School planning

Check schools for your address

Before choosing a home, request address-specific school assignments for the intended school year from the district. Confirm grade levels, program eligibility, enrollment requirements and any boundary changes. Use the exact property address, including any unit number, and ask the district to confirm the assignment before making a purchase decision.

Check CCSD school zoning · View Nevada Report Card

Compare each school’s programs and published results for the same reporting year. Proximity to a school does not guarantee admission; contact charter, magnet and private schools about their application and enrollment requirements.

CRIME DATA

Review reported crime for the area

Where to start

Review reports from the law-enforcement agency serving the address. Check the reporting period, area covered, offense definitions and completeness before comparing locations. When requesting local information, provide the property address and ask which agency and geographic boundary each report represents, along with any known reporting gaps.

Understand what the reports cover

The FBI publishes crime and law-enforcement statistics through its Crime Data Explorer. Its guidance cautions against using crime totals alone to rank communities: reporting practices and local conditions affect comparisons.

A citywide statistic does not establish conditions at a particular home. Ask the local agency about current reports for the area and gaps in the available data. Missing records do not mean zero crime, and a gated entrance does not establish a safety rating.

Living In

What's It Like Living in Aliante Nature Discovery?

The Answer

Living in Aliante Nature Discovery means morning walks through 20 acres of preserved Mojave Desert habitat, family homes from $350K–$500K, and master-plan amenities — golf, casino, community trails — all within ZIP 89084. City services through the City of North Las Vegas; CCSD schools plus strong charter options nearby; the Strip 25 minutes south via I-15.

What is Aliante Nature Discovery known for?

Aliante Nature Discovery is known for the 20-acre Nature Discovery Park — preserved Mojave Desert habitat with interpretive trails — which gives the neighborhood a genuinely nature-immersive character that most Las Vegas-area master plans cannot offer. Family homes at $350K–$500K and HOA dues of $60–$130/mo round out the value case.

Who should live in Aliante Nature Discovery?

Families and first-time buyers who want master-plan structure, genuine nature access, and affordable pricing without the commute penalties of far-northwest communities. Charter-school families who need to be near Doral Fire Mesa or Coral Academy North, and budget-conscious buyers cross-shopping Skye Canyon or Centennial Hills.

What is daily life like?

Morning trail walks through desert habitat at Nature Discovery Park, kids at the playground complex, errands on Aliante Parkway or Centennial Parkway, and weekends at Aliante Golf Club or Floyd Lamb Park at Tule Springs — 25 minutes from the Strip when you want the city.

Quick Answer

Is Aliante Nature Discovery a good place to live?

Yes — especially for families who value genuine outdoor access at an attainable price. The 20-acre Nature Discovery Park with desert habitat trails is a genuine differentiator in Las Vegas, where most community parks are manicured turf. Add $350K–$500K family homes, $60–$130/mo HOA dues, Aliante Golf Club 10 minutes away, and Nevada's zero state income tax, and the value case is strong. The honest trade-offs: CCSD public schools rate 5–7/10 (charters nearby close the gap), and the Strip is 25 minutes versus 15 from the west side — for families who care more about nature access and budget than nightlife proximity, few northwest addresses compete.

Market Competitiveness

How competitive is the Aliante Nature Discovery market right now?

Planning a move

What Should I Verify Before Moving to Aliante Nature Discovery?

Build a budget around the particular home and your circumstances. Obtain current financing terms, property records and service quotes before comparing the cost of a move. A community average cannot establish your tax bill, insurance premium, association charges or savings.

Review taxes for your circumstances

Ask a tax adviser to review income sources, residency dates and any continuing connections to another state. California-source income can remain taxable after a move; the Franchise Tax Board explains part-year and nonresident rules. A headline tax-rate comparison does not calculate your savings.

Get the exact parcel's current tax bill and assessment record from its county. Confirm the property's abatement status and any effect of new construction, a change in use or your circumstances with the assessor. Do not apply a community-wide percentage to a purchase price or assume a tax cap is automatic.

Compare written costs and property requirements

Use lender estimates, insurance quotes, association documents and utility information for the exact address. Include maintenance, moving expenses and any special assessments in the comparison. Renting and buying involve different costs and obligations; future equity or resale gains are not assured.

Check school assignments for the enrollment year and ask about choice-program applications. Investigate parcel-specific hazards and permitted uses with the responsible agencies. Review travel routes and the features that matter to you instead of relying on a broad safety score or a neighborhood recommendation based on household type.

Discuss the homes, budget and timing you want to evaluate with the team.

Explore relocation planning

RELOCATION TIMELINE

How to Relocate to Aliante Nature Discovery in 8 Steps

Plan the purchase and move around your circumstances and the property's verified requirements. Coordinate the transaction, possession and moving arrangements with the relevant parties. For license and vehicle questions, consult the Nevada DMV new-resident guide. Confirm your own deadlines and any exemptions directly with the agency.

  1. Define your property and location needs

Compare homes using your budget, accessibility needs, desired features and travel routes. Evaluate the particular property and surroundings using your own priorities; a neighborhood label does not establish its suitability.

  2. Confirm financing and the full ownership budget

Ask a lender for terms based on your circumstances and the property. Obtain the parcel tax record, insurance quotes, association charges and other recurring costs; a community-wide estimate cannot establish your payment or approval.

  3. Agree on representation and the search process

Discuss services, compensation, communication and touring arrangements with the agent. Confirm the details in the applicable agreement before relying on a promised service or access to a property.

  4. Investigate the exact address

Check school assignments with the district for the enrollment year and ask about separate program applications. Review parcel-specific flood, wildfire, utility, zoning and intended-use questions with the relevant agencies and service providers.

  5. Review the offer and its deadlines

Discuss price, deposit, contingencies and the proposed schedule with your agent and lender. The signed contract determines the transaction deadlines; market averages do not promise when an offer will be accepted or a purchase will close.

  6. Review inspections and property documents

Arrange appropriate inspections and review disclosures, title information, association documents and financing conditions. Investigate unresolved findings with the relevant specialist before the contractual decision deadlines.

  7. Coordinate services and moving arrangements

Verify which utilities serve the address, what deposits or appointments are required, and when service can begin. Coordinate access and the moving date with the agreed possession terms and any building or association requirements.

  8. Confirm possession and new-resident requirements

Confirm completion and possession with the closing parties before arranging access. Consult the Nevada DMV's current new-resident guide for license, registration, documentation and exemption requirements that apply to you.

Quick Answer

How long does it take to close on a home in Aliante Nature Discovery?

Most purchases close in 30 to 45 days through a Nevada escrow company; cash closes run 7–14 days. FHA and VA files can stretch to 45–50 days when lenders require repairs or a second appraisal. Aliante Nature Discovery's 2004–2012 homes qualify for all loan types — confirm FHA/VA condition requirements early so inspection findings don't delay funding.

Quick Answer

What down payment do you need to buy in Aliante Nature Discovery?

Most buyers put down 3.5% to 20%, depending on loan type. FHA allows 3.5% with a 580+ credit score — on a $400,000 home that is $14,000. Conventional loans allow 5–10% with solid credit. VA loans allow 0% for eligible veterans. Budget 2–3% in closing costs on top of the down payment. The $350K–$500K price range here means FHA and conventional financing are broadly available — no jumbo thresholds apply at typical Nature Discovery price points.

Aliante Nature Discovery FAQ — 18 Answers

What Do Aliante Nature Discovery Buyers Most Frequently Ask?

Most Asked

What is the median home price in Aliante Nature Discovery?

Homes in the Nature Discovery section of Aliante run roughly $350,000 to $500,000, with the most sought-after park-adjacent positions near the top of that band, per $474,950 area benchmarks from Las Vegas REALTORS GLVAR data. Floor plans span 1,400 to 2,800 square feet, built 2004–2012 by Lennar, KB Home, and Pulte Homes — one of the most affordable fully-amenitized master-plan addresses in the Las Vegas Valley.

What is Aliante Nature Discovery Park?

Aliante Nature Discovery Park is a 20-acre nature park at 2627 Nature Park Drive, North Las Vegas 89084. Walking trails thread through preserved Mojave Desert habitat, interpretive signs cover native plants and wildlife, and a playground complex and picnic areas round out the amenities. It doubles as an outdoor classroom — a genuine rarity in Las Vegas, where most community parks are heavily manicured. Homes adjacent to the park anchor this neighborhood's identity and command the strongest demand.

Is Aliante Nature Discovery in North Las Vegas?

Yes — Nature Discovery sits within the Aliante master-planned community in North Las Vegas, a separately incorporated city north of Las Vegas proper. Residents still get Clark County School District schools, Nevada's zero state income tax, and the 3% primary-residence property-tax cap under NRS 361.471. The Aliante Parkway and Centennial Parkway commercial corridors handle groceries, dining, and medical needs within minutes. The Strip is roughly 25 minutes south via I-15.

What ZIP code is Nature Discovery at Aliante in?

Nature Discovery at Aliante is in ZIP code 89084, North Las Vegas. From the neighborhood it is about 10 minutes to Aliante Casino and Golf Club via Aliante Parkway, 15 minutes to Centennial Hills, and 25 minutes to the Strip via I-15 South. Home prices run $350K–$500K. Search 89084 within the Aliante master plan, then narrow to the streets immediately surrounding the 20-acre Nature Discovery Park for the top park-adjacent positions.

What are HOA fees in the Nature Discovery area?

HOA dues run $60 to $130 per month — among the more affordable master-plan dues in the Las Vegas Valley. They cover Aliante master association amenities, community trails, and common-area maintenance. Exact dues vary by sub-association, so request the resale package on any specific home for the precise figure and reserve study. Low fixed costs here pair well with Nevada's roughly 0.5–0.75% effective property-tax rate and no state income tax.

What schools serve Nature Discovery at Aliante?

The area is zoned to Clark County School District campuses: Dorothy Eisenberg Elementary (7/10), Lawrence & Heidi Canarelli Middle School (6/10), and Legacy High School (5/10) per GreatSchools. Strong charter alternatives sit nearby — Doral Academy Fire Mesa (8/10) and Coral Academy of Science North (8/10) — plus private options including Mountain View Christian School and Bishop Gorman High School. Many families pursue the charter route; verify zoning per address and check lottery windows early.

Is there golf near Nature Discovery at Aliante?

Yes — the Aliante Golf Club, a Gary Panks-designed 18-hole course rated among Nevada's top public courses, sits within the Aliante master plan about 10 minutes away via Aliante Parkway. Mountain views frame the layout, and because it is public, residents play without membership costs. The adjacent Aliante Casino adds dining and entertainment in the same trip. For golfers who want value over country-club dues, this combination is hard to beat.

Is Nature Discovery at Aliante good for families?

Yes — this is one of Aliante's most family-friendly sections. The 20-acre Nature Discovery Park functions as both playground and outdoor classroom, the master plan adds community pools, parks, and trails, and pricing of $350K–$500K keeps entry attainable for growing households. Floor plans of 1,400–2,800 square feet fit family needs well. Charter options like Doral Fire Mesa (8/10) supplement the public schools, and HOA dues of $60–$130 per month keep monthly carrying costs modest.

What are the best sub-neighborhoods within Nature Discovery at Aliante?

It depends on your priorities. Streets closest to the 20-acre Nature Discovery Park command the strongest demand; Nature Discovery West offers walking-distance access to trails and playgrounds from $400K, while Nature Discovery East features slightly larger lots from $375K. Parkside at Aliante delivers mature landscaping and larger floor plans from $425K. Nature Discovery Commons offers the most affordable entry from $350K. Our agents who know Aliante block-by-block can walk you through exactly which streets match your criteria.

How is new construction availability in Nature Discovery at Aliante?

Limited — this section of Aliante built out primarily between 2004 and 2012, so expect established resale inventory rather than active builder phases. The benefit is mature landscaping, a settled streetscape, and standard 30–45 day Nevada escrow timelines. Buyers set on brand-new construction in the northwest Las Vegas corridor typically look toward Skye Canyon or Tule Springs nearby. Nevada Real Estate Group tracks current resale and new-build availability across the whole Aliante corridor.

What are property taxes like in North Las Vegas (Aliante area)?

Property taxes in North Las Vegas are low by national standards. Nevada's effective rate runs roughly 0.5–0.75% of a home's assessed value per the Clark County Assessor, and the state caps annual increases on a primary residence at 3% under Nevada Revised Statutes 361.471. On a $425,000 Aliante Nature Discovery home, that works out to roughly $2,100–$3,200 per year — a fraction of what a comparable family home costs to own in California or most other western states.

How does Nature Discovery at Aliante compare to Skye Canyon and Centennial Hills?

Nature Discovery at Aliante wins on price and the unique 20-acre nature park: entry from $350K versus $450K+ in Skye Canyon and similar pricing in Centennial Hills, plus a park experience those communities cannot match. Skye Canyon counters with newer construction (2015-present) and Skye Center amenities; Centennial Hills offers the most established commercial infrastructure in the northwest. For families balancing nature access, value, and master-plan amenities, Aliante Nature Discovery is a compelling middle ground.

Is North Las Vegas (Aliante area) safe?

The Aliante master plan is among the most established and family-oriented sections of North Las Vegas. The broader North Las Vegas crime context varies by corridor, and buyers should benchmark directly through FBI Uniform Crime Reporting data and North Las Vegas Metropolitan Police Department resources rather than relying on general impressions. Aliante's master-plan design — organized around parks, trails, and community amenities — attracts owner-occupied family households at a 60% ownership rate per community records.

How does Nevada's tax environment compare to California for Aliante buyers?

The gap is substantial. California's top marginal state income tax is 13.3% per the California Franchise Tax Board — Nevada's is zero. A North Las Vegas household earning $150,000 saves roughly $10,000 to $15,000 per year in state income taxes alone. Add Nevada's 0.5–0.75% effective property-tax rate versus California's higher effective burden on comparable homes, and the Aliante Nature Discovery purchase pencils out well for California families relocating to the Las Vegas metro.

VA loans allow 0% for eligible veterans. USDA does not apply (this is an urban area). Plan for 2–3% in closing costs on top. Our team can connect you with lenders experienced in Nevada escrow timelines and North Las Vegas purchases.

What does an HOA cost in Aliante Nature Discovery?

Budget $60 to $130 per month, depending on the sub-association. That covers Aliante master association amenities, community trail access, and common-area maintenance — among the lower ongoing HOA costs for a fully-amenitized master plan in the Las Vegas Valley. Always pull the full resale package (current dues, reserve study, assessment history) in escrow; some sub-associations carry transfer fees that affect your closing math.

How long does it take to close on a home in Aliante Nature Discovery?

Most purchases close in 30 to 45 days through a Nevada escrow company; cash offers close in 7–14. FHA and VA files sometimes run to 45–50 days if the lender requires a second appraisal or condition repairs.
