderson hillside zip code (89052). Add the Rio Secco golf brand recognition, the Butch Harmon teaching academy, and guard-gated neighborhoods at the top of the hill, and the math works for a lot of buyer profiles.

This guide is the buyer-side map for Seven Hills in 2026: which sub-enclaves anchor the master plan and where each fits on the price spectrum, what Terracina offers at the ultra-luxury top, how Rio Secco and the Butch Harmon School fit into resident life, what HOA dues run across the umbrella, what the Coronado High School cluster looks like for families, what the resale market is doing in 2026, what the Bureau of Land Management is actually building on the mountain behind the community, and how Seven Hills stacks up against the other two Henderson luxury anchors. Closing figures come from Las Vegas MLS data pulled through Repliers on September 19, 2026, covering the 12 months ending September 15, 2026.

Seven Hills is Henderson's 1,300-acre master plan around Rio Secco Golf Club, with the widest price band of any Henderson luxury community. Only some associations, led by the Estates at Seven Hills, are guard-gated. In the 12 months ending September 15, 2026 it closed 115 homes at a $650,000 median, while the custom estate parcels closed 13 at a $2.95 million median. Decide which tier you are shopping before you tour.

  • Seven Hills closed 115 homes at a $650,000 median in the 12 months ending September 15, 2026.
  • The custom estate parcels closed 13 homes at a $2.95 million median, topping out at $6.5 million.
  • The course — Rio Secco, rebranded Serket in September 2025 — is daily-fee golf, so there is no club initiation on top of HOA.
  • BLM's permanent Sloan Canyon Visitor Contact Station closes Nawghaw Poa Road through November 11, 2026.
  • Verify sub-association dues and architectural rules in the NRS 116 resale package before you write an offer.

Across the 9,600+ Las Vegas transactions Nevada Real Estate Group has closed over 16+ years — and the 789 closings we wrote in 2025 ($361.5M+ in production) — we have watched Seven Hills behave differently from its neighbors. The numbers below are not estimates: every closing figure in this guide is drawn from Las Vegas MLS data pulled through Repliers on September 19, 2026, and every public-record figure is cited to the agency that publishes it.

What exactly is Seven Hills in 2026?

Seven Hills is a master-planned residential community on the south Henderson hillside, anchored by the Rio Secco Golf Club at its geographic and amenity center. It is not guard-gated as a whole: the City of Henderson's HOA map marks three of its associations as guard-gated (the Estates at Seven Hills, Presidio and Renaissance), marks many others, such as Capistrano, Naples, Palermo and Portofino at Seven Hills, as gated without a guard, and does not mark the Seven Hills master association as gated. The total footprint covers approximately 1,300 acres with approximately 1,950 single-family homes at full build-out, divided into named sub-enclaves of varying price tiers and architectural character. The community is fully built-out as of 2026 with no remaining master-developer new construction, though custom-home construction continues on the small inventory of remaining vacant estate lots.

According to City of Henderson planning documents, Seven Hills was originally entitled by American Nevada Corporation (the residential development arm of the Greenspun Family of Companies) in 1995. The first model homes opened in 1996, and the master plan reached substantial completion by approximately 2008 — making Seven Hills one of the more mature Henderson luxury communities, with established landscaping, mature trees, and the kind of settled neighborhood feel that newer master plans cannot yet replicate. The community sits inside Henderson city limits, served by Henderson Police, Henderson Fire and Rescue, and the Clark County School District for public education.

The 2026 sales data shows just how wide the community's price band really is. Las Vegas MLS data pulled through Repliers on September 19, 2026 shows the whole community — condos included — closed 115 homes in the 12 months ending September 15, 2026 at a $650,000 median. Single-family homes alone ran 99 closings at a $700,000 median. The custom and semi-custom estate parcels on the upper hillside (Parcels 1, J, M, N and P1 in MLS plat terms) closed 13 homes at a $2.95 million median and $3.13 million average, with a top sale of $6.5 million. The least expensive closing in the same window was a $165,000 condo. A $165,000 closing and a $6.5 million closing inside one master plan in the same year is the single fact that explains why Seven Hills draws such different buyer profiles.

Where is Seven Hills and why does the south-Henderson positioning matter?

Seven Hills sits in south Henderson at the northern foothills of the McCullough Range, bounded by Eastern Avenue to the west, the St. Rose Parkway and Horizon Ridge corridor to the north, Anthem to the south, and the federal open space of the McCullough hillside to the east. The community is reached via Seven Hills Drive off Eastern Avenue and from the Horizon Ridge side, and I-215 freeway access is approximately 4 minutes north via Eastern Avenue, with I-15 access approximately 7 minutes west via the I-215 corridor.

The drive to the Las Vegas Strip from Seven Hills runs approximately 18 to 22 minutes during off-peak hours via I-215 west and I-15 north, with Harry Reid International Airport approximately 15 to 19 minutes via the same corridor. This positions Seven Hills meaningfully closer to the Strip and airport than Lake Las Vegas (25 to 30 minutes) and roughly comparable to MacDonald Highlands (18 to 22 minutes) or Anthem Country Club (15 to 20 minutes). The hillside elevation gives most Seven Hills homes a meaningful vertical perspective on the Las Vegas valley, with the most elevated estate lots sitting roughly 450 feet above the valley floor. What the elevation also buys — and what almost no listing explains properly — is a back fence on federal conservation land, which is the subject of the Sloan Canyon section below.

Seven Hills spans 1,300 acres in south Henderson, anchored by Rio Secco Golf Club at the geographic center — approximately 1,950 homes across its sub-enclaves built between 1996 and 2008.

What sub-enclaves make up Seven Hills?

Seven Hills is organized into named sub-enclaves, each with its own architectural character, price tier, and (in most cases) its own internal HOA layered on top of the master association. The sub-enclaves most buyers ask about are Tournament Hills (a golf-frontage Mediterranean enclave on the south side of the Rio Secco course), Mountain Gate (the most established family enclave on the west slope), The Greens (course-frontage on the north side), Sienna Heights (a mid-tier Mediterranean enclave with elevated lots), Casa Vista (single-story-friendly mid-tier), Avalon (entry-tier Mediterranean and Spanish revival product), Bella Fiore at Seven Hills (gated luxury cul-de-sac), and Terracina (the guard-gated ultra-luxury enclave at the top of the hill, inside the Estates at Seven Hills association). In MLS plat terms, the custom and semi-custom estate lots record as Seven Hills Parcels 1, J, M, N and P1 — that is the filter we use when we pull the estate tier separately.

The table below maps the major sub-enclaves, the approximate 2026 active-listing price range, and the dominant architectural style. Ranges are the listing bands we work in day to day; verify any specific lot against a current comparable pull before you rely on it.

Across the whole community, the median closing in the 12 months ending September 15, 2026 was $650,000 on 115 closings per Las Vegas MLS data pulled through Repliers on September 19, 2026 — above the Henderson-wide median and consistent with Seven Hills's positioning as one of the three flagship Henderson luxury master plans. The estate parcels alone accounted for 13 of those 115 closings but, at a $3.13 million average, roughly $40.7 million of the community's dollar volume — which is why the community's average closing ($936,000 across all 115) sits so far above its median.

What is Terracina and how does it anchor the ultra-luxury tier?

Terracina is a guard-gated ultra-luxury enclave at the top of Seven Hills — a sub-community of custom-home lots arranged along the highest ridges of the master plan, inside the Estates at Seven Hills association, which the City of Henderson's HOA map marks as guard-gated. Seven Hills has no master guard gate; the staffed gate is the Estates', and listing agents describe Terracina as a "24-hour guard-gated community." The combination of altitude, a staffed gate, and the broadest panoramic views in south Henderson (north toward the Las Vegas Strip skyline, west across the valley) has made Terracina the destination of choice for entertainment-industry, professional-athlete, and executive buyers who want the Henderson hillside privacy profile without the higher entry of MacDonald Highlands.

Las Vegas MLS data pulled through Repliers on September 19, 2026 shows the custom and semi-custom estate parcels (Parcels 1, J, M, N and P1) closed 13 homes in the 12 months ending September 15, 2026 at a $2.95 million median and $3.13 million average. The top sale was $6.5 million for an 8,288-square-foot estate; the next four closings clustered between $3.4 million and $3.7 million for homes of roughly 5,500 to 5,900 square feet, and the bottom of the estate tier sat at about $1.8 million for smaller custom homes on interior lots without the premium view orientation. Most estate activity in 2026 therefore concentrates in the $2.5 million to $3.7 million range — a full tier below the $5 million to $15 million trades that MacDonald Highlands produces. Terracina does not have its own golf or country club — residents who want a club membership join Rio Secco like other Seven Hills residents, or commute to MacDonald Highlands's DragonRidge Country Club a few minutes east.

What is the Golf Club at the Center of Seven Hills, and What Is It Called Now?

Start with the name, because the listing copy in this community is a year behind. The 18-hole championship course at the center of Seven Hills is the Rees Jones design that opened in 1997 as Rio Secco Golf Club — and it is no longer called that. VICI Properties owns it, Cabot-Managed Properties has run it under a long-term agreement since 2022, and in 2025 Cabot rebranded the course as Serket, reopening under the new name on September 20, 2025, with new signage, tee markers and scorecards throughout the property. Rees Jones also came back and renovated his own design in 2017, rebuilding tees and greens. If an agent or a listing sheet still tells you the house backs "Rio Secco," they are describing the right fairway under the old name.

The important thing for a buyer has not changed with the branding: it is a public-access, daily-fee course, not a private club. That is the structural difference from SouthShore at Lake Las Vegas or DragonRidge at MacDonald Highlands, both of which run as private clubs that gate golf behind a membership. The course prices tee times seasonally and does not post a fixed rate card, so pull the live rate for your date rather than budgeting off a number you read somewhere. What you can count on is the absence of a five- or six-figure initiation and of mandatory monthly club dues stacked on top of your HOA — and, on the other side of the ledger, the fact that outside players share your back fairway every day of the week.

The Butch Harmon School of Golf has operated at the property, at 2651 Grand Hills Drive, since 1998 — founded by Claude Butch Harmon Jr., long-time coach of Tiger Woods (1993 to 2004) and one of the most decorated swing instructors in modern golf. The flagship facility includes a short-game practice complex, indoor swing-analysis bays with high-speed video, and a dedicated student-only range. Butch Harmon was named the number-one instructor in America by Golf Digest multiple times during his Tiger years, and the academy has trained dozens of PGA Tour, LPGA, and elite amateur players. The school prices lessons, full-day intensives and multi-day camps by instructor tier and does not publish a single rate sheet, so call the academy for the current schedule rather than relying on a quoted range. The Butch Harmon brand association is a real factor in Seven Hills resale marketing — the proximity to a top-tier golf academy is part of why the community retains resale demand from golfing buyers nationwide.

What HOA dues should buyers expect across Seven Hills?

HOA dues at Seven Hills are layered. Every residence pays the Seven Hills Master Association fee, which funds the master security patrol, common-area landscaping along master-plan roadways, the architectural review committee, and reserve-fund contributions; there is no master guard gate. On top of that, most sub-enclaves have their own sub-association fee that funds the sub-association's gate (a staffed guard gate in the Estates at Seven Hills, Presidio and Renaissance; a resident gate in many others), the internal pool and amenities, and sub-enclave-specific landscaping.

The table below summarizes approximate combined HOA monthly cost across the major sub-enclaves. Verify current fees with the management company before purchase, as these are subject to change.

Approximate combined monthly HOA cost by Seven Hills sub-enclave in 2026 — includes the Master Association component plus the sub-enclave fee where applicable; verify current dues with the management company before purchase.
Sub-enclaveApproximate combined monthly HOA (2026)
Terracina (guard-gated)$450 to $620
Tournament Hills$310 to $440
The Greens$290 to $410
Bella Fiore at Seven Hills$340 to $470
Sienna Heights$260 to $380
Mountain Gate$220 to $310
Casa Vista$240 to $340
Avalon$200 to $290

The Seven Hills Master Association component alone runs approximately $135 to $175 per month depending on the most recent annual budget cycle. The master fee does not pay for a guard gate, because the master plan has none; it funds patrol, common-area landscaping, roadway maintenance, and reserve-fund contributions. Rio Secco greens fees are not included in HOA dues — residents pay daily-fee rates like any other player, with the discount applied at the pro-shop. According to NRS 116.4109, the seller must furnish a resale package that includes the declaration, bylaws, rules, the current budget and the association's reserve summary — order it the day you go under contract, because the sub-association layer is where the surprises live.

Which schools serve the Seven Hills address?

Seven Hills is zoned to the Clark County School District (CCSD) and primarily feeds into the Coronado High School cluster. The standard zoning sequence runs John C. Vanderburg Elementary, Del E. Webb Middle School, and Coronado High School. According to GreatSchools.org as of 2026, Vanderburg Elementary holds an 8 out of 10 rating, Del E. Webb Middle School a 7 out of 10, and Coronado High School a 6 out of 10. The Coronado rating is the lowest of the three luxury Henderson high-school feeders — Foothill High School (which serves Lake Las Vegas, MacDonald Ranch, and parts of Anthem) holds an 8 out of 10 rating, and the Bishop Gorman private feeder is generally considered the top option for families willing to pay private tuition.

Private school options in the immediate area include Henderson International School (PreK through 8, approximately 7 minutes north of Seven Hills off Eastern Avenue) and Bishop Gorman High School (the elite Catholic high school in west Las Vegas, approximately 30 minutes via I-215 and I-15). According to recent Nevada Department of Education data, approximately 26 percent of Seven Hills school-age children attend private school — meaningfully above the Henderson-wide average of approximately 14 percent, and consistent with the broader pattern across the Henderson luxury master plans.

What is the resale market like at Seven Hills in 2026?

Las Vegas MLS data pulled through Repliers on September 19, 2026 shows Seven Hills recorded 115 closed transactions in the 12 months ending September 15, 2026 across every property type, with a median closed price of $650,000 and a median of 31 days on market. Single-family homes alone closed 99 times at a $700,000 median and about $299 per square foot. The estate parcels (Parcels 1, J, M, N and P1) closed 13 homes at a $2.95 million median, a $3.13 million average and roughly $500 per square foot, with the $6.5 million top sale closing in the summer of 2026. That estate tier represented about 11 percent of transaction count but roughly 38 percent of the community's dollar volume.

Across the Seven Hills listings we've represented and sold, the pattern is consistent: well-priced view product in the estate parcels clears inside 30 days, while interior lots without a meaningful view take longer to find their buyer. Resale demand has held up well through 2026 despite broader Henderson market softening, in part because the Seven Hills product is genuinely differentiated — the Rio Secco golf brand, the Butch Harmon teaching presence, and the unusually broad price range mean the community attracts buyers from multiple distinct segments rather than depending on a single price tier. As of September 19, 2026, the same MLS pull showed 66 active listings inside Seven Hills at a median asking price of $864,500, with 18 of them at or above $1.5 million and a top ask of $7.45 million — so the active inventory skews meaningfully richer than the closings, which is a polite way of saying the upper tier is asking more than the last 12 months of buyers paid.

The hillside elevation gives most Seven Hills homes a meaningful vertical perspective on the Las Vegas valley — the most elevated estate lots sit roughly 450 feet above the valley floor with direct Strip-skyline orientation.

How does Seven Hills compare to MacDonald Highlands and Anthem Country Club?

Seven Hills competes most directly with MacDonald Highlands and Anthem Country Club at the Henderson luxury end of the market. MacDonald Highlands and Anthem Country Club are guard-gated, while in Seven Hills only some associations are, led by the Estates at Seven Hills; all three offer golf-course frontage, and all three sit on or near the south-Henderson hillside with similar drive times to the Strip and airport. The table below summarizes the major comparison axes.

In rough generalization: MacDonald Highlands is the highest-altitude, highest-end community in Henderson with the broadest ceiling (Pinnacle and Dragon Rock enclaves regularly trade above $10 million). Anthem Country Club is the most mature and most country-club-traditional of the three, with established landscaping and a clubhouse-centric social culture. Seven Hills is the most accessible of the three at the bottom end ($500K versus $800K-plus entry at the other two) while still producing a $6.5 million closing in the estate parcels — making it the genuinely broadest-range Henderson luxury master plan. Buyers who want golf-academy proximity choose Seven Hills; buyers who want the highest ceiling choose MacDonald Highlands; buyers who want traditional country-club community life choose Anthem CC. See the MacDonald Highlands buyer's guide and the Anthem master-plan guide for the comparison detail on those two.

How does Seven Hills compare to Henderson's newer master plans?

Most Seven Hills buyers cross-shop against the newer end of Henderson before they decide, and the comparison is genuinely close on price while being very different on ownership structure. At $700,000 to $1.2 million a buyer can choose an established Seven Hills home or a new build in Cadence or Inspirada — and the monthly reality of those two choices diverges more than the purchase price suggests.

Seven Hills is roughly 90% built out. That single fact drives most of the difference. The landscaping is mature, the amenities are complete, the streets are finished, and there is no construction traffic because there is essentially nothing left to construct. What you tour is what you get, permanently.

The newer plans invert every one of those. Amenity infrastructure is still arriving, adjacent villages are still building, and the community you buy into in 2026 is not the community you will live in by 2030 — sometimes better, occasionally worse, but definitely different.

Two rows deserve attention because they carry real money.

Systems replacement risk. A Seven Hills home built in 1999 is approaching or past the useful life of its original roof and second-generation HVAC. Roof replacement in the valley commonly runs $12,000 to $30,000 depending on material and pitch, and a full HVAC changeout on a large home frequently runs $12,000 to $25,000. Neither is a defect — both are ordinary ownership economics on a home of that age — but they belong in your first-five-years budget in a way they simply do not on a new build.

Special assessment exposure. Newer Henderson master plans commonly carry special improvement district bonds that amortize over decades and appear as a separate line from HOA dues. Established plans of Seven Hills' vintage are typically far further through that amortization, and in many cases through it entirely. The dollar amounts are lot-specific and bond-specific, so the only reliable answer is the one in writing for the exact parcel — ask for the assessment amount and the remaining bond term before you offer, on either side of this comparison.

The honest summary: Seven Hills sells certainty and finish, and asks you to accept an older structure. The newer plans sell a new structure and ask you to accept years of becoming. Buyers who are clear about which trade they prefer rarely regret either.

What is the architectural character of Seven Hills?

Seven Hills enforces a Mediterranean and Spanish revival palette through the master-plan architectural review committee, with most sub-enclaves leaning warm-stucco, tile-roof, hipped-massing — the vocabulary of late-1990s Las Vegas luxury. Tournament Hills, Bella Fiore, and The Greens are the most consistently Mediterranean. Terracina and the estate parcels are the most architecturally diverse — Mediterranean still dominates, but recent contemporary custom builds give the top of the hill a more eclectic mix, and the 2026 closings show it: the $6.5 million top sale and the cluster of $3.4 million to $3.7 million estate closings in the 12 months ending September 15, 2026 include both classic tile-roof Mediterranean and flat-roof contemporary product on the same ridgelines.

According to the Master Association's published architectural guidelines, exterior colors are restricted to a warm-earth-tone palette (sand, terracotta, sage, cream, taupe) with strict prohibitions on stark white, pure black, and high-contrast accent colors. Roof materials are restricted to clay barrel tile or flat-tile with terracotta or weathered-brown finish; metal roofs and asphalt shingles are not permitted. Lot landscaping must conform to a desert-Mediterranean palette emphasizing drought-tolerant plantings, with grass restricted to the back-yard area on most lot configurations. This results in a community visual cohesion that gives Seven Hills the kind of established-neighborhood feel that newer master plans cannot yet replicate.

For a buyer, the practical implication is that the architectural rules are a cost line, not just an aesthetic. Any exterior change — a color refresh, a new front door, solar panels, a casita, a pool cabana — goes through the review committee, and the sub-association rules can be stricter than the master's. According to the resale-package requirements in NRS 116.4109, the seller must furnish the association's governing documents and rules before the buyer's cancellation window runs, so read the architectural section specifically for the sub-enclave you are buying into. Two things we ask sellers to disclose up front: whether every existing exterior modification was approved in writing, and whether the committee has any open violations on the lot, because an unapproved pergola or an off-palette paint job becomes the buyer's problem at closing.

What lifestyle amenities are available to residents beyond the golf?

Beyond Rio Secco golf, Seven Hills residents have access to a layered amenity profile. Each major sub-enclave maintains its own resident-only pool and clubhouse — Tournament Hills, The Greens, Bella Fiore, Sienna Heights, and Mountain Gate each have a dedicated facility with full pool and limited fitness equipment. Terracina maintains the most premium internal amenity package with a dedicated clubhouse and fitness facility.

The broader Henderson amenity profile is also a real factor. Seven Hills sits approximately 7 minutes from The District at Green Valley Ranch (the largest open-air shopping and dining destination in Henderson with approximately 60 retail and dining tenants), 5 minutes from the Anthem Highlands shopping corridor, and 9 minutes from the St. Rose Dominican Hospital (the largest medical campus in south Henderson). Henderson's master park system includes Anthem Hills Park and Madeira Canyon Park within 10 minutes of Seven Hills. The hillside trail access that listings love to advertise runs through the Bureau of Land Management's Sloan Canyon National Conservation Area, and the public trailheads sit outside Seven Hills — the next section walks through exactly what is open, what is closed, and what is being built. Buyers cross-shopping the broader hillside tier should also browse our roundup of the valley's luxury communities and the dedicated guard-gated communities hub, which lists the guard-gated Estates at Seven Hills alongside its closest competitors.

For another Henderson hillside setting, compare Madeira Canyon's hillside communities with Seven Hills before weighing individual amenities.

Is the mountain above Seven Hills finally getting a front door?

Yes — but the front door is on the Anthem side of the range, not inside Seven Hills, and it is not finished yet. The mountain that rises behind Seven Hills is federal land: the Sloan Canyon National Conservation Area, which according to the Bureau of Land Management covers approximately 48,438 acres including the 14,790-acre North McCullough Wilderness, and protects a petroglyph site with more than 300 rock-writing panels and nearly 1,700 designs. For most of the community's life the NCA had no permanent visitor facility at all. BLM paved Nawghaw Poa Road and opened a temporary contact station in May 2016, then held a public forum on a permanent building in December 2018.

The permanent building is now under construction. According to the BLM's November 6, 2024 closure announcement, roughly 50 acres at the NCA's north boundary — including Nawghaw Poa Road, the parking area at its end, and the construction footprint — are closed from November 12, 2024 through November 11, 2026 while the Sloan Canyon Visitor Contact Station is built. The Petroglyph Canyon Trail and Trail 101 have been rerouted, with temporary parking moved to Democracy Drive. According to the BLM's environmental assessment for the project, the proposed action is a roughly 3,000-square-foot station with a welcome center, offices and public restrooms, parking for about 80 vehicles plus buses, an ADA-accessible half-mile interpretive loop and an outdoor amphitheater, paid for from the special account created by the November 2003 auction of a 500-acre parcel near the NCA. As of September 19, 2026 BLM has not published an opening date; the closure order simply runs to November 11, 2026.

What this means for a Seven Hills buyer is more modest than the listing copy suggests. The formal trailheads closest to the community are the Anthem Hills Trailhead at the west end of the McCullough Hills Trail and the Mission Hills Trailhead on the east, both reached from public streets outside the community; according to the BLM's Sloan Canyon trail map, the McCullough Hills Trail is rated easy to moderate and open to hiking, mountain biking and equestrian use, and the contact station itself is a 19-mile, roughly 30-minute drive from that trail. Petroglyph Canyon is a 4.4-mile round trip with no dogs allowed and a 20-person limit in the canyon. What is not planned, as of September 19, 2026: any new road, gate or trailhead from inside Seven Hills onto the NCA. BLM's December 2, 2025 trail-route workshop at the Black Mountain Recreation Center (comments were taken December 1–31, 2025) was about designating official routes and closing unauthorized social trails, not opening new access points. If a listing advertises "private trail access," ask the HOA to show you the recorded easement — in our experience the honest answer is a short walk to a public trailhead, which is still a genuine amenity.

Ready to Tour Seven Hills With Nevada Real Estate Group?

Seven Hills is a community where the right answer depends entirely on which tier you are shopping, and that is exactly where an experienced local team earns its fee. A $650,000 resale in Mountain Gate or Casa Vista is a roof-and-HVAC underwriting exercise on a 1999-vintage home; a $3 million estate-parcel purchase is a view-corridor, lot-orientation and architectural-approval exercise where the difference between an interior lot and a ridgeline lot showed up as roughly $1.8 million versus $3.7 million in the 12 months ending September 15, 2026. Across the 9,600+ closings we have represented, we have learned that buyers who name their tier first — and then let us pull the comparable set for that tier only — make faster, calmer decisions than buyers who tour the whole hill.

Here is what we do for a Seven Hills buyer before the first showing. We pull the closed and active comparables for the exact sub-enclave from the MLS, not the community-wide average, so you know whether the asking price is anchored to the last 12 months of buyers or to the seller's hopes. We order the NRS 116 resale package the day you go under contract and read the sub-association budget, reserve summary and architectural rules for the specific enclave. We check the assessor's parcel record for any special assessments. And for estate-parcel purchases, we walk the lot at the hour the view matters — dusk for Strip views, mid-morning for the McCullough foothills — because Seven Hills sells elevation, and elevation is only worth the premium when it is pointed the right way.

If you are ready to see Seven Hills, or you want the current estate-parcel and sub-enclave comparables emailed before you decide whether to fly in, call Nevada Real Estate Group at (702) 637-1759. We will send the pull, walk you through the tier that fits your budget, and book showings, including behind the gated and guard-gated sections, on a schedule that works for you.

Frequently Asked Questions

What is the full price range across Seven Hills in 2026?

Las Vegas MLS data pulled through Repliers on September 19, 2026 shows closings in the 12 months ending September 15, 2026 ran from a $165,000 condo to a $6.5 million estate. The community-wide median across 115 closings was $650,000; single-family homes alone ran a $700,000 median across 99 closings; and the custom estate parcels (Parcels 1, J, M, N and P1) closed 13 homes at a $2.95 million median and $3.13 million average. Resale single-family entry in the established enclaves starts around $500,000.

Is Terracina worth the price premium over the rest of Seven Hills?

The estate parcels commanded roughly $500 per square foot in the 12 months ending September 15, 2026, against about $299 per square foot for single-family homes community-wide — a premium of about two-thirds. The premium funds three things: the staffed gate of the Estates at Seven Hills association (Seven Hills has no master guard gate; elsewhere only the Presidio and Renaissance associations have staffed gates), the broadest panoramic views in south Henderson, and the largest lots in the community. Buyers who value extreme privacy and view orientation will find the premium justified; buyers who simply want the Seven Hills address get better dollar-per-square-foot value in Bella Fiore, Tournament Hills, or The Greens.

Does Rio Secco accept private membership or is it daily-fee only?

It is daily-fee and public-access rather than a private membership club — and note that the course was rebranded Serket in September 2025 under Cabot management, so the Rio Secco name you see on older listings refers to the same course. Seven Hills residents get a discounted greens-fee rate and priority tee-time access, but there is no formal membership tier the way MacDonald Highlands's DragonRidge or Anthem Country Club work. This is a structural difference that matters for buyers who specifically want a private-club golf community — and it is also why the total carrying cost at Seven Hills is lower than at the other two Henderson luxury anchors at the same purchase price.

Can I hike into Sloan Canyon directly from Seven Hills?

Not from inside the community. The Sloan Canyon National Conservation Area sits directly behind the community, but the public trailheads — the Anthem Hills Trailhead at the west end of the McCullough Hills Trail and the Mission Hills Trailhead on the east — are reached from public streets outside Seven Hills. The NCA's main entrance on Nawghaw Poa Road, where BLM is building the permanent Visitor Contact Station, is closed from November 12, 2024 through November 11, 2026, with temporary parking on Democracy Drive. No new access point from inside Seven Hills is planned as of September 19, 2026.

How does Seven Hills HOA compare to MacDonald Highlands or Anthem Country Club?

Seven Hills combined master plus sub-association HOA typically runs $200 to $620 per month across the major sub-enclaves — meaningfully lower than MacDonald Highlands ($280 to $600 combined) at the Terracina end and roughly comparable across the mid-tier enclaves. Anthem Country Club combined HOA plus club dues runs approximately $350 to $800 monthly depending on club membership category. Seven Hills's daily-fee golf structure means there is no golf-club initiation fee or monthly club dues to layer on top of HOA, making the total carrying cost notably lower at the entry tier.

What schools serve Seven Hills?

The standard CCSD zoning is John C. Vanderburg Elementary (8 out of 10 GreatSchools rating), Del E. Webb Middle School (7 out of 10), and Coronado High School (6 out of 10). Henderson International School (PreK through 8) is the leading nearby private option. Many Seven Hills families enroll their high-school-age children at Bishop Gorman in west Las Vegas — approximately 30 minutes via I-215 and I-15 — for the elite Catholic high school experience.

How long is the commute from Seven Hills to the Strip and the airport?

The drive to the Las Vegas Strip runs approximately 18 to 22 minutes via I-215 west and I-15 north, depending on time of day. Harry Reid International Airport is approximately 15 to 19 minutes via the same I-215 corridor. Seven Hills is meaningfully closer to both than Lake Las Vegas (25 to 30 minutes) and roughly comparable to MacDonald Highlands and Anthem Country Club.

How much inventory is there in Seven Hills right now?

As of September 19, 2026, Las Vegas MLS data pulled through Repliers showed 66 active listings inside Seven Hills at a median asking price of $864,500, with 18 of them at or above $1.5 million and a top ask of $7.45 million. Against 115 closings in the prior 12 months, that is roughly seven months of supply at the community level — but the estate tier is thinner and slower, so a buyer at $3 million should expect fewer true comparables and more negotiating room than a buyer at $650,000.
