Roma Hills belongs on a Henderson home search when the property itself, hillside setting and gated access fit the way you want to live. The useful comparison begins with the address, actual association and condition of the home. A broad luxury label cannot establish the view, renovation permissions, monthly charges or services included in a purchase.
This guide uses city, state, builder and other primary sources reviewed October 21–22, 2026. Our perspective includes the 789 transactions my team at Nevada Real Estate Group closed across the valley in 2025. The source review below is separate from that company experience: it does not claim a new Roma Hills sales study, current dues schedule or inspection of a particular home.
Roma Hills is a Henderson hillside community whose owners association is classified as guard-gated in the city's mapping records. Nevada's October 2026 association register lists 144 units for Roma Hills Owners Association. Treat that as a registered association count, not available inventory. Compare the actual parcel, view, hillside condition, HOA documents and complete ownership budget, and distinguish an established Roma Hills home from Blue Heron's Obsidian offering.
- Use the actual association and parcel records; marketing names alone do not establish ownership rights.
- The state register lists 144 association units; confirm which association applies to the home.
- City mapping supports guard-gate status, but not a guarantee of staffing hours or security outcomes.
- Verify architectural permissions, amenities, assessments and rental rules through current documents.
- Inspect retaining walls, drainage, access and the specific view before assigning a hillside premium.
What Do Public Records Establish About Roma Hills?
According to the Nevada Real Estate Division's October 2026 association register, Roma Hills Owners Association is registered with 144 units. The register identifies the association, not the number of homes currently listed, completed in a particular year or included in an MLS search. Keep those measures separate when comparing the size of communities or interpreting a sales sample.
According to the City of Henderson's homeowners-association map layer, the record named ROMA HILLS OWNERS ASSN is marked as an active HOA with guard-gated status. Its master-association field is marked no. Those are the city's administrative classifications; they do not establish the governing documents, every physical entrance or the operating schedule at the gate.
Start a purchase file with the parcel number, recorded legal description, subdivision and association names. Check that the listing, title materials and resale package refer to the same property. If another association or assessment applies, have it identified rather than assuming that the Roma Hills marketing name supplies a complete list of obligations. A management company's mailing address is not the location of the home.
These distinctions also improve your search. Ask how a listing feed defines Roma Hills and whether it combines neighboring subdivisions or builder offerings. A wide search may help find alternatives, but its combined count is not automatically the registered association's inventory. Use the Roma Hills property page to identify candidates, then confirm each candidate's actual records and current status.
How Should You Verify the Location and Daily Routes?
Locate the actual parcel and entrance before comparing travel. The city's association map supplies geographic context for Roma Hills, while Blue Heron's Roma Hills project page describes its Obsidian setting in Henderson's McCullough Mountain Range. Neither source turns Roma Hills, Calico Ridge, Madeira Canyon and every other Henderson hillside community into one interchangeable neighborhood.
Choose the destinations that matter to your household: a workplace entrance, school, medical provider, airport terminal, shopping destination or regular activity. Test the route from the actual home at the relevant time and in both directions. Include time inside the community, gate access and destination parking. An attractive distance on a map may describe a different experience from the trip you will make repeatedly.
For visitors and service providers, ask how access works in practice. Confirm the correct entry, delivery instructions and any restrictions affecting moving vehicles or contractors. If a driveway is steep or narrow, test it with the vehicle you expect to use. A gate classification does not answer whether your truck, trailer or mobility equipment can complete the everyday route comfortably.
Keep a short route log with the address, destination, time and conditions observed. This gives you a fair comparison with Madeira Canyon, Calico Ridge or another candidate without relying on universal drive-time promises. The Henderson relocation guide can organize the wider move, while the final location decision should reflect the specific property's access and your actual routine.
How Is Obsidian Connected to the Roma Hills Search?
According to Blue Heron's Obsidian community page, reviewed October 22, 2026, the builder's offering is labeled sold out. The page also displays home-plan information, but an old plan price or gallery image should not be treated as a currently available home. Sold out describes the builder's marketing status; it does not prove that no owner resale or other property can be offered.
Blue Heron's Roma Hills project page presents a past project called Zenith and describes Obsidian's double-gated Henderson setting. The contemporary architecture shown there is a reason to distinguish the specific project from a blanket claim that every property marketed around Roma Hills must follow one Italian-style design. It is not permission to remodel an established Roma Hills house in any style you choose.
For an Obsidian candidate, identify the recorded subdivision, association obligations, plans, completion status and documents that apply to that residence. For an established Roma Hills candidate, collect the equivalent records separately. Ask whether the sale includes a completed home, work still to be finished, warranties that transfer or any obligations associated with a builder agreement. Confirm every material inclusion in the actual transaction documents.
A useful side-by-side comparison therefore names the property rather than comparing two vague labels. Tour the home, check its access and operating costs, and obtain the applicable rules. A dramatic rendering can help explain a design, but it cannot establish today's condition, an available price or a right that belongs to every neighboring homeowner. Keep the Roma Hills inventory search broad enough to discover candidates and precise enough to verify what each candidate is.
What Should You Know About Architecture and Renovation?
Evaluate the house you are considering rather than assuming every home has the same construction year, floor plan or materials. Request the assessor record, available plans, permit history and evidence of significant alterations. A remodeled kitchen does not establish that the roof, drainage, electrical system or heating and cooling equipment were replaced at the same time. Separate cosmetic updates from documented system work.
For a proposed exterior change, obtain the current declaration and architectural requirements from the actual association. Ask what must be submitted, who reviews it, what fees apply and whether approval expires. A listing's phrase such as custom home or contemporary does not establish permission for a new roof form, added room, pool, lighting design or landscape change. This review did not obtain a current Roma Hills architectural rulebook that supports a universal material palette or approval timetable.
According to the City of Henderson's Building Online Services page, the Development Services Center portal supports public searches, permit and plan status, related records and inspection results. Use the city process applicable to the property. Association approval and government approval answer different questions; neither should be assumed to replace the other.
Have the contractor or designer identify the approvals and existing information needed for the specific scope. Obtain a written estimate that separates design, review, construction and any necessary corrective work. If the purchase only makes sense after a major alteration, resolve feasibility during the appropriate contract period. Avoid budgeting around an invented four-to-eight-week review cycle or a uniform renovation allowance that has not been quoted for this home.
How Do You Evaluate a Hillside Lot and Its View?
A hillside location can create an attractive outlook and a more complicated site. Inspect the view from the rooms and outdoor areas you will actually use, at useful times of day. A listing photograph taken above the roof or from one balcony may not represent the view from a seated position in the living room. Check glare, nearby structures, exterior lighting and the usable shaded area as well as the distant skyline.
Compare the lot's recorded area with the portions that support your intended activities. A sloped or restricted section may add acreage without providing a practical play area, accessible route or space for a pool. Review the survey, easements and available site plans when those questions affect your decision. Have a qualified professional resolve material boundary, access or construction questions rather than inferring the answers from a fence line.
Do not assume the current view is legally protected. Identify neighboring parcels, applicable restrictions and known development information relevant to the sightline. Ask what recorded protection, if any, actually exists. A conservation-area backdrop and a private undeveloped parcel are different situations, and a marketing description of open space does not settle either one.
For pricing, document the feature you value and compare homes with reasonably similar characteristics. Avoid applying a fixed dollar-per-square-foot or percentage premium to every hillside property. The view, driveway, drainage, outdoor usability and maintenance obligations should be considered together. A home with a spectacular outlook may still be the wrong choice if the access or ongoing work conflicts with the way you intend to use it.
What Do Retaining Walls and Drainage Require You to Check?
Begin with the visible condition and available records, not an assumption that every hillside home has a problem. Ask the inspector to identify areas that need specialist evaluation, including retaining structures, grading, drainage paths and signs of movement or moisture. Obtain relevant plans, permits and maintenance information. A general home inspection and a site-specific engineering assessment answer different questions.
According to Henderson's Walls and Fences submittal checklist, updated August 20, 2024, a wall application can require a plan set, geotechnical information and structural calculations where applicable. The checklist also calls for property-line authorization when a wall or below-grade footing spans a property line. These requirements show why a retaining-wall proposal should be evaluated as a site-specific project, not a simple landscaping purchase.
Ask who owns and maintains each important wall, channel or drainage feature. A structure near the boundary may involve your lot, another owner or an association responsibility. Have the relevant documents and professionals clarify that allocation. A seller's recollection can be useful background, but it should not be the sole basis for deciding who must repair an expensive feature.
If work is needed, request a scope that includes access, engineering, permits, demolition, disposal, drainage and restoration as applicable. Compare complete proposals rather than a headline construction price. Keep the cost and timing separate from cosmetic improvements so a necessary site repair does not disappear inside a general remodeling budget. The city's checklist is a starting point for questions; the city and your design professional must confirm what the actual project requires now.
What HOA Costs, Gate Services and Amenities Are Included?
Request a current assessment statement for the actual property and an explanation of every association charge. Separate regular assessments, special assessments, transfer charges and optional services. Identify which amounts recur and which are one-time obligations. This guide does not establish a verified October 2026 Roma Hills dues range, and an old listing's quoted fee should not substitute for current documents.
The city's HOA map supports guard-gated status. Confirm current staffing, visitor procedures, service-provider access and emergency arrangements directly through the association. Guard-gated describes an access arrangement; it does not guarantee a particular security outcome or eliminate the need to evaluate the property's own locks, lighting and other practical features.
For amenities, ask for the current association-owned facility list and the rules governing use. The primary records reviewed here do not establish a Roma Hills community clubhouse, lap pool, fitness center or tennis-and-pickleball package. Do not include those facilities in your purchase comparison unless the actual documents and a visit confirm the entitlement. A private pool at a listed home is a separate feature with separate upkeep.
According to NRS 116.4109, covered resales include information about governing documents, financial matters, assessments, reserves and other association obligations. The statute generally provides a cancellation right until midnight of the fifth calendar day after receipt of the resale package, subject to its scope and exceptions. Confirm the applicable deadline and questions for your transaction promptly; it is separate from inspection and other contract deadlines.
How Much Should You Budget Beyond the Mortgage?
Build a property-specific budget from actual quotes and records. Include principal and interest where applicable, property taxes, insurance, every association charge, utilities and the maintenance needed for this home. A larger landscape, pool, multiple cooling systems or complex site can create different costs from a smaller house even when the purchase prices are similar. Avoid counting escrowed taxes or insurance twice.
The following amounts are hypothetical examples of the comparison method. They are not Roma Hills averages, current HOA dues, contractor estimates or lender offers. Replace every input with information for the candidates you are evaluating, and keep known one-time repairs separate from recurring expenses.
| Cost | Home A | Home B |
|---|---|---|
| Mortgage principal and interest | $7,000 | $7,300 |
| Property taxes | $700 | $750 |
| Insurance | $250 | $300 |
| All association charges | $350 | $300 |
| Utilities, landscape and pool service | $700 | $500 |
| Maintenance allowance | $500 | $300 |
| Illustrative total | $9,500 | $9,450 |
Home A's mortgage payment is $300 lower, but its total is $50 higher each month, or $600 annually. That narrow difference can be outweighed by a single repair or a different insurance quote. The exercise helps expose missing costs; it is not a prediction that the two homes will cost exactly these amounts to own.
According to Clark County's assessment explanation, assessed value is 35% of taxable value. That is not a 35% tax rate or an instruction to multiply the asking price by a standard percentage. Obtain the actual parcel and current tax information. Add closing costs, moving, immediate work and cash reserves to a separate purchase-cash worksheet so the recurring budget does not conceal the cost of getting into the home.
How Should You Set an Offer Price and Plan for Resale?
Start with relevant closed sales and current alternatives for the actual property. Record the date, condition, usable layout, site, view and important rights for each comparison. An asking price is a seller's proposal; a closed price reflects a completed transaction under its own conditions. A broad community median can mix very different houses and should not replace a careful comparison of the candidate.
According to Fannie Mae's comparable-sales guidance, physical and legal characteristics matter, and an appropriate older sale may be more useful than a less comparable recent one. Ask why each example belongs in the analysis. If few similar properties have sold, make the uncertainty explicit rather than presenting one sale as a dependable community trend.
A purchase offer needs current, relevant sale evidence; the records reviewed for this guide do not establish a current Roma Hills median, annual closing count, view premium or rental yield. Our separate Henderson hillside-trails guide contains a dated September 2026 market snapshot; its prices and small samples are historical context, not current offers. Obtain updated property-specific evidence before using a number to support your bid.
For resale planning, consider the costs of holding the home longer than expected and completing work that a later buyer may not value equally. A custom finish, large pool or unusual layout can be personally worthwhile without guaranteeing recovery of its cost. Compare more than one sale-timing and repair scenario. Your offer should reflect the evidence, contingencies and complete cost of the property rather than an assumed return from a community label.
What Should You Inspect Inside the Home and Around the Pool?
Use the home's actual condition and documented maintenance to guide the inspection plan. Request ages, service records and warranties for major systems, then have qualified inspectors evaluate their condition and any areas outside a general inspection's scope. A construction year alone does not establish that all equipment is original, while a recent remodel does not prove that hidden systems were renewed.
For cooling and heating, understand the zones, equipment serving each area and any rooms that behave differently. Ask about service history and obtain professional evaluation of concerns such as uneven temperatures or visible leakage. Test the home in conditions relevant to your intended use when feasible. A universal replacement allowance cannot account for the specific equipment, access and design requirements of a custom house.
If the property has a pool or spa, obtain a qualified review of the shell, equipment, electrical and safety features appropriate to that installation. Ask about maintenance, repair history and available permits. Identify the expected service, water and energy costs from actual records or quotes. Do not assume that a pool adds a fixed amount to resale value or that a visual tour establishes its condition.
Outside, inspect the roof, windows, landscape irrigation and features that connect the house to the sloped site. Note items that require specialist follow-up and resolve material questions during the applicable contract period. Separate urgent repairs, planned maintenance and optional improvements in the decision file. That distinction helps you negotiate and budget without treating every imperfection as a major defect or overlooking a consequential issue because the home presents well.
Which Schools and Recreation Options Fit the Address?
According to CCSD's zoning resources, buyers can use district address tools and zoning information to check school assignments. Enter the actual residential address and relevant school year, then resolve uncertainty with the district. A neighboring listing, broad community name or nearby campus does not establish enrollment eligibility. Ask separately about transportation, programs and any choice-school application process.
For recreation, distinguish public facilities from association entitlements and private memberships. Identify the park, trailhead, pool or fitness facility you expect to use, then verify access, hours and any fees. A map showing open land near a property does not establish a public route from the back gate. Test the actual lawful route rather than assuming proximity means direct access.
According to the BLM's current Sloan Canyon notice, checked October 22, 2026, Nawghaw Poa Road and its end parking area are temporarily closed through November 11, 2026 during visitor-contact-station construction. The notice directs visitors to rerouted trails and parking on Democracy Drive. Recheck the notice before a visit; a scheduled end date is not confirmation that access has reopened. This regional recreation option does not establish a private Roma Hills trail entrance.
Build your location comparison around facilities you will regularly use and the conditions under which you will use them. The separate hillside-trails guide offers broader background, while current land-manager notices control trip planning. School and recreation choices should support the actual household routine without relying on unverified ratings, universal travel times or an assumed amenity package.
How Should You Compare Other Henderson Communities?
Start with the feature that makes you consider Roma Hills: a particular house, the outlook, gated access, a useful plan or proximity to your regular destinations. Then compare alternatives using the same questions. Calico Ridge, Madeira Canyon, MacDonald Highlands and Ascaya are separate places with property-specific obligations; their names do not supply a reliable price ranking or a shared set of rules.
The Madeira Canyon guide explains the distinction between its main association and the separate guard-gated Club. Preserve that distinction when choosing a comparison property. A search for gated homes should identify the actual association and entry arrangement rather than treating an entire broader community as one gate. Apply the same discipline to a property marketed near Roma Hills.
| Priority | Evidence to compare | Decision it supports |
|---|---|---|
| Architecture and space | Actual plan, condition and applicable alteration rules | Can the home support your intended use without assumed approvals? |
| View and site | Observed outlook, survey, drainage and maintenance responsibilities | Are the benefits worth the property-specific obligations? |
| Gate and amenities | Current operating procedures and documented entitlements | Are the services you value actually included? |
| Cost and location | Complete budget, relevant sales and tested routes | Does the whole purchase fit better than the alternatives? |
Across the roughly 50 buyers we've toured through Roma Hills in 2024–2025, the practical task is still to evaluate the particular home against the buyer's requirements. Write down which features are essential, which are optional and which would require work or a separate service. A property with fewer advertised features may fit better if its layout, costs and daily access are clearer.
Keep Henderson homes for sale available as a wider search when the current Roma Hills choices do not meet those requirements. Do not turn a limited shortlist into a reason to waive important property checks or assume that an unverified alternative is equivalent.
What Should Rental and Second-Home Buyers Verify?
Begin with permission for the intended use before projecting income. Obtain the current association rules and confirm the government, lender and insurance requirements that apply to the actual property and occupancy. A seller's prior rental, a furnished listing or a description such as corporate housing does not establish that your proposed arrangement is permitted. This guide has not obtained a Roma Hills lease document that establishes a minimum term or nightly-rental entitlement.
According to Henderson's short-term vacation rental page, owners intending that use must register annually and comply with city requirements. The city explicitly says its map of registered rentals should not be used to determine whether a currently unregistered property is eligible. A missing prohibition in a short public list also is not an approval for a particular home.
For any permitted rental scenario, distinguish gross rent from net operating income and financing cash flow. Account for vacancy, management, utilities you pay, maintenance, insurance, taxes and association charges using evidence for the intended arrangement. An asking rent is not proof of an executed lease or expected occupancy. Do not substitute an unverified neighborhood cap rate for a property-specific operating budget.
For a second home, identify how interior care, landscape, pool service, deliveries and urgent repairs will be handled while you are away. Confirm access arrangements and insurer requirements for the occupancy pattern. A staffed gate does not automatically provide home-watch or maintenance services. Put the necessary arrangements and costs into the purchase comparison so the property remains practical after the initial move or furnishing work is complete.
What Needs to Be Resolved Before You Commit?
Bring the property, association, financing and daily-use evidence together before deciding that a home fits. A favorable inspection does not settle an unresolved alteration permission. A desirable view does not explain a wall-maintenance obligation. A lender's borrower preapproval does not establish that every condition of the proposed purchase is satisfied. Keep material questions visible until the appropriate records or professionals resolve them.
According to the CFPB's Loan Estimate guidance, the form supports comparison of loan terms, projected payments and closing costs. Request written proposals for the actual loan amount and intended occupancy. Do not apply a national rate or a universal down-payment percentage to every Roma Hills purchase. A cash buyer still needs the property, association and ownership-cost review.
| File | Obtain and reconcile | Resolve before relying on it |
|---|---|---|
| Identity and rights | Parcel, title, survey, association names and governing documents | What exactly is included and restricted? |
| Condition and work | Inspection, relevant specialist findings, permits and written work estimates | What must be repaired or approved? |
| Ownership budget | Current charges, taxes, insurance, lender terms and service quotes | What will buying and holding the home cost? |
| Daily use | Gate procedures, school lookup, route tests and service arrangements | Does the home support the intended routine? |
Maintain a dated list of open items and the person responsible for each answer. If an essential condition remains uncertain, discuss the available contract options with the appropriate adviser before a deadline passes. The aim is a clear purchase decision, not a document collection that nobody has reconciled with the promises made during the showing.
Across the 789 transactions NREG represented in 2025, our team toured approximately 50 buyers through Roma Hills and closed 8 inside the gates. Frequently Asked Questions
Is Roma Hills guard-gated?
The City of Henderson's association map classifies Roma Hills Owners Association as guard-gated. Confirm current staffing, visitor procedures and access arrangements with the association. That classification does not guarantee specific hours or security outcomes, and the city's record does not classify this association as a master association.
How many homes are in Roma Hills?
Nevada's October 2026 association register lists 144 units for Roma Hills Owners Association. That is a registered association count, not current for-sale inventory, a construction-completion count or every property a listing search might group under the Roma Hills name. Match a candidate to its actual parcel and association records.
Is Obsidian the same purchase as an established Roma Hills home?
Verify the particular property and its documents. Blue Heron's Obsidian page was labeled sold out when checked October 22, 2026, while its Roma Hills page describes a past Obsidian project. Builder marketing status does not rule out owner resales or establish identical association obligations for every nearby home.
Can I remodel a Roma Hills home in a contemporary style?
Obtain the applicable association's current architectural requirements and any needed city approvals for the actual project. This review did not obtain a rulebook establishing a universal Italian-only restriction or an approval timetable. Contemporary Obsidian project imagery does not by itself grant alteration permission for a different property.
What are Roma Hills HOA fees and amenities?
This guide does not establish a verified current dues range or a community pool, clubhouse and court package. Obtain the current assessment statement, governing documents and facility entitlements for the actual home. Separate association services from private amenities at the property and any separately purchased memberships.
Which schools serve Roma Hills?
Check the exact residential address and relevant school year through CCSD's zoning resources, then confirm any discrepancy with the district. A neighborhood name or nearby school does not guarantee enrollment. Ask separately about programs, transportation and choice-school applications rather than relying on an unverified feeder list.
Can I operate a short-term rental in Roma Hills?
Do not assume permission. Review the current association rules and obtain an address-specific answer under Henderson's requirements, along with lender and insurer conditions. The city requires annual registration for this use and says its registered-property map does not determine eligibility for an unregistered home.
Which Sources Inform This Roma Hills Guide?
Primary records were reviewed October 21–22, 2026. The public-source review supplements the 789 transactions Nevada Real Estate Group closed across the valley in 2025; it is not a new company or neighborhood transaction study. Association counts, city classifications, builder status and hypothetical budgets have different scopes. Current property prices, dues, rights and condition still require the actual purchase file.
