Ascaya's Estate homesites start at $1 million and its 58 Cloud Rock homesites run $2 million to $8 million, as of October 8, 2026. Here is what lots have actually sold for, who builds there, how long a custom home takes, what the dues and taxes involve, and how Ascaya compares with MacDonald Highlands and The Ridges.

Ascaya is a guard-gated custom-home community in the McCullough Range above Henderson, and one of the places in the Las Vegas valley where you can still buy a large hillside homesite directly from the developer. Its own materials put the community at 664 acres with elevations reaching 3,200 feet and describe views of the Las Vegas Valley and the surrounding mountains; from that height the valley stretches north toward Sunrise Mountain. The Review-Journal reported in October 2014 that Ascaya had just opened its 313 home sites for sale on land bordering the Sloan Canyon National Conservation Area.

What separates Ascaya from Henderson's other luxury enclaves is the mix of what you can buy. As of October 8, 2026, Ascaya offers three paths: The Canyon Residences, 51 single-level homes designed and built by Blue Heron and priced from $2.9 million; Desert Design Study Homes, finished architect-designed houses marketed from $11.6 million; and Estate and Cloud Rock homesites, priced from $1 million, where you hire your own architect and builder and take the plans through Ascaya's Architectural Review Committee.

This guide is the buyer-side map for Ascaya in 2026: what a homesite costs on the developer's price sheet and in MLS sales, who builds there, how long a custom home takes, what the dues and taxes involve, how the resale market has behaved, and how Ascaya compares with The Ridges in Summerlin and MacDonald Highlands. Prices come from Ascaya's own pages, read October 8, 2026, and from our pulls of Las Vegas MLS data through Repliers; where nobody publishes a number, I say so.

Ascaya is a 664-acre guard-gated community in Henderson's McCullough Range. As of October 8, 2026, the developer prices Estate homesites from $1 million on about half an acre to over two acres, and its 58 Cloud Rock homesites at $2 million to $8 million on 1.6 to 3.43 acres; its ten listed homesites ran $1,599,000 to $5,180,000. Budget the custom build, design review and dues before you buy the lot.

  • Ascaya's Estate homesites start at $1 million and run from about half an acre to over two acres.
  • Its 58 Cloud Rock homesites span 1.6 to 3.43 acres, priced from $2 million to $8 million.
  • In our MLS pull, 16 Ascaya lot sales closed between October 2025 and September 2026.
  • Ascaya sets no building deadline and says a home takes 18 to 24 months from construction start.
  • Ascaya does not publish its dues, so get the association statement before you sign any contract.

Across the 9,600+ Las Vegas transactions Nevada Real Estate Group has closed over 16+ years — and the 789 closings we wrote in 2025 ($361.5M+ in production) — one lesson holds at every price point: the list price is only the first number. At Ascaya, if you build, the homesite is the first of several large checks, so this guide spends as much time on the build, the review process and the carrying costs as on the lot itself.

What exactly is Ascaya in 2026?

Ascaya is a private, guard-gated residential community in the McCullough Range above Henderson. According to Ascaya's FAQ, it spans 664 acres at elevations reaching 3,200 feet, sits 20 minutes from the Las Vegas Strip, and offers three paths to ownership. According to the Review-Journal's October 12, 2014 report, the developer opened the 313 home sites for sale that month after holding the project back for about six years following the economic downturn. The same report said the land is privately held by the family of Dr. Henry Cheng, whose family controls Hong Kong-based New World Development, and that about $300 million had gone into improvements, with the lots graded and the infrastructure in place.

Twelve years later, Ascaya is still building out. According to Ascaya's report on its first quarter of 2026, the community had 92 completed homes, 31 homes under construction and 32 homes in architectural review, and it closed $96.845 million in sales that quarter, including $40 million in homesite transactions. The headline deal was four Cloud Rock homesites bought by one buyer for $38.75 million.

What you buy depends on which of the three offerings you choose. The Canyon Residences are 51 single-level homes designed and built by Blue Heron across seven terraces, sold as condominium residences with lock-and-leave maintenance. Desert Design Study Homes are finished, architect-designed houses the developer sells move-in ready. The Estate and Cloud Rock homesites are where the custom route starts: you buy the lot, hire an architect and a licensed builder, and take the design through the Ascaya Architectural Review Committee, which Ascaya describes as a collaborative process between you, your architect and the committee. According to Ascaya's homesites page, homesite owners get full use of the amenities from day one, including while the house is being designed and built, and the community imposes no deadline to start building.

Where is Ascaya located and how does the McCullough Range position matter?

Ascaya's address is One Ascaya Boulevard in Henderson's 89012 ZIP code. The Review-Journal described the site in 2014 as sitting above MacDonald Ranch, about 1,000 feet above the valley floor, on a development roughly one by one and a half miles. According to Ascaya's FAQ, the community is 20 minutes from the Las Vegas Strip, 15 minutes from Harry Reid International Airport and less than 10 minutes from The District at Green Valley Ranch. Those are the developer's drive times, so test the drive at the hour you would actually make it.

The McCullough Range position is the single most important physical fact about the community. The homesites are terraced into the range, and Ascaya's homesites page says each one is positioned for views of the Las Vegas Strip, the surrounding mountain peaks or the protected Sloan Canyon National Conservation Area, with the Cloud Rock Collection on the uppermost ridgelines. Elevation varies a great deal from lot to lot; Homesite 256, which Ascaya calls one of the highest points in the community, sits at about 3,055 feet.

Two cautions belong next to any view claim. First, Ascaya's own disclaimer says "Views are not guaranteed. Actual views may vary and change in the future," so walk the specific lot and look at what could be built below it. Second, higher ground is exposed ground, so ask your architect about wind, sun and drainage on the specific slope, because they shape the design and the cost of the house as much as the view does. Zoned public schools are assigned by address, not by community name, so run the specific address through the Clark County School District zoning search before you rely on an assignment.

What does an Ascaya lot actually cost in 2026?

There are two answers: what the developer asks, and what lots have actually sold for. According to Ascaya's homesites page, the Estate Homesite Collection runs from about half an acre to over two acres, priced from $1 million, and the Cloud Rock Collection's 58 homesites run from 1.6 to 3.43 acres, priced from $2 million to $8 million. The developer's own listings were narrower. As of October 8, 2026, that page listed ten homesites: seven Estate homesites from $1,599,000 to $2,166,000 on 0.50 to 2.65 acres, and three Cloud Rock homesites from $2,199,000 to $5,180,000 on 1.66 to 2.32 acres. Ascaya's availability page showed the same ten.

The MLS adds the resale side. In our pull of Las Vegas MLS data through Repliers on October 8, 2026, 22 Ascaya lots were available, listed from $1,149,999 to $7,499,000, and one more was under contract. Sixteen Ascaya lot sales with sale dates on or after October 1, 2025 had closed, between late October 2025 and September 2026, with late closings still posting, at $900,000 to $15,000,000 and a median of $1,325,000. Four of those sixteen were the single $38.75 million Cloud Rock purchase, which closed on April 1, 2026; the other twelve ran from $900,000 to $2,300,000. The MLS, in other words, mixes the developer's own listings with owners reselling homesites they bought earlier, and four of those twelve sales closed below the developer's $1 million starting price.

The spread between the cheapest and the most expensive developer listing, $1,599,000 against $5,180,000, is about 3.2 times, and it follows acreage, buildable area, elevation and outlook. Price the specific lot against both the developer's sheet and recent resales of similar size, and confirm in writing which fees, deposits and design-review costs come with it. Remember the timing too: because Ascaya imposes no building deadline and no resale penalty, according to its FAQ, a homesite can sit unbuilt for years, which is why resale lots keep appearing in the MLS alongside the developer's inventory.

Who builds at Ascaya and how do you pick a builder?

Ascaya does not publish an approved-builder list on its public website; its pages describe the custom route as a collaboration between the owner, the owner's architect and the Ascaya Architectural Review Committee. What the public record does show is who built the community's for-sale product. According to Ascaya, The Canyon Residences are designed and built by Blue Heron, and Blue Heron's communities page lists The Canyon Residences at Ascaya as its Ascaya collection; our Blue Heron builder page covers the firm's other collections. The Desert Design Study Homes, Ascaya says, were created by some of the most respected architects and designers, in the spirit of the Case Study Homes.

For a custom home on your own homesite, the choice of builder is yours, and three checks narrow the field quickly. Confirm the builder's license on the Nevada State Contractors Board search, and make sure the legal name, classification, status and monetary limit on the license match the contract you are about to sign. Ask each builder for completed homes you can tour in a hillside community with its own design review, because review comments, retaining walls and slope work shape the schedule. And get a written, line-item bid before you close on the lot, since neither Ascaya nor the builders publish a construction cost per square foot.

Our guide to the top luxury home builders in Las Vegas, updated October 8, 2026, lists who is selling luxury new construction across the valley and at what advertised prices, including The Canyon Residences and the custom route at Ascaya.

How long does a custom build at Ascaya actually take?

Ascaya publishes one number. According to its FAQ, a custom home typically takes about 18 to 24 months from construction commencement to move-in, and the design phase varies with the complexity and scale of the project. The same page says there is no deadline to build on a homesite and no resale penalties. Ascaya does not publish how long its Architectural Review Committee takes, so treat the design and review period as an open question to settle with your architect before you buy.

That gives you a timeline in three parts. Design comes first: the lot survey, architect selection, schematic and final drawings, and engineering for a hillside site. Review and permits come next: the Ascaya committee's approvals and the City of Henderson building permit. Construction is the last and longest part, Ascaya's 18 to 24 months from start to move-in. National data puts that in context. According to the Census Bureau's Survey of Construction, single-family homes built by a contractor on the owner's land in the West took an average of 14.0 months from start to completion in 2025, and owner-built homes 15.6 months, so a large hillside custom home taking longer than either is normal.

If you want to skip the build, Ascaya has two developer options, a move-in-ready Canyon Residence or a Desert Design Study Home, and the MLS carries resale homes. Some resale lots also come with design work already done; one Ascaya lot listing in our October 8 pull says its architectural plans, city permits and HOA approvals are complete. If a listing makes that claim, ask for the approval letters and permit numbers in writing and confirm with the City of Henderson that the permits are still valid. Our new construction timeline guide breaks down each stage for production and custom homes.

What does the Ascaya design review process actually require?

Every custom home at Ascaya goes through the Ascaya Architectural Review Committee. The Review-Journal reported at the 2014 launch that home designs would need the committee's approval and that the community would have a desert contemporary feel. Ascaya today describes its architecture as desert modern, with homes "guided by the contours of the land," and its homes page describes the built result as stone, wood and steel that echo the surrounding palette, with walls of glass. Ascaya's detailed design guidelines are not posted on its public site, so ask the sales team or your architect for the current guidelines, review fees and submittal sequence before you go under contract, and make the lot purchase contingent on reviewing them if you can.

Compare that with MacDonald Highlands next door, which posts its design guidelines online. According to the MacDonald Highlands Design Guidelines, its committee reviews schematic and then final plans and responds in writing within 15 working days of its review and within 30 working days of a complete submittal. That is the kind of commitment worth asking Ascaya to state in writing for your project.

Views and neighbors are the other half of design review. Ascaya's disclaimer that views are not guaranteed matters here: whatever protection your lot has comes from the recorded declaration and the committee's rules, not from a marketing photo. Nevada law makes those recorded documents binding. According to NRS 116.41095, the information statement a buyer in a common-interest community receives warns that you are agreeing to restrictions on how you can use your property, and that the covenants bind you and every future owner. Read the declaration and the design guidelines for any height, setback or view provisions that affect your lot and the lots below it, and have your architect confirm how they apply before you close.

What is the Ascaya HOA fee and what does it cover?

Ascaya does not publish its assessment on its public website, so the figure to rely on is the one in the association's statement for the specific home or lot. The MLS gives a starting point: in our pull of Las Vegas MLS data through Repliers on October 8, 2026, 28 of the 34 active Ascaya listing records we reviewed showed an association fee of $1,200, and four of them, all Canyon Residences, showed a second association charge of $675. The feed does not say whether those amounts are monthly or quarterly, so confirm the amount, the frequency and any sub-association charge in writing before you write an offer.

What the dues support is better documented. According to Ascaya's FAQ and its Living Here page, the community has 24-hour guard-gated entry and roving security patrols, and its amenities include a 23,000-square-foot Clubhouse with private dining and fitness facilities, a 50-meter zero-edge pool with Olympic lap lanes and private cabanas, a tennis and pickleball pavilion, a two-acre Family Park with a dog park, and more than two miles of private trails. Ascaya says the amenities are reserved for residents, with no resort guests, outside memberships or public access, and its Clubhouse page says the building was designed by Swaback Partners and outfitted by RH.

The most important structural difference is golf. Ascaya has no golf course, so there is no club membership to price; at MacDonald Highlands, the master HOA publishes dues of $330 a month on its website, and DragonRidge Country Club membership is separate from owning a home. DragonRidge lists Full Golf and Social categories on its membership page and routes pricing through its membership office, so budget for it as an unknown until you have the schedule in writing. The guard-gated villages at Lake Las Vegas and the golf community at Anthem Country Club carry their own dues schedules, which I have not re-verified for this update; ask each association for its current statement.

What are property taxes on an Ascaya estate?

Property tax on an Ascaya home is a formula, not a percentage of the price. According to the Clark County Treasurer, Henderson city tax districts carry a combined rate of $2.9613 per $100 of assessed value for fiscal 2026-27, and Nevada assesses at 35% of the Assessor's taxable value under NRS 361.225. Taxable value is set by the Assessor and can differ a great deal from the purchase price, so the table shows the formula's ceiling at a range of taxable values, not quoted bills. See Clark County assessment rules and tax-abatement guidance.

Henderson property-tax ceiling at the fiscal 2026-27 combined rate of $2.9613 per $100 of assessed value — illustrative taxable values, not quoted bills (Clark County Treasurer, as of October 8, 2026)

$10,000,000$3,500,000About $103,646
$15,000,000$5,250,000About $155,468

Two rules pull the real bill below that ceiling for many owners. Under NRS 361.4723, a primary residence's bill can rise at most 3% a year once the owner claims the abatement; other property, including a second home, falls under the general cap of up to 8% in NRS 361.4722. A sale does not reset the base, but the new owner has to file the claim, and until then the higher cap applies. A newly built home has no cap in its first fiscal year, which matters on a custom build. Pull the parcel on the Clark County Assessor record before you rely on any estimate.

The other Nevada tax fact relocating buyers ask about is income tax. The Nevada Constitution prohibits a personal income tax. For a household leaving California, the Franchise Tax Board's 2025 rate schedules put the 12.3% top bracket on taxable income over $742,953 for single filers and $1,485,906 for married couples filing jointly. What a move saves depends on your income and on actually establishing Nevada residency, so have a tax adviser run your own numbers before they shape your budget.

How do Ascaya's homesite collections differ by elevation and size?

Ascaya sells homesites in two collections, and the differences are acreage, elevation and outlook rather than a tier map the developer publishes. The Estate Homesite Collection runs from about half an acre to over two acres, terraced into the range with positioning for privacy and sightlines across a variety of view orientations, according to Ascaya's homesites page. The Cloud Rock Collection sits at the community's highest elevations, on the uppermost ridgelines, with what Ascaya describes as sweeping 360-degree views across the valley and the Sloan Canyon National Conservation Area.

The developer's October 8 listings show how size and price move together. The seven Estate homesites listed run from 0.50 acres and 12,667 square feet of buildable area at 14 High Crest Court ($1,609,000) to 2.65 acres and 24,313 square feet of buildable area at 26 Rockstream Drive ($2,166,000). The three Cloud Rock listings run from 1.66 acres at 105 Cloudrock Court ($2,199,000) to 2.32 acres and 32,713 square feet of buildable area at 10 Soaring Rock Court ($5,180,000). Buildable area is the number to compare, because a large lot on a steep slope can leave a smaller building pad than a flatter, smaller one.

At the top of the range, Ascaya's report on the record sale says Homesite 256 is 5.17 acres at about 3,055 feet, with a building envelope of about 77,966 square feet, and was listed individually at $18 million before one buyer bought it with three other Cloud Rock homesites for $38.75 million. Ascaya calls the remaining Cloud Rock inventory "the last opportunity to build at this elevation, at this scale." That is the developer's marketing, but it is a reminder that the highest lots are finite. When you compare lots, ask for the survey, the buildable area, the elevation and the view orientation in writing, and stand on the pad at the hour you will use the house most.

What is the resale market like at Ascaya?

Ascaya's resale market is small and wide. According to our pull of Las Vegas MLS data through Repliers on October 26, 2026, which counts sales by closing date across all of Ascaya's MLS plats, 12 Ascaya homes closed in the 12 months ending September 15, 2026: nine houses at a $9,850,000 median and three Canyon Residences at $2,950,000 to $4,325,000. Together that is an $8,175,000 median and about $1,198 per square foot, with a $17.25 million top sale. On October 26, 2026, 17 houses were listed at $5,245,000 to $14,399,999 and four Canyon Residences at $2,958,000 to $4,459,000. Those figures, which our MacDonald Highlands buyer's guide uses for its comparison too, mix The Canyon Residences with custom estates, two very different products, so compare a specific home with its own closest comparables rather than with the community median.

At the top, Ascaya's recent eight-figure closings in our October 8 pull include 3 Heavens Edge Court at $17,250,000 in August 2026, 23 Sanctuary Peak Court at $12,950,000 in March 2026, 19 Boulderback Drive at $10,500,000 in June 2026 and 6 Vista Crescent Court at $10,200,000 in September 2026. Four eight-figure closings in about six months means the comparables for a large custom home here are recent.

For scale, Ascaya trades far above the valley as a whole. According to Las Vegas REALTORS figures reported by VEGAS INC, the median price of existing single-family homes sold in the valley was $475,000 in August 2026, down 1% from a year earlier, and the August sales pace equated to just over four and a half months of supply. Those are valley-wide figures; Las Vegas REALTORS does not publish community-level numbers, which is why the Ascaya figures above come from our own MLS pull. A one-of-one custom estate can take longer to sell than a typical valley home, so ask for the days on market of every comparable you rely on.

At Ascaya's top end, a handful of eight-figure closings sets the comparables, so each one matters.

How does Ascaya compare to The Ridges and MacDonald Highlands?

Three Las Vegas-valley communities compete for the same custom-build buyer: Ascaya, MacDonald Highlands next door in Henderson, and The Ridges in Summerlin on the western edge of the valley. Ascaya and MacDonald Highlands share the McCullough Range, a guard gate and a custom-lot market, so the table compares them directly; The Ridges follows below it.

The headline differences are architecture, golf and price. Ascaya's committee approves every custom home and the developer describes the result as desert modern; MacDonald Highlands' published guidelines call its style "Desert Elegance," with strong horizontal forms and earth tones. MacDonald Highlands has an on-site private golf club you join separately; Ascaya has none. And at the median, MacDonald Highlands lots have sold for more, while Ascaya's homes have sold for more, both in total and per square foot; each figure reflects the mix of homes that happened to sell, so compare specific properties rather than medians.

The Ridges is the Summerlin alternative. According to Summerlin's golf page, Amara Golf Club in The Ridges, formerly one of the first Bear's Best courses designed by Jack Nicklaus, is undergoing a transformation into a private club, with residential villas planned; according to Club + Resort Business, the new owners targeted a grand reopening for October 2026. We covered the head-to-head Ascaya-versus-MacDonald-Highlands decision in our two-way comparison post and the custom-build process for both communities in the build-side comparison.

What financing options work for an Ascaya purchase?

Ascaya purchases fall into three paths: cash, a jumbo loan on a finished home, or a lot purchase followed by a construction loan. Nobody publishes the share of Ascaya sales in each path, and I am not going to estimate one. What is published is the boundary of conventional financing. According to the FHFA, the 2026 baseline conforming loan limit is $832,750, so almost any financed purchase at Ascaya's prices is a jumbo or portfolio loan.

Jumbo financing on a finished home is priced lender by lender. According to Freddie Mac's Primary Mortgage Market Survey, the 30-year fixed rate averaged 7.40% for the week of October 8, 2026, up from 7.28% a week earlier, and the 15-year averaged 6.73%. At 7.40%, principal and interest on a $1,000,000 loan is about $6,924 a month. Freddie Mac's survey does not cover jumbo loans, which are priced on their own curve and often tied to the deposit relationship you bring, so get written quotes from at least two lenders that have closed loans in the community.

Construction-to-permanent financing is the most complex path. The buyer usually owns the lot first, then arranges a construction loan that funds the builder's draws and converts to a permanent mortgage when the home is finished. Construction lenders review the builder, the budget, the plans and the schedule, so ask each lender early for its equity requirement, its draw schedule, how it handles cost overruns and whether it will lend on a lot purchase as well. The appraisal on a one-of-one hillside home is the other hurdle, which is why recent comparable sales matter so much. What do repeat sales say about Ascaya's value so far?

The honest answer is that Ascaya's track record is short and its data is thin, so the cleanest evidence is the same property selling twice. Our pull of Las Vegas MLS data through Repliers on October 8, 2026 shows one Ascaya home that sold twice above $10 million: 3 Heavens Edge Court, which closed at $14,250,000 in May 2023 and at $17,250,000 in August 2026, about 21% higher in a little over three years, before commissions, transfer tax, carrying costs and any improvements the owner made.

The lots tell a different story. The Review-Journal reported at the October 2014 launch that Ascaya's half-acre lots sold for about $1 million each. Twelve years later, Ascaya's Estate homesites are still priced from $1 million, and twelve other MLS lot sales outside the record Cloud Rock purchase closed between $900,000 and $2,300,000 in the year to September 2026. The entry price for an Ascaya lot, in other words, has been roughly flat in dollars since launch, while the top of the market has been set by a few large Cloud Rock and custom-home sales. That is not a forecast in either direction; it is a reason to buy a specific lot on its own merits rather than on the community's headline numbers.

Scarcity is real but bounded. The community launched with 313 home sites, the Cloud Rock Collection has 58, and Ascaya itself markets the remaining Cloud Rock inventory as the last chance to build at that elevation. For a buyer planning a long hold, that finite supply and the community's design control are the structural case. For a buyer planning a short hold, a narrow buyer pool and a long marketing period are the risks to price in, and a resale in an established Henderson community such as Anthem Country Club or Seven Hills may be easier to exit.

Frequently Asked Questions

How much does a finished Ascaya home cost in 2026?

According to our pull of Las Vegas MLS data through Repliers on October 26, 2026, 12 Ascaya homes closed in the 12 months ending September 15, 2026, nine houses and three Canyon Residences, at an $8,175,000 median and about $1,198 per square foot, with a $17.25 million top sale. New from the developer, The Canyon Residences are priced from $2.9 million, with seven listed at $2,958,000 to $4,459,000 on October 8, 2026, and the one listed Desert Design Study Home was priced at $10,825,000. A custom home costs the lot plus a builder's bid, which nobody publishes in advance.

How much does an Ascaya homesite cost?

Ascaya's homesites page prices Estate homesites from $1 million on about half an acre to over two acres, and its 58 Cloud Rock homesites at $2 million to $8 million on 1.6 to 3.43 acres. The ten homesites it listed on October 8, 2026 ran from $1,599,000 to $5,180,000. In the MLS, 16 Ascaya lot sales closed between October 2025 and September 2026 at $900,000 to $15,000,000, including four lots bought together for $38.75 million, according to our October 8 pull through Repliers.

Is the Ascaya HOA expensive compared to MacDonald Highlands?

Ascaya does not publish its dues. In our October 8, 2026 MLS pull, 28 of the 34 active Ascaya listing records we reviewed showed an association fee of $1,200, but the feed does not say whether that is monthly or quarterly, so get the association's statement in writing. MacDonald Highlands publishes master dues of $330 a month. Ascaya has no golf club to join, while DragonRidge Country Club membership at MacDonald Highlands is separate from owning a home and its prices are not published.

Can you tour Ascaya without an appointment?

No. Ascaya is guard-gated, with 24-hour guard-gated entry and roving patrols, and its amenities are reserved for residents. Ascaya's sales team arranges private tours of the community, the homesites and The Canyon Residences, which its team page says typically last 90 minutes to two hours. If you would like a buyer's agent with you, contact Chris Nevada at (702) 637-1759 and we will coordinate the appointment and the gate clearance with the sales office.

How long does it take to build a custom home at Ascaya?

According to Ascaya's FAQ, about 18 to 24 months from the start of construction to move-in, with the design phase varying by the project's complexity and scale. Ascaya does not publish how long its Architectural Review Committee takes, so ask for the review sequence and any response commitments in writing. There is no deadline to build on a homesite and no resale penalty, so you can buy a lot and build later, though your costs will move with the market.

Are there move-in-ready homes at Ascaya?

Yes. Ascaya sells move-in-ready Canyon Residences, single-level homes designed and built by Blue Heron and priced from $2.9 million, and Desert Design Study Homes, finished architect-designed houses marketed from $11.6 million. The MLS also carries homes for sale; in our pull through Repliers on October 26, 2026, 17 houses were listed at $5,245,000 to $14,399,999, alongside four Canyon Residences at $2,958,000 to $4,459,000. Resales are the route to a finished custom estate without waiting through design and construction.

Does Ascaya have a golf course?

No. Ascaya's amenities are built around the 23,000-square-foot Clubhouse with private dining and fitness facilities, a 50-meter zero-edge pool, a tennis and pickleball pavilion, a two-acre Family Park and more than two miles of private trails. The nearest club golf is DragonRidge Country Club in neighboring MacDonald Highlands, a private club whose membership is separate from home ownership and whose prices are not published, so ask the club directly if golf matters to you.

What should I check before buying an Ascaya homesite?

Get the survey, the buildable area, the elevation and the view orientation in writing, plus the current design guidelines and review fees, the association's statement of dues and a builder's written bid. If you buy from the developer, NRS 116.4108 gives five calendar days to cancel unless you personally inspected the lot; if you buy from an owner, NRS 116.4109 gives five days after you receive the resale package. Remember that Ascaya says views are not guaranteed.

How Can Nevada Real Estate Group Help You Buy at Ascaya?

Buying at Ascaya is three decisions in one: which offering fits, which specific lot or home to pay for, and how to get from contract to keys without surprises in the dues, the review process or the build budget. We work on the buyer's side of each one. On a homesite, we pull the recent MLS lot sales of similar size and elevation, compare them with the developer's price sheet, and put the survey, buildable area and design-review questions in writing before you commit. On a finished home, we price it off its own closest comparables rather than the community median, and we line up the association statement, the parcel record and an insurance quote so the carrying cost is known before you write an offer.

If you are deciding between Ascaya and its neighbors, we can tour Ascaya, MacDonald Highlands and The Ridges in the same week and build a side-by-side of lots, homes, dues and club costs for each. If you are relocating from another state, we will connect you with a tax adviser before you count on any income-tax savings, and with lenders who finance custom construction before you sign a lot contract.
