Where Is Montecito at The Paseos?
Montecito sits in The Paseos, one of the Summerlin villages west of the 215 Beltway in northwest Las Vegas. The neighborhood is inside Las Vegas city limits: the Clark County Assessor places its parcels in tax district 200, Las Vegas City. Sky Vista Drive runs along its west side, South Fox Hill Drive passes its southeast corner, and Far Hills Avenue runs about 0.15 mile north of its northern edge. Streets inside the gates include Evante Street, Besame Court, Lindura Court and Tempestad Avenue.
On paper, Montecito is one subdivision. Clark County recorded the plat "Montecito at Summerlin Village 23B" on June 27, 2014 (Book 147, Page 23) and an amended plat on December 23, 2014 (Book 148, Page 32). The MLS uses the same names, so the listings on this page come from those two plats in ZIP 89138 only.
Several other Las Vegas-area subdivisions also carry the Montecito name, including Montecito 60 in ZIP 89149, Montecito Phase 2 in ZIP 89178 in the Mountain's Edge area, and Montecito at Silver Springs in Henderson. They are separate subdivisions recorded at different times, and none of them is part of The Paseos.
What Kinds of Homes Are in Montecito?
Montecito is a small, all single-story neighborhood. Clark County Assessor residential records list 78 homes on the two plats. None has recorded second-floor living area. The records put living area between 2,483 and 3,018 square feet, with three or four bedrooms. Build years run from 2015 to 2018: 27 homes were completed in 2015, 24 in 2016, 18 in 2017 and 9 in 2018.
Toll Brothers introduced Montecito in August 2014 with three single-level designs, according to the Las Vegas Review-Journal. A 2016 advertising feature in the Review-Journal described a gated neighborhood with three- and four-bedroom plans and two- or three-car garages. Together with the 2014 article, it put average homesites at about 8,200 to 9,000 square feet. On the county parcel map, most home lots measure about 0.19 to 0.24 acre; the largest is just under half an acre.
Among current listings, some describe a courtyard casita, and others a den or flex room used as an office or extra bedroom. Confirm the layout, and whether a casita is permitted living space, against the county's record for the specific parcel.
What Parks and Amenities Are Near Montecito?
Fox Hill Park is the closest large park. Summerlin's description of The Paseos lists at least 20 play structures there, including a 32-foot climbing tower and a zip line, plus a disc golf course. A December 2017 Review-Journal advertising feature announced the park's opening, described it as 18 acres and placed it beside Billy and Rosemary Vassiliadis Elementary School. The school is about half a mile east-southeast of the middle of Montecito in a straight line.
The Paseos Park, the village's central park, covers more than 12 acres and has a splash pad and trail connections to the wider Summerlin trail system, according to Summerlin.
How Do You Get Around From Montecito?
Far Hills Avenue is the main route out. On Clark County's road centerline map, the 215 Beltway interchange at Far Hills Avenue is about 1.4 miles east of Montecito in a straight line. The 215's interchange with Summerlin Parkway is about 1.4 miles to the northeast. State Route 159 (West Charleston Boulevard) passes about 1.6 miles south.
These are straight-line measurements from the middle of the neighborhood. Driving distances are longer because the route follows Sky Vista Drive or Fox Hill Drive out to Far Hills Avenue.
What Should You Check Before Buying in Montecito?
Schools: for the 2026-27 school year, the Clark County School District zoning map assigns current Montecito addresses to Vassiliadis Elementary, Sig Rogich Middle School and Palo Verde High School. CCSD reviews attendance boundaries every year, so confirm the specific address in the CCSD Zoning Search. School performance data is on the Nevada Report Card.
Flood zone: every current listing in Montecito falls in FEMA Zone X, an area of minimal flood hazard. They sit on Flood Insurance Rate Map panel 32003C2150E, effective September 27, 2002. A lender can still require its own determination.
Associations and taxes: Nevada law (NRS 116.4109) requires the seller to provide a resale package for each association that governs the home. The package covers current assessments and any fees due at transfer. For fiscal 2026-27, the Clark County Treasurer lists a total property tax rate of $3.2782 per $100 of assessed value for district 200.
