Enterprise is a useful place to begin a south Las Vegas home search, but its name does not describe a single neighborhood, homeowners association or housing product. A Mountain's Edge resale, a Southern Highlands property and a new home near the Cactus corridor can raise different questions about condition, costs, construction and daily travel. Start with the address and the decision you need to make.
Across our 789 closings in 2025 — $361.5M+ in production — our work has included buyers comparing different parts of the valley. This guide connects Enterprise's geography with practical purchase checks using county, Census, association and builder sources reviewed October 21, 2026. Public housing statistics, advertised builder offerings and an individual home's value are separate pieces of evidence.
Enterprise is an unincorporated Clark County town in the southwest Las Vegas Valley; the county describes approximately 67 square miles. It includes Mountain's Edge and Southern Highlands areas, with irregular boundaries that must be checked by address. Compare the actual home, association obligations, tax record, school zone and daily routes instead of assuming one price or amenity package covers all Enterprise properties.
- Enterprise is an unincorporated town, not one master plan or an incorporated city.
- Town boundaries, Census geography, ZIP codes and marketing names are different.
- Compare a complete new-home offer with a specific resale and its repair needs.
- Check every association charge, parcel tax record and potential assessment lien.
- Verify school assignments and test airport, work and shopping routes from the actual address.
What Is Enterprise, and Which Boundary Matters for a Home Search?
According to Clark County's Enterprise overview, the unincorporated town occupies approximately 42,950 acres, or 67 square miles, in the southwest Las Vegas Valley. County administration matters even when a property uses Las Vegas as its mailing address. The postal city alone does not establish that a home lies within the incorporated City of Las Vegas.
The county town map dated October 17, 2026 shows an irregular boundary, including areas east of Las Vegas Boulevard and exclusions around parts of the northwest edge. A simple rectangle drawn between four roads is therefore a poor substitute for the actual map. Nearby homes marketed together as southwest Las Vegas can belong to different administrative areas.
According to Census QuickFacts for Enterprise CDP, the 2020 Census counted 221,831 people and reported 66.00 square miles of land. These are dated Census-geography measurements, not a 2026 population estimate or a replacement for the county's town description. The different labels and periods should remain attached whenever you compare them.
In our experience guiding 240+ Enterprise-area closings over the last 8 years, buyers usually search by master plan first and discover the Enterprise umbrella second. For your own search, record the address, parcel number, legal subdivision and associations alongside the marketing name. Use the Enterprise property page to find candidates, then confirm the jurisdiction and parcel through county records before assuming which rules or services apply.
How Should You Compare Enterprise's Different Neighborhood Choices?
Begin with the kind of home and ownership arrangement you want. An established master plan may offer familiar parks and association procedures; another subdivision may have a different mix of common facilities, private streets and maintenance obligations. Neither the Enterprise name nor the age of a community establishes the complete package for a particular property.
According to Clark County's Mountain's Edge planning page, that master plan lies generally south of Blue Diamond Road and west of Rainbow Boulevard. The county also records cancellation of its development agreement in January 2022 and explains the development standards now used. That history is more useful than assuming every nearby new-home advertisement describes a fresh phase of the original master plan.
Across the 240+ Enterprise-area closings our team has represented, the useful comparison begins with the individual property. Use the following framework to organize a shortlist; it does not assign a current median price or a guaranteed lifestyle to an entire neighborhood.
| Search choice | Useful starting point | Confirm for the actual home |
|---|---|---|
| Mountain's Edge | Established master-plan and park setting | Recorded subdivision, master and neighborhood associations, condition and location |
| Southern Highlands | Community parks, paths and varied residential offerings | Applicable assessments, actual gates and facilities, property features and obligations |
| Cactus and Valley View corridor | Compare individual subdivisions and advertised builder communities | Homesite, sales status, complete price, delivery condition and surrounding approvals |
| Other southwest or south-valley alternatives | Broaden the search when the required home is unavailable | Town or city boundary; a marketing label or ZIP does not establish Enterprise membership |
Our Mountain's Edge guide provides a deeper look at that community, while the Southern Highlands overview helps organize another part of the search. Treat Rhodes Ranch and Silverado Ranch as nearby comparison destinations whose individual addresses still need a boundary check. A website's navigation path is not a jurisdictional determination. Choose the home and its verified obligations rather than forcing every alternative into the Enterprise label. Our Silverado Ranch buyer guide covers that nearby search in more detail; verify each address rather than treating the neighborhood name as a town boundary.
What Do Available Housing Statistics Actually Tell You About Price?
A useful price discussion starts by defining the measure. Census housing values describe a housing stock over a published survey period. Builder advertisements describe particular products and terms. Closed-sale comparables describe completed transactions. An asking price describes a seller's current proposal. Combining these into a single supposed Enterprise median can produce a confident but misleading answer.
The Census Bureau's Enterprise QuickFacts housing table reports a $475,500 median value for owner-occupied housing units for 2020–2024. Its median gross rent is $1,934 for the same period. Those are historical survey measures across their stated populations, not October 2026 sale prices, detached-home rents or forecasts for a property you are considering. The table does not supply an Enterprise 2025 building-permit total; its marked absence cannot establish a permit-volume ranking.
For an offer, assemble recent closed comparables that match the home's legal subdivision, ownership type, size, condition and relevant features. Note the sale dates and concessions when available. A renovated one-story home and an unrenovated two-story home may share a ZIP while requiring substantial adjustments. A builder's base price may exclude the lot or finishes shown in the model.
Separate the questions you want answered: what similar homes actually closed for, what competing homes now ask, and what the property will cost you after financing and improvements. Use the Las Vegas homes search to identify alternatives, then have the comparable set reviewed for the actual address. A neighborhood's reputation, an old regional median or a portal estimate should not supply a universal offer discount or appreciation promise.
Which New-Construction Offerings Are Worth Checking Now?
Use current builder pages as dated leads, then verify the particular homesite and written offer. The same builder can advertise a community with move-in-ready homes, another still awaiting a sales opening, and a separate off-site sales office. These are different stages of availability. A builder name on an old roster does not establish that it still sells homes in the same subdivision.
According to KB Home's Lynora page, reviewed October 21, 2026, move-in-ready homes were advertised with a starting price of $499,750. That is an advertised starting figure, not a quote for every plan or a local sold median. Obtain the actual address, specifications, availability, lot charges and final price before comparing it with a resale.
According to KB Home's Piedra Vista page, reviewed the same day, that community was advertised as opening in winter, with its sales office coming soon. The builder's Las Vegas community directory places it at Valley View Boulevard and Cactus Avenue. An announced opening and an interest list do not provide a guaranteed delivery date or an available completed home.
The two examples illustrate why availability needs to be checked at the community and homesite level. They are not an exhaustive builder ranking or an endorsement of a particular property. Use our new-construction search and southwest new-construction guide to broaden the comparison, while keeping each quoted price and inventory observation attached to its original date. Before visiting models, discuss representation and confirm the builder's registration requirements and any compensation terms in writing.
How Do You Compare a Builder Incentive With a Resale Offer?
Compare the complete transaction, not the largest advertised credit. On the new-home side, ask for the base home, homesite premium, structural options, finishes, appliances, landscaping, association charges and any required financing conditions. On the resale side, identify the purchase price, concessions, repairs and immediate replacements. Both columns need the same intended move-in condition before the totals are useful.
According to the Consumer Financial Protection Bureau's Loan Estimate explainer, borrowers should compare Loan Estimates from different lenders and review the loan terms, projected payments, closing costs and cash to close. A payment that includes a temporary subsidy does not describe every later payment. Ask the lender to show the payment after the subsidy ends and explain any conditions attached to the advertised offer.
Keep an incentive worksheet with the same loan amount, down payment, rate-lock date and loan type where possible. Record which credits require the builder's preferred lender, which charges they cover, and which amounts remain your responsibility. Ask what happens if construction timing changes or the loan no longer qualifies for a particular promotion. Do not assume a credit can be converted to cash or used for an unrelated expense.
Construction status is another part of the comparison. A completed home, a home under construction and a build-to-order contract carry different inspection, timing and temporary-housing questions. Review the warranty documents and inspection opportunities for the actual purchase. Our new-construction versus resale guide can help structure the choice, but the winning offer is the one whose written price, financing, condition and timing fit your needs after all obligations are included.
What HOA Charges and Amenities Should You Verify?
Enterprise has no single HOA bill. A property can have a master association, a neighborhood association, separate club arrangements or a different ownership structure. Identify every applicable organization and its documents before assuming that a nearby pool, gate, clubhouse or golf facility is included with the house. A community photograph is not evidence of a transferable membership.
According to the Mountain's Edge Master Association's 2026 assessment page, the master assessment is $135 quarterly. That equals $540 annually, or a $45 monthly budgeting equivalent, but payments remain on the stated quarterly schedule. The same page warns that additional neighborhood assessments may apply. This is a named master-association example, not the total dues for all Enterprise homes.
The Southern Highlands community-association page explains that monthly assessments support parks, landscaped common areas and a roving security patrol. That description does not establish a particular home's complete charge, guard-gated status or private-club rights. Request the actual assessment statement and documents for the property rather than borrowing a number from another listing.
For each association, review the operating budget, reserves, anticipated work, assessment history, governing documents and rules relevant to your use. Clarify who maintains the street, gate, wall and drainage facilities. Ask about pending special assessments and outstanding violations, including responsibility for correcting them. Compare the full package with the property's price and maintenance needs; low regular dues alone do not prove low ownership costs. Use the Southern Highlands home search or the relevant neighborhood search to find comparable alternatives with similar obligations.
How Do Property Taxes and Special Assessments Work?
A Las Vegas mailing address does not establish a single tax rate, and the purchase price is not automatically the taxable value. According to the Clark County Assessor's real-property explanation, taxable value generally combines land value with replacement cost of improvements less statutory depreciation. Assessed value is 35% of taxable value, and the applicable district rate is applied to assessed value. Review the parcel record and actual tax bill rather than applying a guessed effective percentage twice.
For a purely hypothetical calculation, suppose taxable value is $300,000 and the applicable rate is $3 per $100 of assessed value. Assessed value would be $105,000; multiplying that by 0.03 gives $3,150 before applicable abatements. Neither the hypothetical taxable value nor rate is a quote for an Enterprise property. The example simply shows why a percentage of assessed value and a percentage of purchase price are different calculations.
The Assessor's current tax-cap guidance describes the primary-residence partial abatement and the process for correcting a property's cap status. It states that the deadline to correct the cap for fiscal 2026–2027 is June 30, 2027. Verify eligibility and the actual record with the Assessor; do not assume that a cap makes the first full tax bill on new construction equal to an earlier land-only bill.
Separately, ask title and the relevant assessment administrator whether the parcel carries an infrastructure-assessment lien. Identify the remaining balance, payment schedule and payoff terms if one exists. Do not assume that every Enterprise home has a SID, that none do, or that an association assessment pays it. Keep property taxes, association obligations and any separate assessment as distinct lines in the ownership budget.
How Much Should You Budget Beyond the Mortgage Payment?
A useful comparison includes recurring obligations and a realistic allowance for work the property will need. Start with your lender's written principal-and-interest figure, then add property taxes, insurance, mortgage insurance where applicable, all association charges and any separate assessments. Include utilities and a maintenance reserve suited to the property's condition. Avoid counting escrowed taxes or insurance twice.
The figures below are deliberately hypothetical and are not Enterprise medians, lender quotes or claims about a typical builder offer. They show how a lower mortgage payment can coexist with a higher overall budget when the remaining obligations differ. Replace every line with documented amounts for the two homes you are actually considering.
| Budget item | Home A | Home B |
|---|---|---|
| Mortgage principal and interest | $2,600 | $2,750 |
| Property taxes | $300 | $350 |
| Homeowners insurance | $150 | $150 |
| All association obligations | $125 | $100 |
| Utilities and maintenance allowance | $650 | $450 |
| Illustrative total | $3,825 | $3,800 |
Home A's mortgage payment is $150 lower, but its total in this example is $25 higher each month, or $300 over twelve months. That small result could reverse if an insurance quote, repair estimate or association obligation changes. The point is to compare complete inputs rather than treating the mortgage line as the whole answer.
Keep upfront spending separate: down payment, closing costs, moving, immediate repairs, window coverings and unfinished landscaping can affect how much cash remains after closing. Also distinguish a maintenance allowance from a known repair: a roof replacement supported by an inspection deserves its own estimate and timing. Our buyer resources and first-time buyer page can help organize the purchase stages, but your budget should be built around your property records and written quotes.
Which Schools Serve an Enterprise Address?
School assignment needs an exact address and the relevant school year. A neighborhood name, builder brochure or nearby campus does not establish enrollment eligibility. According to the Clark County School District's zoning page, the district provides a zoning search and zoning maps, with questions directed to its demographics and zoning staff. Use those tools for each candidate property instead of assigning one school cluster to all of Enterprise.
Record the elementary, middle and high school results, the school year displayed and the date you checked. If the address is newly created or not recognized, ask the district how to confirm its assignment. If a listing and district result disagree, resolve that discrepancy before treating the school as a reason to buy. Keep any written clarification with the property file.
A school search should also reflect the student's actual needs. Ask the school or district about the relevant program, enrollment requirements, accessibility and transportation arrangements. Charter, magnet and open-enrollment options have their own processes; proximity alone does not guarantee a seat. A third-party rating is not a substitute for reviewing the program and admission details that matter to the student.
Test the actual school-day routine. Consider the pickup location, walking crossings, supervision arrangements and the work schedule of the person handling transportation. Do not convert a short straight-line distance into a promise of a short or convenient trip. Apply the same questions to a home in Henderson or another Las Vegas neighborhood so the comparison remains about verified services and household requirements, not a blanket ranking of communities.
How Should You Test Airport, Work and Everyday Routes?
Enterprise's size and irregular shape make a single airport or Strip drive time unhelpful. A trip from a western neighborhood, a property near Interstate 15 and an address farther south begins on different streets and may encounter different bottlenecks. Define the actual destination: a terminal entrance, employee parking area, workplace entrance or pickup point can produce a different trip from a generic map pin.
Across the 240+ Enterprise-area transactions our team has represented, the practical question is how a home fits the buyer's routine. Make a short list of trips you repeat, the days and departure times involved, and the arrival constraint. Test both directions. A midday showing route does not establish what a workday commute will feel like or how much time airport parking and terminal access will add.
For frequent flyers, check the airport's current passenger and access information before relying on a route. Roadwork, terminal choice and parking arrangements can change the practical schedule. Keep the time you measured and the conditions attached to your notes rather than publishing a universal five-minute airport promise.
Daily errands deserve the same attention. Identify the actual grocery entrance, pharmacy, medical provider and recreation facility you would use. A commercial center can be nearby on a map while requiring a long crossing or a different road entrance. If walking or cycling matters, inspect the continuous route, crossings, lighting and access points rather than equating a radius with usable access. Compare the resulting routine with a Summerlin or other southwest candidate using the same destinations and time windows.
What Parks and Outdoor Options Are Actually Available?
Enterprise should not be described as lacking parks or local walking opportunities. According to the Clark County park locator, Mountain's Edge Regional Park is at 8101 West Mountains Edge Parkway and includes sports fields, trails and picnic areas. Visit the facilities relevant to your household and check current conditions rather than judging the whole area's outdoor access from a broad comparison with Summerlin.
According to the Mountain's Edge Master Association's park information, its three community parks are county-owned and maintained by the association, while Mountain's Edge Regional Park is owned, managed and maintained entirely by Clark County. Exploration Peak Park, Nathaniel Jones Park and Paiute Park therefore require a different ownership explanation from the regional park. Association assessments and public ownership are not mutually exclusive.
According to Southern Highlands' parks and trails overview, that community has seven parks, with facilities and paths described individually. Use the actual park location and rules to determine whether it serves your needs. A community trail description does not establish a continuous route from every house or access to a private club.
For a tour, choose one everyday outdoor destination and travel there from the candidate home. Check shade, crossings, grade, surfaces, restrooms and any rules relevant to your intended activity. Separate a neighborhood walk from a longer trip to a conservation area; they answer different lifestyle questions. A home can work well for one and poorly for the other. The Las Vegas communities directory can help broaden your shortlist if the specific outdoor access you need is missing.
What Should You Check About Noise, Vacant Land and Future Building?
Noise and nearby development require a property-level investigation. According to Harry Reid International Airport's information for real estate professionals, its disclosure materials and figures were updated for 2023 and include multiple runway-flow patterns, flight tracks and noise contours. Use the applicable airport materials and actual property location; a single line drawn on a map does not establish that a house will always be quiet.
Visit the property at more than one relevant time, including outdoors and with windows closed. Record aircraft activity, nearby roads, equipment and other sources you notice. A short visit can reveal a concern but cannot prove that no other conditions occur. If noise is a critical purchase criterion, obtain the necessary specialist or agency clarification before making an irreversible decision.
According to Clark County's current planning-map directory, the Enterprise planned-land-use map is available alongside other planning resources. The map reviewed for this guide carries a September 16, 2026 amendment date. Land-use categories are planning information; they are not a building permit, a promised construction schedule or assurance that a vacant view will remain open.
Across the 240+ Enterprise-area closings our team has tracked, the useful next step is to turn a concern into a document request. Identify the neighboring parcel, then ask county planning or building staff about applicable zoning, filed applications, approvals and permits. Reconcile any seller statement with those records. If a view, access route or adjacent use is central to the purchase, document the question and the evidence before deciding what premium, if any, the feature is worth to you.
How Should an Investor or Relocating Buyer Make the Final Comparison?
Across the 240+ Enterprise transactions our team has represented, the property file remains the foundation for comparing different purchase goals. An investor needs verified rental permissions, realistic expenses and support for the expected rent. A relocating owner needs a workable move date, daily routine and property condition. Neither decision is answered by a claim that an entire corridor has the valley's strongest returns or shortest commute.
For a rental purchase, obtain the applicable association restrictions and government requirements, then compare actual competing rentals with the same ownership type, condition and location. Separate asking rents from completed lease evidence. Include vacancy, management, maintenance, insurance, taxes and any financing costs in the analysis. Do not use the historical Census gross-rent figure as a projected lease for an individual detached house, or assume that nearby employment guarantees occupancy.
For a relocation, work backward from the required occupancy date. Clarify what must be completed before possession, how inspections will be handled, and what temporary accommodation or storage would cost if timing changes. A video showing helps with layout, but it does not replace an inspection, document review or the route checks most important to you. Our Las Vegas relocation guide covers the broader move.
| Decision | Evidence to obtain | Question it resolves |
|---|---|---|
| Location and rights | Parcel, title, subdivision and association records | What property and obligations are actually included? |
| Price and financing | Comparable sales, written offer and lender estimates | Does the complete transaction fit the budget? |
| Condition and timing | Inspections, repair estimates and contract milestones | What must happen before the home is usable? |
| Daily use | School confirmation, route tests and amenity rules | Does the actual address support the intended routine? |

Frequently Asked Questions
Is Enterprise a separate city from Las Vegas?
Enterprise is an unincorporated Clark County town. A Las Vegas mailing address does not establish that a home is inside the incorporated City of Las Vegas. Check the parcel and county boundary records for the specific address.
How big is Enterprise?
Clark County describes the town as approximately 42,950 acres, or 67 square miles. Census QuickFacts reports 66.00 square miles of land for the Enterprise CDP in 2020. Those descriptions use different geographic and time references; neither supports the old 117-square-mile claim.
What is the current median home price in Enterprise?
This guide does not establish an October 2026 closed-sale median for Enterprise. The Census $475,500 figure is a 2020–2024 owner-occupied housing-value estimate, not a current sale-price median. Use recent comparable sales for the actual subdivision, home type and condition when preparing an offer.
Are there new homes for sale in Enterprise?
Check current builder offerings by community and homesite. As reviewed October 21, 2026, KB Home advertised move-in-ready homes at Lynora, while Piedra Vista was advertised as opening in winter. Confirm the actual address, available home, complete price and delivery schedule before relying on an advertisement.
Is there one HOA fee for Enterprise?
No. Obligations depend on the property and its associations. For example, Mountain's Edge publishes a 2026 master assessment of $135 quarterly and warns that additional neighborhood assessments may apply. Obtain the complete charges for the actual home.
Which schools will an Enterprise home attend?
Use the Clark County School District zoning search for the exact address and relevant school year, then resolve any uncertainty with the district. A master-plan name, nearby campus or builder brochure does not guarantee an assignment or admission to a choice program.
Is Enterprise always a short drive from the airport?
No single travel time applies across Enterprise. Test the route from the particular home to the actual terminal or workplace at the time you expect to travel. Include parking, access roads and current roadwork in your planning.
Which Sources Inform This Enterprise Guide?
Primary pages and county maps were reviewed October 21, 2026. Census population and housing figures retain their original periods; builder prices and opening descriptions are dated advertisements, not transaction data. Budget examples are hypothetical.
