Buyers who shortlist Summerlin and Lake Las Vegas are usually choosing between two ideas of the good life in Southern Nevada. One is the valley's largest master plan, spread across the western rim below the Red Rock escarpment, with parks, trails, ten golf courses and a downtown of its own. The other is a resort community built around a 320-acre man-made lake on the eastern edge of Henderson, where the water, two Jack Nicklaus courses and a Mediterranean village set the tone. Online, the comparison tends to collapse into slogans: Summerlin is convenient, Lake Las Vegas is a permanent vacation. Neither slogan tells you what a home costs, how fast it sells, how high it sits or what you can actually do on the lake.
So we measured both. Every Summerlin closing in the Las Vegas MLS for the 12 months ending August 31, 2026 was already in our Summerlin North vs Summerlin South guide, and for this update I pulled the same window for Lake Las Vegas, ran every closing's coordinates through federal jurisdiction and elevation services, and read the lake rules, golf club pages and assessment-district schedules that most comparisons skip. The answer is less tidy than the slogans and more useful.
Lake Las Vegas closed at a $670,000 median in the 12 months ending August 31, 2026, against $595,000 in Summerlin North and $842,500 in Summerlin South. Per square foot it sat at $329, between the halves' $313 and $366. The lake community is about 1,400 feet lower, in Henderson, with higher median dues and slower sales. Choose Summerlin for resale depth; choose Lake Las Vegas for water.
- Lake Las Vegas closed 293 homes at a $670,000 median in the 12 months ending August 2026.
- Summerlin's 2,428 closings split into a $595,000 north and an $842,500 south at the median.
- USGS elevation puts the typical Lake Las Vegas home near 1,577 feet and Summerlin's near 2,958.
- The master association's 2007 lake rules list electric craft, sailboats and paddle craft, capped at 10 mph.
- Pull the resale package and the parcel's SID or LID status before you write an offer.
How Do Summerlin and Lake Las Vegas Compare on Price in 2026?
The table below puts both communities on the same footing: closings for the 12 months ending August 31, 2026, the same filters (houses, townhomes and condos kept, land removed) and the same median calculations. The Summerlin columns come from our pull of September 24, 2026, split at Charleston Boulevard exactly as in the north-versus-south guide, with a combined column for all four core ZIP codes. The Lake Las Vegas column comes from a pull of September 27, 2026, covering every Henderson plat within about two miles of the U.S. Geological Survey's reference point for the Lake Las Vegas community, with the neighboring Tuscany, Calico Ridge and Cadence plats removed. All of it is MLS data pulled through Repliers; none of it is an official Las Vegas REALTORS statistic, which you can find on the Las Vegas REALTORS statistics page for the valley as a whole.
| Measure | Lake Las Vegas | Summerlin North | Summerlin South | Summerlin, all four ZIPs |
|---|---|---|---|---|
| Closings | 293 | 1,750 | 678 | 2,428 |
| Median closed price | $670,000 | $595,000 | $842,500 | $644,975 |
| Median price per sq ft | $329 | $313 | $366 | $324 |
| Median home size | 2,255 sq ft | 1,970 sq ft | 2,454 sq ft | 2,091 sq ft |
| Median days on market (closed, recorded values) | 60 | 35 | 35 | 35 |
| Closed price vs final list | 97.7% | 97.7% | 97.2% | 97.6% |
| Closings at $1,000,000 or more | 78 | 349 | 276 | 625 |
| Median change vs prior 12 months | +2.3% | +0.8% | +9.4% | -0.8% |
| Active listings | 292 | 711 | 306 | 1,017 |
| Months of supply (October–July pace) | 11.1 | 4.5 | 4.9 | 4.6 |
| Months of supply (October–July, excluding January 2026) | 12.5 | 4.7 | 5.2 | 4.8 |
| Median combined association fee on actives | $383.50 | $229 | $354 | $231 |
Three things stand out. First, Lake Las Vegas is not the bargain it is often described as: its $670,000 median closing sits above Summerlin North and above Summerlin as a whole, and its price per square foot lands between the two halves. Second, it is a far thinner market, 293 closings against 2,428, and those homes took a median of 60 days to sell against 35 in Summerlin. Third, the lake community's inventory is deep relative to its sales pace, 11.1 months of supply against the October-through-July closing rate, or about 12.5 without January 2026, versus 4.5 and 4.9 in Summerlin's halves.
Three honesty notes. Months of supply use the October–July closing pace, which leaves out the thin September 2025 and still-posting August 2026 counts but includes an inflated January 2026 (54 Lake Las Vegas closings against 24 and 32 either side). Without January, Lake Las Vegas carries about 12.5 months and Summerlin about 4.8. Medians barely move on a single odd month. And days on market are medians of the recorded values; our north-versus-south guide counts the few listings with no recorded days as zero, which is why it shows 34.5 and 34 where this table shows 35. The monthly refresh lives on our market report.
What Do the Same Square Feet Cost in Each Community?
A median describes what sold, not what a particular house costs, and the two communities sell different mixes. Lake Las Vegas has a large share of brand-new homes, and Summerlin North includes Sun City Summerlin's smaller age-restricted homes. The cleaner test is to hold the house size steady and compare what closed in each band.
| Home size | Lake Las Vegas | Summerlin North | Summerlin South |
|---|---|---|---|
| 1,500 to 2,000 sq ft | $537,756 (72 closings) | $505,000 | $560,000 |
| 2,000 to 2,500 sq ft | $614,995 (80 closings) | $700,000 | $715,000 |
| 2,500 to 3,500 sq ft | $1,065,000 (72 closings) | $1,015,000 | $1,133,750 |
| 3,500 sq ft and up | $2,125,000 (35 closings) | $1,800,000 | $2,545,000 |
Read across the rows and the "more house for the money" argument for Lake Las Vegas holds in exactly one place. In the 2,000-to-2,500-square-foot band, the lake community closed at $614,995, about $85,000 below Summerlin North and $100,000 below Summerlin South. That band is where the newest Lake Las Vegas product sits, and it is where a value-minded buyer who wants the resort setting finds the widest gap in their favor. Below 2,000 square feet, the lake community is priced between the halves. Above 2,500 square feet it is priced between them again, above the north and below the south, and in the largest band it runs $325,000 above Summerlin North at the median.
What that means in practice: a family that needs 2,200 square feet can put Lake Las Vegas on the list without a budget penalty, and may find it cheaper. A buyer shopping 4,000 square feet with a view should expect Lake Las Vegas lakefront and golf-frontage homes to price closer to Summerlin's southern luxury villages than to its northern ones. Under 1,500 square feet, the lake community's 34 closings, mostly condominiums near the village and the water, came in at a $297,500 median, which is the cheapest way to own a key to the lake.
Is Lake Las Vegas in Henderson, and Which City Is Summerlin In?
This is the most common question I get on a first call, and the answers are not symmetrical. Lake Las Vegas is not a city. According to the U.S. Census Bureau's geocoder, every one of the 293 Lake Las Vegas closings in our window sits inside the incorporated City of Henderson, and you can see the same answer for the community's USGS reference point in the Census geocoder's own result. That means Henderson police, fire, permitting and the Henderson property-tax district.
Summerlin is split. I ran all 2,428 Summerlin closings through the same geocoder. 1,772 of them, every closing in ZIP codes 89134, 89144 and 89138 plus a handful in 89135, sit inside the City of Las Vegas. The other 656, essentially all of 89135, sit in unincorporated Clark County, 607 of them inside the Census Bureau's Summerlin South census-designated place. The old rule of thumb that a Summerlin address means the City of Las Vegas is right about three quarters of the time and wrong for most of the villages south of Charleston, including Summerlin Centre, The Ridges and Red Rock Country Club.
| Where the home sits | Closings, 12 months ending August 31, 2026 | Tax district | FY 2026-27 rate |
|---|---|---|---|
| Lake Las Vegas, City of Henderson | 293 of 293 | 500 Henderson City | 2.9613 |
| Summerlin, City of Las Vegas | 1,772 of 2,428 | 200 Las Vegas City | 3.2782 |
| Summerlin, unincorporated Clark County | 656 of 2,428 | 421 Summerlin Town | 2.9328 |
According to the Clark County Treasurer's tax rate by district table, those three rates are unchanged from fiscal 2025-26 for Las Vegas City and Summerlin Town and up slightly for Henderson City, from 2.9611 to 2.9613. The unincorporated county's base rate of 2.5017 does not apply to Summerlin South; the Treasurer's district 421 detail shows a Summerlin Town levy and county fire district on top of the county and school levies, for 2.9328. On every $100,000 of assessed value, that is about $2,961 a year in Henderson, $3,278 in the City of Las Vegas and $2,933 in Summerlin Town, before Nevada's partial abatements. Your parcel's actual district, assessed value and abatement status come from the Clark County Assessor's parcel record, and our Las Vegas property tax guide explains how the bill is built.
What Is It Actually Like Living in Lake Las Vegas?
The honest answer starts with who lives there, and the Census Bureau can measure it, because nearly all of Lake Las Vegas falls inside a single census tract. Every one of our 293 closings geocodes to Census Tract 54.37 in Clark County. According to the Census Bureau's 2020-2024 American Community Survey five-year estimates, that tract had a median resident age of 60.5, compared with 47.1 in the Summerlin South census-designated place and 42.8 citywide in Henderson. In the same survey, 37.5 percent of the tract's working residents worked from home, nearly double Summerlin South's 20.0 percent and more than double Henderson's 17.5 percent. And 484 of the tract's 3,939 housing units were vacant because they are held for seasonal, recreational or occasional use, which is the Census Bureau's way of counting second homes.
| Measure | Lake Las Vegas tract 54.37 | Summerlin South CDP | Henderson city | Las Vegas city |
|---|---|---|---|---|
| Population | 6,525 | 31,354 | 332,141 | 660,400 |
| Median age | 60.5 | 47.1 | 42.8 | 38.6 |
| Worked from home | 37.5% | 20.0% | 17.5% | 12.1% |
| Mean commute, minutes | 25.7 | 23.4 | 24.3 | 25.7 |
| Median household income | $135,078 | $117,035 | $90,138 | $73,877 |
| Median owner-reported home value | $756,600 | $672,400 | $484,900 | $427,900 |
That profile matches what we see on the ground: an older, wealthier, part-time and remote-working population that chose the address for the setting. Daily life orbits the water and MonteLago Village, the Mediterranean-style village on the north shore. The community's own site lists two resort hotels, The Westin and The Hilton; the Hilton page describes 349 rooms and 35 suites steps from the village and its marina. Henderson Hospital is on West Galleria Drive in the same 89011 ZIP code.
The trade is density of everyday errands. Summerlin puts a regional downtown, a hospital and hundreds of parks inside the master plan; in our experience, Lake Las Vegas residents drive west into Henderson for most big-box shopping. For a remote worker, a second-home owner or a retiree, that trade often reads as a feature. Our Lake Las Vegas community page carries the live listings, and our Lake Las Vegas waterfront guide walks the sub-communities one by one.

What Can You Do on the Lake, and Are Gas Boats Allowed?
The lake is the reason to buy here, so read its rules before you picture a ski boat behind the house. According to the Lake Las Vegas community site's Reflection Bay page, the lake is a 320-acre man-made body of water at the center of the resort. Nicklaus Design calls it Nevada's largest privately owned lake, and the Lake Las Vegas Master Association's published rules are specific about what can float on it.
According to the Lake Las Vegas Master Association's rules and regulations, in the most recent version we could open publicly (a rules document revised in August 2007), the section on permissible watercraft caps sailboats at 21 feet and all other boats at 30 feet, and it addresses only sail, electric and human-powered craft. Electric motors may not exceed the horsepower set in the CC&Rs and must carry four hours of battery reserve, and the rules' age table covers rowboats, paddleboats, canoes and kayaks, float tubes, sailboards, sailboats and electric boats. The rules set a maximum speed under power of 10 mph for all boats and a 5 mph no-wake speed near marinas, docks, beaches, coves and other boats. Every privately owned boat must be registered annually with the association, inspected before launching and insured for at least $300,000 of liability with the association named as an additional insured. The rules never mention a gas-powered boat, and a 10 mph cap leaves no room for waterskiing or wakeboarding.
Two practical points follow. First, that document is at least nineteen years old, so treat it as the baseline and get the current version: Nevada's resale-package statute, NRS 116.4109, requires the seller to hand you the association's rules and regulations, and you have five calendar days after receiving them to cancel. Second, you do not have to own a boat to use the water. As of September 27, 2026, the Lake Las Vegas Water Sports rental operation lists electric boat rentals from $199 for two hours and kayaks from $40 an hour.
If boating is the point of the purchase, the lot matters more than the sub-community name. Some lakefront homes carry private docks and some lake-view homes are a golf course away from the shore. Confirm dock rights, dock condition and any dock assessments in the resale package for the specific address, and walk the shoreline yourself. The SouthShore and The Falls community pages show what is on the market in two of the gated neighborhoods.
Does Summerlin Have a Lake?
Not a boating lake, and it is worth saying plainly because "Summerlin lake" is one of the most common searches that leads people to this comparison. Howard Hughes's own amenity pages for Summerlin describe more than 300 parks, more than 200 miles of trails, ten golf courses and Red Rock Canyon next door. None of them describes a recreational lake of the Lake Las Vegas kind, and none of Summerlin's marketing positions the master plan as a waterfront community.
What people usually mean is one of two older west-side communities that are close to Summerlin but not part of it. The first is The Lakes, built in the 1980s around Lake Sahara. According to City Cast Las Vegas, Lake Sahara is a 30-acre man-made lake, and homes on its shoreline commonly have their own docks. The second is Desert Shores in northwest Las Vegas. According to the Desert Shores Community Association's lake policies and private boat guidelines, updated December 17, 2021, its lakes allow electric motors only at a five-mile-an-hour no-wake speed, with boats capped at 14 feet for sailboats and 18 feet for everything else, and paddleboards are not permitted.
So a buyer who wants the west side of the valley and a waterfront backyard has real options, just not inside Summerlin. The Lakes' 30-acre Lake Sahara is less than a tenth the size of Lake Las Vegas, which has a resort, two golf courses and a village around it on the far side of the valley, and Desert Shores' rules are stricter on boat size than Lake Las Vegas's. Our guide to The Lakes covers the west-side lake market in more detail, and if you want waterfront within a short drive of Summerlin's shopping and trails, those two are where I would start the search.

What Is the Elevation of Lake Las Vegas and Summerlin?
Elevation is a real difference between these two communities, and it is easy to measure precisely. I took the coordinates of every home that closed in both communities in the 12 months ending August 31, 2026 and ran them through the U.S. Geological Survey's Elevation Point Query Service, which reads the national 3D Elevation Program lidar surface. According to USGS, the ground at the Geographic Names Information System's reference point for the Lake Las Vegas reservoir reads 1,400.8 feet, which is effectively the lake's surface.
| Area | Homes measured | Median elevation | Middle 90% of homes |
|---|---|---|---|
| Lake Las Vegas | 293 | 1,577 ft | 1,414 to 1,859 ft |
| Summerlin 89134 (mostly Sun City Summerlin) | 736 | 2,728 ft | 2,507 to 3,110 ft |
| Summerlin 89135 (south of Charleston) | 662 | 2,881 ft | 2,715 to 3,105 ft |
| Summerlin 89144 | 304 | 2,969 ft | 2,769 to 3,141 ft |
| Summerlin 89138 (Summerlin West) | 726 | 3,369 ft | 3,120 to 3,659 ft |
| Summerlin, all four ZIPs | 2,428 | 2,958 ft | 2,553 to 3,522 ft |
The typical Summerlin home sits about 1,380 feet higher than the typical Lake Las Vegas home, and Summerlin West sits higher still. Howard Hughes describes its Kestrel village as perched above the valley at over 3,000 feet, and its 2025 year-end update places the new Astra custom-homesite enclave at the valley's highest point. Inside Lake Las Vegas, the lowest homes in our data, such as the Tennis Villas and parts of Monaco, sit near 1,400 feet, and the highest are the newer hillside homes in The Falls area, which reached about 1,900 feet.
What elevation buys you is mostly views and, on the western rim, proximity to Red Rock. Buyers often ask whether the higher ground is cooler in summer. Air generally cools with altitude, but I have not found a pair of official weather stations that isolates these two communities, so I will not quote you a number of degrees; drive both on a July evening and decide for yourself.
How Do the Golf and Club Options Compare?
Golf is central to both communities, but it is organized differently. Lake Las Vegas has two operating courses, both by Jack Nicklaus. According to the course's own site, Reflection Bay Golf Club was created in 1998, is a Jack Nicklaus Signature Design and hosted the Wendy's 3-Tour Challenge from 1998 to 2007; it books public tee times. According to Nicklaus Design, SouthShore Country Club is private, opened in 1996, measures 6,925 yards and was the first private Jack Nicklaus Signature course in Nevada. The club's membership page says it offers "a variety of memberships", describing full golf, national, junior executive and social options, but publishes no fees, so budget for it as a separate decision and get the number from the club.
There was a third course. According to the Las Vegas Sun's June 25, 2009 report, the Falls golf course had already closed and been foreclosed on by its lender, the resort's developer had filed for bankruptcy protection in 2008, and Reflection Bay was scheduled to close on June 30, 2009, leaving only private SouthShore operating. Reflection Bay is open and taking tee times today; the Falls course is not among the courses the community's site lists. If a listing in The Falls is marketed with golf frontage, ask what is actually behind the back wall.
Summerlin plays at a larger scale. According to Howard Hughes's golf page, the master plan has ten courses. The public ones are Eagle Crest, Highlands Falls, Palm Valley, the Arroyo Course at Red Rock Country Club, Siena Golf Club and TPC Las Vegas. The private ones are the Mountain Course at Red Rock Country Club, TPC Summerlin, The Summit Club and Amara, which the page lists as under construction. Amara sits on the site of Bear's Best in The Ridges area: GolfPass's listing for Amara Golf and Social Club shows a 2001 Jack Nicklaus course with a 2025 redesign credited to Jackson Kahn Design, so a home once sold with public-course frontage now backs onto a private club.
| Question | Lake Las Vegas | Summerlin |
|---|---|---|
| Operating courses | 2 (Reflection Bay, SouthShore) | 9, plus Amara under construction |
| Public play | Reflection Bay | Eagle Crest, Highlands Falls, Palm Valley, Red Rock CC Arroyo, Siena, TPC Las Vegas |
| Private clubs | SouthShore Country Club | Red Rock CC Mountain, TPC Summerlin, The Summit Club, Amara |
| Closed or changing course to ask about | The Falls (closed by 2009; the bankruptcy was filed in 2008) | Bear's Best, being rebuilt as the private Amara |
What Do HOA Dues and Special Assessments Add to the Monthly Cost?
Carrying cost is where Lake Las Vegas surprises people. On active listings, the median combined association fee entered by listing agents was $383.50 a month in Lake Las Vegas as of September 27, 2026, against $229 in Summerlin North and $354 in Summerlin South as of September 24, 2026. Those are listing-agent entries, not audited budgets. One pattern in the Lake Las Vegas data is striking, though: 259 of the 292 active listings show $153 as one of their association fees, which is consistent with a single master-association assessment of that amount layered under each neighborhood's own dues. Confirm it in the resale package, which under NRS 116.4109 must state the monthly assessment and every current and expected fee.
Special assessment districts are the second layer, and they are parcel-specific. According to Assessment Management Group's assessment-district schedule, the administrator that bills these districts, the Henderson district named Lake Las Vegas (T-1) has matured. Two newer Henderson districts carry the name Rainbow Canyon, T-20 with a final payment in June 2048 and T-22 (Phase II) with a final payment in December 2052, and the MLS records many of the newer northern Lake Las Vegas plats, including Del Webb's, as "Rainbow Canyon" parcels. In Summerlin, the same schedule lists active City of Las Vegas districts 808 and 810 (combined) and 812 through 819, all labeled Summerlin, with final payments from April 2031 to April 2055, and Clark County districts for Summerlin Centre (128A, final payment December 2030) and Summerlin Village 16A (159, final payment June 2035).
| District | Jurisdiction | Status or final payment |
|---|---|---|
| T-1 Lake Las Vegas | City of Henderson | Matured |
| T-20 Rainbow Canyon | City of Henderson | June 1, 2048 |
| T-22 Rainbow Canyon Phase II | City of Henderson | December 1, 2052 |
| 808 and 810 (Summerlin) | City of Las Vegas | April 1, 2031 |
| 812 to 819 (Summerlin) | City of Las Vegas | October 1, 2035 to April 1, 2055 |
| 128A Summerlin Centre | Clark County | December 1, 2030 |
| 159 Summerlin Village 16A | Clark County | June 1, 2035 |
Before you write an offer in either community, get three numbers for the specific address: the combined association dues from the resale documents, the district and remaining balance of any SID or LID tied to the parcel, and the parcel's tax district. Our SID and LID guide explains how those bonds are billed, and our Summerlin cost-of-living breakdown runs the monthly math for the west side.
Which Community Sells Faster and Holds Value Better?
On every measure of speed, Summerlin is the more liquid market, and the gap is not small. In the 12 months ending August 31, 2026, Summerlin homes took a median of 35 days to sell and Lake Las Vegas homes took 60. Against the October-through-July closing pace, Lake Las Vegas carried 11.1 months of supply in actives as of September 27, 2026, or about 12.5 months if the inflated January 2026 count is left out, more than double either Summerlin half on either measure. And roughly as many Lake Las Vegas listings had already cut their price as of September 27, 2026, 45 percent, as Summerlin North's had as of September 24, 2026, 48 percent, even though Lake Las Vegas sells far fewer homes.
Part of that is new construction. 102 of Lake Las Vegas's 293 closings, 35 percent, were homes built in 2025 or 2026, 36 of them in the plat the MLS records as The Bluffs at The Falls, and 75 of the 292 listings active as of September 27, 2026 are new builds as well. Builder inventory lengthens marketing times, and a resale seller in Lake Las Vegas is competing with a builder's model a few streets away, just as Summerlin West resellers are. Summerlin's new-build share was 10 percent across all four ZIPs in the same 12 months.
On price direction, both communities were roughly flat. The Lake Las Vegas median rose 2.3 percent, from $655,000 in the 12 months ending August 31, 2025 to $670,000 in the 12 months ending August 31, 2026, and price per square foot rose 2.9 percent, from $320 to $329. Summerlin as a whole slipped 0.8 percent on the median and 2.1 percent per square foot, while the south half rose and the north half fell, a split our north-versus-south guide explains as mostly mix. Those are measurements of what sold, not forecasts, and neither market is distressed: both closed at 97.6 to 97.7 percent of final list price.
What that means for a future exit: in Summerlin, a well-priced home meets a deep pool of buyers shopping the same village and size, and comparable sales are plentiful. In Lake Las Vegas, the pool is thinner and more particular, and pricing leans harder on the specific lot, view and water access. Across the 9,600+ closings we've represented, the sellers who do best in thin markets are the ones who price from recent comparable sales for their exact product rather than from the community median.
What Does Each Community Offer Outside the Front Door?
Summerlin is built for land-based, everyday convenience. According to Howard Hughes's history of the master plan, Summerlin has more than 300 parks, including 30 regional parks, and is home to more than 130,000 residents, with about 2,000 gross acres left to develop. The same history dates the opening of Downtown Summerlin to October 9, 2014, a 106-acre shopping, dining and entertainment district inside a 400-acre urban core, and Howard Hughes's year-end update describes the Las Vegas Ballpark there as the home of the Las Vegas Aviators. According to its trails page, the trail system runs more than 200 miles and is planned to pass 250. Summerlin Hospital is on North Town Center Drive in 89144, inside the master plan.
Red Rock Canyon is the west side's backyard. Howard Hughes's Red Rock Canyon page describes a conservation area of nearly 200,000 protected acres with a 13-mile scenic drive and more than 30 miles of hiking trails, and names Kestrel, Kestrel Commons, Redpoint Square and Grand Park as the villages closest to it. Our Summerlin living guide covers the village centers and getting around Summerlin covers the parkway and beltway routes.
Lake Las Vegas offers a smaller, resort-scaled version: the lake itself, the two golf courses, MonteLago Village's shops and restaurants, two hotels, and a marina with rentals. What it does not have is a regional shopping district or a hospital inside the resort, so errands mean a drive west. For some buyers that is a cost; for many of the older, remote-working and part-time residents the Census data describes, it is the point.

How Do Commutes and School Assignments Work From Each Address?
Commute is the factor buyers most often guess at, so here are measured numbers. According to the Census Bureau's 2020-2024 American Community Survey, the mean one-way commute for workers who do not work from home was 23.4 minutes in the Summerlin South census-designated place and 25.7 minutes in the Lake Las Vegas census tract, against 24.3 minutes in Henderson and 25.7 minutes in the City of Las Vegas. Those averages describe where residents actually work, not a drive to any one place, and the larger work-from-home share in Lake Las Vegas means fewer people make the drive at all.
For destination drives, the resort's own marketing is the only published number, so read it as marketing: the community site describes Reflection Bay as 25 minutes east of the Strip, and the Hilton's page describes the hotel as 30 minutes from Harry Reid International Airport and the Strip. The two communities sit about 22 miles apart as the crow flies, measured between the USGS reference points for Lake Las Vegas and Summerlin South, so a household with one job on each side of the valley should drive the route at rush hour before choosing. Our property search lets you map listings against a work address.
Schools follow the address, not the community name. Both communities are served by the Clark County School District, and according to the district's zoning page, zoned schools are found through its Zoning Search by address, so two homes a mile apart can feed different campuses. Howard Hughes's history notes that Summerlin's first major park, in The Hills, opened flanked by a middle school and an elementary school; in Lake Las Vegas, check whether the zoned campus is inside or outside the resort and how long the drive is. Check the exact address, then look at independent ratings and charter options, before you fall in love with a floor plan.
Who Should Choose Summerlin, and Who Should Choose Lake Las Vegas?
After the numbers, the decision usually comes down to how you want to live on an ordinary weekday. The matrix below is how I walk buyers through it.
| If your priority is | Lean Summerlin | Lean Lake Las Vegas |
|---|---|---|
| Selling easily later | Yes: 35-day median, 4.5 to 4.9 months of supply | Slower: 60-day median, 11.1 to 12.5 months |
| Living on or near water | No boating lake | Yes: 320-acre lake, electric and sail craft |
| Most house for the money at 2,000 to 2,500 sq ft | $700,000 to $715,000 median | $614,995 median |
| Lowest monthly association fees | $229 north, $354 south median | $383.50 median |
| Higher ground and mountain views | Median home near 2,958 ft | Median home near 1,577 ft |
| Golf choice | Ten courses listed | Two Nicklaus courses |
| Age-qualified living | Sun City Summerlin and Siena | Del Webb at Lake Las Vegas |
Choose Summerlin if you want everything close, a deep resale market and the widest choice of villages, price points and golf. It suits families, commuters and anyone who expects to sell within a few years. Our Summerlin 55+ page covers Sun City Summerlin, where our north-versus-south guide counted 522 closings at a $449,950 median in the 12 months ending August 31, 2026, and the newer age-qualified options.
Choose Lake Las Vegas if the water and the quiet are the point and you plan to hold. It suits remote workers, second-home owners and retirees, and at 2,000 to 2,500 square feet it can cost less than either half of Summerlin. Age-qualified buyers should read our Del Webb Lake Las Vegas comparison, and new-construction buyers our Incanta Lago guide. Both communities have guard-gated enclaves for buyers who want a staffed gate.

How Can Our Team Help You Choose Between Summerlin and Lake Las Vegas?
The numbers in this guide are the starting line. The decision turns on things that only show up at the address level: the exact association dues and what they cover, whether the parcel sits in a Rainbow Canyon district or a Summerlin SID and how much is left on it, the dock rights on a lakefront lot, the tax district, the zoned schools and the comparable sales for that specific product. Those are the things we pull before a client writes an offer, not after.
Nevada Real Estate Group is the #1 real estate team in Nevada, with 9,600+ closings, $4.85B+ in sales volume and 150+ agents, including 789 homes and $361.5M+ in 2025. Our agents work both sides of the valley, which is why we can usually tell you on a tour whether a Lake Las Vegas home's dues are in line for its neighborhood or whether a Summerlin West listing is competing with a builder's inventory a mile away. If you are selling a current home to fund the move, our seller services start with a pricing analysis, and our buyer resources walk the purchase from pre-approval to keys.
The most useful thing you can do is tour both in one day: a morning in Summerlin's villages and Downtown Summerlin, an afternoon at the lake, and a rush-hour drive between them. Call or text me at (702) 637-1759, or reach our team here, and we will line up homes in both communities around the size and budget you actually need. You can also browse Henderson homes for sale and Summerlin homes tonight, and if brand-new product is on your list, our new construction desk tracks the active builders in both.
Frequently Asked Questions
Is Lake Las Vegas part of Henderson?
Yes. Lake Las Vegas is a resort community, not a city, and it sits inside the incorporated City of Henderson. When we ran all 293 Lake Las Vegas closings from the 12 months ending August 31, 2026 through the U.S. Census Bureau's geocoder, every one returned Henderson city. Homes there are served by Henderson police and fire and pay the Henderson City tax rate, which is 2.9613 per $100 of assessed value for fiscal 2026-27 according to the Clark County Treasurer. Every Lake Las Vegas closing in our data carries the 89011 ZIP code.
Does Summerlin have a lake?
Summerlin has no boating lake. Howard Hughes's amenity pages for the master plan describe more than 300 parks, more than 200 miles of trails, ten golf courses and Red Rock Canyon, but no recreational lake like Lake Las Vegas. Buyers searching for a Summerlin lake usually mean The Lakes, a west Las Vegas community built in the 1980s around 30-acre Lake Sahara, or Desert Shores in northwest Las Vegas, whose lakes allow electric boats at five miles an hour. Both are close to Summerlin but not part of it.
What is the elevation of Lake Las Vegas?
According to the U.S. Geological Survey's elevation service, the lake itself sits at about 1,401 feet above sea level at the reference point for the Lake Las Vegas reservoir. The homes around it sit higher on the surrounding hills. Across the 293 homes that closed in the 12 months ending August 31, 2026, the median ground elevation was 1,577 feet, and the middle 90 percent ranged from 1,414 to 1,859 feet, with the highest homes in the newer hillside neighborhoods of The Falls area.
What is Summerlin's altitude?
Summerlin rises from east to west. Across the 2,428 homes that closed in the 12 months ending August 31, 2026, the median ground elevation from U.S. Geological Survey data was 2,958 feet, and the middle 90 percent ranged from 2,553 to 3,522 feet. Summerlin West in ZIP 89138 sits highest, at a 3,369-foot median, and Howard Hughes describes its Kestrel village as above 3,000 feet. That puts the typical Summerlin home roughly 1,380 feet above the typical Lake Las Vegas home.
Are gas-powered boats allowed on Lake Las Vegas?
Not under the rules we could verify. The Lake Las Vegas Master Association's published rules, in a version revised in August 2007, address only sail, electric and human-powered craft, cap speed under power at 10 mph and require annual registration, inspection and $300,000 of liability insurance for private boats. They never mention a gas-powered boat. Ask for the current rules in the resale package before you buy a boat or a dock lot.
Is Lake Las Vegas cheaper than Summerlin?
Only in some sizes. In the 12 months ending August 31, 2026, Lake Las Vegas closed at a $670,000 median, above Summerlin North's $595,000 and below Summerlin South's $842,500, on MLS data pulled through Repliers. Per square foot it sat at $329, between $313 and $366. The clearest discount is at 2,000 to 2,500 square feet, where Lake Las Vegas closed at $614,995 against $700,000 and $715,000. Its median association fees run higher, at $383.50 on active listings.
What is it like living in Lake Las Vegas?
Quieter, older and more seasonal than most of the valley. The census tract that contains Lake Las Vegas had a median resident age of 60.5 in the Census Bureau's 2020-2024 survey, 37.5 percent of its workers worked from home, and 484 of its 3,939 homes were held for seasonal or occasional use. Life centers on the lake, MonteLago Village, two resort hotels and two Nicklaus golf courses, with most shopping a drive west into Henderson. Homes also sell more slowly, at a 60-day median in the 12 months ending August 31, 2026.
Which Sources Inform This Summerlin vs Lake Las Vegas Guide?
Market figures are MLS data pulled through Repliers: Summerlin closings for the 12 months ending August 31, 2026 and actives as of September 24, 2026 (ZIP codes 89134, 89144, 89135 and 89138), and Lake Las Vegas closings for the same window and actives as of September 27, 2026 (Henderson plats within about two miles of the USGS Lake Las Vegas reference point, excluding Tuscany, Calico Ridge, Cadence and other non-resort plats).
