A ranked guide to the 10 best family neighborhoods in Las Vegas for 2026 with 12-month median prices, days on market, anchor parks, HOA rules, and the under-the-radar pick most relocating buyers miss.

Picking the best family neighborhood in Las Vegas for 2026 comes down to four filters that actually move the needle for households with kids: the school attendance zone, park access, HOA rules (some allow a basketball hoop on the driveway, some don't), and value. In our experience, the master plan a buyer ends up in often differs from the one they first asked about, because those four filters reorder the list once the numbers are on paper.

This post ranks 10 Las Vegas and Henderson master plans we tour often with relocating buyers. Prices are medians of closed sales from our own pull of Las Vegas MLS data through Repliers on October 4, 2026, covering the 12 months ending August 31, 2026, with August counts provisional because late closings are still posting; where we use a figure from one of our recent neighborhood guides instead, we name the guide and its window. Park facts come from the master developers' and local governments' own pages. We do not use school ratings; check any address's zoned schools on the Clark County School District zoning search. The question behind the list: which neighborhood fits your budget, commute and weekday routine for the next 10 years?

Our top three family picks in Las Vegas for 2026 are The Mesa in Summerlin ($715,000 median), Green Valley Ranch in Henderson ($535,000) and Skye Canyon ($535,000), the northwest value pick. Below them sit Tuscany Village ($500,000 across 77 closings), Inspirada, Cadence, Mountain's Edge, Aliante and Providence, most with medians from about $415,000 to $545,000. Medians are 12-month closed sales through August or September 2026, so tour the price band you can actually carry.

  • Homes in The Mesa's Village 16 plats sold at a $715,000 median in the 12 months ending August 2026.
  • Green Valley Ranch homes sold at a $535,000 median over the same 12 months, in 20 median days.
  • Skye Canyon closed at a $535,000 median, $263 per square foot, in the 12 months ending September 18, 2026.
  • Cadence centers on a nearly 50-acre Central Park; The Mesa Park covers 19 acres with ball fields.
  • Mountain's Edge plats sold at a $448,000 median in the 12 months ending August 2026.

What Should You Check Before Choosing a Las Vegas Neighborhood in 2026?

Four things matter that the marketing brochures usually skip. First, the attendance zone: which elementary, middle and high school serve this exact address on the Clark County School District zoning search, checked for the address rather than the neighborhood name because boundaries change. Second, park access: public parks with playgrounds, fields and courts within a short walk or drive, not just an HOA pool. Third, HOA rules: what the CC&Rs and design guidelines say about basketball hoops, play equipment, RV parking, paint colors and front yards. Fourth, value: which neighborhood gives you most of the top-tier amenity set for less money.

According to Las Vegas REALTORS' August 2026 report, as republished by Nevada Business, the median existing single-family home in Southern Nevada sold for $475,000 in August 2026, down 1.0% from a year earlier and below the record $490,000 set in May and June 2026. A household at that median is shopping alongside Aliante ($415,000), Mountain's Edge ($448,000), Tuscany Village and Providence ($500,000 each) on this list, while The Mesa's $715,000 median sits well above it. Our plat medians include townhomes, while the Las Vegas REALTORS figure covers single-family homes only, so treat the comparison as approximate.

Which Single Neighborhood Tops the Ranking and Why?

The Mesa village in Summerlin earns our #1 family slot in 2026. According to Howard Hughes' Summerlin history page, development of The Mesa began in 2004; it is a 497-acre residential village of single- and multi-family neighborhoods, home to The Mesa Park, a 19-acre village park with three little league fields and tennis and basketball courts, and to the private Bishop Gorman High School campus. Our own pull of Las Vegas MLS data through Repliers on October 4, 2026 found 73 closings (provisional; late closings still posting) in the MLS plats filed as Summerlin Village 16 in the 12 months ending August 31, 2026, at a $715,000 median and about $309 per square foot, with homes built from 2006 to 2023.

What sets The Mesa apart is range inside one village. In the same 12 months, the 31 closings in the Ladera plats ran a $629,000 median for homes built from 2006 to 2010; the 16 in the Parcel E, J, K and E S plats ran $715,000 for homes built from 2011 to 2013; five Vista Dulce townhomes ran $565,000; and 21 homes in the Parcels A through E plats, built from 2019 to 2023, ran $2.6 million. From a Ladera address, our OSRM route to Terminal 1 at Harry Reid International Airport ran 14.2 miles, about 23 minutes in free-flowing traffic, on October 4, 2026.

How Does Summerlin Hold the #1 Family Slot Year After Year?

Summerlin earns its family reputation because the master plan was built around trails and parks. According to Summerlin's trails page, the community has more than 200 miles of trails and plans to grow past 250, and its history page counts more than 300 parks, including 30 regional parks.

The premium is real. In the 12 months ending September 18, 2026, Summerlin closed 1,936 MLS homes at a $630,000 median and $319 per square foot, per our Summerlin versus Skye Canyon comparison, and in the 12 months ending August 31, 2026 Summerlin North ran a $595,000 median against $842,500 in Summerlin South, per our Summerlin versus Lake Las Vegas comparison. For a deeper structural read, our Summerlin relocation guide and the relocator neighborhood guide map the villages one by one.

Why Is Skye Canyon the North Valley's Best Value?

Skye Canyon is the under-the-radar pick most relocating buyers miss. According to the community's facts page, it covers 1,000 acres planned for 6,500 entry-level, move-up and luxury homes, with Century Communities and Toll Brothers listed as builders. In the 12 months ending September 18, 2026, it closed 308 MLS homes at a $535,000 median and $263 per square foot, $95,000 below Summerlin's median in the same window, and 45% of those closings were homes built in 2025 or later, per our Summerlin versus Skye Canyon comparison.

The amenities: according to Skye Canyon's parks page, the 15-acre Skye Canyon Park, with a half-mile walking path, anchors a park list that also includes Eagle Canyon, Skye View, Big Skye, Starlight, Liberty Skye and Knight Skye parks, and our pickleball guide counted 11 pickleball courts across Skye Canyon's parks as of October 4, 2026. The City of Las Vegas' Floyd Lamb Park, a 680-acre park with lakes and a $6 vehicle entrance fee, is also in the northwest valley.

Skye Canyon's 15-acre Skye Canyon Park and its smaller parks, including Eagle Canyon, carry the community's outdoor amenity story at a $535,000 median.

Which Henderson Master Plan Wins for Mid-Range Family Budgets?

For Henderson buyers in the $475,000 to $550,000 range, Inspirada and Cadence trade the top picks. Inspirada closed 379 homes at a $543,750 median in the 12 months ending September 21, 2026, per our Inspirada buyer's guide, and the Inspirada Community Association's facilities page describes a community centered on its parks, among them Aventura at more than 20 acres, and its assessments page says assessments are payable quarterly. Cadence closed 542 homes at a $485,500 median in the 12 months ending September 23, 2026, per our Cadence versus Landings at Caspian Bay comparison, and the Cadence FAQ describes a 2,200-acre plan with nearly 450 acres of open space, the nearly 50-acre Central Park, a 100-acre sports park, 30 acres of trails with access to regional trails, and no SID or LID fees.

Henderson's settled single-family median was $525,000 for July 2026 closings, per our Henderson market report for September 2026, so Cadence's 12-month median sits about $40,000 below that monthly figure and Inspirada's about $19,000 above it; the plan medians include townhomes, while the city figure is single-family only. Green Valley Ranch, the older plan in the table below, closed 119 homes (provisional; late closings still posting) at a $535,000 median in the 12 months ending August 31, 2026, and its developer, American Nevada Company, describes a 1,310-acre plan of more than 4,000 homes completed in 2002.

How Do You Check Which CCSD Schools Serve an Address?

We don't rank schools in this guide, and we would be wary of any neighborhood guide that does it with a single score. Two official sources answer the question for a specific home. The Clark County School District zoning search shows which schools serve an address, and because attendance boundaries change, check the exact address rather than the neighborhood name and confirm the result with the school. The Nevada Department of Education publishes the official school performance ratings for every public school on the Nevada Report Card, which is where to compare schools on the state's own measures.

Charter schools such as Doral Academy and Pinecrest Academy operate campuses across the valley and run their own enrollment, separate from CCSD's attendance zones, so check each school's site for its process and timing. Private schools are a separate track again: The Mesa, for example, is home to Bishop Gorman High School, which Summerlin describes as a private Catholic college preparatory school. Our schools and parks guide covers the process in more detail.

How Should Families Weigh School Rating Against Commute?

We can help you check the school zone first and the commute second, because the school zone is fixed to the address while a commute can change with a job. Measure both before you choose. From the reference points we routed with OSRM on OpenStreetMap data on October 4, 2026, in free-flowing traffic, Green Valley Ranch's Paseo Verde Park was 9.6 miles and about 15 minutes from Terminal 1 at Harry Reid International Airport, Cadence's Central Park 12.5 miles and 23 minutes, a Ladera address in The Mesa 14.2 miles and 23 minutes, and Skye Canyon Park 24.7 miles and 35 minutes.

Households with two commutes often split the difference in the southwest valley, where the plats named for Mountain's Edge closed 249 homes (provisional; late closings still posting) at a $448,000 median in the 12 months ending August 31, 2026, per our own pull. Add rush-hour time to every one of those drives, and test the commute at the hour you would actually make it before you write an offer.

Which Neighborhoods Offer the Most Park Acres Per Resident?

We could not find a published parks-per-resident figure for individual Las Vegas neighborhoods, so the per-resident ranking that used to sit here is gone. What the master developers and local governments do publish is the size of each plan's anchor parks, collected below. The largest on the list is Clark County's Exploration Park in Mountain's Edge, nearly 80 acres with 24 developed around the 2,846-foot Exploration Peak, followed by Henderson's 54.75-acre Anthem Hills Park, a regional park in the City of Henderson's park data, and Cadence's nearly 50-acre Central Park. In Mountain's Edge, the county has also awarded $43,618,352 to develop about 55 more acres of Mountain's Edge Regional Park with a soccer complex and a pickleball complex.

What's the Under-the-Radar Family Pick Most Buyers Miss?

Skye Canyon. The under-the-radar pick most relocating buyers miss is the northwest-valley master plan with a $535,000 median in the 12 months ending September 18, 2026, the 15-acre Skye Canyon Park and six other named parks, and new construction from builders including Century Communities and Toll Brothers. Nearly half of its closings in that window were homes built in 2025 or later, so a buyer can choose between a brand-new home and a resale in the same community.

The reason Skye Canyon stays under the radar is distance. By our OSRM routes on October 4, 2026, Skye Canyon Park is 19.3 miles and about 29 minutes from Caesars Palace at the center of the Strip in free-flowing traffic, against 10.8 miles and 22 minutes from a Ladera address in The Mesa. For buyers willing to drive farther, the $95,000 gap between the Summerlin and Skye Canyon medians in the same 12 months is the clearest value play on this list. Our North LV best neighborhoods guide covers adjacent Aliante and Centennial Hills options on the same value axis.

How Do HOA Rules Affect Family Lifestyle Day-to-Day?

HOA rules matter more than people think, and they vary association by association, so treat any blanket summary as a starting point rather than a rule. Rules on driveway basketball hoops, trampolines and play structures visible from the street, RV and trailer parking, paint colors and front-yard landscaping live in each association's CC&Rs and design guidelines, and many master plans layer a sub-association on top of the master association. Cadence is a good example: its FAQ says the plan has a master homeowners association plus sub-associations for some neighborhoods, that pools are allowed with Design Review Committee approval, and that gardens and fruit trees need the same approval.

Get the rules before you are bound by them. Under NRS 116.4109, the seller of a home in a Nevada common-interest community must deliver a resale package with the declaration, bylaws and rules, the monthly assessment and any unpaid obligations, the current budget with a summary of the reserves, and a statement of transfer and other fees, and you may cancel the contract until midnight of the fifth calendar day after you receive it. Read the play-equipment, parking and architectural-review sections inside that window. If a hoop, a trampoline or a work truck in the driveway matters to your household, ask the association in writing whether it is allowed before the five days run out, and keep the answer with your closing documents.

Where Are the Best Family Neighborhoods Under $500K?

For a $400,000 to $500,000 budget in 2026, the strongest picks on this list are Aliante in North Las Vegas, Mountain's Edge in the southwest valley, Tuscany Village in Henderson, Providence in the northwest valley and parts of Centennial Hills. Our own pull of Las Vegas MLS data through Repliers on October 4, 2026, covering the 12 months ending August 31, 2026 (counts provisional; late closings still posting), found 235 closings at a $415,000 median in plats named for Aliante, including the age-restricted Sun City Aliante section; 249 at $448,000 in plats named for Mountain's Edge; 77 at $500,000 in the Tuscany Parcel plats; and 123 at $500,000 in plats named for Providence. According to HUD, the fiscal 2027 Fair Market Rent for a three-bedroom home in the Las Vegas-Henderson-North Las Vegas metro is $2,317 a month, effective October 1, 2026. Principal and interest on the $448,000 Mountain's Edge median with 20% down, at the 7.28% 30-year average Freddie Mac reported for October 1, 2026, comes to about $2,452 a month before taxes, insurance and dues, so at today's rates buying costs more each month than renting at HUD's benchmark.

Aliante is the surprise. Its developer, American Nevada Company, describes a 1,905-acre plan of about 6,500 homes developed with Pulte Homes that opened in May 2003, and the City of North Las Vegas lists the Aliante Nature Discovery Park at 20 acres, with a man-made lake and waterfall, walking paths, a multi-story playground, a dinosaur-themed nature discovery area, courts, soccer fields and an amphitheater, according to the city's facility page as archived on July 16, 2026.

Which Family Neighborhoods Offer the Best Resale Profile?

Resale matters because most owners do move again: according to the National Association of Realtors, the typical seller in its 2025 Profile of Home Buyers and Sellers had owned the home for a record 11 years. The table below shows what our own pull of Las Vegas MLS data through Repliers on October 4, 2026 found for the 12 months ending August 31, 2026, with counts provisional because late August closings are still posting. Median days on market is the clearest single read on how quickly homes in each plan sell.

According to Las Vegas REALTORS' August 2026 report, 74.8% of the existing homes sold in August 2026 had been on the market less than 60 days, and the valley held just over four and a half months of supply. Inside this list, Green Valley Ranch sold fastest at a 20-day median and The Mesa slowest at 44 days, which reflects its higher price points and its mix of townhomes and $2 million-plus homes. Summerlin and Skye Canyon both sat near 34 days on market in the 12 months ending September 18, 2026, per our Summerlin versus Skye Canyon comparison. The takeaway: in a well-located plan priced to its recent closings, a home can still sell within weeks, but price it to the plan's median, not to the record.

How Should Out-of-State Families Plan Their Tour Day?

Planning a tour from out of state takes more care when school schedules and commutes matter. We can plan a two-day tour that covers the top picks in the morning, the mid-range Henderson and northwest valley options after lunch on Day 1, and the under-the-radar value plays plus a dismissal-time return visit on Day 2, so no stop is rushed.

We suggest six to eight neighborhoods over two days rather than ten or twelve in one. A common pattern is spending most of the first day in the closest-in neighborhoods and running out of time before reaching Skye Canyon or Aliante, so we schedule the value plays for a fresh morning.

The sequence we recommend: morning of Day 1 covers the top picks (The Mesa and Green Valley Ranch), afternoon covers the mid-range Henderson plans (Inspirada, Cadence, Tuscany Village). Day 2 morning covers the under-the-radar plays (Skye Canyon, Aliante, Mountain's Edge, Providence). Late afternoon on Day 2 is school-zone driving: arrive at dismissal time at the elementary and middle school for each of your top three picks, using the schools the CCSD zoning search assigns to the addresses you like. Seeing each neighborhood at dismissal time shows you its traffic and daily rhythm. To start tour planning or to get a custom priorities filter, call our team at (702) 637-1759 or visit /buyers.

Where Do These Findings Fit Within the Wider NREG Coverage Map?

Nevada Real Estate Group's 789 closings and approximately $361.5M in production in 2025 span the whole valley: the Summerlin master plan and its Cliffs, Kestrel and Stonebridge villages; Henderson, from Anthem, Green Valley, Inspirada and Cadence to MacDonald Highlands, Seven Hills and Lake Las Vegas; and the rest of Las Vegas, including the southwest, the north valley around Skye Canyon and Tule Springs, Mountain's Edge, Centennial Hills and the resort-corridor condo towers, in both first-time buyer and luxury price bands.

In our experience, property tax is a line relocating buyers often get wrong. Under NRS 361.4723, the owner of a single-family home that is the owner's primary residence is entitled to a partial abatement that limits the year-over-year increase in the tax bill to 3%, but the owner must claim it, on the county assessor's form or on the declaration of value at purchase. Until it is claimed, the general abatement under NRS 361.4722 applies, which caps the increase at up to 8%. A purchase does not carry the seller's status over, so file the claim when you buy.

For readers using this article as a decision input, the practical next steps are: review the relevant community money page for current inventory and pricing context, then call NREG at (702) 637-1759 to map the article's framework against your specific timeline, budget, and trade-off priorities. With 9,600+ closed transactions in the firm's 16+ year operating history behind us, we can map this framework against your plans early, before you sign a builder reservation contract or commit to a community whose carrying cost doesn't match them. According to Freddie Mac, the 30-year fixed-rate mortgage averaged 7.28% for the week of October 1, 2026, up from 7.03% a week earlier; model carrying costs at the current week's rate for both Las Vegas new construction homes and resale purchases.

Frequently Asked Questions

How do I check which schools serve a Las Vegas address?

Use the Clark County School District zoning search, which shows the zoned elementary, middle and high schools for a specific address, and check the exact address rather than the neighborhood name, because attendance boundaries change and a single master plan can be split between zones. For the state's own performance ratings, look the schools up on the Nevada Department of Education's Nevada Report Card. Charter and private schools, such as Doral Academy, Pinecrest Academy and Bishop Gorman High School in The Mesa, run their own admissions, so check each school's site for its process and dates.

Are there family neighborhoods in Las Vegas under $400K in 2026?

Yes, mostly in the lower half of the more affordable plans. In our own pull of Las Vegas MLS data through Repliers on October 4, 2026, the median for the 12 months ending August 31, 2026 was $415,000 in plats named for Aliante, including the age-restricted Sun City Aliante section, and $448,000 in plats named for Mountain's Edge. A sub-$400,000 budget therefore usually means older resales, smaller plans or attached homes in those plans, other North Las Vegas neighborhoods, or the older parts of Centennial Hills such as Iron Mountain Ranch. Check each address on the CCSD zoning search before you write an offer.

Which neighborhood has the busiest community event calendar?

Master plans publish their own calendars, and they change, so check them before you count on one. Cadence centers its events on the nearly 50-acre Central Park; its events page lists past Central Park events such as a car show in October 2024 and JAWS in Concert in May 2025, and it showed no upcoming events when we checked on October 4, 2026. In Summerlin, the Las Vegas Ballpark, home of the Las Vegas Aviators, and City National Arena, the Vegas Golden Knights' practice facility, which runs public Open Skate sessions, sit at Downtown Summerlin. Compare each plan's current calendar side by side.

How do HOA rules affect basketball hoops and trampolines?

They vary by association, so the only reliable answer is the specific community's CC&Rs and design guidelines. Rules commonly cover driveway or curbside basketball hoops, trampolines and play structures visible from the street, RV and trailer parking, and front-yard changes, and a sub-association can add its own rules on top of the master association's. Under NRS 116.4109, the seller must give you the declaration, bylaws and rules in the resale package, and you may cancel within five calendar days of receiving it. Read those sections in that window, and ask the association in writing about anything that matters to your household.

What does a median-priced home cost per month in these neighborhoods?

At the 7.28% 30-year fixed average Freddie Mac reported for October 1, 2026, principal and interest with 20% down comes to about $2,452 a month on the $448,000 Mountain's Edge median, $2,737 on the $500,000 Tuscany Village and Providence medians, and $2,928 on the $535,000 Green Valley Ranch median, before property tax, insurance and dues. Dues vary by plan: Cadence's master assessment is $225 a quarter, per our Cadence comparison. Claim Nevada's 3% primary-residence property-tax cap under NRS 361.4723 when you buy, and rerun the numbers at the current week's rate.

Summerlin or Henderson: which fits your budget and commute?

Both work, and the right answer depends on commute and budget. Summerlin offers more than 200 miles of trails and more than 300 parks, per Summerlin, but costs more: a $630,000 median in the 12 months ending September 18, 2026. Henderson offers more choices near the airport and at lower prices: Green Valley Ranch's Paseo Verde Park was 9.6 miles from Terminal 1 by our OSRM route, against 14.2 miles from a Ladera address in The Mesa, and Green Valley Ranch, Inspirada and Cadence closed at medians between $485,500 and $543,750 over 12-month windows ending August or September 2026. A budget under $550,000 tilts the decision toward Henderson; school-zone priority above all else means checking specific addresses in both.

Which Sources Inform This Analysis?

This 10 best family neighborhoods ranking combines our own MLS pulls, developer and local-government pages, and the closing experience of the Nevada Real Estate Group team across the 789 transactions we closed in 2025 alone. According to Las Vegas REALTORS' August 2026 report, as republished by Nevada Business, the valley-wide single-family median was $475,000 in August 2026, below the record $490,000 set in May and June 2026. The 10 neighborhoods on this list span 12-month medians from $415,000 in Aliante's plats to $715,000 in The Mesa's, with Lake Las Vegas at $670,000 for comparison.

Market figures came from our own pull of Las Vegas MLS data through Repliers on October 4, 2026, for closings from September 1, 2025 through August 31, 2026, and from our Summerlin vs Skye Canyon, Summerlin vs Lake Las Vegas, Inspirada and Cadence guides, each with its own window. Park and plan facts came from Summerlin, Skye Canyon, the Cadence FAQ, the Inspirada Community Association, American Nevada Company, the Providence HOA, Clark County Parks, the City of Henderson's park data and the City of Las Vegas.

School lookups point to the Clark County School District zoning search and the Nevada Report Card. Rent and mortgage context came from HUD's FY2027 Fair Market Rents and the Freddie Mac Primary Mortgage Market Survey (30-year fixed 7.28% for the week of October 1, 2026); seller tenure from the National Association of Realtors; resale-package and property-tax rules from NRS chapter 116 and NRS chapter 361; and drive distances from OSRM routing on OpenStreetMap data, run October 4, 2026.
