Radon is the one inspection item in Northern Nevada that a walkthrough cannot reveal, a neighbor's result cannot predict, and a seller usually cannot tell you about. Here is how to test for it during escrow and what the number means.

There is one thing about a Northern Nevada house that no walkthrough will reveal, no photograph will show, and most sellers genuinely cannot tell you: how much radon is in the air inside it.

Buyers here scrutinize roofs, foundations and HVAC systems. They ask about wells and septic. Almost nobody asks about radon, and radon is the item on that list with an actual health consequence attached. It is a naturally occurring radioactive gas produced by uranium decaying in soil and rock, it enters through foundation contact, and it is invisible and odorless at every concentration.

What Is Radon and Why Does It Matter in Northern Nevada?

Radon is a colorless, odorless radioactive gas formed by the natural decay of uranium in soil and rock. It moves through the ground, and where a building sits on that ground, it moves into the building — through foundation cracks, slab penetrations, sump openings, crawlspace floors and the gaps around service lines.

The health case is not controversial. According to the U.S. Environmental Protection Agency, radon is the leading cause of lung cancer among people who have never smoked, and the second leading cause overall in the United States. That is the reason a $15 test is worth running on a $570,000 purchase.

What Is the EPA Action Level, and What Does the Number Mean?

According to EPA's Citizen's Guide to Radon, the number to remember is 4.0 pCi/L — picocuries per liter of air.

According to the EPA, a result at or above 4.0 pCi/L means the home should be fixed. Between 2.0 and 4.0, EPA suggests considering mitigation. Below 2.0 is generally regarded as low, though EPA is explicit that no level of radon is entirely without risk.

Two things make that scale easier to use in a real transaction:

  • It is a concentration, not a defect count. A home at 6.0 pCi/L is not "broken." It is a house sitting on soil producing radon, with a ventilation profile that lets it accumulate. That is a fixable condition.
  • It moves. Radon levels vary by season, by weather, by whether the house is closed up, and by how the HVAC is running. Winter readings in a sealed house typically run higher than summer readings with windows open. This is why test protocol matters as much as the test.

Can You Predict Radon From a Neighbor's Test?

No, and this is the misconception that costs buyers the most.

Two houses on the same street, built by the same builder in the same year, on the same soil, routinely produce different radon results. The variables are not just geological — they are structural and behavioral. Foundation type, the number and size of slab penetrations, whether there is a sump, how tightly the envelope is sealed, how the HVAC moves air, and whether the occupants run the house open or closed all change the number.

According to the Centers for Disease Control and Prevention, every home should be tested individually regardless of neighbouring results, which is why, and why "the neighbors tested fine" is not information you can act on. It is also why a radon result from the seller's disclosure five years ago is a data point rather than an answer — if the house has had a new HVAC system, new windows, or a finished basement since, the ventilation profile has changed.

The practical rule I give buyers: the only radon number that describes your house is the one measured in your house, recently, under closed conditions.

When Should You Test — Before or After Closing?

During the inspection contingency, without exception.

The reason is leverage, not science. A radon result of 6.5 pCi/L discovered during your contingency period is a negotiation: you can ask the seller to install mitigation, credit you for it, or reduce the price. The same 6.5 pCi/L discovered three weeks after closing is a bill you pay by yourself.

Sequence it like this:

  1. Order the radon test with your general home inspection, not after it. Most Northern Nevada inspectors either run radon testing or coordinate it.
  2. Run a short-term test, typically two to seven days, under closed-house conditions — windows and exterior doors kept shut except for normal entry, HVAC operating normally.
  3. Keep the house closed for 12 hours before the test starts, so the reading reflects accumulation rather than fresh air.
  4. If the result is at or near 4.0, decide immediately whether you want mitigation, a credit, or a longer-term test — before your contingency expires.

How Much Does a Radon Test Actually Cost?

Very little, which is the point.

A do-it-yourself short-term kit from a hardware store or through the Nevada Radon Education Program typically runs in the range of $15 to $30, including lab analysis. A professional test performed as part of a home inspection commonly adds $125 to $200 to the inspection fee, and produces a continuous-monitor report with hourly readings and tamper detection — which is what you want if the result may become a negotiating point.

Against a Reno median of $570,000 or a Gardnerville median of $755,000, a $150 professional radon test is roughly 0.02% of the purchase price. There is no other inspection item with that ratio of consequence to cost.

Buyers running a professional test should ask for the continuous monitor version rather than a charcoal canister when the result will be used in negotiation. Continuous monitors record hourly, which shows whether the house was opened mid-test — a genuine problem in a transaction where the occupants are still living there.

What Does Radon Mitigation Cost and How Does It Work?

The standard fix is a sub-slab depressurization system, and it is far less dramatic than it sounds.

A contractor cuts a small hole through the slab, runs a PVC pipe from beneath the foundation up through the house or along an exterior wall, and installs an inline fan that vents above the roofline. The fan creates negative pressure under the slab so radon is drawn out and released above the house rather than seeping into it. Crawlspace homes use a sealed membrane with the same principle applied underneath it.

Typical residential installations run $1,200 to $2,500 in this market depending on foundation type, home size and whether the run is interior or exterior. Complex homes — multiple foundation types, finished basements, long pipe runs — can reach $3,000 or more.

Three things worth knowing before you negotiate:

  • It is a routine retrofit, not a structural repair. A mitigated home is not a damaged home, and a functioning system is a selling point rather than a stigma when you resell.
  • The system uses electricity continuously. The fan runs 24/7, adding a small amount to the power bill — a real but minor operating cost.
  • Post-mitigation testing is mandatory practice. Any competent installer retests after commissioning to confirm the system brought the level down. Do not accept an installation without a follow-up result.

Which Northern Nevada Markets Should Be Testing?

Note the median year built column, because it undercuts the most common assumption I hear. Dayton's median listing was built in 2021. New construction is not protection — a tightly sealed modern envelope can accumulate radon more readily than a leaky older house, because the same air-sealing that lowers your heating bill also reduces the natural ventilation that used to dilute soil gas.

Does New Construction Have Less Radon?

Not reliably, and sometimes the reverse.

According to the National Cancer Institute, radon exposure risk accumulates over years of residence rather than arriving suddenly — which matters most in the home you intend to keep. Two forces pull in opposite directions. Newer homes are more likely to be built with radon-resistant features where builders adopt them — passive vent stacks, sealed sumps, vapor barriers under the slab — which lowers entry. But newer homes are also dramatically tighter, and tightness reduces the accidental ventilation that used to keep concentrations down in older, draftier construction.

The result is that new-build homes in Northern Nevada test across the full range, exactly like older ones. Buying a 2021 house in Dayton, where the median listing was built that year, tells you nothing about the radon number. A passive vent stack roughed in during construction is helpful — it means a fan can be added cheaply if the test comes back high — but it is not a substitute for testing.

Ask the builder two questions: whether the home includes radon-resistant new construction features, and whether a passive stack has been roughed in. Then test anyway.

Which Radon Test Should You Order?

Three formats exist and they are not interchangeable in a transaction.

The distinction that matters is tamper detection. A charcoal canister returns one number and no context. If a window was opened on day two — by a seller who is still living there, by a cleaner, by a showing — the canister cannot tell you, and neither can you. A continuous monitor logs hourly and shows the dip, which is why it is the format worth paying for when the result may become a price negotiation.

The long-term test has a different job entirely. Because radon fluctuates seasonally, a 90-day-plus test gives the truest picture of what you are actually breathing across a year. That is the right instrument once you own the home, not during a 10-day contingency.

Does Radon Affect Home Value or Resale?

Less than buyers fear, and in one direction people rarely expect.

An untested home carries an unknown. A tested home with a low result carries documented reassurance. A mitigated home carries a working system, a paper trail, and a post-mitigation number — which is more information than the other two, not less. In practice, a mitigation system does not read as damage to an informed buyer the way a foundation repair might, because it addresses a soil condition rather than a defect in the house.

Where it does affect a transaction is timing. A high result discovered late — after contingencies, or during the buyer's inspection when you are the seller — creates delay and renegotiation at the worst moment. Sellers in Reno, Sparks and the Carson Valley who test before listing convert a potential mid-escrow problem into either a marketing point or a $1,200 to $2,500 line item they control the timing of.

What Does Nevada Require Sellers to Disclose?

Less than buyers assume, which is why the burden sits with you.

According to Nevada Revised Statutes Chapter 113, sellers of residential property must disclose conditions known to them. The operative word is known. A seller who has never tested for radon has nothing to disclose about it, and most sellers have never tested. A clean disclosure form is therefore not evidence of a low radon level — it is usually evidence that nobody looked.

Where disclosure does matter is on a home that has been tested or mitigated. If a prior result exists, or a mitigation system is installed, that is a known condition. Ask directly:

  • Has this home ever been tested for radon, and can I see the result?
  • Is there a mitigation system, when was it installed, and by whom?
  • Has it been retested since installation?

A seller who answers yes to the last three with paperwork has handed you a better house, not a worse one.

How Does Radon Fit the Rest of a Northern Nevada Inspection?

It belongs on the same list as the items buyers already take seriously, and it costs less than any of them.

A Northern Nevada inspection period typically covers the general home inspection, and depending on the property, a sewer scope, a well and septic evaluation on rural parcels, a roof assessment, and sometimes a structural or foundation review. What Should You Do If the Test Comes Back High?

Do not panic, and do not walk away on the number alone.

A result of 8.0 pCi/L on a house you love is a $1,200 to $2,500 problem with a known solution and a contractor who does it every week. Compare that to the negotiating room on a $570,000 Reno purchase and it is usually a rounding error, not a dealbreaker.

  1. Confirm the test was valid — closed-house conditions maintained, continuous monitor if possible.
  2. Get a mitigation quote from a licensed contractor before your contingency expires, so you are negotiating against a real number.
  3. Ask the seller to install and retest, or to credit you the quoted amount at closing.
  4. Require post-mitigation testing either way, and get the result in writing.

The outcome most buyers land on is the seller installing the system and providing the follow-up test. It is a small ask on a large transaction, and sellers generally prefer it to a re-list.

What Do Buyers Get Wrong About Radon Most Often?

Four assumptions, and each one costs money in a different way.

"The house is new, so it is fine." Newer homes are tighter, and tightness works against dilution. Dayton's median active listing was built in 2021, and its build year predicts nothing about its radon number.

"The seller would have disclosed it." Only if they knew. A seller who never tested has nothing to disclose, so a clean disclosure form usually documents an absence of testing rather than an absence of radon.

"We will deal with it after we move in." This is the expensive one. The identical result is a seller-funded mitigation during your contingency and a $1,200 to $2,500 personal expense three weeks later. Nothing about the house changed — only your leverage did.

"A high number means we should walk." Rarely the right call. Against a Reno median of $570,000, a $2,000 fix is about 0.35% of the purchase price, with a known solution and contractors who install these routinely. Walking away from a home you want over a third of one percent is a worse outcome than negotiating it.

The through-line is that radon is unusual among inspection findings: it is invisible, it is cheap to measure, and it is cheap to fix. Almost every mistake buyers make with it comes from treating an unmeasured unknown as though it were a measured zero.

The ranking I would give a buyer with a 10-day contingency and finite attention: order everything at once, spend your negotiating capital on the well, the septic and the roof, and treat radon as the cheap measurement that removes an unknown rather than as a fifth thing to worry about. It either comes back low and you stop thinking about it, or it comes back high and you have a quote to hand the seller.
