Sparks in September 2026: 372 active listings, 48.7% of them cut, a $599,448 median ask, and a settled July that closed 146 sales at $525,000 and a full 100% of list in 42.5 days. Plus RSAR's complete August figures: $561,495 single-family, 2.3 months of supply.

The most useful number in Sparks is still not the median price. It is the share of sellers who have already come down off theirs, and in September it is the highest in Northern Nevada: 48.7% of the board has cut, and yet the settled July sale closed at a full 100% of list. Sparks discounts on the listing, not at the table, and the settled month proves it with a complete count.

Every active figure below comes from a complete sweep of the Northern Nevada Regional MLS feed our team ran on September 15, 2026, all 372 active Sparks listings under the MLS city field examined individually. Every closed figure comes from July, the most recent month whose sales have finished posting: 146 closings, each ratioed sale price against final list. The Reno-Sparks Association of REALTORS' complete August figures are quoted where August is discussed.

Sparks is the smallest board among the three Northern Nevada cities and the most repriced: 181 of 372 listings have cut, and among those that have sat 60 days, 81.5% have, the highest aged-cut share in the state. The settled July ratio of a full 100%, with 37% of sales below list and 23.3% above, is the other side of the same behavior. Sellers here cut early and then hold, and buyers pay the corrected number. RSAR's August single-family median of $561,495 sits $6,000 above our settled July single-family median of $555,500, well inside a 150-sale market's monthly noise.

How Complete Is the August Data, and Why Does This Report Lead With July?

Closings do not appear in the MLS feed the day a deal records. Measured across Northern Nevada Regional MLS on September 15, 2026, a month's sales are only about half posted two weeks after the month ends and about 84% posted at 39 days, because agents, title companies and the board's own processing all add lag. That is why every figure on the closed side of this report is July, the most recent month that has settled, and why August appears only as a provisional line: August closings posted so far: 49 at a $551,000 median ($581,000 single-family), about 34% of July's settled count. Publishing August medians as final today would describe the half of the month that happened to post first, not the market.

The lag is also why the August editions of this series, written on August 23 with July only about 70% posted, have been restated on September 15, 2026. For Sparks, the August edition quoted a 90-day closing window captured on August 20 rather than a July count; settled July is 146 closings at a $525,000 median, and 100% of list on a 42.5-day clock; the August edition's 90-day figures were captured at roughly 70% posted. The narrative held; the counts did not, and a report that claims to have counted every closing has to say so when the count changes. Going forward the written editions use the settled month, and the live Sparks market report page shows the settled month too.

The boards' own August releases fill the gap at the regional level. According to the Reno-Sparks Association of REALTORS, its monthly statistics follow in the second week after month-end, and the August set appeared on September 11. According to the Reno-Sparks Association of REALTORS' August 2026 statistics, published September 11, the median single-family home in Reno sold for $672,500 in August, up 9.3% from a year earlier, on 252 closings with 623 active listings (down 22.7%), 2.5 months of supply, 29 days to contract and 98.5% of list received; Sparks ran $561,495, down 0.4%, with 296 actives (down 14.0%), 2.3 months of supply, 28 days to contract and 99.6% of list. Those are complete counts from the association, not our provisional feed, and they are the right numbers to quote for August until our own count settles around October 10, when the August figures will be restated here in the October edition.

Why Have 48.7% of Sparks Listings Cut Their Asking Price?

Because Sparks sellers price to Reno and Sparks buyers pay for Sparks. The single-family asking median is $649,900; the settled single-family closing median is $555,500. The $94,400 gap is partly the new Spanish Springs and Wingfield product stacking the active board, but a Sparks seller who opens at a Reno number spends a month learning the difference. The cut share is highest in the state and the median cut, $20,000, is modest, which says the correction is wide rather than deep: many sellers conceding a little, early.

The map is stark. North Spanish Springs' 89441, where the larger lots and newer homes sit, cuts at 59.1% and has been on the market 61 days at the median, the slowest corner of the city; Old Sparks' 89431 cuts at 34.9% and sells in 29 days at a $399,900 median ask, because it is the entry point for the Truckee Meadows and its buyers are still competing. Spanish Springs proper, 89436, is the volume ZIP at 201 listings, cutting at 49.8% on a 30-day clock.

The counted detail behind that: of 372 active listings on September 15, 2026, 181 carry at least one reduction from their original asking price, the median reduction is $20,000 (3.7%) and 42 listings have cut $50,000 or more. Among listings that have sat 60 days or longer, 81.5% have already cut, and those aged-and-cut homes are 29.6% of the whole board. A listing in that group is a listing where the seller has conceded once and is still waiting.

What Did Sparks Homes Actually Sell For in July?

July is the settled month, so it is the month to price against. Across 146 closings, the median sale was $525,000 at 100.0% of the final list price and $306 per square foot, with a 42.5-day median from listing to contract. 37.0% of sales closed below asking, 23.3% above it and the rest at list, and 29.5% of the homes that sold had cut their price at least once before they did.

Sparks closed July at a full 100% median sale-to-list ratio for the second month in the series, with 37% of sales below list and 23.3% above, the highest over-ask share in Northern Nevada. Single-family homes closed at $555,500 and 100% in 42 days with 25.8% over asking; condos and townhomes at $379,000 and 100% in 53 days. Only 29.5% of July's sellers had cut before the sale, the lowest share of the three cities: most Sparks sellers who priced right never cut, and the ones who cut, cut once.

Two housekeeping points. The August edition of this report, written on August 20, quoted a 90-day closing window rather than a July count, and that window was about 70% posted at the time; the settled July figures above replace it. And the active count here, 372, is lower than the 512 that edition reported because this edition counts the MLS city field only, which is the series' definition going forward; the two figures are not a decline.

What Does the Provisional August Data Show So Far?

With the caveat above stated plainly, here is what the posted portion of August looks like in Sparks: 49 closings had posted by September 15, 2026, against 146 for settled July, and their median is $551,000 ($581,000 for single-family) at about $299 per square foot. Read the direction, not the decimals: the early-posting half of a month skews toward cleaner transactions, cash deals and homes that were priced right, so a provisional median usually drifts a little as the slower closings post.

What the provisional line can tell you is whether August broke from July, and in Sparks it did not. A $551,000 provisional median against July's $525,000 is a 5.0% higher provisional median on 49 sales, which in a market this size is mix rather than movement, and not yet a statement about direction. The association's regional August figures say the same thing at the metro level. When our own August count settles in mid-October, the October edition will carry the final numbers and restate this section.

If you are pricing a home this week, use July's settled figures and the last 90 days of ZIP-level closings below rather than the August provisional median, and ask your agent for the specific closings on your street since August 1; those individual records are already in the MLS even when the month's aggregate is not.

The largest band on the Sparks board is $500K–$650K, 104 listings or 28.0% of everything for sale, and it is cutting at 39.4% with a 19.5-day median age. The fastest band with meaningful volume is $500K–$650K at 19.5 days; the most-cut is $850K–$1.5M at 71.1%, and the least-cut $500K–$650K at 39.4%. Days on market and cut share move together across the bands because both measure the same thing, the distance between where a band's sellers opened and where its buyers are, and the band where that distance is smallest is the band that clears first.

Sparks is a mid-priced board with a fast middle: 28% of listings sit at $500,000 to $650,000 and sell in 19.5 days at a 39.4% cut share, the fastest meaningful band in Northern Nevada, and 27.2% sit at $650,000 to $850,000 cutting at 54.5% on a 44.5-day clock. The $850,000-to-$1.5 million band is small, 45 listings, and cuts at 71.1%, the deepest of any band in the state, because Sparks' luxury buyer is a Reno buyer who has not arrived. Under $400,000, 68 listings cut at 39.7% and sit 46 days, the condo and older-Sparks tail.

Spanish Springs and Wingfield, 89436, is Sparks: 201 of 372 listings and 74 of 146 July closings, at $578,750, 100% of list and 43.5 days. Old Sparks, 89431, is the value lane, 35 July closings at $428,000 and 100% in 41 days with only 28.6% below list; East Sparks, 89434, closed 23 at $455,000 and 100% in 43 days. North Spanish Springs' 89441 did not reach the 15-closing threshold to print in July, which is itself the finding: 66 active listings asking $715,950 at the median, 59.1% cut, 61 days on market and not enough closings to make a median.

For a buyer, 89441 is where patience pays and 89431 is where it loses. For a seller in 89436, the settled $578,750 median and the 100% ratio say the same thing: price to the bench and hold.

How Fast Is Sparks Moving Right Now?

Speed is two numbers here, and they point different ways. On the active board, the median listing has been on the market 33 days as of September 15, 2026: 32.7% of listings are two weeks old or less, 36.8% have passed 60 days and 25.3% have passed 90. On the sold side, July's closings took a 42.5-day median to go under contract. The gap between those two is the market's sorting mechanism: well-priced homes leave in the first two weeks, and the rest accumulate into the 60-plus tail that now makes up 36.8% of what is for sale.

New supply keeps arriving. 33 Sparks listings came on in the seven days before the sweep at a $595,000 median ask, 54 in the last 14 days and 115 in the last 30. Set against roughly 146 closings a month, the board is turning over about as fast as it fills, which is why Sparks carries only 372 listings against 146 July closings.

Sparks moves in the middle and stalls at the top. 32.7% of the board is two weeks old or younger, the lowest fresh share of the three cities, but the $500,000-to-$650,000 band sells in under three weeks. 36.8% of listings have passed 60 days and 25.3% have passed 90, and 81.5% of those aged listings have already cut, so the aged pool is a pool of sellers on their second price.

What Does the Median Sparks Home Cost Per Month at Today's Rates?

According to Freddie Mac's Primary Mortgage Market Survey, the average 30-year fixed rate was 6.76% for the week of September 10, 2026. Applied to July's settled single-family median of $555,500 in Sparks, the principal-and-interest payment works out as follows; taxes, insurance, any HOA and mortgage insurance are additional, and the figures are illustrations rather than quotes.

According to HUD, the 2026 FHA floor for a one-unit home is $541,287, which the Sparks single-family median exceeds, so an FHA buyer here is shopping below the median or relying on a county limit above the floor. According to the Federal Housing Finance Agency, the 2026 baseline conforming limit is $832,750, which keeps every scenario in the table inside conventional pricing. According to the Consumer Financial Protection Bureau, the right way to compare lenders is the Loan Estimate line by line, rate, points, credits and cash to close together, rather than the advertised rate alone.

Two ways to move the payment. A rate buydown funded by a seller or builder credit is worth more at today's rates than a price cut of the same size for a buyer who keeps the loan several years, and our mortgage calculator lets you compare the two on a specific price. According to the Nevada Housing Division's published Home Is Possible limits, effective June 15, 2026, the program offers eligible buyers up to 4% of the loan amount toward down payment and closing costs, with income and purchase-price limits set county by county; our down payment assistance guide compares the programs. Taxes are the line most buyers underestimate on a newer home: according to NRS 361, assessed value is 35% of taxable value, and a home with no prior-year bill gets no benefit from the abatement cap in its first year.

What Should Sparks Buyers Do This Fall?

Offer at the corrected ask, not under it, on a listing that has already cut once and is in the $500,000-to-$650,000 band; July's full-100% ratio and 25.8% over-ask share for single-family homes say a lowball there loses. Save the negotiation for 89441, where the median listing has sat two months and 59.1% have cut, and for the $650,000-plus bands where 54.5% to 71.1% of sellers have already conceded. Do the payment math on the settled median, not the ask. At 6.76%, the $555,500 single-family median costs about $3,247 a month with 10% down; a one-point seller-funded buydown drops it to about $2,928 and costs the seller less than the $20,000 median cut. What Should Sparks Sellers Do Before Listing?

Start from the settled record, because it is the only one buyers' agents are pulling: 146 July closings at $525,000 and 100.0% of final list, 37.0% of them below asking and 29.5% repriced at least once before they sold. On the active board, 48.7% of your competitors have already cut by a $20,000 median. Those two facts set the opening price: at or just under the settled median for your ZIP and type, with the concession you would otherwise make in week five built into week one.

Price to the bench and the ratio takes care of itself. July's single-family bench was $312 per square foot and the median sale closed at a full 100% of list; the sellers who got that were the ones who opened where 89436's $578,750 and 89431's $428,000 medians already were. The sellers who did not are the 181 who have cut, and the 110 who have cut and are still waiting past 60 days.

If you own in 89441, price against your own ZIP's 61-day clock, not Spanish Springs'; a home there needs to open under the neighbor that has already cut to be the fresh listing buyers tour first. Sparks is Northern Nevada's full-price value market: the only one of the three cities at a settled 100% ratio, the lowest July median at $525,000, and a 42.5-day clock that sits between Reno's 51 and the 19 days the fast lane inside its own borders runs. Reno closes higher and slower; Carson City closes lower still and gives 1.2% at the table. The three share one direction, and Sparks is where the discount is taken earliest on the listing and least at the table.

How Has Sparks Shifted Since the August Report?

The August edition of this report was swept on August 23, 2026. Between that count and September 15, 2026, the active board moved from 512 to 372 listings, the share with a price cut from 47.5% to 48.7%, and the median cut from $20,000 to $20,000. The August edition counted 512 active Sparks-area listings on August 20 under a broader area definition; this edition's 372 uses the MLS city field only, so the two are not a like-for-like decline, and the cut share rose 1.2 points on the narrower count while the median cut held at $20,000. From this edition on, the series uses the city field, and next month's comparison will be like-for-like.

Supply is the other side of the shift. 115 Sparks listings came on in the 30 days before the sweep, 33 of them in the final week at a $595,000 median ask, against a settled July pace of 146 closings; 32.7% of the board is now two weeks old or younger and 25.3% has passed 90 days. Fresh inventory arriving at roughly the closing pace is why the board's size moved by tens of listings rather than hundreds.

The restatement matters for that comparison too. The July closing figures in the August edition were counted at about 70% posted; the settled July numbers here (146 closings, $525,000 median, 100.0% of list) are the ones to carry forward, and the August edition now says so at the top.

Counted, not sampled. All 372 active Sparks listings were swept on September 15, 2026 through Nevada Real Estate Group's analytical access to the Northern Nevada Regional MLS via Repliers, and each listing's original asking price was compared with its current price; that is where the 48.7% cut share and the $20,000 median cut come from. Every July closing posted through the sweep date, 146 in all, was ratioed sale price against final list price; that is where 100.0% and the 37.0%-below-list figure come from.

Two rules changed this month and are now locked for the series. First, the closed side of every written edition uses the settled month, the newest month whose last day is at least 40 days in the past, because a younger month is materially under-posted; the live Sparks market report page applies the same rule. Second, a month younger than that appears only as a provisional line with its posted count printed next to it. The August edition of this report was restated on September 15, 2026 under the first rule. Months of supply is still deliberately not published, because our active-to-closings ratio and the association's seasonally adjusted single-family method produce different figures and printing one next to the other invites the wrong comparison.
