Where Is Monaco?

Monaco is one of the neighborhoods of SouthShore, on the south side of Lake Las Vegas in the City of Henderson. The SouthShore community map shows it on the lakeshore at the western end of SouthShore, between the water and the golf course, beside the 11th through 14th holes, a short way inside the SouthShore entrance gatehouse. The broader Lake Las Vegas map on the same site places Monaco north of Grand Mediterra Boulevard.

Current listings are on Rue Promenade Way and Rue Grimaldi Way. The Clark County Assessor records most of the neighborhood as Monaco Amd (Plat Book 57, Page 87), with a later re-subdivision recorded as Monaco 6th Amd (Plat Book 169, Page 55). In the MLS these appear as "Monaco Amd", "Monaco 4th Amd" and "Monaco 6th Amd". A different subdivision named Monaco exists in Las Vegas ZIP 89117; it is not part of this page, which covers only the ZIP 89011 plats.

How Does Monaco Fit Into SouthShore?

According to the SouthShore Lake Las Vegas history page, Lake Las Vegas was built from 1988 to 1991 as a 320-acre man-made lake, and SouthShore, which began taking shape in 1993, was the first private community developed there. SouthShore describes itself as home to eleven communities, and its custom-home section lists Monaco alongside Barcelona, Biarritz, Capri, Carméneré, Marseilles, Porto Villagios and Siena.

SouthShore's security page says the community has two access points, both with multiple gates and cameras, and live guards at the front gate around the clock. It also notes that some neighborhoods inside SouthShore add their own gate. The private SouthShore Country Club runs the Jack Nicklaus-designed course that winds through the community. SouthShore's golf page describes it as a par-71 layout of just under 7,000 yards and the first private Jack Nicklaus Signature course in Nevada, and notes that the public Reflection Bay Golf Club, also a Nicklaus design, is within five minutes of the SouthShore main gate.

What Kinds of Homes and Lots Are in Monaco?

SouthShore describes Monaco as a mix of custom homes and homesites with lake, golf course and mountain views, and notes that lakefront homes and lots are also available. The September 29, 2026 snapshot holds five listings: four homes and one vacant homesite.

The homes span several building eras. Among current listings, two were built in 1995 and 2002, one in 2024, and one is new construction that its listing says is estimated to be complete at the end of November 2026. They have 4 to 5 bedrooms and about 5,100 to 7,100 square feet. Listing descriptions mention elevators, multi-level floor plans and, on one home above the shoreline, a private boat dock.

Clark County Assessor parcel records put the current listings on lots of about 0.30 to 0.36 acres. Because each home was designed individually, compare floor plans, lot orientation and view lines house by house rather than assuming the neighborhood has standard models. City of Henderson zoning maps the neighborhood as RS-2 with a Master Plan overlay.

What Should You Check Before Buying in Monaco?

Ask for the resale package from each association that bills the lot. The City of Henderson's association map places all five current listing locations inside both the Lake Las Vegas Master Association and the Lake Las Vegas SouthShore Residential Community, which the city marks as guard-gated. IRS records list the Lake Las Vegas Master Association as a 501(c)(4) organization since 1995. The packages show each association's dues, reserves and rules.

The SouthShore Country Club is private. Ask whether any club membership comes with a particular home, is optional or must be bought separately, and get the current terms in writing from the club.

For the vacant homesite or a home still under construction, request the SouthShore architectural guidelines and confirm the completion date and warranty terms in the contract. A new home also needs City of Henderson building permits, so budget time for both association and city plan review.

All five current listing locations plot in FEMA flood Zone X (area of minimal flood hazard) on FIRM panel 32003C2610F, effective November 16, 2011; confirm the exact parcel on FEMA's flood map, and ask the association about dock rules for a lakefront lot. School assignments come from the Clark County School District's zoning lookup, and the Nevada Report Card publishes each school's data.

Frequently Asked Questions About Monaco at Lake Las Vegas

Is Monaco inside the SouthShore guard gate?

Yes. SouthShore's community map shows Monaco inside SouthShore, and SouthShore's security page says its two access points have multiple gates, cameras and live guards at the front gate 24 hours a day. Confirm guest-access procedures for a specific home with the association.

Are there lakefront homes in Monaco?

Yes. SouthShore's Monaco page says lakefront homes and properties are available alongside homes and lots with golf course and mountain views, and the SouthShore map shows the neighborhood running along the lakeshore. Ask the association about dock and water-access rules for any lakefront lot.

Why does the MLS show Monaco Amd as the subdivision?

The MLS subdivision field uses the recorded plat name. The Clark County Assessor records most Monaco lots under Monaco Amd, Plat Book 57, Page 87, and a later re-subdivision as Monaco 6th Amd. Listing descriptions usually say SouthShore or Lake Las Vegas instead of Monaco.

Does buying in Monaco include a SouthShore Country Club membership?

Not automatically. SouthShore describes its country club as private, and membership terms are set by the club, not by the plat. Ask the seller and the club whether a membership transfers with a home, is optional or must be purchased separately, and get the terms in writing.
