What Does "Seller Accepts VA" Mean, and What Does It Not Mean?

When a Las Vegas listing agent enters a home in the MLS, they record which financing the seller will consider. This page filters on that field for the most common combination that includes a VA loan. It means the seller is not going to reject your offer because it is VA-financed, which was a real problem in the 2021 and 2022 bidding wars and is less of one now. It does not mean anyone has inspected the home for VA purposes, and it does not mean a condo project is VA-approved.

Two honest limits of the filter. Second, a seller who did not list VA can still accept a VA offer; the field records willingness, not a rule.

How Does the VA Appraisal Work on a Las Vegas Home?

The VA assigns an appraiser from its own panel, and that appraiser does two jobs: establishes value, and confirms the home meets the VA's minimum property requirements. In Las Vegas the requirements that most often come up are a roof with remaining useful life, a working heating and cooling system (a summer without air conditioning is a health issue here, not a comfort one), safe electrical, no peeling paint on pre-1978 homes, and a permanent water heater with proper strapping and relief valve. Pool homes need the pool equipment operable and the barrier fencing intact.

If the appraisal comes in below the contract price, the VA's rule that you cannot finance more than the appraised value means you either bring the difference in cash, renegotiate with the seller, or walk. The Tidewater process gives the lender a chance to submit additional comparable sales before the value is finalized; a listing agent who has sold VA before knows to have them ready. Can You Buy a Condo or a Townhome in Las Vegas with a VA Loan?

A townhome that is platted as a single-family lot (you own the land under it) is financed like a house. A condominium, where you own the airspace and a share of the common elements, can only be VA-financed if the project is on the VA's approved list. Las Vegas has hundreds of condo projects and a meaningful share are not approved, often because nobody has ever applied, not because they failed. The lender can request project approval, but it takes time and the seller has to be willing to wait. Wherever the numbers work, but three patterns repeat. Families assigned to Nellis Air Force Base concentrate in North Las Vegas and the northeast valley for the commute, where the homes under $400,000 and new homes under $400,000 pages overlap most with VA-priced inventory. Retirees using a VA loan for a second or third time often land in the 55+ communities and the single-story stock of the northwest and Henderson.
