Sun City Summerlin is Del Webb's 55-plus community in the northeast part of the Summerlin master plan in Las Vegas (its association describes Summerlin as on the western edge of Las Vegas), and at 7,781 homes it is larger than Sun City Anthem, which lists 7,144. According to the Sun City Summerlin Community Association, the community dates to 1989 and has three 18-hole golf courses (two full championship courses and one executive course), four fitness centers, and five indoor and outdoor pools, including an outdoor Olympic-sized pool; the association says it has more amenities than any other active adult community in Las Vegas. The four resident recreation centers are Mountain Shadows, Pinnacle, Sun Shadows and Desert Vista, and the association's Clubs page listed 71 resident clubs when we counted them on October 4, 2026, from duplicate bridge and ceramics to lapidary, pickleball, softball and woodworking.
What separates Sun City Summerlin from the newer 55-plus alternatives like Trilogy at Summerlin, Heritage at Stonebridge, or Heritage at Cadence in Henderson is scale, vintage, and the Del Webb operating model. With 7,781 homes, Sun City Summerlin supports three golf courses, four recreation centers, three in-community restaurants and a club calendar that a smaller community cannot match on its own. The vintage matters too: our Sun City Summerlin versus Sun City Aliante comparison dates the homes from 1989 to 2002, so many homes need cosmetic updating, while Trilogy at Summerlin, Stonebridge and Trilogy at Sunstone in the northwest valley offer newer construction.
This guide is the buyer-side map for Sun City Summerlin in 2026: how the housing stock and prices break down, what the three golf courses (Palm Valley, Highland Falls and Eagle Crest) look like and what resident golf costs, what the four recreation centers offer, how the club program works, what dues run, what the resale market did in summer 2026, and how the community compares with Sun City Anthem in Henderson and other 55-plus options across the valley. Community facts come from the association's and Golf Summerlin's own pages, linked where they appear; market figures come from Las Vegas MLS data pulled through Repliers, with each window stated.
Sun City Summerlin is Del Webb's 55-plus community in northeast Summerlin: 7,781 homes dating to 1989, three 18-hole golf courses (two championship, one executive, all by Billy Casper and Greg Nash), four resident recreation centers and 71 listed clubs. Resales closed at a $445,000 median across 94 sales, June through August 2026 (August provisional), with dues near $230 a month in MLS entries. Across the 9,600+ closings we've represented (including 789 in 2025), we've seen the patterns that shape what's covered below. In our experience, the valley-wide figures Las Vegas REALTORS publishes each month are the right backdrop but the wrong price guide for a single age-restricted community, which is why the market numbers in this guide are community-level and carry their own windows.

What exactly is Sun City Summerlin in 2026?
Sun City Summerlin is an age-restricted (55-plus) active-adult community in the northeast part of the broader Summerlin master plan, and the U.S. Census Bureau's geocoder places its Mountain Shadows administration address, 9107 Del Webb Boulevard, inside the City of Las Vegas. The association counts 7,781 homes, which Golf Summerlin's community page describes as a mix of single-family homes, garden villas and patio homes. The community is built out, so all 2026 activity is resale, on homes built from 1989 to 2002. The association's own description is of a well-established neighborhood with tree-lined streets, minutes from downtown Las Vegas and the Strip.
According to the Sun City Summerlin Community Association, the community has three 18-hole golf courses (two full championship courses and one executive course), four fitness centers, and five indoor and outdoor pools, including an outdoor Olympic-sized pool. The association's Restaurants page lists three in-community restaurants: the Tavern at the Falls, which serves breakfast, lunch and dinner daily from 6 a.m. to 9 p.m., the Summit Restaurant at Pinnacle, and Miller's Tavern at Palm Valley. Golf Summerlin describes the four recreation centers as community owned and operated, and they hold the club rooms, the theater, the ballrooms, the fitness centers and the courts described below.
Where Is Sun City Summerlin and Why Does Its Location Matter?
Sun City Summerlin sits in the northeast part of the Summerlin master plan (its association describes Summerlin as on the western edge of Las Vegas), along Sun City Boulevard and Del Webb Boulevard, with Summerlin Parkway linking it to the 215 Beltway and US-95. The ground rises toward the Spring Mountains: Golf Summerlin puts the community at an altitude of about 3,000 feet, and its Highland Falls page describes that course as sitting at more than 3,000 feet, with views of the Las Vegas Strip from much of the layout.
By road, the Mountain Shadows center at 9107 Del Webb Boulevard is about 12.9 miles from Caesars Palace at the center of the Strip and 18.3 miles from Terminal 1 at Harry Reid International Airport, or about 23 and 29 minutes in free-flowing traffic, according to routes we ran on October 4, 2026 with OSRM, the open-source router built on OpenStreetMap data. Rush-hour trips take longer. The Smith Center for the Performing Arts downtown is about 10.5 miles (17 minutes) away, and Downtown Summerlin about 7.3 miles (14 minutes). Sun City Aliante, which Wikipedia describes as Del Webb's age-restricted community inside Aliante in North Las Vegas, is the north-valley alternative, with its own trade-offs in price, home age and distance to the Strip.
To compare another established age-qualified option across the valley, see Sun City Summerlin versus Sun City Aliante.

What sub-villages or sections make up Sun City Summerlin?
The association does not publish named sub-villages or a price tier for each section, so be wary of any guide that does. MLS listings identify homes by recorded subdivision rather than by a marketing name, and what separates one home's price from another's is mostly size, lot position (golf-course frontage or interior), view, and how much the home has been updated since it was built between 1989 and 2002. Golf Summerlin's community page describes the housing as single-family homes, garden villas and patio homes, so a buyer can choose between a detached home and an attached one at very different price points.
The table below collects the September 2026 snapshot from our Sun City Summerlin versus Sun City Aliante comparison, built from our pull of Las Vegas MLS data through Repliers. Because the summer closings blend original and updated homes, attached and detached, use the median as a starting point and price each home against recent sales of the same size, lot and condition.
| Measure | Sun City Summerlin |
|---|---|
| Homes in the community | 7,781 (association) |
| Build years | 1989 to 2002 |
| Closings, June 1 to August 31, 2026 (August provisional) | 94 at a $445,000 median |
| Closed price range, same window | $249,000 to $1,415,000 |
| Median closed price per square foot | About $300 |
| Active listings, September 8, 2026 | 150 at a $459,500 median asking price |
| Median size of active listings | 1,487 square feet, built 1993 |
| Dues in MLS entries | About $230 a month |
The range matters more than the median here. A $249,000 closing and a $1,415,000 closing in the same three months describe two different products, a small attached home and a golf-course home, and the right comparison for any home you tour is a recent sale of a similar plan in the same condition. Ask for the closed comparables, not the community median, before you write an offer.
What are the three Sun City Summerlin golf courses?
Sun City Summerlin has three 18-hole golf courses inside the community, operated as Golf Summerlin. According to the association's Amenities page, Hall-of-Famer Billy Casper and course planner Greg Nash designed all three, the courses welcome residents as well as visitors, and each has its own driving range and practice green. Golf Summerlin publishes these specifications on its course pages:
Palm Valley — established 1989. Golf Summerlin calls it its longest and most challenging course: par 72, 6,706 yards, with a 71.7 rating and 127 slope, pine-lined fairways and 68 bunkers, according to its Palm Valley page. Miller's Tavern is the restaurant here.
Highland Falls — established 1993. Par 72, 6,404 yards, with a 69.7 rating and 130 slope, at more than 3,000 feet of elevation, with Strip views throughout and a back nine steeper than the front, according to its Highland Falls page.
Eagle Crest — established 1995. The executive course: par 60, 4,067 yards, with a 60.6 rating and 95 slope, built into the side of a mountain along some of the valley's highest points, according to its Eagle Crest page.
| Course | Established | Par | Yardage | Rating / slope |
|---|---|---|---|---|
| Palm Valley | 1989 | 72 | 6,706 | 71.7 / 127 |
| Highland Falls | 1993 | 72 | 6,404 | 69.7 / 130 |
| Eagle Crest (executive) | 1995 | 60 | 4,067 | 60.6 / 95 |

Golf is not part of the dues. According to Golf Summerlin's resident membership page, Sun City Summerlin residents can buy a Diamond membership for $4,200 a year, with unlimited rounds and range balls at all three courses, or a six-month ½ Karat membership for $2,310; three other memberships (Platinum, Silver and Eagle Executive, priced in the HOA section below) cut the daily fee instead. The page does not post daily rates for residents without a membership; Golf Summerlin quotes those when you book. Resident golf clubs include the Men's 18 Holers and Men's 9 Holers, who play on Thursdays, and the Women's Golf Club and Ladies Executive group, who play on Tuesdays.
What recreation centers does Sun City Summerlin operate?
Sun City Summerlin's association operates four resident recreation centers, which Golf Summerlin's community page describes as community owned and operated, and the association's age policy makes its membership card mandatory for the use of all amenities and facilities. Each center has fitness space, and each has a pool: outdoor at Mountain Shadows and Pinnacle, indoor at Sun Shadows, and both at Desert Vista. The four centers are:
Mountain Shadows Recreation Center (9107 Del Webb Boulevard). According to the association's Mountain Shadows page, the center has a ballroom, a card room, a library, a puzzle room, a picnic area and the Gratitude Garden; dedicated club rooms for ceramics, sewing, silver, lapidary and glass work, and stained glass; a fitness center and gym; horseshoe pits; an outdoor pool; an outdoor walking track; a racquetball court; mini golf; shuffleboard; and tennis courts. The association's administration office is here.
Pinnacle Recreation Center (2215 Thomas Ryan Boulevard). According to the association's Pinnacle page, the center has the Starbright Theater, meeting rooms, a music studio, the Summit Restaurant and snack bar, dedicated club rooms (an arts room, a computer lab, a quilt room and a woodworking shop), a fitness center, an exercise room, a gym, a massage room, an outdoor pool and spa, an outdoor walking track, a softball field, ping pong tables and tennis courts.
Sun Shadows Recreation Center (8700 Del Webb Boulevard). According to the association's Sun Shadows page, the center has dedicated club rooms, a library, a fitness center, a bocce ball court, table tennis, an exercise equipment room, an aerobics room and an indoor pool and spa. It has no pickleball courts and no outdoor pool.
Desert Vista Recreation Center (10360 Sun City Boulevard). According to the association's Desert Vista page, the center has a ballroom, a billiards room, meeting spaces, club rooms for arts and crafts, model builders and photography, a fitness center, a basketball area, bocce, an exercise room, a gym, horseshoe pits, indoor and outdoor pools with spas, pickleball courts, a picnic area and tennis courts. The Tennis Club plays at the Mountain Shadows, Desert Vista and Pinnacle courts; the association does not publish a court count, though Golf Summerlin's community page lists 13 tennis courts. Desert Vista is the only center whose amenity list includes pickleball: the Sun City Pickleball Club lists 10 resident courts there, which it described as newly resurfaced when we read its page on October 4, 2026.
What are the most popular clubs and activities at Sun City Summerlin?
The association's Clubs page listed 71 resident clubs when we counted them on October 4, 2026, and it says the clubs exist to benefit their members and operate as nonprofit organizations, with all funds used for club purposes. The list covers sports and fitness (aquacize, basketball, bicycling, bocce, hiking, pickleball, racquetball, softball, swimming, table tennis, tai chi, tennis, yoga and five golf groups), arts and crafts (art, beading and jewelry, ceramics, quilting, sewing, silver, lapidary and glass fusion, stained glass, and the Sawdusters woodworking club), cards and games (four bridge clubs, bunco, cribbage, euchre, mah jongg and Texas Hold'em), music and dance (two dance clubs, Musicmakers, classical music, and organ, piano and keyboard), and special interests from computers, investing, travel, gardening, cars, model building and RVs to French and Spanish.
The pickleball program runs out of Desert Vista. According to the Sun City Pickleball Club, which operates under the community association, members play club open play on the 10 courts on Tuesday, Thursday, Saturday and Sunday mornings, with three courts set aside for challenge play; weekday social play is open to all residents; beginners get an orientation and a clinic; and the club holds round-robin events, two charity tournaments a year and an annual club championship. Residents check out court keys at the Desert Vista fitness monitor desk outside club play, and their guests need guest passes. The performing-arts program at Pinnacle is also a real differentiator: the Starbright Theater is the venue for what the association describes as many popular theatrical and musical performances, as well as movies and guest speakers. The craft clubs work out of dedicated rooms at the centers, per the association's center pages: ceramics, sewing, silver, lapidary and glass, and stained glass at Mountain Shadows, and arts, quilting and a woodworking shop at Pinnacle.
What HOA dues should buyers expect at Sun City Summerlin?
The association's public pages do not post the assessment amount, so the best public read is the MLS: current listings show Sun City Summerlin dues at a median of about $230 a month, as reported in our Sun City Summerlin versus Sun City Aliante comparison in September 2026. Confirm the exact figure, and whether any special assessment is pending, in the resale package. Under NRS 116.4109, that package must include a statement of the monthly assessment and any unpaid obligations, the current operating budget with a summary of the reserves, and a statement of any transfer or other resale fees.
What the dues do not cover is golf. Golf Summerlin sells resident memberships separately, at the prices below as published on October 4, 2026; residents without a membership pay daily fees that Golf Summerlin quotes at booking, and the membership page notes that daily-fee discounts apply during off-peak hours and summer months.
| Membership | Price | What it includes |
|---|---|---|
| Diamond | $4,200 a year | Unlimited rounds and range balls at all three courses |
| ½ Karat | $2,310 for six months | Diamond benefits on a six-month commitment |
| Platinum | $1,100 a year | Daily fee of $30 at Highland Falls and Palm Valley, $25 at Eagle Crest |
| Silver | $500 a year | Daily fee of $44 at Highland Falls and Palm Valley, $35 at Eagle Crest |
| Eagle Executive | $650 a year | Daily fee of $23 at Eagle Crest, $53 at Highland Falls and Palm Valley |
Against other 55-plus communities, the published numbers line up like this. The Sun City Anthem Community Association charges a main assessment of $435 per quarter in 2026, about $145 a month. Sun City Aliante charges $300 a quarter plus a $51.50 monthly master assessment, $151.50 a month as of July 1, 2026, according to its association's FAQ. Trilogy at Summerlin listings show about $631 a month, a figure that includes water and exterior maintenance, per our Trilogy versus Regency cost comparison. We could not find published dues for Heritage at Stonebridge or Trilogy at Sunstone, so ask for each resale package before you compare. With 7,781 homes sharing the cost of four recreation centers, Sun City Summerlin's dues sit toward the low end of that range for the size of its amenity package.
Which schools matter for 55-plus buyers (and what about visiting grandkids)?
Sun City Summerlin is age-restricted, so school assignment is not part of most purchases here. The association's 55 Year Age Restriction Policy, adopted July 6, 2021 and posted on its Governing Documents page, says no one under 19 may permanently reside in Sun City Summerlin. Anyone under 19 may stay as an invitee for up to 90 days in any 12-month period, provided an age-qualified person also occupies the home, and the same rules apply to tenants and to guests who use a home while the owner is away.
If you need the zoned schools for a Las Vegas address, for a rental you own elsewhere in the valley or for a relative's home, use the Clark County School District's zoning lookup and confirm the result with the school, because attendance boundaries change.
What is the resale market like at Sun City Summerlin in 2026?
According to our September 2026 pull of Las Vegas MLS data through Repliers, reported in our Sun City Summerlin versus Sun City Aliante comparison, 94 Sun City Summerlin homes closed between June 1 and August 31, 2026 (August closings provisional as of our September 2026 pull), at a median of $445,000, about $300 per square foot, at 100% of the final list price after a median 27 days on market. The range ran from $249,000 for a small attached home to $1,415,000 for a golf-course home. On September 8, 2026, 150 homes were listed at a $459,500 median asking price, and about half had already cut their price at least once.
For context, according to Las Vegas REALTORS' August 2026 report, as republished by Nevada Business, the median existing single-family home in Southern Nevada sold for $475,000 in August 2026, down 1.0% from a year earlier, so the summer Sun City Summerlin median, which covers all home types over three months rather than single-family homes in one month, sat about $30,000 below that valley figure. In the same June-to-August window, with August again provisional, 67 Sun City Anthem resales closed at a $570,000 median, per our Sun City Anthem versus Del Webb at Lake Las Vegas comparison, and 14 Sun City Aliante resales closed at $355,500. Price inside Sun City Summerlin depends most on size, golf frontage and condition, so compare any home against recent closings of the same size and age rather than against the median.

How does Sun City Summerlin compare to Sun City Anthem and other 55-plus options?
Sun City Summerlin competes most directly with Sun City Anthem in Henderson at the large-scale tier, and with Trilogy at Summerlin, Heritage at Stonebridge, Trilogy at Sunstone and Sun City Aliante among smaller or newer options. The table compares Sun City Summerlin with Sun City Anthem and Trilogy at Summerlin using what each community, its golf operator or its MLS record publishes; Sun City Anthem's figures come from the association's amenities page and golf page, and Trilogy's description from Summerlin's neighborhood spotlight.
| Factor | Sun City Summerlin | Sun City Anthem | Trilogy at Summerlin |
|---|---|---|---|
| Homes | 7,781 | 7,144 | Townhomes; count not published on Summerlin's page |
| Golf | Three 18-hole courses in the community (two par 72, one par-60 executive) | None owned; Revere Golf Club (two 18-hole courses) is a separate business with resident discounts | None among the Outlook Club amenities |
| Recreation centers | Four | Three, one with an indoor walking track | Outlook Club |
| Pickleball courts | 10, at Desert Vista | 16, at Liberty Center | Courts listed; count not published |
| Build years | 1989 to 2002 | From 1998 | 2017 onward |
| Closings, June to August 2026 (August provisional) | 94 at a $445,000 median | 67 at a $570,000 median | 3 at an $840,000 median |
| Dues | About $230 a month (MLS entries) | $435 a quarter, about $145 a month (2026) | About $631 a month including water (MLS entries) |
| Defining trait | Golf, four centers and the lowest summer median of the three | Newer homes, more pickleball courts, lower dues | Newest, attached, guard-gated product with exterior upkeep in the dues |
In rough terms: Sun City Summerlin has three golf courses inside the community, the most recreation centers and the lowest summer median of the three. Sun City Anthem has newer homes, more pickleball courts, a 300-seat theater and lower dues, at a higher price; its golf club, Revere, sits within the community but is a separate business. Trilogy at Summerlin is newer, attached and guard-gated, with dues that cover water and exterior maintenance, at almost twice Sun City Summerlin's median. The Anthem and Trilogy medians come from our Sun City Anthem versus Del Webb at Lake Las Vegas and Trilogy versus Regency comparisons, both built from the same June-to-August 2026 MLS window (August closings provisional as of our September 2026 pulls). See the complete Las Vegas 55-plus communities guide for the full comparison across all the major active-adult options in the valley.
What is the age-restriction policy and how is it enforced?
Sun City Summerlin is housing for older persons under the federal Fair Housing Act's HOPA exemption. Under HUD's rules at 24 CFR 100.305 to 100.307, at least 80% of occupied units must have at least one occupant aged 55 or older, the community must publish and follow policies that show its intent to operate as 55-plus housing, and it must verify occupancy. The association's 55 Year Age Restriction Policy sets the community's own rules: at least one person aged 55 or older must reside in each home; no one under 19 may permanently reside; people 19 or older may live in a home only if an age-qualified person also lives there; and visitors under 19 may stay up to 90 days in any 12-month period.
The policy says the association aims to keep age-qualified occupancy as close to 100% as possible. The only exception to the 55-plus requirement is a non-qualified surviving spouse of an age-qualified owner who lived in the home, and it lasts until that spouse remarries; there is no exception for heirs. Enforcement starts with the membership card: owners and tenants show a photo ID with a birth date when they first get the card, which is required to use any amenity, and the association surveys occupancy at least every two years. Owners who lease must send the association a certification that at least one occupant is 55 or older within 30 days of each lease, extension or renewal, and every for-sale or for-rent sign must say the community is 55-year age-restricted.

What lifestyle amenities are available beyond golf and recreation centers?
Beyond the three golf courses and the four recreation centers, Sun City Summerlin sits inside the broader Summerlin master plan, which according to Summerlin's trails page has more than 200 miles of trails. Downtown Summerlin, about 7.3 miles (14 minutes) away by our OSRM route, is what Summerlin's history page calls a 106-acre fashion, dining and entertainment destination. Next to it, the Las Vegas Ballpark is home to the Las Vegas Aviators, and City National Arena is the Vegas Golden Knights' practice facility and team headquarters, and it runs public Open Skate sessions with $3 skate rentals. Red Rock Casino Resort on Charleston Boulevard has Red Rock Lanes, with 72 bowling lanes, and a Regal Cinemas theater.
Healthcare access is a practical question for most 55-plus buyers. Summerlin Hospital Medical Center, part of the Valley Health System at 657 N. Town Center Drive, and MountainView Hospital at 3100 N. Tenaya Way are each about 3.2 miles from the Mountain Shadows center by road, roughly 8 and 7 minutes in free-flowing traffic by the OSRM routes we ran on October 4, 2026. Two hospitals within a short drive is a practical advantage over 55-plus communities on the valley's outer edges, and worth testing at the hours you would actually make the trip.
What happens after your offer is accepted in Sun City Summerlin?
Added 7 August 2026. Escrow in Nevada works the same everywhere — but a 55-plus community adds steps that do not exist on an ordinary purchase, and they are the ones that surprise buyers and blow timelines.
Age verification is a real gate, not a formality. Under section 4.2 of the association's 55 Year Age Restriction Policy, a new owner shows a photo ID with a birth date when first getting the association membership card, which is required to use any amenity, and under section 6.2 the seller must give the buyer a copy of the policy as part of the purchase documents. Read it the day the offer is accepted, and have the ID for every adult who will live in the home ready for the membership office.
The resale package is the document that matters most. Under NRS 116.4109, the seller must give you a resale package with the declaration, bylaws and rules, the monthly assessment and any unpaid obligations, the current budget with a reserve summary, and a statement of transfer and other resale fees; the association has 10 calendar days from the seller's written request to supply its part, and you may cancel the contract until midnight of the fifth calendar day after you receive the package. In an age-restricted community it carries more weight than usual, because the governing documents define who may live there, what the age rules permit for a surviving spouse or a visiting adult child, and what happens if a household stops qualifying. Read the occupancy rules specifically, not just the fee schedule.
Read the reserve study, not only the monthly dues. A community with extensive shared amenities — golf, multiple recreation centres, pools — carries substantial long-term capital obligations. A modest monthly fee attached to an underfunded reserve is deferred cost that arrives later as a special assessment. This matters more in an amenity-rich 55-plus community than almost anywhere else.
Transfer and capital-contribution fees are separate from dues. These are charged at closing, they vary, and they are frequently missed in a buyer's cash-to-close estimate. Ask for the exact figures in writing during escrow rather than discovering them on the settlement statement.
Confirm what the age rules allow for your actual household. The common questions are whether an under-55 spouse may remain after the qualifying owner dies, whether an adult child may live there, and how long guests may stay. Sun City Summerlin's published policy answers all three: a surviving spouse may stay until remarriage, a person 19 or older may live there only alongside an age-qualified resident, and guests under 19 are limited to 90 days in any 12 months. Every one of those is worth knowing before you close rather than after a life event forces the question.
A practical sequence that keeps escrow on schedule: request the resale package immediately on acceptance, submit age verification the same week, read the occupancy sections of the CC&Rs before the inspection contingency expires, and confirm transfer fees in writing at least ten days before closing. None of that is difficult; all of it is slow if you start late.
Our guide to how escrow works in Nevada covers the parts of the process that are the same in any community — this section covers only what Sun City adds on top.
Frequently Asked Questions
What is the full price range across Sun City Summerlin in 2026?
Between June 1 and August 31, 2026 (August closings provisional as of our September 2026 pull), 94 Sun City Summerlin resales closed from $249,000 for a small attached home to $1,415,000 for a golf-course home, at a $445,000 median and about $300 per square foot, according to our September 2026 pull of Las Vegas MLS data reported in our Sun City Summerlin versus Sun City Aliante comparison. On September 8, 2026, 150 listings ran from $267,900 to $1,499,000 at a $459,500 median asking price. Size, golf frontage and condition explain most of the spread, so compare a home with recent sales of the same plan.
What is the age-restriction policy at Sun City Summerlin?
At least one person aged 55 or older must live in each home, and no one under 19 may live there permanently, according to the association's 55 Year Age Restriction Policy, adopted July 6, 2021. People 19 or older may live in a home only if an age-qualified person also lives there. Guests under 19 may stay up to 90 days in any 12-month period. The association verifies ages with a photo ID when owners and tenants first get the membership card, and it surveys occupancy at least every two years.
Can I bring grandchildren to live with me at Sun City Summerlin?
Not permanently. The policy bars anyone under 19 from residing permanently and allows a person under 19 to stay as an invitee for up to 90 days in any 12-month period, provided an age-qualified person also occupies the home. An adult grandchild aged 19 or older may live in the home alongside an age-qualified resident. Requests for a temporary exception go in writing to the executive director for the board's decision, and the board may grant or refuse one at its sole discretion.
How do Sun City Summerlin golf fees work?
Golf is separate from the association dues. Golf Summerlin's resident page lists a Diamond membership at $4,200 a year for unlimited rounds and range balls at all three courses, a six-month ½ Karat membership at $2,310, and three daily-fee memberships: Platinum at $1,100 ($30 rounds at Highland Falls and Palm Valley, $25 at Eagle Crest), Silver at $500 ($44 and $35) and Eagle Executive at $650 ($23 at Eagle Crest, $53 at the other two). Daily rates without a membership are quoted at booking.
How does Sun City Summerlin HOA compare to newer 55-plus alternatives?
Current MLS entries show Sun City Summerlin dues at about $230 a month, as of September 2026. Sun City Anthem's 2026 main assessment is $435 a quarter, about $145 a month; Sun City Aliante totals $151.50 a month as of July 1, 2026; and Trilogy at Summerlin listings show about $631 a month including water and exterior upkeep. We could not find published dues for Heritage at Stonebridge or Trilogy at Sunstone, so compare their resale packages directly. Confirm any figure in the package before you write an offer.
What happens if the age-qualified owner dies?
Sun City Summerlin's policy makes one exception to the 55-plus requirement: a surviving spouse who is under 55 may keep living in the home if the age-qualified owner who died had lived there, and the exception ends if that spouse remarries. There is no exception for heirs or anyone else under 55 who comes into possession of a home; such a person may not live in it unless an age-qualified person also does. Read section 2 of the policy, and talk to an estate attorney, before you title a home with a younger spouse or heir.
How long is the commute from Sun City Summerlin to the Strip and the airport?
By road, the Mountain Shadows center is about 12.9 miles from Caesars Palace at the center of the Strip and 18.3 miles from Terminal 1 at Harry Reid International Airport, about 23 and 29 minutes in free-flowing traffic, according to OSRM routes we ran on October 4, 2026. The Smith Center for the Performing Arts downtown is about 10.5 miles, or 17 minutes. Peak-hour trips on Summerlin Parkway, US-95 and the 215 Beltway take longer, so test the drive at the time of day you would make it.
