Sparks ZIP 89431 closed detached homes at a $430,000 median in the 12 months ending September 30, 2026, the lowest of 19 ranked ZIPs in Reno, Sparks, Sun Valley and Carson City. Here is every ZIP, with monthly cost at 7.24%, tax bills, dues, drive times and what the lower price gives up.

Cheap is easy to say and harder to measure in the Truckee Meadows, so this ranking states its basis. It covers every ZIP in Reno, Sparks, Sun Valley and Carson City with at least 30 detached closings from October 1, 2025 through September 30, 2026, on MLS records I pulled by closing date on November 1, 2026. It ranks price and monthly cost only. It doesn't rate neighborhoods, and the lowest number here isn't a recommendation.

In MLS closings from October 2025 through September 2026, the cheapest detached homes were in Sparks ZIP 89431, at a $430,000 median on 230 sales, or about $2,510 a month with 20% down at 7.24%. Sun Valley at $464,975, north Carson City at $472,500 and north-central Reno at $475,000 came next. Condos and townhomes cost less: ZIP 89512 closed at $177,500, plus about $330 in monthly dues.

  • Sparks ZIP 89431 led the detached ranking at $430,000, on homes with a median 1962 build year.
  • Only 282 of 5,504 detached closings in these ZIPs sold under $400,000, about one in 20.
  • Tax bills move the monthly cost: $78 in ZIP 89431 against $292 in Sparks ZIP 89436.
  • Attached homes in ZIP 89512 closed at $177,500, and dues of $330 still left $1,374 monthly.
  • Fernley's $415,000 detached median undercuts every ranked ZIP, about 35 road miles from downtown Reno.

What Is the Cheapest Place to Buy in Reno, Sparks or Carson City?

ZIP 89431, the older core of Sparks, is the cheapest ranked area. In the 12 months ending September 30, 2026, it closed 230 detached homes at a $430,000 median, $34,975 under the next ZIP. Sun Valley, ZIP 89433, followed at $464,975, then north and east Carson City, ZIP 89706, at $472,500. North-central Reno, ZIP 89512, closed at $475,000, and the North Valleys, ZIP 89506, at $475,990. Those four sit within $11,015 of each other, so read them as a tie rather than a ladder.

The table runs from the cheapest ZIP to the most expensive. The lower quartile is the price a quarter of closings came in under, which is closer to the real entry point than the median. Median size is in square feet.

The first ten ZIPs fall between $430,000 and $525,535, a spread of $95,535 across three cities. After 89436 at $578,000 the table jumps $91,000 to $669,000. So this market has a real lower tier of about ten ZIPs, and a buyer choosing among them is mostly trading age, size and location rather than a large price gap.

How Is This Ranking Built?

The basis is closed sales, not asking prices. The data is Northern Nevada Regional MLS records through Repliers, pulled ZIP by ZIP on November 1, 2026. This board's sold-date field records the contract date, so I filtered on the recorded closing date, and each median is computed from the individual records. The window is October 1, 2025 through September 30, 2026. Monthly closings ran from 398 in January to 740 in June, a normal seasonal shape with no outlier month.

The area is the ZIP code, because it's the smallest unit with a stable boundary and enough sales. A ZIP isn't a city limit. The MLS labels ZIP 89506 and most of 89508 as Reno, yet Washoe County's FAQ lists Cold Springs, Lemmon Valley, Golden Valley, Sun Valley and Spanish Springs among its unincorporated neighborhoods. The Reno ZIP code guide maps which neighborhoods sit in which ZIP.

Home types stay separate, because mixing them produces a misleading number. ZIP 89501 in downtown Reno has a $345,000 all-type median, but 50 of its 53 closings were condos or townhouses. In Sun Valley, 86 of 165 closings were manufactured homes. "Detached" here means the MLS style Single Family Residence.

Three boundary calls are worth stating. ZIPs 89501 and 89510 had only 3 and 10 detached closings, so they aren't ranked. ZIP 89706 excludes the 19 closings labeled Mound House, 17 of them coded Lyon County, which leaves 106 detached closings. ZIP 89705 carries a Carson City mailing label, but 155 of its 183 closings are coded Douglas County, so it sits with the neighbors further down. ZIP 89434 keeps eight detached closings coded Storey County, which matches our other Sparks guides.

How Low Does the Cheapest Quarter of Each ZIP Go?

Lower than the median suggests, but not by much. The lowest lower quartile in the table isn't 89431. It's ZIP 89512 at $370,500, just under 89431's $380,000, because 89512 has the widest spread of any low-priced ZIP: its middle half runs from $370,500 to $599,900. That ZIP mixes older homes with newer ones, and 11 of its 103 detached closings were built in 2025 or later. Treat its median as an average of two markets.

The more useful number is how rarely a detached home closes under $400,000 anywhere in this market. Across the 21 ZIPs, 282 of 5,504 detached closings came in under that line in the 12 months ending September 30, 2026, about one in 20. ZIP 89431 had 72 of them, 89506 had 47 and 89512 had 35.

Under $400,000 is mostly an attached market. All home types together closed 1,210 sales under $400,000 in the window: 755 condos and townhouses, 282 detached homes and 173 manufactured homes. On November 1, 2026, those ZIPs showed 1,326 residential listings available, 244 of them under $400,000, and only 27 of those 244 were detached. For current inventory, the Reno homes under $400,000 search and the Sparks homes for sale page show what's on the market today.

Stacked bar chart of closings under $400,000 in ten ZIPs by home type. ZIP 89506 leads with 165 and ZIP 89431 follows with 158. Condos and townhouses are the largest share in most ZIPs, and manufactured homes lead in Sun Valley.

What Does Each Area Cost per Month Once Tax, Dues and Insurance Are In?

A list of medians can mislead, so here is the monthly cost of the median detached home in each lower-tier ZIP. Every row uses the same inputs. Principal and interest assume 20% down on a 30-year fixed loan at Freddie Mac's 7.24% average for October 29, 2026. Tax is the ZIP's median annual MLS tax on detached closings built before 2025, leaving out new construction and bills under $300, which are often partial. Insurance is the NAIC's 2023 Nevada HO-3 average for the coverage band matching the median price. Dues are the average across all detached closings in the ZIP, counting homes with none as $0. About 12% of these records came through the feed with no association field and count as $0 too, so the dues column can run a few dollars light.

89436$578,000$3,151$292$92$48$3,583

Two things change once the full cost is in. ZIP 89431's lead grows. Its $34,975 price gap over Sun Valley is worth $191 a month in principal and interest, but the total gap is $310, because its tax runs $88 lower and its dues $26 lower. ZIP 89503 passes 89434, despite a median $18,250 higher, because its tax is $64 a month lower and only one of its 226 closings listed dues. Dues differ more than the averages show: 60 of Sun Valley's 70 detached closings listed dues, at a $45 median, while few did in 89431 or 89706.

These figures leave out utilities, upkeep and any special assessment, and they aren't quotes. The MLS tax field states no tax year. The NAIC table is a 2023 statewide average, with the sale price standing in for coverage, and a real quote can differ widely by address. Our wildfire insurance guide covers what to check, and the Reno HOA fee guide explains how dues layers work.

Why Do Tax Bills Differ So Much Between ZIPs?

Mostly age and the cap, not the rate. The median MLS tax on a detached closing was $941 a year in ZIP 89431 and $3,501 in 89436, a 3.7-fold gap on a price gap of only $148,000. As a share of price, that's 0.23% against 0.57% at the median. Census data backs up the pattern: the 2020-2024 American Community Survey puts median real estate taxes at $1,081 in ZCTA 89431, $1,403 in 89503 and $3,017 in 89436. Those figures are owner-reported and cover all owner-occupied homes, not only recent detached sales, so they won't match the MLS line. In 89431 the Census figure runs $140 higher, which would add about $12 a month.

The rate barely varies. According to the Washoe County Treasurer's 2026-27 rates, City of Reno and City of Sparks areas pay $3.66 per $100 of assessed value, Truckee Meadows Fire Protection District areas $3.2402 in most cases, and rural Washoe County $2.7002. Nevada's rate book shows Carson City at $3.57 in most districts. Two other rules help explain the gap. Under NRS 361.227, improvements depreciate at 1.5% of replacement cost a year, up to 50 years, so an older house carries a lower taxable value. And the 3% cap in NRS 361.4723 has limited growth on primary residences for years.

A sale doesn't reset that bill. The cap runs from the property's prior-year tax. What changes is your status: Washoe County mails an affidavit after an ownership change, and the property stays on the high cap until a qualifying one is filed. The 2026-27 general cap is 8.0% in Washoe and 6.9% in Carson City. So a low bill on an older home can follow you, if you file.

New construction is the exception, since property new to the roll isn't capped in its first year. In ZIP 89506, 54 of 485 detached closings were built in 2025 or later, and they're out of the tax medians above because their MLS bills often cover only the land. Our Washoe County and Carson City tax guides work through a real bill.

Is a Condo or Townhome the Cheapest Way In?

Yes, on price and on monthly cost, even after dues. ZIP 89512 closed 58 condos and townhouses at a $177,500 median in the 12 months ending September 30, 2026, and ZIP 89502 closed 120 at $248,450. Both 89431 and 89434 came in at $275,000. Every one of the five lowest rows below costs less per month than the cheapest detached median, by $549 or more. The same 20% down and 7.24% apply, with the NAIC's $531 Nevada HO-6 average for insurance and the median dues among closings that listed them.

8950150$339,7501,077$762$2,827

Dues are where the sticker price stops being the whole story. In downtown Reno's ZIP 89501, a $339,750 median carries $762 a month in dues, which puts it at $2,827, level with Sun Valley's $464,975 detached median at $2,820. In 89512, the $330 in dues is about a quarter of the monthly total. ZIP 89503's attached median sits below 89506's, yet it costs $223 more a month, because 89506's newer stock, 110 of 118 of them townhouses, carries $130 dues.

The low-priced units are small and old: the five cheapest rows run 924 to 1,160 square feet, with median build years from 1978 to 1984. Dues can buy real services, such as water, trash, snow removal or structure insurance, so two identical fees aren't always the same deal. Read the resale package for reserves and special assessments before you trust a fee. Check FHA or VA project eligibility early, too. The Reno condo and townhome guide covers those checks, and current inventory is on the Reno condos page and the Sparks condos page. A townhouse may need a fuller policy than HO-6, so price the actual form.

Are Manufactured Homes the Lowest-Priced Option?

No. They sit above most attached medians and below the detached line. Sun Valley closed 86 manufactured homes at a $359,950 median in the 12 months ending September 30, 2026, $105,025 under its detached median and $20,050 under 89431's lower quartile. In ZIP 89506, 41 closed at $375,000, and in Cold Springs, 30 closed at $383,000. Every record in the table lists a lot size.

89506 North Valleys41$375,0000.221997
89508 Cold Springs30$383,0000.381988

I've left a monthly figure out of this table on purpose, because the two main inputs aren't comparable. Freddie Mac's survey isn't a manufactured-home rate, and the NAIC report has no manufactured-home line, so any total here would be a guess. What the data does show is a low tax line: the median MLS bill on Sun Valley's manufactured closings was $640 a year, against $1,993 on its detached closings.

Financing is its own step. The Home Is Possible program sets a 660 minimum score and a 45% maximum debt ratio for manufactured homes, against 640 for other homes. Ask a lender about the specific home, its foundation and its title status before you compare it with anything else, because the answer can change the loan and the rate. In these figures, a manufactured home on a third of an acre in Sun Valley closed about $70,000 below an older detached home in Sparks, which is a real saving but not the deepest one here.

Which City Is Cheapest: Reno, Sparks or Carson City?

On detached medians, Carson City by a small margin, then Sparks, with Reno well above both. On attached medians, Sparks. Treat the gap between Carson City and Sparks as a tie, since it depends on where you draw the line. Reno's higher citywide figure hides the fact that five of the 10 cheapest ZIPs in the ranking carry a Reno mailing label.

Reno, Sparks and Carson City by ZIP group (MLS closings by closing date, October 1, 2025 through September 30, 2026; Reno is 13 ZIPs including Verdi, Sparks is four ZIPs, Carson City is three ZIPs excluding Mound House; Sun Valley is left out; manufactured medians rest on 97, 20 and 30 closings)

Manufactured median$375,000$353,400$347,950
All-type median$585,000$545,000$493,302

Our other guides quote slightly different city figures because they use the MLS mailing label: $665,000 for Reno, $560,000 for Sparks and $562,010 for Carson City. Both versions are right. The label version of Carson City adds 165 detached closings in ZIP 89705 at a $581,655 median, and 155 of that ZIP's 183 closings are coded Douglas County, which is why the three-ZIP figure here comes in lower.

Incomes change the picture. Census data puts Washoe County's median household income at $92,468 in the 2025 survey, and Carson City's at $72,355 in the 2020-2024 survey, a different vintage. So Carson City's lower price doesn't automatically make it the easier stretch for someone earning a local wage. The Reno vs. Sparks comparison and the Carson City vs. Reno comparison cover the rest of those trade-offs, including jobs and commutes.

Does Buying Just Outside These Cities Save Money?

Yes to the east, in Lyon County, and no to the south. Fernley, ZIP 89408, closed 410 detached homes at a $415,000 median in the 12 months ending September 30, 2026, $15,000 under ZIP 89431, on homes that are newer and larger. ZIP 89429, Silver Springs and Stagecoach, closed only 21 detached homes at $375,000, a small sample, along with 130 manufactured homes at $330,750. Dayton, ZIP 89403, closed 382 detached homes at $469,970, in line with the ranked ZIPs but with far newer stock.

Lyon County neighbors against ZIP 89431 (detached MLS closings by closing date, October 1, 2025 through September 30, 2026; monthly cost uses the same inputs as the ranking; ZIP 89429 is a small sample with 62% of closings on septic)

89403 Dayton382$469,970$2602015$2,891

Look at the Fernley row closely. It's $15,000 cheaper to buy than 89431 but costs about the same to own, because the Sparks ZIP's $78 monthly tax beats Fernley's $169. The $6 gap in the table is too small to call a difference on these inputs. What Fernley does offer is a much newer house at $253 a square foot against $325, with 42 of its 410 closings built in 2025 or later. Our Fernley guide and Dayton guide cover those towns in depth.

South is a different story. Douglas County isn't a discount from Carson City: ZIP 89705, in the Indian Hills and Jacks Valley foothills, closed at $581,655; Gardnerville Ranchos, ZIP 89460, at $600,000 on 171 closings; Gardnerville, ZIP 89410, at $640,000; and Minden, ZIP 89423, at $719,000. The Carson Valley market guide has that picture. Those medians sit above every Reno, Sparks or Carson City ZIP in the lower tier, so moving south in search of a lower price doesn't work.

How Much Do Longer Drives Add to a Cheaper Price?

It depends entirely on where you work, and the swing is larger than most price gaps in this ranking. The table comes from our own road model on OpenStreetMap data, run November 1, 2026, from the median location of each ZIP's detached closings. Each time range runs from posted limits to a conservative run at 85% of those limits plus 20 seconds a signal. Neither includes traffic. Fernley and Dayton use the start points from our guides to those towns.

To put a dollar figure on it, use the IRS's 76-cent business mileage rate for the second half of 2026 as a full-cost yardstick. It isn't a commuting deduction. Over 240 workdays, each extra mile on a one-way commute adds 480 miles a year, or about $30 a month. Against 89431 and a downtown Reno job, Cold Springs adds 13.0 miles each way, or about $395 a month. North Carson City adds 25.3 miles, or about $769. Fernley adds 30.3 miles, or about $921, which is far more than its $15,000 price edge is worth.

Change the job and the answer flips. Fernley and ZIP 89431 are both about 20 miles from the industrial center, so a worker there gets Fernley's newer house with no added miles. A Capitol job makes 89706 the shortest drive here by far. Test your own route at your own hours, since none of these ranges include rush-hour traffic or winter weather.

What Do You Give Up at the Low End?

Age. In ZIP 89431, 88% of detached closings were built before 1980, and the median home dates to 1962. ZIP 89503 is at 72% and 89502 at 56%. In 89506 it's 18%. Older usually means roofs, sewer lines, electrical panels and heating systems deserve more attention, and a home built before 1978 can bring EPA lead-paint disclosures with a 10-day window to inspect unless you waive it. As a plain example, a $430,000 house needing $40,000 of work is a $470,000 house, and the 89431 discount is gone. Our fixer-upper guide covers how to scope that work, and the Reno fixer-upper search shows what's listed now.

Size. The median 89431 home is 1,309 square feet, against 1,700 in the North Valleys and 2,023 in 89436. That's why price per square foot tells a different story from the median. On that measure the cheapest ranked ZIPs are 89506 at $289, 89508 at $292 and 89436 at $295, all newer and farther out. ZIP 89431 is at $325. At that rate, a 1,700-square-foot home would run $552,500, not $475,990.

Utilities in the outer ZIPs. In Cold Springs, 34% of detached closings listed a septic tank and 27% a well. In the North Valleys, the figures were 14% and 9%, and in 89706 they were 12% and 5%. In 89431, they were 3% and none. A well and septic system bring their own inspections, and our land and water guide explains the Washoe County steps.

Lot size barely changes. Most of the lower tier sits on 0.15 to 0.17 acre at the median, with Cold Springs at 0.29 and Sun Valley at 0.21. So a lower price here doesn't buy more land unless you go to ZIP 89508 or beyond. The North Valleys pages for Stead, Lemmon Valley and Golden Valley break that ZIP down further.

Are the Cheapest ZIPs Getting More Expensive?

Yes over five years, and slowly over the past one. Median detached prices in these ZIPs rose 17% to 28% from the 12 months ending September 2021, and most rose 1% to 7% in the past year.

Don't read the 89512 jump as a price surge. Its median year built moved from 1964 or 1965 to 1988 between the two windows, and 14 of its 103 closings were built in 2024 or later, against 6 of 94 a year earlier. The mix of homes changed, and small samples swing. Any one-year move on fewer than about 100 closings deserves the same caution.

Two bigger changes sit behind that table. The payment moved far more than the price. ZIP 89431's median rose 23% in five years, while Freddie Mac's 30-year average went from 3.01% on September 30, 2021 to 7.24% on October 29, 2026. With 20% down, principal and interest on the median went from $1,182 to $2,344, up 98%. Fewer homes trade. The 11 lowest-priced ZIPs closed 4,021 detached homes in the 2021 window and 2,972 in the 2026 window, down 26%. Nobody can promise where prices go from here, and a five-year gain is no forecast.

How Much Income Does the Cheapest Detached Home Take?

Roughly $107,600 a year, using the common guideline that housing should stay at or under 28% of gross income. That's what the $2,510 monthly total for ZIP 89431 takes, and it's above Washoe County's $92,468 median household income, and it takes $86,000 down. The same math on ZIP 89512's $1,374 attached median comes to about $58,900, with $35,500 down. Lenders use their own debt-to-income tests, so read 28% as a planning rule, not an approval limit.

A smaller down payment cuts the cash and raises the bill. FHA at 3.5% down means $15,050 down on $430,000. With 1.75% upfront and 0.55% annual mortgage insurance at the same 7.24%, the payment comes to about $3,233 with tax, insurance and dues. HUD's 2026 one-unit FHA limit is $638,250 in Washoe, Storey and Lyon counties and $575,000 in Carson City, which clears every median in the lower tier.

Assistance exists, with limits. The Home Is Possible program lists up to 5% of the loan value, no first-time buyer requirement, income up to $165,000 and a home price up to $832,750. Its rate sheet for October 30, 2026 shows the 5% option at 7.625% on FHA, and calls the help a non-forgivable second mortgage, so it must be repaid. Our first-time buyer guide for Reno and cash-to-close breakdown go through those programs.

For comparison, HUD's FY2027 Fair Market Rent for the Reno area is $1,837 for two bedrooms and $2,452 for three. So the cheapest detached median costs about what HUD's three-bedroom benchmark does, before upkeep, and 89512's attached median runs $463 under the two-bedroom figure. Actual rents differ by unit, and our Reno rent guide has the local detail.

How Much Room Is There to Negotiate at the Low End?

Less than at the top of the market. In all 11 of the lowest-priced ZIPs, the median detached home closed at 100% of its final list price in the 12 months ending September 30, 2026. In ZIP 89511, the median was 98.1%, and in 89519 it was 98.6%. Even so, 34% to 49% of closings in the lower-tier ZIPs came in under list, so a median of 100% doesn't mean every seller held firm. It means the typical deal did.

Supply is thin, too. Dividing detached listings available on November 1, 2026 by each ZIP's average monthly closings gives 1.0 months in 89502, 1.2 in 89434, 1.6 in the North Valleys and 1.7 in 89431, up to 2.8 in 89512. That's one fall snapshot, not a trend, and it shouldn't be read as a seasonal average.

Asking prices run ahead of closing prices. Available detached listings on November 1 had a median list price of $444,898 in 89431 against the $430,000 closing median, $499,950 in Sun Valley against $464,975, and $519,495 in the North Valleys against $475,990. Part of that gap is mix, since newer homes and new construction can sit in the active count. Still, a list price above the 12-month closing median is the normal condition here, not a sign of a bargain or of an overpriced home. Use recent closings of similar homes, not the ZIP median, to set an offer.

These records show where deals closed, not how the offers were won, so I won't claim a tactic from them. What they do support is a modest expectation: in this tier, plan around the list price as the likely landing point, and treat a seller credit or a repair as the negotiation rather than a large cut. Our Reno market report tracks these conditions month by month.

How Should You Shop the Low End of This Market?

Start with the monthly number, not the price. Pick two or three ZIPs from the cost table, then replace each input with a real one. Pull the actual tax bill for the address: Washoe County says cap status shows on the bill and on the Assessor's property data pages, and its FAQ explains how the regional mapping system's Corporate Area field shows whether a parcel sits in Reno, Sparks or the unincorporated county. Get a bindable insurance quote during due diligence. Read the dues statement, not the listing's summary. Then price the known repairs, and run your actual commute at your actual hours.

Next, decide the trade you're making out loud. The lower tier offers older and smaller close in, newer and larger farther out, or attached with dues. Each of those can work, and each has a cost that doesn't show up in the median. If two homes end up within $100 a month, the comparison should move to condition and to the drive.

Frequently Asked Questions

What is the cheapest place to buy a house in the Reno area?

Among detached homes, Sparks ZIP 89431 had the lowest median of 19 ranked ZIPs, at $430,000 on 230 closings from October 2025 through September 2026. Sun Valley followed at $464,975 on 70 closings. Fernley, about 35 road miles east of downtown Reno, closed lower at $415,000 on 410 closings.

Can you still buy a detached home under $400,000 in Reno or Sparks?

Rarely. Across these 21 ZIPs, 282 of 5,504 detached closings came in under $400,000 from October 2025 through September 2026, and 72 of them were in ZIP 89431. On November 1, 2026, only 27 of the 244 residential listings available under $400,000 were detached.

Is Sparks cheaper than Reno?

Yes, on medians. Sparks' four ZIPs closed detached homes at $565,000 from October 2025 through September 2026, against $668,000 across 13 Reno ZIPs, and attached homes at $304,000 against $365,000. Reno still holds several low-priced ZIPs, including 89512 at $475,000 and 89506 at $475,990.

Is Carson City cheaper than Reno?

Yes. Carson City's three ZIPs closed detached homes at a $550,000 median from October 2025 through September 2026, against $668,000 in Reno. By MLS mailing label, which adds ZIP 89705 in Douglas County, Carson City was $562,010. Its condo and townhouse median of $374,000 was slightly above Reno's $365,000.

What is the lowest-cost way to own in this market each month?

A condo or townhouse. ZIP 89512's $177,500 attached median comes to about $1,374 a month with 20% down at 7.24%, including $330 in dues. The lowest detached figure was $2,510 in ZIP 89431. Actual dues, insurance and tax vary by property.

Why is ZIP 89431's property tax so low?

Its homes are old. The median was built in 1962, and Nevada depreciates improvements 1.5% a year for up to 50 years, while the 3% cap has limited bill growth on primary residences. The median MLS bill was $941 a year. A sale doesn't reset the bill, but a new owner must file to claim the 3% cap.

Are manufactured homes the cheapest option in Sun Valley?

They're the cheapest large group there. Sun Valley closed 86 manufactured homes at $359,950 from October 2025 through September 2026, against 70 detached homes at $464,975. Home Is Possible requires a 660 score on them, and rates and insurance can differ from a standard home.

Is Fernley cheaper than Sparks?

On price, yes: Fernley's $415,000 detached median sits $15,000 under ZIP 89431 and $150,000 under the Sparks-wide $565,000, from October 2025 through September 2026. On monthly cost it's about even with 89431, at $2,516 against $2,510, and a downtown Reno commute adds about 30 miles each way.

Which Sources Inform This Northern Nevada Price Ranking?

Closings, medians, quartiles, price per square foot, tax, dues, year built, lot size, septic and well flags, sale-to-list ratios and listing counts are from Northern Nevada Regional MLS records through Repliers, pulled ZIP by ZIP on November 1, 2026 and filtered on closing date. In total, that's 6,903 residential closings in 21 ZIPs from October 1, 2025 through September 30, 2026, with detached medians computed from 5,504 records. These are MLS figures, not official Sierra Nevada REALTORS statistics. The MLS tax field states no tax year, and dues reflect what agents reported. Rate and payment inputs are from Freddie Mac's PMMS and its history file. Insurance is from the NAIC's homeowners report, Tables 4 and 5. Tax rules and rates are from the Washoe County Treasurer, the Washoe County Assessor, Nevada's rate book and NRS Chapter 361. Income and tax context is from the Census income and ZCTA tax tables. Financing context is from HUD's FHA limits, HUD's premium letter, HUD's Fair Market Rents and the Home Is Possible program. Mileage is from the IRS, and drive times from our road model on OpenStreetMap data. All market figures move, so verify current numbers for any address. Northern Nevada questions: (775) 277-2120.
