Where Is Spanish Oaks?
Spanish Oaks is in central Las Vegas, inside city limits, in ZIP 89102. The City of Las Vegas jurisdiction map covers the whole community, and the Clark County Assessor assigns every parcel to tax district 200, Las Vegas City. On the city's council ward map it is in Ward 1. South Valley View Boulevard runs along the community's west edge. West Oakey Boulevard lies just to the north, and West Sahara Avenue passes less than a tenth of a mile south of the southern edge.
On Clark County's street centerline map, Spanish Oaks Drive is the street that connects the community to West Sahara Avenue, and Calle de Espana reaches West Oakey Boulevard opposite Campbell Drive. The Assessor records the streets inside as private: it describes seven of the association's eight parcels as common area and private streets. Streets inside include Calle de Espana, Calle de Corrida, Calle del Torre, Plaza del Grande, Plaza del Padre and Plaza de Rosa.
On paper, Spanish Oaks is nine recorded subdivision plats in Clark County Plat Books 17 through 22: Spanish Oaks #1 2nd Amd, #2 Amd, #3, #4 Amd, 5, 6 Amd, 7, 8 and 9. Together they cover about 85 acres. The MLS uses the same plat names, and at least one recent sale is filed under plain "Spanish Oaks", so the listings on this page come from plats whose names contain "Spanish Oaks" in ZIP 89102 only.
The apartment complex at 2301 South Valley View Boulevard, beside the community's southwest corner, is not part of Spanish Oaks. The Las Vegas Review-Journal reported its 2016 sale as the Spanish Oaks Apartments, but the Assessor records it as a separate 8.45-acre apartment parcel with 217 dwelling units on a parcel map, not on any Spanish Oaks plat.
What Kinds of Homes Are in Spanish Oaks?
Every home in Spanish Oaks is a detached single-family house. The current Clark County parcel extract lists 383 single-family parcels on the nine plats, plus eight common-area parcels. Construction ran from 1975 to 1981 and followed the plat numbers: homes on Spanish Oaks #1 2nd Amd date from 1975 to 1977, plats #2 through #4 from 1976 to 1978, plats 5 and 7 from 1978, plat 6 Amd from 1979, plat 9 from 1979 to 1980, and plat 8 from 1980 to 1981.
Assessor residential records put recorded living area between 1,414 and 4,778 square feet, with a median of about 2,340. Most homes are single-story: 316 of the 383 have no recorded second floor, and 67 have one. Three bedrooms is the most common layout (220 homes), followed by four bedrooms (89) and two bedrooms (73); one home is recorded with a single bedroom. Most parcels measure 0.11 to 0.17 acre, and the largest is 0.28 acre.
The City of Las Vegas zoning map shows every Spanish Oaks parcel as R-PD6, Residential Planned Development at 6 units per acre. Among current listings, homes were built from 1976 to 1981 and range from 1,668 to 2,685 square feet with two to four bedrooms. The largest recorded home includes an addition, so compare the county's recorded square footage and bedroom count with the listing for any home you consider.
What Does the Spanish Oaks Association Own and Run?
Spanish Oaks Homeowners Association governs the community. The Nevada Real Estate Division's roster of active associations lists it with 386 units, at an address in care of FirstService Residential, Nevada, LLC. That count is slightly higher than the 383 single-family parcels in the county's current extract, so ask the association how it counts units.
The association owns the common ground. Clark County Assessor records list it as the owner of eight parcels totaling about 26 acres, and describe seven of them as common area and private streets. The largest, an 11-acre parcel at 2101 Spanish Oaks Drive on the #1 2nd Amd plat, is recorded with a clubhouse and a pool.
Nearly all current MLS listings describe Spanish Oaks as guard-gated. Listings also mention several community pools, tennis and pickleball courts, a clubhouse and walking paths, but they disagree on the number of pools. Confirm gate rules and assessments in the association's resale package, and ask the association for its current amenity list, before you rely on any listing description.

The county street map shows the community's streets connecting to Sahara Avenue through Spanish Oaks Drive and to Oakey Boulevard through Calle de Espana. Ask the association how each entrance is controlled.
