Las Vegas Duplex & Multi-Family Homes for Sale
Showing 116 active listings · Updated September 5, 2026
Las Vegas currently has 116 active duplex & multi-family homes for sale, with a median list price of $639,950 and an average of 23 days on market. Two- to four-unit residential income property in Las Vegas is a small, older, and geographically concentrated market: the MLS files fourplexes under the "Multi Family" style, and four-unit buildings make up roughly seven of every ten active listings on this page. Almost all of it was built between the late 1940s and the late 1980s in the central grid (89101, 89104), the east side (89115, 89156, 89121), and the near-northwest (89108). Because a duplex, triplex, or fourplex is still classed as residential, an owner-occupant can buy one with FHA or VA financing and let the other units carry the mortgage.
Small multi-family inventory is thin in Las Vegas and the well-priced buildings go under contract quickly. Set the daily alert below so a new duplex or fourplex reaches you the morning it lists, and have financing pre-arranged.
What Should Las Vegas Home Buyers Know First?
- This page shows GLVAR listings styled Duplex, Triplex, or Multi Family; on the day it was built, four-unit buildings were 81 of 116 active listings, duplexes 13, and triplexes 6.
- Inventory concentrates downtown and in Huntridge (89101, 89104), in East Las Vegas and Sunrise Manor (89115, 89156), and around Paradise and Winchester (89121).
- According to the U.S. Department of Veterans Affairs, a VA purchase loan can buy "a single-family home, up to 4 units" with no down payment when the buyer lives in one unit.
- Expect 1950s to 1980s construction: budget for roofs shared by every unit, per-unit HVAC and water heaters, galvanized supply lines, and electrical panels that may need separate metering.
- Nevada charges no state income tax on rental income and has no statewide rent control, which is why out-of-state investors compete with local owner-occupants for the same buildings.

What Types of Small Multi-Family Buildings Are for Sale in Las Vegas?
The page covers three MLS styles. Fourplexes ("Multi Family" in GLVAR) dominate the count; duplexes are the entry price point; triplexes are rare. Larger apartment buildings are commercial property and do not appear in this residential feed.

Why Buy Duplex & Multi-Family Homes for Sale in Las Vegas?
A Las Vegas duplex, triplex, or fourplex is the only way to buy income property with owner-occupant financing: it is residential to the lender and to the county, but it produces rent from day one.
- Owner-occupant financing: FHA (from 3.5% down) and VA (zero down for eligible buyers) both allow two- to four-unit properties when you live in one unit, so a first purchase can be a fourplex rather than a condo.
- No state income tax on rent, no state-level rent control, and property taxes that run well under 1% of value keep more of the gross rent in the owner's pocket than in California or Arizona.
- The buildings sit minutes from the Strip employment corridor, downtown, and Harry Reid International, which is what keeps the renter pool deep for one- and two-bedroom units.
- Most active listings were built before 1990 and many have never been renovated: a cosmetic turn of each unit often adds more value per dollar than any single-family flip in the same ZIP.
Where Are the Duplexes and Fourplexes in Las Vegas?
They are not spread across the valley. On the day this page was built, 29 of 116 active listings sat in ZIP 89101 (downtown and the original grid), 19 in 89115 and 16 in 89156 (the east side out toward Nellis Boulevard), 13 in 89121 (the Paradise and Winchester blocks south of Sahara), 11 in 89104 (Huntridge and the Charleston corridor), and 10 in 89108 (the near-northwest). The newer master plans in Summerlin, Henderson, and the southwest were platted for single-family and attached product and have almost no two- to four-unit stock.
That geography is a feature for a landlord. These blocks are inside the ring of the valley's largest employers, on bus routes, and within a short drive of the Strip, downtown, and the airport. Tenants in one- and two-bedroom units in Downtown Las Vegas and East Las Vegas are renting for proximity, not for a pool and a clubhouse.
It also means the buildings are old. The year-built distribution on this page runs from 1944 to 1988 with only two listings newer than 2004, and the single biggest cohort was built in 1983 and 1984. Treat every purchase as a systems inspection first and a rent roll second.
What Should You Inspect on a 1970s or 1980s Las Vegas Fourplex?
Roof: all four units share it, and flat or low-slope roofs on this vintage are often on their second or third overlay. Get the age and the last permit, not the seller's estimate.
HVAC and water heaters: check whether each unit has its own package unit or split system and its own water heater. Shared central equipment is a tenant-dispute and billing problem, and replacing four rooftop package units in a Las Vegas summer is a five-figure line item.
Plumbing and electrical: galvanized supply lines are common in pre-1980 buildings and show up as low pressure and rusty water. Confirm the number of electrical meters; FHA and VA lenders and most insurers want separately metered units, and a building on one master meter is priced accordingly.
Permits and unit count: a "triplex" with a converted garage or a fourplex advertised with a fifth "bonus" unit needs a permit history from the Clark County Department of Building and Fire Prevention or the City of Las Vegas, depending on jurisdiction. Unpermitted units cannot be counted for the appraisal or the loan.
Rent roll and leases: request every current lease, the last twelve months of deposits, and any security-deposit ledger before the contingency period ends. A fully occupied building at below-market rents is a value-add, but only if the leases are month-to-month or expiring.
How Do HOA and CC&R Rules Affect Multi-Family Property in Las Vegas?
Most of the duplex and fourplex stock on this page predates the master-planned HOA era and has no association at all, which is one reason investors like it: no rental caps, no leasing approval, no architectural committee between you and a paint job. A minority of 1980s fourplexes sit inside small planned communities such as the Lake Mead Villas blocks on the east side, where an association maintains the pool and grounds and its CC&Rs may restrict short-term leasing.
Read the CC&Rs and the current budget on any building with dues. Also confirm the zoning with the jurisdiction: a few older duplex lots downtown carry zoning that would not allow the building to be rebuilt as a duplex after a total loss, which affects insurance and lending.
How Do Nevada Landlord Rules Compare for Small Multi-Family Owners?
Nevada has no state income tax, so rental income is taxed only at the federal level, and there is no state rent-control statute and no local rent-control ordinance in Las Vegas or Clark County. Owners may self-manage without a license; if you hire a manager, Nevada requires a property-management permit. Security deposits, notice periods, and eviction procedure are governed by NRS Chapter 118A, and Clark County Justice Court handles the summary eviction process. We walk buyers through the practical side of each of those before closing.
If you are choosing between a fourplex here and a two- to four-unit building in Northern Nevada, the Reno multi-family page covers the NNRMLS side, where the same style vocabulary means something different (five-plus-unit buildings there are filed as commercial and do not show).
How Do You Finance a Duplex or Fourplex in Las Vegas?
Two- to four-unit buildings qualify for the same residential loan programs as a house, provided you occupy one unit. Five or more units require commercial financing and are a different market.
| Program | Down payment | Occupancy | Notes |
|---|---|---|---|
| VA purchase loan | None required | Must live in one unit | Up to 4 units per the VA; funding fee 2.15% on first use with under 5% down, waived for buyers with a service-connected disability rating |
| FHA | From 3.5% | Must live in one unit | FHA loan limits apply to the whole building; ask your lender about FHA rules specific to three- and four-unit properties |
| Conventional (Fannie Mae / Freddie Mac) | Varies by unit count and occupancy | Owner-occupied or investor | Investor purchases need larger down payments and reserves |
| Cash or private money | N/A | Any | Fastest close; common on fire-damaged or fully vacant buildings |
VA property and funding-fee rules per va.gov, 2026. Confirm current FHA and conventional terms with your lender; Nevada Real Estate Group can introduce lenders who close small multi-family regularly.

What Do Las Vegas Buyers Most Frequently Ask?
Most AskedHow many duplexes and fourplexes are for sale in Las Vegas right now?
The live count at the top of this page comes straight from the GLVAR MLS feed and includes every active listing styled Duplex, Triplex, or Multi Family in the city of Las Vegas. When the page was built there were 116, of which 81 were four-unit buildings. The number moves weekly, so set a saved search rather than checking back by hand.
Why does the MLS call a fourplex a "Multi Family" home?
GLVAR does not use Fourplex or Quadruplex as a property style. Four-unit buildings are filed under the Multi Family style, and the unit count lives in a separate field (NumberOfUnitsTotal). This page queries all three residential multi-unit styles so a buyer searching for a fourplex sees them alongside duplexes and triplexes.
Can I buy a Las Vegas duplex or fourplex with an FHA or VA loan?
Yes, if you live in one of the units. The VA states a purchase loan can buy a single-family home of up to four units with no down payment when it will be your residence. FHA allows two- to four-unit purchases with as little as 3.5% down under the same owner-occupancy rule. Five or more units is commercial lending.
What does a fourplex cost in Las Vegas?
On the day this page was built, active two- to four-unit listings ranged from $240,000 to $1.31 million with a median of about $640,000. Duplexes downtown and on the east side were listing in the high $300,000s to low $500,000s; renovated, fully occupied fourplexes ran from the mid $500,000s to $800,000. The live median above is current.
Which Las Vegas neighborhoods have the most small multi-family property?
Downtown and the original grid (89101), Huntridge and the Charleston corridor (89104), the east side toward Nellis (89115, 89156), the Paradise and Winchester blocks (89121), and the near-northwest (89108). Summerlin, Henderson, and the southwest master plans have almost none.
Are there HOA fees on Las Vegas duplexes and fourplexes?
Usually not. Most of this stock predates the master-planned HOA era. A minority of 1980s fourplexes sit inside small planned communities with an association that maintains a pool or grounds; those carry dues and CC&Rs that can restrict short-term leasing. The listing detail shows any HOA fee the seller has reported.
What rent can a Las Vegas fourplex generate?
It depends on unit size, condition, and ZIP, and the honest answer comes from the seller's rent roll plus a comparison to current rentals in the same ZIP. Ask for every lease and twelve months of deposit history during your contingency period. We can run a rental comparison from our transaction data for the specific building you are evaluating.
Do I need a property manager or a license to run a fourplex in Nevada?
No license is required to manage property you own, and most owner-occupant fourplex buyers self-manage. If you hire a third-party manager, Nevada requires that person to hold a property-management permit. Nevada has no state income tax on rental income and no rent control at the state or local level.
Where can I see larger apartment buildings for sale in Las Vegas?
Buildings with five or more units are listed as commercial property and are not part of the residential feed on this site. Call (702) 637-1759 and we will pull current commercial multi-family listings for you directly.
