Desert Shores Las Vegas Lakefront Guide: Lakes, Rules and Prices

Desert Shores is a 682-acre City of Las Vegas community built around four private lakes, and it is not part of Summerlin. Its 149 closings in the 12 months ending August 31, 2026 carried a $458,000 median, well below Lake Las Vegas at $670,000. Here are the real lake rules, dues, schools and taxes.

Search for lakefront living in Las Vegas and one name comes up before almost any other: Desert Shores. It is a late-1980s master plan in the northwest valley where homes back onto four private lakes, residents keep small electric boats at their own docks, and a lagoon pool with a sand beach anchors the community's park. It is also one of the most misdescribed neighborhoods online. You will find it placed inside Summerlin, credited with a lake that belongs to a different community, and described as a place to paddleboard, which its own association does not allow.

This guide is the corrected version. I rebuilt it in September 2026 from the Desert Shores Community Association's own pages and lake policies, our tabulation of Las Vegas REALTORS MLS data pulled through Repliers, federal geocoding and elevation services, the Clark County Treasurer's tax rates and the school district's zoning layer. I also added the comparison buyers keep asking me for: Desert Shores against Lake Las Vegas on price, lake rules, dues, jurisdiction, taxes and distance. My team at Nevada Real Estate Group closed 789 transactions across the valley in 2025, and the questions in this guide are the ones lake buyers actually ask us.

Desert Shores is a 682-acre, 3,351-home community in the City of Las Vegas, not Summerlin, built around four private lakes where only electric boats run, at 5 mph, and paddleboards are banned. In the 12 months ending August 31, 2026, 149 homes closed at a $458,000 median, against $670,000 at Lake Las Vegas. Choose it for lake living close to Summerlin at a lower price.

  • Desert Shores closed 149 homes in the 12 months ending August 2026 at a $458,000 median.
  • Its lakes are Jacqueline, Sarah, Maddison and Lindsey; Lake Sahara belongs to The Lakes instead.
  • Boats must be electric, 5 mph no-wake and 18 feet or shorter; paddleboards and swimming are banned.
  • Lake Las Vegas closed at $670,000 in the 12 months ending August 2026, taxed at 2.9613 against Desert Shores' 3.2782.
  • Desert Shores is City of Las Vegas, not Summerlin, and is zoned to Cimarron-Memorial High School.

Our 789 closings in 2025 — $361.5M+ in production at the #1-ranked Nevada team — are why I want these numbers right. For this update I pulled every Desert Shores sale and listing in the Las Vegas REALTORS MLS for two full years, identified the community's plats one by one against the association's own map, and threw out the round numbers that had crept into earlier versions of this page. Where I could not find a primary source for a figure, it is gone.

Where Is Desert Shores, and Is It Part of Summerlin?

Desert Shores sits in northwest Las Vegas, and according to the Desert Shores Community Association's community map, it is bounded by Cheyenne Avenue on the north, Rampart Boulevard on the west and Buffalo Drive on the east, with Soft Winds Drive and Regatta Drive along its southern edge. The association office, clubhouse and lagoon are at 2500 Regatta Drive, and the association's turf-conversion notes describe Regatta Drive at Buffalo Drive as the main entry. Every Desert Shores listing and closing in our MLS data carries the 89128 ZIP code.

It is inside the incorporated City of Las Vegas. According to the U.S. Census Bureau's geocoder, the association office returns Las Vegas city, and when I ran all 149 closings from the 12 months ending August 31, 2026 and all 69 active listings as of September 28, 2026 through the same service, every one came back City of Las Vegas. The association's city and government contacts page lists the community in City Council Ward 4.

Desert Shores is not part of Summerlin, even though "Desert Shores Summerlin" is one of the most common ways people search for it. Its covenants were recorded on June 1, 1988, according to the association's own history. According to Howard Hughes's Summerlin history, Summerlin's first residents moved into its first village, The Hills, in March 1991. Desert Shores has its own master association and its own rules, and none of its dues go to a Summerlin association.

The confusion is geographic. The MLS plats directly across Rampart Boulevard to the west are recorded as Sun City Summerlin, so Summerlin begins at the community's western edge. Downtown Summerlin, at 1980 Festival Plaza Drive, is 5.3 miles in a straight line from the Desert Shores office, measured between Census-geocoded addresses. That proximity is a real advantage: you get Summerlin's shopping and trail access without being in Summerlin.

Sun City Summerlin sits across Rampart Boulevard from Desert Shores, which is why so many searches treat the two as one place.

How Big Is Desert Shores, and Who Developed It?

According to the association's About Us page, Desert Shores is a 3,351-unit master-planned community on 682 acres, developed by RA Homes beginning in 1988, with 22 residential districts that range from condominiums to median-priced housing to large custom homes behind private gates. The same page says the association passed to homeowner control in November 1992, and the association's history page records its covenants in Book 880601 as Document No. 00011 of the Clark County official records.

An earlier version of this guide credited the development to Pacific Enterprises and described that company as a Pacific Gas and Electric subsidiary. I could not find any primary source for either statement, and the association itself names RA Homes, so that attribution is gone. So are the earlier "approximately 3,500 homes" and "1988 to 1998" build window; the association's unit count and the MLS year-built data are more precise.

The MLS tells you how old the homes that actually trade are. Across the 149 Desert Shores closings in the 12 months ending August 31, 2026, recorded year built ranged from 1988 to 2001, with a median of 1990, and 123 of the 149 were built before 1995. The 64 homes available as of September 28, 2026 run from 1988 to 1998. There is no new construction here, and there has not been for a generation.

The product mix is broader than the lakefront photos suggest. Of those 149 closings, 89 were detached houses, 50 were condominiums and 10 were townhouses. The condominiums sit in two clusters at the northern corners, the plats the MLS records as Broadstone at Desert Shores near Soaring Gulls Drive and Mar-A-Lago along Buffalo Drive, and the townhouses are in the Desert Shores Racquet Club. Among detached closings, 30 of 89 were single-story and 38 of 89 had a private pool, according to the listing data.

What Are the Four Desert Shores Lakes Called?

According to the association's Our Lakes page, the four lakes are Lake Jacqueline, Lake Sarah, Lake Maddison and Lake Lindsey. The association describes them as privately owned and stocked with fish every spring, and its Lakes Committee advises the board on anything that affects them. The association's own turf-conversion notes spell one of them "Madison", but its map and lakes page use "Maddison", and I follow the map.

Lake Jacqueline is the long central lake. Breakwater Drive crosses it on a bridge, and the association's own project lists split it into north and south halves. Lake Lindsey sits in the northeast quarter, Lake Maddison on the west side and Lake Sarah in the south, next to Soft Winds Drive. The table below shows which neighborhoods face each lake on the association's map, alongside the plat names the MLS uses for those homes, which do not always match.

One lake you will not find in Desert Shores is Lake Sahara. According to City Cast Las Vegas, Lake Sahara is a 30-acre man-made lake at the center of The Lakes, a separate community bounded by Sahara Avenue, Durango Drive, Desert Inn Road and Hualapai Way. An earlier version of this page put a "Harbor Village" on Lake Sahara and listed lakes named Mediterranean and Hilo; none of those appear on the association's map, so they are gone. The association does not publish surface acreage for its four lakes on its public pages, and the figures on real estate websites disagree with one another, so I am not printing one.

What Boats and Activities Are Allowed on the Desert Shores Lakes?

This is where most online descriptions of Desert Shores go wrong, including the earlier version of this guide, which said paddleboards were welcome. According to the association's lake policies and private boat guidelines, updated December 17, 2021, the acceptable boats are single-hull sailboats, rowboats, kayaks, pedal boats, electric boats and pontoon or patio boats. Paddleboards, boogie boards and surfboards are not permitted, and windsurfers are prohibited.

Motors must be electric, with no more power than it takes to hold a 5 mph no-wake speed, and the association's lakes page adds that gasoline motors are not allowed. Boats must be at least 8 feet long; sailboats may be up to 14 feet and every other boat up to 18 feet. Every boat must be registered with the office for a one-time $15 fee, with proof of homeowners insurance carrying at least $100,000 of liability coverage. Boats launch only at the lake ends and private docks, cannot be anchored or beached, and may stay overnight only at a private dock. Boating is for residents and their guests, from dawn to 10:30 p.m., and children under 16 need an adult 18 or older with them.

The policies also prohibit wading, swimming and scuba gear in the lakes, and feeding waterfowl or fish is strictly prohibited. The association's lakes page lists fishing daily from dawn to dusk (the 2021 policy says 30 minutes before dawn to 30 minutes past dusk), catch-and-release only, one pole per person with non-barbed hooks, and not from the Breakwater bridge or the fenced lake ends. The same page says a state fishing license is not required on these private lakes, which corrects an earlier version of this page, but you must carry association credentials, and each household may bring four fishing guests.

Swimming happens at Lagoon Beach Park, next to the office at 2500 Regatta Drive. According to the association's Lagoon Beach Park page, the swim lagoon is a filtered 400,000-gallon pool built to look like a tropical lagoon, ringed by sand and palms, open Friday through Sunday in May and September, daily with lifeguards from Memorial Day to Labor Day, and closed from October through April. The park adds basketball and sand volleyball courts, picnic pavilions, a toddler playground, and paddle boats and kayaks for residents. The clubhouse beside it is 2,100 square feet and seats up to 100 guests banquet-style.

Access is controlled. According to the association's amenities page, every resident 14 or older needs a digital photo membership to use the park or fish, and guests must be accompanied by a resident. The association's pages do not mention a "beach club" on Lake Sahara or a master-association fitness center, both of which appeared in earlier descriptions of Desert Shores, including this one.

What Do Desert Shores Homes Sell For in 2026?

Here is what the MLS shows. We identified Desert Shores closings by reading the plat name on every listing within about a mile of the community's center and matching each plat's streets to the association's map, which excludes look-alike names outside the association such as the South Shores plats to the south and the Northshore plats north of Cheyenne Avenue. The figures below are our analysis of Las Vegas REALTORS MLS data pulled through Repliers on September 28, 2026, not official Las Vegas REALTORS statistics; our market report explains the method.

Desert Shores closed sales by property type, 12 months ending August 31, 2026, with the prior 12 months for comparison. Our analysis of Las Vegas REALTORS MLS data pulled through Repliers on September 28, 2026.

Detached, non-gated neighborhoods56$515,000$25935$536,000 (87 closings)

The overall median slipped 4.7 percent year over year, from $480,500 to $458,000, and the detached median slipped 3.6 percent, from $580,000 to $559,000. Homes sold at a median 97.8 percent of their final list price, essentially unchanged from 97.9 percent a year earlier. Eleven closings in the latest 12 months were $1 million or more, and the highest was $1,825,000 for a 4,813-square-foot Diamond Bay home built in 2001, with a February 2026 sale date. Ten of those eleven were in gated neighborhoods.

Two caveats before you lean on the counts. The feed under-reports Las Vegas REALTORS MLS closings for September 2025, and only three Desert Shores closings are recorded that month, so 149 understates the true total. August 2026 was also still settling at our September 28 pull, with 7 closings against 10 to 19 in each of the previous ten months, so the latest count may rise. Comparing October through July in both years avoids both months: 139 closings in the latest window against 159 a year earlier, though the prior window includes an unusually busy March 2025 (39 closings), so read the gap cautiously. For context, according to Las Vegas REALTORS, the valleywide median single-family sale price was $480,000 in July 2026 and the condo and townhome median was $290,000, so detached Desert Shores homes trade above the valley and its condominiums trade well below it.

For buyers watching inventory, 64 Desert Shores homes were available as of September 28, 2026, with five more under contract. The 36 available detached homes had a median list price of $644,750, the 26 condominiums $217,000, and 55 percent of available listings had already taken at least one price cut. Against the October-through-July closing pace of about 14 a month, that is roughly four and a half months of supply.

Which Desert Shores Neighborhoods Are Gated, and Do They Cost More?

According to the association's Our Community page, nine neighborhoods are gated sub-associations with their own management companies and governing documents, still subject to the master covenants: the Desert Shores Racquet Club, the Desert Shores Villas, Diamond Bay, Harbor Cove, Pelican Point, La Jolla Classics, Ritz Cove, Spinnaker Cove and Mar-A-Lago. The MLS broadly agrees: most listings in the matching plats carry the "Gated" amenity flag, and none in the other plats do. The same page lists 28 residential neighborhoods in all, plus the commercial Lakeside Center, while its About Us page describes 22 residential districts.

The MLS does not always use the association's names, which trips up buyers searching online. Shoreline Estates homes are recorded as "Desert Shores-Parcel 19 Amd", Pelican Point as "Mediterranean Cove", Harbor Point as "Horizons", Sage Pointe as "Sage Shores", Beachport as "Alaqua", the Desert Shores Villas condominiums as "Broadstone at Desert Shores", and homes around Discovery Bay as "Coleman Homes at Desert Shores". I matched each by street name against the association's map, so search by those plat names, not just "Desert Shores".

Gating is the clearest price split, and it overlaps heavily with the water: seven of the nine gated neighborhoods include detached homes; the Desert Shores Racquet Club mixes townhouses with detached homes (6 of its 16 closings in the latest 12 months were detached), and at least six of those seven front a lake on the association's map. In the 12 months ending August 31, 2026, detached homes in gated plats closed at a $830,000 median on 2,588 square feet, against $515,000 on 1,950 square feet in non-gated neighborhoods, or $305 per square foot against $259. Lake views show a similar gap. Eight detached closings listed "Lake" in the MLS view field and sold at a median $1,015,000, or $364 per square foot, against $535,000 and $267 for the other 81. Eight sales is a small sample and some lakefront listings leave that field blank, so read the gap as a direction, not a precise premium; remarks are no help, because agents call nearly every home here "waterfront".

Security varies by sub-association. The association's pages simply say gated, while some listing agents describe the Desert Shores Racquet Club as guard-gated with round-the-clock security and some Mar-A-Lago listings mention roving guards. If a staffed gate is a requirement, our guard-gated communities guide lists where that exists. If a dock is what you are paying for, ask for the approved Boat Dock Application from the association's design review process and the dock's insurance, which the boat guidelines require dock owners to carry.

Ten of the eleven Desert Shores sales of $1 million or more in the 12 months ending August 2026 were in gated neighborhoods such as Ritz Cove, Spinnaker Cove and Harbor Cove.

What Are the HOA Dues and Resale Fees in Desert Shores?

Desert Shores is inexpensive to own for a lake community. According to the association's assessment page, the master assessment for calendar 2026 is $120.50 a month for a single-family home and $60.25 a month for a condominium unit, due on the first of each month. The association's history page says those assessments cover the four lakes, the lagoon pool and park, the clubhouse, the paddle boats and community docks, sign monuments, landscaping and irrigation, fences and walls, the office and administration, insurance, utilities and the reserve fund.

The MLS shows what buyers actually pay once sub-associations are added. Among the 36 detached homes available as of September 28, 2026, the median combined association fee entered by listing agents was $120, because most detached homes pay only the master assessment. Thirteen of those 36 carried a second, sub-association fee, and their combined entries ranged from $207 to $379 a month. Condominiums are different: the 26 available condos had a median combined entry of $356, because building dues sit on top of the $60.25 master condo assessment. Across all 69 active listings, including those under contract, the median combined entry was $221. These are listing-agent entries, not audited budgets.

The association's Realtors and resale page lists the transaction fees as of August 1, 2025: $208.02 for the resale package, $180 for an escrow demand, $125 for a final inspection and a $350 new-account setup fee, and it states that Desert Shores has no capital contribution. Under NRS 116.4109, the seller must provide the resale package, and you can cancel by written notice until midnight of the fifth calendar day after you receive it, so read it closely.

Plan for one more category: special assessments. According to the association's turf-conversion page, the state's 2021 turf law led the board to estimate a $4.6 million conversion cost and to levy a one-time special reserve assessment of $1,600 per single-family unit and $800 per condo, charged October 1, 2022 with a 24-month payment plan. The page notes that the governing documents split assessments that way and do not let the board charge lakefront homes more. That episode is the best evidence of how this association funds big projects, and our Las Vegas HOA fees guide covers how dues and reserves work before you commit.

How Does Desert Shores Compare With Lake Las Vegas?

This is the comparison lake buyers ask me about most, and it deserves real numbers. Lake Las Vegas is a resort community in Henderson built around one large lake, and our Summerlin vs Lake Las Vegas comparison and Lake Las Vegas buyer's guide measured it on the same MLS window I used here. The table uses those published Lake Las Vegas figures and my Desert Shores figures side by side.

Market figures are our analysis of Las Vegas REALTORS MLS data pulled through Repliers for the 12 months ending August 31, 2026 (Lake Las Vegas pulled September 27, 2026; Desert Shores September 28, 2026). The price gap is the headline. Lake Las Vegas's $670,000 median is 46 percent above Desert Shores' $458,000, and its detached median is 40 percent higher. Some of that is product: Desert Shores' median includes 50 condominium sales around $209,000, and Lake Las Vegas's detached median includes new construction, since 102 of its 293 closings were homes built in 2025 or 2026. Per square foot, Lake Las Vegas still runs 37 percent higher, $329 against $240, and its homes took a median 60 days to sell against 36.

The lakes are different animals. According to the Lake Las Vegas community's Reflection Bay page, its lake is a 320-acre man-made body of water at the center of the resort. According to the Lake Las Vegas Master Association's rules and regulations, in the most recent version we could open publicly, revised August 21, 2007, sailboats may be up to 21 feet and other watercraft up to 30 feet, the rules address sail, electric and human-powered craft, the speed limit under power is 10 mph with 5 mph no-wake zones, and private boats need $300,000 of liability coverage. Swimming is allowed at designated beaches. Desert Shores is quieter and more restrictive on every one of those points.

Jurisdiction and taxes differ too. According to the Clark County Treasurer's tax rate by district table, the fiscal 2026-27 rate is 3.2782 per $100 of assessed value in district 200, Las Vegas City, and 2.9613 in district 500, Henderson City. On every $100,000 of assessed value that is about $3,278 a year in Desert Shores and $2,961 in Lake Las Vegas, before Nevada's partial abatements. Distances are straight-line miles between Census-geocoded addresses: the Desert Shores office, Bellagio at 3600 Las Vegas Boulevard South, 1980 Festival Plaza Drive in Downtown Summerlin, and the USGS reference point for Lake Las Vegas. Driving routes are longer, so drive them at rush hour.

Lake Las Vegas's single 320-acre lake allows bigger boats and faster speeds than Desert Shores, at a 46 percent higher median price in the 12 months ending August 2026.

Should You Choose Desert Shores or Lake Las Vegas?

Choose Desert Shores if the lake is part of daily life rather than a resort backdrop. You get small, calm, private water where an electric pontoon boat or a kayak is the whole program, a lagoon pool for swimming, a short drive to Summerlin's shopping and the northwest's hospitals and schools, and dues that start at $120.50 a month for a house. You also get older homes: most were built between 1988 and 1995, so budget for systems, roofs and pools, and expect a remodel to be part of the price conversation.

Choose Lake Las Vegas if you want the bigger lake and the resort around it. Its rules allow longer boats and a 10 mph cap under power, it has designated swimming beaches, and according to the community's site it offers golf at Reflection Bay, a Jack Nicklaus Signature Design, along with a village and two resort hotels. It also offers new construction, which Desert Shores cannot. The trade-offs are a higher entry price, higher median dues, a longer median time to sell, and a location on the valley's far eastern edge, 22.8 straight-line miles from Downtown Summerlin.

Your commute may decide it. If you work in Summerlin or elsewhere in the northwest or west valley, Desert Shores puts you much closer. If you work in Henderson or at the airport end of the valley, Lake Las Vegas is closer to your job even if it is farther from the Strip. Our Lake Las Vegas community page shows current listings there, and the Desert Shores page does the same here.

Taxes and elevation are smaller factors but real. Desert Shores pays the City of Las Vegas rate, about 10.7 percent higher than Henderson's per dollar of assessed value, and its homes sit about 850 feet higher than Lake Las Vegas homes by USGS elevation data. According to the U.S. Geological Survey's elevation service, the Desert Shores office sits at about 2,448 feet, and across the 149 closings the median home sat at 2,432 feet.

How Is Desert Shores Different From The Lakes?

The Lakes is the other west-side lake community, and the two are confused constantly, often in the same sentence. The Lakes lies several miles south, between Sahara Avenue and Desert Inn Road, built around a single lake, Lake Sahara, which City Cast Las Vegas describes as 30 acres, with homes on the shoreline that commonly have their own docks. Desert Shores has four lakes, its own master association and its own boat rules. Nothing in one association's rules applies in the other.

Our guide to The Lakes covers that community in detail, including its lake rules as they were described when that guide was last updated. When you compare the two, compare them on the same three documents: each association's current lake policy, each community's resale package, and a same-window MLS pull. Rules change, and a rule that was true five years ago may not be true today, which is exactly what happened to the Desert Shores paddleboard claim that circulated for years.

In practical terms, the choice between them comes down to location and lake layout. The Lakes sits in the Sahara and Durango area, closer to the Strip corridor and the southwest. Desert Shores sits south of Cheyenne Avenue between Rampart and Buffalo, closer to Summerlin's northern edge and the rest of the northwest. Desert Shores spreads its shoreline across four smaller lakes, so more neighborhoods touch the water, while The Lakes concentrates it around one.

Both reward buyers who read the association documents before they fall for the view, and both are resale markets built decades ago rather than places to shop for a new build.

The Lakes, south of Desert Shores, is built around one lake, Lake Sahara, and has its own association and rules.

What Schools and Property Taxes Come With a Desert Shores Address?

School zoning is uniform across the community for 2026-27. According to the Clark County School District's zoning search, which runs on a published zoning layer, the association office is zoned to Dorothy Eisenberg Elementary School, Ernest A. Becker, Sr. Junior High School and Cimarron-Memorial High School. I ran every Desert Shores listing and closing location from the last two years through the same 2026-27 layer, 287 distinct points, and all 287 returned the same three schools.

An earlier version of this page named Hinman, Lummis, Garside and Bonanza, with letter grades; none of those match the district's current zoning for Desert Shores, so they are gone. Zoning can change between school years, so check the specific address in the district's tool before you write an offer, and look up each school's current star rating on the state's report card rather than relying on a third-party score.

Property taxes follow the City of Las Vegas rate. According to the Clark County Assessor's parcel layer, the association office parcel sits in tax district 200, and every parcel under the Desert Shores listing coordinates I checked returned district 200 as well. The Treasurer's fiscal 2026-27 rate there is 3.2782 per $100 of assessed value. Nevada's abatement matters more than the rate: a sale does not reset the tax base, but you must claim the 3 percent primary-residence cap under NRS 361.4723, and until you do, the general cap of up to 8 percent applies. Our 3 percent vs 8 percent guide walks through the claim.

What Should Investors Know About Renting in Desert Shores?

Desert Shores has a steady long-term rental market, and the MLS lets us measure it. In the 12 months ending August 31, 2026, 122 leases closed in Desert Shores plats: 82 detached homes at a median $2,647.50 a month, 36 condominiums at a median $1,377.50 and four townhouses. Three-bedroom houses leased at a median $2,500 and four-bedroom houses at $2,972.50. Those are our analysis of MLS lease records pulled through Repliers on September 28, 2026.

Set against sale prices, the gross numbers are simple arithmetic, not a forecast. The detached median rent works out to $31,770 a year, about 5.7 percent of the $559,000 detached median price before taxes, insurance, dues, vacancy and repairs. The condo median rent is $16,530 a year, about 7.9 percent of the $209,000 condo median, but the typical condo also carries a combined association fee near $356 a month, which takes $4,272 a year off the top.

Tenants have to be registered with the master association to use anything. According to the association's amenities page, a tenant needs an Assignment of Membership Privileges form signed by the owner, a copy of the lease, a picture ID and a membership registration form, and only people named on the lease are eligible for digital membership. Build that into your leasing process, because a tenant who cannot use the lagoon or the lakes is a tenant who will not renew.

Short-term rentals are a separate question. The City of Las Vegas regulates them separately from the association, and our Las Vegas short-term rental rules guide explains the license. Before you underwrite nightly income, read the master covenants and any sub-association's documents in the resale package as well, because a community's governing documents can restrict rentals regardless of what the city allows.

What Should You Inspect Before Buying in Desert Shores?

Start with age. With a median build year of 1990 among recent sales, a typical Desert Shores home is more than 35 years old, so ask the seller which systems are original, from the roof underlayment and water heater to the air conditioning, plumbing and pool equipment. Our desert home inspection guide lists what inspectors find most often in homes of this vintage, and I would add a sewer-line camera and a pool inspection to the standard package on any pre-1995 house.

If the home is on the water, inspect the shoreline too. Ask for the approved Boat Dock Application, the dock's insurance certificate and any history of repairs, and walk the seawall and the dock's attachment points. The association maintains the lakes and the common greenbelts, and it can move a boat that is kept contrary to its guidelines at the owner's cost, so make sure any boat that conveys is registered and insured.

Read the association's current project list. According to the association's turf-conversion page, as posted when I read it on September 28, 2026, the Regatta Drive phase was 95 percent complete and the Lake Sarah phase was finished, while the lakeside phases along Jacqueline, Maddison and Lindsey were still listed as remaining. Nevada's 2021 law ends Colorado River irrigation of nonfunctional turf after December 31, 2026, and our turf ban guide explains what that means for association landscaping. Ask the office for the current status and whether any further assessment is planned.

Finally, match the paperwork to the listing. Confirm which sub-association, if any, the home belongs to, since the MLS plat name may not match the neighborhood name on the gate. Confirm the combined dues from the association statement in the resale package, not from the listing. For condominiums, confirm the building's financing eligibility early; our condo warrantability guide explains why that can decide whether a loan closes.

Frequently Asked Questions

Can you use a paddleboard on the Desert Shores lakes?

No. According to the Desert Shores Community Association's lake policies, updated December 17, 2021, paddleboards, boogie boards and surfboards are not permitted, and windsurfers are prohibited. Allowed craft are single-hull sailboats up to 14 feet and rowboats, kayaks, pedal boats, pontoon boats and electric boats up to 18 feet. Any motor must be electric, at a 5 mph no-wake speed, and every boat must be registered. Residents can also use the association's paddle boats and kayaks at Lagoon Beach Park.

What are the names of the Desert Shores lakes?

According to the association's lakes page, the four lakes are Lake Jacqueline, Lake Sarah, Lake Maddison and Lake Lindsey. Lake Jacqueline is the long central lake crossed by Breakwater Drive, Lake Lindsey sits in the northeast, Lake Maddison on the west side and Lake Sarah in the south near Soft Winds Drive. Lake Sahara is not in Desert Shores; it is the 30-acre lake at the center of The Lakes, a separate community between Sahara Avenue and Desert Inn Road.

Is Desert Shores part of Summerlin?

No. Desert Shores is an independent community in the City of Las Vegas, with its own association and covenants recorded on June 1, 1988, nearly three years before Summerlin's first residents moved in during March 1991. It borders Summerlin at Rampart Boulevard, where the plats across the road are Sun City Summerlin, and Downtown Summerlin is 5.3 straight-line miles from the Desert Shores office. That closeness is why people search the two together.

How much are HOA fees in Desert Shores?

According to the association, the 2026 master assessment is $120.50 a month for a single-family home and $60.25 for a condominium. Gated neighborhoods add sub-association dues: detached homes available as of September 28, 2026 with a second fee showed combined entries of $207 to $379 a month, and condominiums showed a median combined entry of $356. Budget for resale fees too, including $208.02 for the resale package and a $350 new-account setup fee as of August 1, 2025.

Can you swim in the Desert Shores lakes?

No. The association's lake policies prohibit wading, swimming and scuba gear in the lakes except for rescue or approved maintenance. Residents swim at Lagoon Beach Park, a filtered 400,000-gallon pool built to look like a tropical lagoon with a sand beach. It opens Friday through Sunday in May and September, daily with lifeguards from Memorial Day to Labor Day, and closes from October through April. Residents need digital membership credentials to enter.

Is Desert Shores cheaper than Lake Las Vegas?

Yes, on our MLS data. In the 12 months ending August 31, 2026, Desert Shores closed 149 homes at a $458,000 median and $240 per square foot, while Lake Las Vegas closed 293 at a $670,000 median and $329 per square foot. Detached homes ran $559,000 against $780,000. Product mix explains part of the gap, since Desert Shores includes low-priced condominiums and Lake Las Vegas includes new construction, but Lake Las Vegas still costs more per square foot.

Which schools serve Desert Shores?

For the 2026-27 school year, the Clark County School District's zoning layer assigns Desert Shores addresses to Dorothy Eisenberg Elementary School, Ernest A. Becker, Sr. Junior High School and Cimarron-Memorial High School. I checked 287 distinct Desert Shores listing and closing locations from the last two years, and all returned the same three schools. Zoning can change between school years, so confirm the exact address in the district's zoning search before you make an offer.

Do you need a fishing license to fish in Desert Shores?

No. According to the association's lakes page, a state fishing license is not required on these privately owned lakes, but you must carry your association membership credentials. Fishing is catch-and-release only, from dawn to dusk, one pole per person, with non-barbed hooks and no spears, nets or traps. You cannot fish from the Breakwater bridge, beneath it, behind the Lakeside Center or behind the lake-end fencing, and each household may bring up to four fishing guests.

How Can Our Team Help You Buy in Desert Shores?

Desert Shores rewards buyers who do the homework, and most of that homework is specific to this community. The MLS plat names do not match the neighborhood names on the gates, the lake rules are stricter than most listings imply, the dues depend on which of nine gated sub-associations you land in, and the homes are old enough that inspection findings often reshape the price. None of that is hard once you know where to look, and it is the part of the process where local experience earns its keep.

Here is how we work a Desert Shores search. We set up your alerts by the plat names the MLS actually uses, so a Shoreline Estates or Pelican Point home does not slip past you. We pull the view, gating and sale history for every comparable before you write an offer, the same way we built the tables in this guide. We read the lake policy, the master and sub-association documents and the resale package with you, and we line up inspectors who know 1990-era construction, pools and docks. If you are also weighing Lake Las Vegas, The Lakes or a northwest Las Vegas alternative such as Providence or Centennial Hills, we will run the same analysis on each so you are comparing like with like.

Across the 9,600+ closings we've represented, the buyers who end up happiest on the water are the ones who knew the rules before they bought the boat. Which Sources Inform This Desert Shores Guide?

Market figures are our analysis of Las Vegas REALTORS MLS data pulled through Repliers on September 28, 2026, for the 12 months ending August 31, 2026 and the 12 months before it, with available listings as of September 28, 2026. Desert Shores plats were identified by reading each listing's plat name and matching its streets to the association's map; Lake Las Vegas figures come from our sister guides pulled September 27, 2026. They are our own measurements, not official Las Vegas REALTORS statistics.
