Where exactly is the Nevada side of South Lake Tahoe?
The city of South Lake Tahoe is in El Dorado County, California. Cross the state line on US-50 and you are in Douglas County, Nevada, in the postal city of Stateline. From there the Nevada shoreline runs north along US-50 for roughly fifteen miles: the casino corridor and the Lower Kingsbury condos first, then Round Hill and Marla Bay, then Zephyr Cove and Skyland, then Cave Rock, and finally the gated cove at Glenbrook before the road climbs to Spooner Summit. Above the highway, Kingsbury Grade (State Route 207) carries a second corridor of mountain homes up the flank of Heavenly toward the Carson Valley. That is the geography this page covers. The north shore (Incline Village and Crystal Bay) is a different county, a different school district and a different fee structure, and it has its own guide at Incline Village; the whole Nevada shore, north and south, is summarized on the Lake Tahoe hub.
The postal map does not follow the neighborhoods neatly. Our Nevada ZIP guide lists three codes here: 89449 is the standard-delivery ZIP for Stateline, Kingsbury, Tahoe Village and Lake Village; 89448 is a PO Box ZIP that covers Zephyr Cove, Cave Rock, Skyland, Round Hill Village and Marla Bay, which is why many east-shore street addresses carry 89449; and 89413 is Glenbrook. When you search the MLS by ZIP, search all three. For scale, 89449 covers about 10 square miles of land and held 2,281 housing units at the 2020 Census, roughly 1,400 of them occupied year-round; the balance are the seasonal and second homes that give the south shore its winter quiet and its summer traffic.

Stateline and Lower Kingsbury: the accessible entry
The most affordable way to own on the Nevada side is a condominium or townhome within a few minutes of the casinos. Lake Village is a 1970s planned unit development of about 330 units on roughly 52 wooded acres off US-50, with one-bedroom to four-bedroom floor plans, a pool, tennis, a spa and private beach access, priced in our records from about $400K to $1.2M. Tahoe Village sits on Lower Kingsbury Grade just above the casinos and a short ride from the Nevada lodges of Heavenly, at roughly $500K to $2M. Both are HOA-managed, so the monthly dues and the reserve study are part of the purchase decision.
Kingsbury and Kingsbury Grade: the mountain homes
Kingsbury is about 400 single-family mountain homes and lots in the forested hills along State Route 207, established in the 1960s, with A-frames and chalets near 1,500 square feet up to custom homes over 5,000, many bordered by U.S. Forest Service land. Most homes have no HOA and pay the Kingsbury General Improvement District for water and sewer. The wider Kingsbury Grade corridor runs roughly three and a half miles from US-50 toward the summit, and Upper Kingsbury sits directly above the Nevada portion of Heavenly. Round Hill, Marla Bay and Skyland: the beach associations
Between Stateline and Zephyr Cove, three communities share ZIP 89448 and a pattern: association-held beach access. Round Hill Village is about 325 residences from townhomes to custom homes, established in the 1960s, with one of the widest spreads on the east shore, from roughly $600K to lakefront above $10M. Marla Bay is a private lakefront community of about 98 homes on a sandy bay, roughly 28 of them true lakefront, mixing 1930s cabins with modern estates, with a homeowners beach and buoy field. Skyland is about 230 single-family homes developed from 1959 along a quarter-mile of private Zephyr Cove shoreline, including roughly 41 lakefront homes with piers and buoys, priced from about $2M to $30M and up.
Zephyr Cove, Cave Rock and Glenbrook: the east shore
Zephyr Cove proper is a compact enclave of roughly 75 homes just north of Stateline, about ten of them lakefront, next to the public Zephyr Cove beach and marina and the two Douglas County lake schools. Cave Rock continues north along US-50 with lake-view and lakefront homes around the granite landmark and tunnel, from about $1.5M to $12M and up. Glenbrook, in ZIP 89413, is a historic gated community in its own cove, one of the oldest enclaves on the lake, with private golf, beach and pier amenities and estates from roughly $3M to $30M and up; inventory there is thin in any year.
What do homes on the Nevada side cost right now?
This table is the Northern Nevada Regional MLS as it stands today for the three Nevada south-shore ZIPs: every active for-sale listing, its median asking price, and the median closed price and days on market over the trailing 90 days. It refreshes daily. We do not publish an estimated South Lake Tahoe median; if the MLS could not be read at render time the cell says n/a. Two cautions: 89448 is a PO Box ZIP, so many of its homes are listed under 89449 and its own row can run thin, and Glenbrook trades so rarely that a single closing moves its 90-day median. How does buying on the Nevada side compare with South Lake Tahoe, California?
The lake is the same. The tax bill is not. Nevada levies no personal state income tax, per the Nevada Department of Taxation; California's top marginal rate is 13.3%, per the California Franchise Tax Board. That difference is the reason a large share of Nevada-side buyers arrive from the Bay Area and Sacramento, and it is the reason the Nevada side has a stronger primary-residence and domicile profile than a pure resort market. Domicile is a legal status with its own tests (where you spend your time, where you are licensed and registered to vote, where your household actually lives), so the income-tax advantage belongs to households that genuinely move, not to second-home owners who keep a California primary residence.
Property tax is the second difference. Nevada assesses at 35% of taxable value and applies county rates, and Nevada Revised Statutes 361.471 caps the annual increase in the tax bill on an owner-occupied primary residence at 3%, with a higher cap for other property. Douglas County sets the rate for every community on this page; the parcel record at the Douglas County Assessor is the figure to rely on, and we pull it before you write. There is no Incline Village recreation fee on the south or east shore, because these communities are outside IVGID.

What TRPA rules apply to a Nevada-side home?
The Tahoe Regional Planning Agency is a bi-state compact agency, and its rules apply on both shores: Washoe and Douglas counties in Nevada, El Dorado and Placer counties in California. The rule that matters most to a homeowner is land coverage. Per TRPA's land coverage guidance, coverage means all human-made structures such as homes, driveways and parking lots as well as areas of compacted soil created by human use, measured as impervious surface in square feet. How much a lot may carry depends on its Bailey land-capability class: 1% of the parcel on classes 1a, 1b, 1c and 2, 5% on class 3, 20% on class 4, 25% on class 5 and 30% on classes 6 and 7. Many older east-shore homes already sit at or above their allowance, which is why a seemingly small addition can be impossible without buying or transferring coverage.
Vacant residential parcels are scored under the Individual Parcel Evaluation System (IPES), which weighs eight factors including relative erosion hazard (up to 450 points) and distance from the lake; IPES does not apply to parcels that are already developed. On permits, TRPA describes four levels of review, from exempt activities through qualified exempt, minor projects and standard applications, and notes in its FAQthat most new single-family homes and additions can be permitted by the local building department without a separate TRPA application, while a deck may be a project requiring a TRPA permit because it can create coverage. The practical rule for a buyer: get the parcel's coverage verification and any open permits during the contingency period, before you fall in love with a remodel plan. Which schools serve the Nevada south shore?
Every community on this page is in the Douglas County School District, which describes its service area as Gardnerville, Minden, Genoa and parts of Lake Tahoe from Glenbrook to Stateline. The two lake campuses are Zephyr Cove Elementary School and George Whittell High School, both in Zephyr Cove, a few minutes from Round Hill, Skyland and Cave Rock and about ten minutes from Kingsbury. The district reports roughly 6,360 students, a 94% average attendance rate, 95% teacher retention and 12 career and technical education programs. Families comparing the north shore should note that Incline Village is in the Washoe County School District instead. How close is Heavenly, and what is on the Nevada side of the mountain?
Heavenly Mountain Resort is the reason many Nevada-side buyers start on Kingsbury. Per the resort's mountain facts, Heavenly has 4,800 skiable acres, a 10,067-foot summit, a 6,657-foot base and 28 lifts, and it operates four base areas, two in each state. The Nevada bases sit above Kingsbury Grade; our community records put Kingsbury homes about five minutes from the Stagecoach Lodge and Tahoe Village about five minutes from the Nevada lodges, with Upper Kingsbury resting directly atop the Nevada portion of the mountain. How do you get to and from the Nevada south shore?
Two roads carry almost everything. US-50 runs the shoreline from Stateline north over Spooner Summit to Carson City, and State Route 207, Kingsbury Grade, climbs from Stateline over the Carson Range and drops into the Carson Valley near Gardnerville and Genoa. Our community records put Carson City at about 25 to 40 minutes depending on the community, Reno-Tahoe International Airport at roughly 60 to 75 minutes, and Incline Village at about 25 minutes from Glenbrook via NV-28. Both passes are maintained by the Nevada Department of Transportation and both can close in winter storms, which is the daily reality for anyone commuting to Carson City or Minden. In summer, US-50 through Stateline and past Zephyr Cove beach carries heavy resort traffic; the east-shore communities north of Cave Rock are noticeably quieter.
Public lake access is one of the south shore's advantages over the north. Zephyr Cove beach and marina sit beside the Zephyr Cove neighborhood on US-50, Nevada Beach lies between Round Hill and the state line, and the Lake Tahoe Nevada State Park beaches continue north past Glenbrook toward Sand Harbor. That matters for buyers who do not want to pay for a lakefront or beach-association home: a Kingsbury or Lake Village owner can be on a public beach in a few minutes, which is not true of most Incline Village addresses outside the IVGID beach system.
What should you know about water, sewer, snow and elevation?
Utilities on the Nevada south shore are district-based rather than a single city system. Kingsbury homes pay the Kingsbury General Improvement District for water and sewer, per our community record, and other communities are served by their own districts or associations; we confirm the provider and any pending assessments on every purchase. Elevation matters for both snow and financing: the lake surface sits above 6,200 feet, Heavenly's base is at 6,657 feet, and Upper Kingsbury homes sit well above that, so snow load, roof design, driveway grade and winter access are inspection items here in a way they are not in Reno or Carson City. Wildfire exposure in the forested Sierra setting is real; TRPA and the fire districts expect defensible space, and insurance availability and cost should be checked before you waive contingencies. Most purchases above the conforming loan limit use jumbo financing or cash, and lenders will want reserves and a careful appraisal on unique lakefront property.
How is the Nevada south shore different from Incline Village?
The two Nevada shores share the tax advantage and TRPA, and differ on almost everything else. Incline Villageand Crystal Bay are in Washoe County and inside the Incline Village General Improvement District, which levies a recreation fee on each parcel to fund its private beaches, Diamond Peak Ski Resort, two golf courses and a recreation center. The south and east shore communities on this page are in Douglas County and outside IVGID: no recreation fee, beach access through individual associations (Round Hill, Marla Bay, Skyland, Lake Village) or public beaches, and Heavenly rather than Diamond Peak for skiing. Schools are Douglas County rather than Washoe County. Price structure differs as well: the south shore offers a condo entry near $400K that the north shore does not, while the lakefront ceilings in Skyland, Marla Bay and Glenbrook are comparable to Incline's Lakeshore Boulevard.
Is a Nevada-side Tahoe home a good second home or rental?
The Census answers the first half. Per zip-codes.com's Census-derived profile, ZIP 89449 had 2,896 residents at the 2020 Census (2,712 at the 2024 ACS estimate) across 2,281 housing units, of which 1,396 were occupied and 885, about 39%, were vacant, most of them seasonal or second homes; the median age was 48.3, the median household income $83,988 and the ACS median home value $1,065,700. That is the profile of a second-home market with a stable year-round core. On rentals, Douglas County sets the short-term rental rules for the unincorporated lake communities and can change them, and several associations restrict rentals in their CC&Rs, so we read both before you underwrite income. Long-term rental supply is thin, which tilts the decision toward buying for anyone who plans to live here year-round.
How do you buy on the Nevada side of South Lake Tahoe?
Start with the community, not the listing. The eleven pages linked above each carry live listings, and the spread between a Lake Village condo and a Skyland lakefront is wide enough that the community choice decides the budget. Then search both boards: many Tahoe homes appear on the NNRMLS and on the Tahoe-basin board with different MLS numbers, and a single-board search misses inventory.
