The City of Henderson's master-plan map outlines it as a 547.76-acre master plan, and the city's master transportation plan runs Horizon Ridge Parkway (a minor arterial) and Paseo Verde Parkway (a major collector) along its edges. The vicinity map on the original final map also shows Horizon Drive, Gibson Road, Lake Mead Highway and an expressway labeled I-95.
The "Final Map of Black Mountain Vistas – A Common Interest Community" was approved by the Henderson City Council on November 5, 1996 and recorded in Plat Book 78, Page 39 on March 3, 1997. The neighborhoods were then recorded as lettered and numbered parcels. The Clark County Assessor lists Parcel A (Units 1 and 2), Parcel B1, Parcel B2 (Units 1 and 2), Parcel C (Units 1 to 3), Parcel K (Units 1 to 3) and Parcel 1. One Parcel K home is listed in the MLS under the plat name Black Mountain Cove, the name of its association, and this page includes it. Current listings are on streets such as Backbone Mountain Drive, White Butte Street, Mammoth Pools Court, Smokey Mountain Avenue, Solitude Point Avenue, Priority Point Street, Nautical Street and Quail Finch Drive.
Why Is Tresor Not Included on This Page?
The MLS lists Tresor as "Tresor Aka Black Mountain Vistas Parcel G", and it sits inside the city's Black Mountain Vistas master-plan boundary. In every other respect it is a separate community. Its final map was recorded in 2020 (Plat Book 161, Page 59) as 122 lots on 72.24 acres. Its common area is owned by the Tresor Homeowners Association rather than the Black Mountain Vistas associations, and its homes were built from 2021 on and, in current listings, are roughly two to four times the size of the older homes here.
Combining the two would blend two different building eras and home sizes into one set of listing figures, so Tresor has its own page. This page's plat list names the other parcels (A, B1, B2, C, K and 1) and leaves Parcel G out. The Big Horn at Black Mountain condominiums on West Horizon Ridge Parkway also sit inside the city's master-plan boundary but are recorded under their own name and are not included.
