Where Are Manufactured Homes for Sale in Las Vegas?
One ZIP dominates. On the build date, 53 of 113 active manufactured-home listings were in 89122, the east-side blocks between Boulder Highway and the Sunrise Mountain foothills, where several large manufactured-home communities were developed in the 1970s and 1980s. Community names that appear in current listings include Desert Inn Estates, Royal Ridge, and Rose Gardens Estates, several of them gated and age-restricted. The next clusters were 89156 and 89110 in Sunrise Manor and East Las Vegas, 89103 on the west side of the Strip, 89142 near Sunrise Mountain, and 89115 toward Nellis.
Outside those parks, individual manufactured homes on owned lots show up on the larger parcels of the far east and northeast valley and occasionally on acreage in the outlying areas, which is where the top of the price range comes from: a manufactured home on several acres with a shop can list well above the median because the land is most of the value.
How Do You Finance a Manufactured Home in Las Vegas?
The answer depends on the title. A manufactured home that sits on a permanent foundation on land the borrower owns, and that has been classified as real property under NRS 361.244, is a house to most lenders: conventional, FHA, and VA mortgages are all available, subject to each program's foundation, age, and condition requirements. According to the U.S. Department of Veterans Affairs, VA-eligible buyers can use a VA loan to "buy a manufactured home or lot" with no down payment when the price is at or below the appraised value.
A home in a land-lease park is personal property. It is financed with a chattel loan (shorter term, higher rate, smaller loan amounts), carried by the seller, or bought for cash, and the park must approve the buyer as a tenant before closing. Many of the 55+ park listings on this page trade for cash to retirees relocating from California, which is why a financed buyer needs a lender who does chattel lending lined up before the alert fires.
Whatever the lender, expect the appraiser or inspector to look for the HUD certification label and data plate on the home, evidence of a permitted installation, tie-downs and skirting in good condition, and no unpermitted additions. What Should You Check in a 55+ Manufactured-Home Community?
Age rules and occupancy: the community's rules typically require at least one resident to be 55 or older and may limit how long younger guests can stay. Get the rules and the prospectus or lease in writing.
Space rent and increases: in a land-lease park, ask for the current space rent, the increase history, and what the rent covers (water, sewer, trash, and amenities vary). Nevada's Manufactured Housing Division administers a lot-rent subsidy program for qualifying residents; ask whether the park participates.
Ownership structure: some east-side communities are cooperatively or resident-owned, some are planned developments where you own the lot with an HOA, and some are conventional rental parks. Each has a different fee, a different set of CC&Rs or rules, and a different resale process. The listing detail on this site shows any reported association fee; the remarks usually state the structure.
Home condition: 1970s and 1980s doublewides need the same review as any older house, with particular attention to the roof (many have had a pitched roof-over), the subfloor around bathrooms, the swamp cooler or HVAC, and any add-on rooms that may not be permitted.
Is a Manufactured Home a Good Buy in Las Vegas?
