Where Is Rainbow Canyon?
Rainbow Canyon is inside the City of Henderson, in what the city calls the Lake Las Vegas Planning Area. City of Henderson Ordinance No. 3917 (November 15, 2022) describes one of its parcels as generally located at the north end of Lake Las Vegas Parkway, and it refers to the "Amended Parent Final Map of Rainbow Canyon at Lake Las Vegas" on file in Book 167, Page 13 of Plats with the Clark County Recorder.
The individual neighborhoods were then recorded as separate parcel maps. Clark County Assessor records show, for example, Rainbow Canyon Parcel C-1 in Book 157, Page 50; Parcel W-4 Units 1, 2 and 3 in Books 168 and 169; and Parcel N-1 Unit 1 in Book 174, Page 51. The Lake Las Vegas map published on the SouthShore Lake Las Vegas website labels the Del Webb, Blue Heron and Amberock neighborhoods north and northwest of the lake, off Lake Las Vegas Parkway and Highland Shores Drive.
Because the name comes from the recorded maps, you will rarely see "Rainbow Canyon" in marketing. In the MLS the plats appear as "Rainbow Canyon Parcel …" or "Parcel … At Rainbow Canyon", while listing descriptions use the neighborhood or builder name instead. This page gathers every home whose plat carries the Rainbow Canyon name in ZIP 89011. A separate, unrelated Rainbow Canyon subdivision exists in the Mount Charleston area (ZIP 89124); it is not part of this page.

Matching MLS plat names to the builder and neighborhood names in current listing descriptions (NREG snapshot, September 29, 2026) and to builder ownership in Clark County Assessor records gives this picture. Parcels C-2A-1, C-3 and C-4 (including C-4 Phase 2) are Del Webb at Lake Las Vegas, which Del Webb describes as an age-restricted, private gated community within the Lake Las Vegas master plan; its sales address, 28 Lake Oasis Street, is in Parcel C-4 in City of Henderson address records. Ordinance No. 3917 also records age-restricted designations for Parcel C2-A and Parcel M-5A-1, and the Assessor shows P N II, Inc., which also held the Del Webb lots checked for this page, owning the current M-5A-1 listing's lot before its first owner. Parcels C-5 and C-6 are Reverie by Lennar. Parcel K is Amberock and Parcel M-1B Phase 2 is Marble Mesa, both built by Richmond American.
Blue Heron homes occupy several parcels. Parcel C-1 listings are in Vantage, which Blue Heron's 2020 announcement of Caliza, its second Lake Las Vegas community, described as a gated community of 37 homes. Parcel M-1B Phase 1 listings are in Strata, and Parcel W-4 listings are waterfront and view homes on The Island, where the Assessor shows Blue Heron's Velaris and Arvada entities holding the lots. Toll Brothers builds on two parcels: the W-2A and W-3A listings are in Bella Strada, where the Assessor shows Toll Henderson LLC holding lots before their first owners, and the Parcel N-1 listing is in Incanta Lago, which the Lake Las Vegas new-homes list attributes to Toll Brothers. The Assessor shows William Lyon Homes, in care of Taylor Morrison, owning a lot on Faro Di Portofino Court in Parcel N-2 & N-3 Phase 1, and the same list includes Portofino by Taylor Morrison; other Portofino collections carry their own plat names.
These builder assignments come from listing remarks and public records, not from a single official directory, so confirm the neighborhood name, gate access and association for any specific address.
What Kinds of Homes Are in Rainbow Canyon?
Among the 78 current listings in the September 29, 2026 snapshot, every home was built in 2020 or later; listings dated 2027 are homes still under construction or to be built. They range from 2 to 7 bedrooms and from about 1,280 to 7,750 square feet.
The spread follows the parcel. Parcel K listings, two of them described as townhomes, run about 1,490 to 1,810 square feet and were built in 2021 and 2022. On the Del Webb parcels, where Del Webb builds single-story homes, listings run about 1,280 to 2,790 square feet and were built from 2021 on. Reverie listings run about 2,280 to 2,650 square feet and Marble Mesa about 1,720 to 2,150. The Blue Heron parcels are larger: about 3,860 to 4,690 square feet in Vantage and about 2,870 to 7,750 square feet on the W-4 parcels at The Island.
Clark County Assessor records for the same listings show lot sizes of about 0.06 to 0.08 acres on Parcel K, 0.10 to 0.29 acres on the Del Webb parcels and 0.19 to 0.50 acres on Parcel W-4. Several W-4 lots have no construction year yet in Assessor records, which matches listings for homes still being built.
What Zoning, Assessments and Associations Apply?
Ordinance No. 3917 rezoned 19.9 acres in the Parcel N-1 area to RS-6 (low-density residential) with Gaming Enterprise, Master Plan and Hillside overlays, on an application by Raintree Investment Corporation. The ordinance tests the plan against the city's Master Plan Development Overlay standards (Henderson Municipal Code 19.8.5) and its hillside criteria, which cover grading, drainage and building on ridges and slopes.
Across the current listings, City of Henderson zoning maps show RS-6, RS-8 and RM-10 residential districts, nearly all with Master Plan and Hillside overlays and most also carrying the Gaming Enterprise overlay.
Part of Rainbow Canyon is inside City of Henderson Local Improvement District No. T-22 (Rainbow Canyon Phase II). Ordinance No. 3965, adopted May 16, 2023, assesses the cost of sewer, storm sewer, street and water improvements against the parcels it lists, payable in semi-annual installments on June 1 and December 1, with a final due date of December 1, 2052. Assessor records show parcels from W-4 Units 2 and 3 and N-2 & N-3 Phase 1 among them. Not every Rainbow Canyon lot is in T-22, so check the parcel number.
The City of Henderson's association map places 77 of the 78 current listing locations inside the Lake Las Vegas Master Association area and inside the city's 3,622-acre Lake Las Vegas master plan; the remaining listing has a map point that falls outside the neighborhood. Confirm the age rules if the home is on a Del Webb parcel, since that section is age-restricted. For new or to-be-built Blue Heron and Toll Brothers homes, confirm the expected completion date in the contract rather than relying on the year shown in the listing.
All 78 current listings plot in FEMA flood Zone X (area of minimal flood hazard) on flood maps effective November 16, 2011, mostly on FIRM panel 32003C2610F and the rest on panels 32003C2225F and 32003C2605F; for the one listing with a misplaced MLS map point, this uses its City of Henderson address point. Check the exact parcel on FEMA's flood map before you rely on it.
