The 55-plus community decision in Las Vegas is a four-variable problem: price band, amenity tier, HOA fee tolerance, and snowbird or full-time lifestyle fit. In our experience, buyers who start with one name often finish somewhere else: a buyer who asks for Sun City Anthem may end up touring Heritage at Cadence, Solera at Anthem or Trilogy at Sunstone once the four variables are on paper. The market gives you ten serious choices, and the ranking depends entirely on which of those four variables you weight heaviest.
This post ranks the 10 best 55+ communities across Las Vegas and Henderson for 2026 using the associations' and builders' own pages, our pulls of Las Vegas MLS data through Repliers for resale prices (June through August 2026, as reported in our community comparison guides), Las Vegas REALTORS valley-wide statistics for context, and road distances we routed on October 4, 2026. Where an association or builder does not publish a figure, we say so rather than estimate it. Dues are the main association assessments; sub-association, improvement-district and golf charges are listed separately where they apply.
Sun City Anthem in Henderson tops the 2026 ranking for amenity depth and low dues: 7,144 homes, a $435-per-quarter main assessment (about $145 a month) and three community centers with 16 pickleball and 12 tennis courts; its June-to-August 2026 resales closed at a $570,000 median (August provisional). Sun City Summerlin holds #2 with 7,781 homes, three 18-hole golf courses and a $445,000 summer median.
- Sun City Anthem leads on amenity depth and dues: three centers, 16 pickleball courts, $435 quarterly main dues.
- Sun City Summerlin's 94 summer 2026 resales (August provisional) closed at $445,000, $125,000 below Sun City Anthem.
- Sun City Aliante is the lowest-priced Del Webb community here: $355,500 summer median and $151.50 monthly dues.
- Main dues run from about $145 a month at Sun City Anthem to about $415 plus SID at Regency.
- Under HOPA, at least 80% of occupied homes need a resident 55 or older; associations add stricter rules.

What Counts as a "55+ Community" in Las Vegas in 2026?
A "55+ community" in Las Vegas operates under the federal Housing for Older Persons Act (HOPA) exemption to the Fair Housing Act. Under HUD's rules at 24 CFR 100.305 to 100.307, at least 80% of a community's occupied units must be occupied by at least one person aged 55 or older, the community must publish and adhere to policies that show its intent to operate as housing for people 55 and older, and it must verify occupancy through reliable surveys and affidavits, updated at least once every two years. The remaining 20% is a ceiling, not an entitlement: it gives an association room for cases such as a surviving spouse under 55.
The associations' own rules go further than the federal minimum, and they differ. Sun City Summerlin's policy requires a 55-plus resident in every home, bars permanent residents under 19 and limits under-19 guests to 90 days in any 12 months. According to the Sun City Anthem buyer information page, at least 80% of homes must be occupied by a person 55 or older who stays overnight at least 150 days a calendar year, people under 19 may stay overnight up to 60 days a calendar year, and the association runs a biennial age and occupancy survey. The governing documents, which a seller must deliver in the resale package under NRS 116.4109, are where each community's rules live.
| Community | Designation | Other occupants | Under-19 guests |
|---|---|---|---|
| Sun City Summerlin | Age-restricted, 55+ | 19 or older, with an age-qualified resident | Up to 90 days in any 12 months |
| Sun City Anthem (Henderson) | 55+ (80% rule, 150 nights a year) | No occupancy rule published for other residents; lessees get up to two activity cards, one to a 55+ occupant and the second to an occupant 19 or older | Up to 60 days a calendar year |
| Sun City Aliante (NLV) | Age-restricted | Not published | Not published |
| Solera at Anthem | Age-restricted (CC&Rs) | 19 or older, with an age-qualified occupant | Up to 60 days in any 12 consecutive months |
| Heritage at Cadence | Age-qualified, 55+ | Not published | Up to 90 days in any 12 consecutive months |
| Regency at Summerlin | 55-plus | Not published | Not published |

Which Single Community Tops the Ranking and Why?
Sun City Anthem in Henderson takes the #1 slot for 2026. The 7,144-home Del Webb community in southern Henderson combines a $570,000 summer 2026 median (67 resales, June through August 2026, August closings provisional as of our September 2026 pulls, per our Sun City Anthem versus Del Webb at Lake Las Vegas comparison), a 2026 main association assessment of $435 per quarter (about $145 a month; Pinnacle Village homes pay $643.50 a quarter and villa duplexes $1,178.25 to $1,328.50, per the Sun City Anthem buyer information page), access to the nearby public Revere Golf Club, where the association says residents receive special discounts (the private Anthem Country Club is a separate community within the Anthem master plan), and, according to the association's amenities page, three community centers with five heated pools and three spas, two fitness centers, 16 pickleball courts at Liberty Center, 12 tennis courts and three paddle tennis courts.
What sets Sun City Anthem apart is the combination of amenity depth and low dues. The association lists a full-production theater that seats 300, a woodshop, a billiard hall, a library and more than 60 clubs and groups, and its home page says construction began in 1998 and the final homes were completed by 2008. It is not the cheapest choice: its summer median sat $125,000 above Sun City Summerlin's, and its 67 summer resales closed at 97.9% of the final list price after a median 39 days on market. Golf is not in the dues: according to the association's golf page, Revere Golf Club, whose 36 holes are nestled in Sun City Anthem, is a separate entity whose two 18-hole courses, Lexington at 7,143 yards and Concord at 7,034 yards, are both par 72.

How Did Sun City Summerlin Earn the #2 Slot in 2026?
Sun City Summerlin is Del Webb's community in the northeast part of Summerlin. According to the Sun City Summerlin association, it has 7,781 homes and about 12,500 residents, dates to 1989, and has three 18-hole golf courses (two full championship courses and one executive course), four fitness centers and five indoor and outdoor pools. Its four community centers are Mountain Shadows, Pinnacle, Sun Shadows and Desert Vista.
The trade-offs: Sun City Summerlin homes are older (the community dates to 1989), which means more renovation cycles, but its $445,000 summer median, across 94 resales from June through August 2026 (August closings provisional as of our September 2026 pulls) per our Sun City Summerlin versus Sun City Aliante comparison, sat $125,000 below Sun City Anthem's. The advantage is location and golf: the broader Summerlin trail system and Downtown Summerlin retail, plus three courses inside the community, which Golf Summerlin sells to residents through memberships from $500 to $4,200 a year on its resident membership page.
Which Henderson 55+ Community Best Balances Price and Amenity?
Heritage at Cadence is the strongest newer-build Henderson pick. Lennar's Heritage community within the Cadence master plan held its grand opening on January 30, 2016, according to Cadence, which described it as a guard-gated community, and Cadence's current new-homes list no longer includes it, so purchases there are resales. Heritage residents have full access to Cadence's nearly 50-acre Central Park, the master plan's 30 acres of trails with access to regional trails (per the Cadence FAQ), and the 22,713-square-foot Heritage Recreation Center, which the Las Vegas Review-Journal reported in October 2016 would open with an indoor pool, an outdoor resort-style pool and spa, a fitness center, six pickleball courts and two bocce courts.
The trade-off versus Sun City Anthem: Heritage is smaller, and its dues come in layers. The Cadence FAQ says Cadence has a master homeowners association plus sub-associations for some neighborhoods, naming Heritage at Cadence by Lennar as one; the master assessment is $225 per quarter in 2026, per our Cadence versus Landings at Caspian Bay comparison, and the developer says there are no SID or LID fees, but we could not find the Heritage sub-association's published amount. We also could not isolate a Heritage-only resale median from the MLS, so price any Heritage home against its own recent closings. The construction is newer, the floor plans favor open-concept living, and the location inside Cadence adds the larger master-plan amenity layer that Sun City Anthem doesn't have. Our full 55+ guide covers Heritage at Cadence in deeper structural detail.
| 55+ Community | Summer 2026 resale median | Dues | Opened or built |
|---|---|---|---|
| Sun City Anthem | $570,000 (67 sales) | Main assessment $435 a quarter, about $145 a month (2026); Pinnacle Village $643.50 and villa duplexes $1,178.25 to $1,328.50 a quarter | 1998 to 2008 |
| Solera at Anthem | Not isolated in our pulls | Not published; resale fee of one-third of 1% of the price | Del Webb CC&Rs recorded 2003 |
| Heritage at Cadence | Not isolated in our pulls | Cadence master $225 a quarter plus a Heritage sub-association | Grand opening January 30, 2016 |
| Del Webb at Lake Las Vegas | $557,500 (4 resales) | About $373 a month (MLS entries); some entries add a LID charge, but AMG lists no active Lake Las Vegas district | Grand opening February 8, 2020 |
| Trilogy at Sunstone | Not isolated in our pulls | Not published | Resort club grand opening October 8, 2022 |
| Sun City Aliante (NLV) | $355,500 (14 sales) | $151.50 a month (July 1, 2026) | Built 2003 to 2008 (2,028 homes) |
| Ardiente (NLV) | Not isolated in our pulls | Not published | Grand opening fall 2005 |
| Regency at Summerlin | $1,150,000 (2 sales) | About $415 a month plus a SID near $133 (MLS entries) | Debuted April 2016 |
| Sun City Summerlin | $445,000 (94 sales) | About $230 a month (MLS entries) | From 1989 |
| Stonebridge Heritage (Summerlin) | Not isolated in our pulls | Not published | Opened 2021 |
Where Should Snowbirds Land for Six-Month Stays?
Snowbirds, owners who keep a primary residence elsewhere and spend the cooler months in Las Vegas, should prioritize three factors: resale liquidity (in case the plan changes), low-maintenance landscaping, and proximity to Harry Reid International Airport. By our own free-flow road model on OpenStreetMap road data, run October 26, 2026 without traffic, Sun City Anthem's Anthem Center is 11.8 miles and about 17 to 24 minutes from Terminal 1, Solera's community center 13.3 miles and 19 to 27 minutes, and Heritage at Cadence's gated entry 12.3 miles and 17 to 25 minutes. Del Webb at Lake Las Vegas adds a private lake at 17.5 miles and 25 to 35 minutes, and Trilogy at Sunstone offers new construction but sits 25.7 miles and 28 to 34 minutes away.
Liquidity favors the large communities: 94 Sun City Summerlin and 67 Sun City Anthem resales closed from June through August 2026 (August closings provisional as of our September 2026 pulls), against four at Del Webb at Lake Las Vegas, where Pulte's new-home sales still compete with resale. Our snowbird buyer guide breaks the structural math down (lock-and-leave strategies, HOA snowbird policies, mail-forwarding logistics) in deeper detail.

How Do HOA Fees Compare Across the Top Ten 55+ Communities?
HOA fees in 55+ communities cover amenity operations (pools, clubhouses, fitness centers, courts, gates where there are gates, and common-area landscaping), and they vary widely with the amenity tier. The lowest published dues in our top 10 are Sun City Anthem's main assessment of $435 a quarter, about $145 a month in 2026 (Pinnacle Village homes pay $643.50 a quarter and villa duplexes $1,178.25 to $1,328.50), and Sun City Aliante's $151.50 a month as of July 1, 2026, per its association's FAQ. Sun City Summerlin's dues show up in MLS entries at about $230 a month. At the top, Del Webb at Lake Las Vegas listings show about $373 a month; some also show a Lake Las Vegas improvement-district charge, but Assessment Management Group's district schedule, read October 7, 2026, lists Lake Las Vegas's Henderson district T-1 as matured and no other active Lake Las Vegas district, so ask the listing agent what that line is and check the parcel. Regency at Summerlin listings show about $415 plus a special improvement district charge near $133 a month, per our Trilogy versus Regency cost comparison.
Solera, Heritage at Cadence, Trilogy at Sunstone, Ardiente and Heritage at Stonebridge do not publish their dues on any page we could open; Shea's Trilogy at Sunstone page refers buyers to a community representative. Get the number from the resale package, which must state the monthly assessment, any unpaid obligations and any transfer fees under NRS 116.4109. Some communities add one-time charges at closing: Solera's association, for example, lists a resale fee of one-third of 1% of the sale price on its money page.
Which Amenities Matter Most in Las Vegas 55+ Communities?
According to the Sports and Fitness Industry Association, 24.3 million Americans played pickleball in 2025, and it was the fastest-growing sport in the United States over the past three years. Court counts vary widely. According to the Sun City Anthem Community Association, Liberty Center has 16 pickleball courts. The Sun City Pickleball Club lists 10 courts at Sun City Summerlin's Desert Vista center, the only one of its four community centers whose amenity list includes pickleball. Sun City Aliante's facilities page shows eight courts. Heritage at Cadence's recreation center opened in 2016 with six pickleball courts, according to the Las Vegas Review-Journal. Solera at Anthem and Del Webb at Lake Las Vegas have courts but do not publish a count. For court counts checked against each association's and city's own pages, plus the public courts, reservation fees and court hours across the valley, see our guide to pickleball communities in Las Vegas and Henderson.
Beyond pickleball, the amenities worth comparing clubhouse by clubhouse are an indoor walking track (for monsoon-season and 110-degree summer days), full-service fitness with personal training, on-site golf (or membership priority at an adjacent course), the club and event calendar, and dining (a clubhouse restaurant or grill). Touring several clubhouses and testing the amenities in person tells you more than a brochure does.
How Do Single-Story Ratios Compare Across Communities?
Single-story living matters to most 55+ buyers, but few associations publish a ratio, so the percentages that used to sit here are gone. What the communities do publish: Sun City Anthem's home page describes its 7,144 homes as single-story, energy-efficient homes, and its buyer page lists 34 models, either a single-family residence or a semi-attached villa. Del Webb's builder-provided grand-opening announcement in the Review-Journal described about 460 single-story homes at Lake Las Vegas. Golf Summerlin describes Sun City Summerlin's homes as a mix of single-family homes, garden villas and patio homes.
For every other community, check the stories field and the floor plan on each listing rather than assuming. A few two-story plans turn up even in age-restricted communities, and a "single-story" plan can still carry a loft or a stair to a bonus room. For most buyers, the floor plan is the binding filter: pick the plan first, then the community.
Which 55+ Communities Have the Best Resale Liquidity?
Resale liquidity matters more than buyers realize. The life plan changes, through health events, the death of a spouse, a move closer to family, or simply a decision to upgrade, and that drives 55+ resale activity. Using our pulls of Las Vegas MLS data through Repliers for June 1 to August 31, 2026 (August closings provisional as of our September 2026 pulls), as reported in our comparison guides, the deepest summer markets were Sun City Summerlin (94 closings at 100% of list after a median 27 days on market) and Sun City Anthem (67 closings at 97.9% of list after 39 days).
The smaller communities had thin samples: 14 Sun City Aliante closings after a median 14 days, four Del Webb at Lake Las Vegas resales after 65 days, and two Regency at Summerlin closings after 12 days. Thin samples make medians jumpy, so in the smaller communities compare a home against its closest recent sales rather than the community median. Our team's 55+ communities hub tracks current days-on-market and active inventory.
Which 55+ Communities Have the Best Transportation and Healthcare Access?
For active retirees, proximity to medical care, the airport, groceries and pharmacies matters more than the amenity stack on a typical week. To measure it, we ran each community's clubhouse, association or builder sales-office address (or its gated entry, where that address sits on private streets or none is published) to seven hospitals (Henderson Hospital, St. Rose Dominican's Siena and Rose de Lima campuses, MountainView, Summerlin Hospital Medical Center, North Vista and Centennial Hills) and to Terminal 1 at Harry Reid International Airport through our own free-flow road model on OpenStreetMap road data on October 26, 2026. Each time is a range, from posted speed limits to a slower run with signal stops, and neither includes traffic, so add time at peak hours. The closest hospital by road was 3.0 miles from Heritage at Cadence (St. Rose Rose de Lima), 3.2 miles from Sun City Summerlin (MountainView), 4.1 miles from Trilogy at Sunstone (Centennial Hills) and 4.7 miles from Sun City Anthem (St. Rose Siena).
The longer hospital drives were from Del Webb at Lake Las Vegas (8.4 miles to St. Rose Rose de Lima, about 12 to 16 minutes), Ardiente (7.3 miles to North Vista) and Sun City Aliante (7.3 miles to Centennial Hills). Airport distance splits the valley in two: the Henderson communities sat 11.8 to 13.3 miles from Terminal 1, except Del Webb at Lake Las Vegas at 17.5, while the communities in the north, northwest and west sat 17.1 to 25.7 miles out. For snowbirds with frequent flights or retirees with regular specialist appointments, the access math favors the Henderson cluster. Hospital addresses came from each hospital's own site, including Henderson Hospital, MountainView, St. Rose Siena, St. Rose Rose de Lima, North Vista, Centennial Hills and Summerlin Hospital. We could not geocode Regency at Summerlin's clubhouse address, so it is not in the table.
| Community | Closest hospital routed | Distance and time to hospital | Distance and time to LAS Terminal 1 |
|---|---|---|---|
| Sun City Anthem | St. Rose Siena | 4.7 mi, 7–11 min | 11.8 mi, 17–24 min |
| Solera at Anthem | St. Rose Siena | 6.2 mi, 9–14 min | 13.3 mi, 19–27 min |
| Heritage at Cadence | St. Rose Rose de Lima | 3.0 mi, 4–6 min | 12.3 mi, 17–25 min |
| Del Webb Lake Las Vegas | St. Rose Rose de Lima | 8.4 mi, 12–16 min | 17.5 mi, 25–35 min |
| Trilogy at Sunstone | Centennial Hills Hospital | 4.1 mi, 6–8 min | 25.7 mi, 28–34 min |
| Sun City Summerlin | MountainView Hospital | 3.2 mi, 5–8 min | 18.4 mi, 22–30 min |
| Sun City Aliante | Centennial Hills Hospital | 7.3 mi, 8–11 min | 18.2 mi, 25–36 min |
| Ardiente | North Vista Hospital | 7.3 mi, 10–14 min | 17.2 mi, 20–26 min |
| Stonebridge Heritage | Summerlin Hospital | 5.5 mi, 8–13 min | 17.1 mi, 23–29 min |

Where Are the Best 55+ Picks Under $450K in 2026?
For buyers with a budget up to $450,000 in 2026, the strongest 55+ picks are Sun City Aliante in North Las Vegas, whose 14 summer resales closed at a $355,500 median, the lower price band at Sun City Summerlin, where summer closings started at $249,000 for a small attached home against a $445,000 median, and the smallest villas at Sun City Anthem, where summer closings started at $375,000. According to Las Vegas REALTORS' August 2026 report, as republished by Nevada Business, the valley's median existing single-family home sold for $475,000 in August 2026, so a sub-$450,000 55+ buyer is shopping below the valley median and has real options.
Ardiente is the off-radar name on this list. According to its association's site, it is a gated active-adult community in North Las Vegas that Centex Homes developed, with a grand opening in fall 2005 and a 20,000-square-foot clubhouse, and the Review-Journal described it in 2008 as guard-gated and age-qualified. It does not publish dues, and our MLS pulls did not isolate its resale median, so price an Ardiente home against its own recent closings. For relocators from higher-cost states, Sun City Aliante, which Wikipedia describes as Del Webb's age-restricted community inside Aliante, is the clearest value among the Del Webb communities, with a $355,500 summer median and $151.50 monthly dues.
Where Are the Best 55+ Picks Over $700K in 2026?
For buyers with a $700,000 to $1.5 million budget, the top 55+ picks shift to Regency at Summerlin, Stonebridge Heritage at Summerlin and the upper end of Del Webb at Lake Las Vegas. Regency is Toll Brothers' 55-plus neighborhood in The Cliffs village, which the Review-Journal reported debuted at the end of April 2016; its two summer 2026 closings ran $1,000,000 and $1,300,000, and on September 8, 2026, 16 listings carried a $995,900 median asking price, per our Trilogy versus Regency comparison. The Regency association describes a 16,669-square-foot clubhouse as the community's centerpiece.
Stonebridge Heritage is Lennar's guard-gated 55+ neighborhood in Summerlin's Stonebridge village, which the Review-Journal described in September 2021 as the village's newest neighborhood to open; its association counts 421 homes and a staffed gatehouse. At Del Webb at Lake Las Vegas, the four summer resales ranged from $428,000 to $1,025,000, and 13 listings carried a $685,000 median asking price in September 2026, per our Sun City Anthem versus Del Webb at Lake Las Vegas comparison. In every case, the samples are small, so price against individual recent sales.

How Should Out-of-State 55+ Buyers Plan Their Tour Day?
We can plan a tour of four to six communities over two days rather than eight to ten in one, so each gets a fair look. Touring Sun City Summerlin and Sun City Anthem back-to-back can be overwhelming because of their clubhouse size and event programming, so we suggest starting with the smaller floor-plan-first tours at Solera, Trilogy at Sunstone and Heritage at Cadence.
The sequence we recommend: Day 1 morning covers the floor-plan-anchor tours (Solera at Anthem, Heritage at Cadence, Trilogy at Sunstone), which are smaller and easier to absorb. Day 1 afternoon covers the major-scale picks (Sun City Anthem, then Sun City Summerlin). Day 2 morning covers the snowbird and luxury picks (Del Webb at Lake Las Vegas, Regency at Summerlin, Stonebridge Heritage). Day 2 afternoon is amenity testing at your top two picks: a pickleball drop-in, a fitness-center visit, lunch at the clubhouse grill. The community that feels right after live amenity testing is the community you'll be happy in. To start tour planning, call our team at (702) 637-1759 or visit /55-plus-communities-las-vegas.
Where Do These Findings Fit Within the Wider NREG Coverage Map?
Nevada Real Estate Group's 789 closings and approximately $361.5M in production in 2025 span the whole valley: the Summerlin master plan and its Cliffs, Kestrel and Stonebridge villages; Henderson, from Anthem, Green Valley, Inspirada and Cadence to MacDonald Highlands, Seven Hills and Lake Las Vegas; and the rest of Las Vegas, including the southwest, the north valley around Skye Canyon and Tule Springs, Mountain's Edge, Centennial Hills and the resort-corridor condo towers. For 55+ buyers, the community choice and the tax and financing details below matter as much as the neighborhood.
In our experience, property tax is a line 55+ buyers often get wrong after a move. Under NRS 361.4723, the owner of a single-family home that is the owner's primary residence is entitled to a partial abatement that limits the year-over-year increase in the tax bill to 3%, but the owner must claim it, on the county assessor's form or on the declaration of value at purchase. Until it is claimed, the general abatement under NRS 361.4722 applies, which caps the increase at up to 8%. A purchase does not carry the seller's status over, so file the claim when you buy.
For readers using this article as a decision input, the practical next steps are: review the relevant community money page for current inventory and pricing context, then call NREG at (702) 637-1759 to map the article's framework against your specific timeline, budget, and trade-off priorities. With 9,600+ closed transactions in the firm's 16+ year operating history behind us, we can map this framework against your plans early, before you sign a builder reservation contract or commit to a community whose carrying cost doesn't match them. According to Freddie Mac, the 30-year fixed-rate mortgage averaged 7.28% for the week of October 1, 2026, up from 7.03% a week earlier, and the 15-year averaged 6.60%; model carrying costs at the current week's rate for both Las Vegas new construction homes and resale purchases.
Frequently Asked Questions
What's the minimum age for a 55+ community in Las Vegas?
Under the federal Housing for Older Persons Act exemption and HUD's rules at 24 CFR 100.305, a 55+ community must have at least one person aged 55 or older in at least 80% of its occupied units, must publish policies showing its intent to operate as 55+ housing, and must verify occupancy at least every two years. Each association then sets its own rules on top. Sun City Summerlin requires a 55+ resident in every home and allows other residents 19 or older; Solera's CC&Rs allow occupants 19 or older alongside an age-qualified occupant; Sun City Anthem issues lessees up to two activity cards, one to a 55+ occupant and the second to an occupant 19 or older. Read the specific community's policy in the resale package.
Can my under-55 spouse live with me in a 55+ community?
Generally yes, as long as an age-qualified resident lives in the home and the spouse meets the community's minimum age for other occupants, which is 19 in the Sun City Summerlin policy and the Solera at Anthem CC&Rs we could read. The harder question is what happens if the 55+ spouse dies: Sun City Summerlin's policy lets a non-qualified surviving spouse stay until remarriage but makes no exception for heirs. HOPA's 80% rule leaves room for those cases, and each community's CC&Rs, delivered in the resale package under NRS 116.4109, set the specific policy. Ask the association for its age policy before you write an offer.
Are short-term rentals allowed in 55+ communities?
Usually not, and in Henderson the city code adds its own bar. Under Henderson Municipal Code 19.9.4.F, a short-term vacation rental, meaning a stay of less than 30 consecutive days, may not be located in a common-interest community unless the community's governing documents expressly authorize transient lodging, and bookings carry a two-night minimum. Long-term leases come with age rules: Sun City Anthem allows only whole-home leases, bars subleasing and requires notice within 10 days of signing; Sun City Summerlin requires the owner to send a 55+ age certification within 30 days of each lease. Las Vegas and North Las Vegas have their own short-term rental rules.
Which 55+ community has the best on-site healthcare access?
None of these communities has an on-site hospital, so the useful measure is the drive. By our free-flow road model (October 26, 2026, no traffic), the closest hospital was 3.0 miles from Heritage at Cadence (St. Rose Rose de Lima), 3.2 miles from Sun City Summerlin (MountainView), 4.1 miles from Trilogy at Sunstone (Centennial Hills), 4.7 miles from Sun City Anthem and 6.2 miles from Solera (both St. Rose Siena). The longest drive was from Del Webb at Lake Las Vegas (8.4 miles to St. Rose Rose de Lima), followed by Ardiente (7.3 miles to North Vista) and Sun City Aliante (7.3 miles to Centennial Hills). Test the drive to your own doctors at the hours you would make it.
How large are typical homes in Las Vegas 55+ communities?
Size varies more by community than buyers expect. On September 8, 2026, Sun City Summerlin's active listings had a median of 1,487 square feet and Sun City Aliante's 1,420, per our Sun City Summerlin versus Sun City Aliante comparison, while Regency at Summerlin's listings had a median of 2,122 square feet with three bedrooms, per our Trilogy versus Regency comparison. Sun City Anthem's buyer page lists 34 models, either a single-family home or a semi-attached villa. For buyers downsizing from a larger home, the smaller plans in the older Sun City communities are the most affordable entry, and the newer gated communities offer larger plans at higher prices.
Should snowbirds buy or rent first in a Las Vegas 55+ community?
For most snowbirds, we suggest a rental season first, then a purchase once they know which Henderson or Summerlin sub-market fits their winter routine. In our experience, buyers who lock a purchase before spending a full season often misjudge two things: the drive to their preferred medical providers and how much they use the amenities their dues pay for. Check the community's leasing rules before you plan a rental, since associations such as Sun City Anthem lease only whole homes. Budget the one-time charges too: Solera's association lists a resale fee of one-third of 1% of the sale price. Tour two or three new construction alternatives during the rental season, then decide.
